I use to live at one of their properties some years back so I referred them to my sister. Her application process was not so good. She applied online for a unit and no one never reached out to her. So they just took her money. She also reached out to them a few times. I will not be referring this management company to anyone else. Thanks

I highly recommend renting from Kismet! They do an awesome job! Amy was super kind and understanding when I lost my job due to COVID. She was also spectacular by going above and beyond during my move out process. Kismet fulfills maintenance requests promptly and well. I would definitely still be renting through them if I hadn't moved out of Memphis.

Terrible property management company. A gas leak made me sick and they could not get it fixed leaving me no choice but to break my lease and move to a hotel. Now they are suing me for last months rent. All they care about is money. Rude employees. I could go on and on. Avoid!

LAWN CARE: The cut grass in timely manner. COMMUNICATION: Try to call them, they pick once in blue moon. MAINTENANCE: Request is often ignored or delayed or poor quality. They try to ditch you saying they don't hold accountability for the kind maintenance. Once, they text me, we don't maintain gas stove, pick from nearest WALLMART :. DEPOSIT: They try to take as much as possible.

People who l know say they charged cleaning fee, paint charge etc. even they are wear and tear over years or even you clean well while you leave. PERSONAL EXPERIENCE: I am very happy that currently they don't manage our property. I will try to stay away from property they manage or will not recommend anyone based on my experience. SUGGESTION: I wish they take feedback constructively and improve their service so we feel confident to recommend them.

After reading the reviews, I've decided to pass on renting from these people. My experience in trying to get an apartment with this company has not been great. I loved the apartment I was shown, which is why I have continued to call and message, but no response. When I did get an answer finally, they said they were waiting for my rental verification from my previous landlord.

I called my landlord, and they mentioned they haven't received such calls or emails. Tasha Smith, who I've (TRIED) to be in contact with, and who showed me the apartment, just doesn't want to be bothered and seems like she doesn't want to do her job. If this is how I'm being treated in trying to get the apartment, just imagine how it will be when I'm in there. I'll take my money elsewhere.

I've been living at the University Flats apartments for a little over a year now and this is a great property. I love it here and I definitely love my home. The best part of the living experience is the management itself! They are very understanding, nice, loving and caring. Makes me feel like I have a family within. Maintenance is the bomb.he's very fast and good at what he do and the same day I put a request in is the same day he fix the problem. Overall this company and property are amazing and honestly I don't plan on moving anytime soon. You guys are amazing!

5 star review for Kismet! We have had nothing but good experiences with this management team. Their concern for us as renters, and their care for the property are unlike any management team we have ever dealt with! Maybe it's because this is TRULY a family business and labor of love. Customer service highlights include ease of payment through a portal, great repairmen that are trustworthy, and know the property, speed of response. We would recommend Amy and Bo to anyone needing property management or a roof over their head.

Amy and the Kismet team have done a great job of converting an old torn up apartment building into a nice, liveable home. They've been available whenever I needed for anything big or small. I appreciate the care and attention to detail they have to make sure the property is not just managed but that the tenants are also happy. Very lucky to have these guys!

I've lived at the property going on3 years now, I couldn't be happier. When ever anything goes wrong I call and I'm assured that my request is handled in a timely and professional manner. When I recommend Kismet Property Management to friends and family I always tell them Kismet treats its tenants like family. Anyone looking for a great property management company should rent from Kismet!

Ignore old reviews! I saw them and just had to write one myself. I can't say enough GOOD things about these wonderful ladies! I've lived in an apt managed by Kismet for over 5 years. They are always pleasant and eager to take care of any issue at hand and everything is done promptly! Even if I mention a light bulb being out in stairway, it's replaced within hrs.

I see old reviews and the negativity, but that was with a different team and those reviews are a reflection on what was in the past. The transition of new office / leasing agents was noticeably different from the get go and things are handled properly and promptly. They even asked for suggestions on what the property needed - I said more security lights would be great and within 2 days we had more security lights installed all around the building.

The maintenance crew members are also always nice, respectful and courteous of your time and try to accommodate work for when it works for you. I would recommend Kismet 100 times over to anyone looking to have them as a management company for their property or rent one of their properties that they manage! They go over and beyond. Bravo, Kismet Team! Your hard work does not go unnoticed!
