I have had a rental property under management with Krystle Properties (previously known as Tipp Realty) for 37 years. My instructions to them has always been to find quality tenants that will treat the property as their own and hopefully stay for a long time. They have done an exceptional job in keeping my property rented. Maintenance issues are addressed immediately and work is done professionally.

They keep me up to date on all matters relating to the property. Their monthly accounting reports are state of the art and are timely. I strongly recommend Krystle Properties to anyone seeking property management services

This was the first time I've ever rented out my home. I was so grateful to have Kathy held my hand through the entire process. Although sometimes it was a little frustrating ( thought my house was perfect!) she carried me through the process. She arranged for the most money and informed me whenever there was a problem. I'm back home now and I would use Krystal in the future without hesitation. THANK YOU!

Unfortunately, the house my husband and I are very interested in, is with company. They are extremely unprofessional. I had Kathy Gillin get an attitude and hang up on me when I asked if she can send documents to my husband work email, after she sent them to his personal email, so they can get signed faster. Stephanie Morrow showed us a house and was extremely rude and snobby.

We've been having Krystal property management handle our rental since 2012 and couldn't be happier. They are detail oriented in managing the property and screening tenants we have never had an issue. They physically went to our rental property and talked to the neighbors to ask how the tenants were past 2 years before renewing their lease which is what more than most management companies would do.

I have not been able to find someone as detailed for managing our Texas property like this company has. They are transparent in fees, what needs to be fixed and what company they are using, and how much items costs. They are communicative and called even Christmas Eve to address any concerns they may be having. We highly recommend them for property management!

When I started working with them, I was greatly impressed with Stephanie Morrow and Davina Ames. Unfortunately, they only worked with me initially. Stephanie was not my property manager and Davina left the agency. The two men I worked with for day to day things and repairs were unprofessional and untrustworthy. I left because of their incompetence, and I learned more after another agency took over.

The tenants and myself were pitted against each other by Krystle staff, and my property was in disrepair inside and out despite annual inspections and "care". When I requested photos of items not included in said inspections, they refused to provide me with such. I was labeled unreasonable for quite reasonable requests. When I asked for a small section of a wall to be repaired (one that was not a safety issue, their excuse) they demolished the entire length of the wall without my consent.

Now Krystle is out of the picture, my property is in good working order and the tenants and I have new found regard and respect for each other. (Unfortunately I still don't have a wall, they would not repair it nor reimburse me for the cost of rebuilding one and it is expensive to replace).

I've been with Krystle Properties for a few months now and everything has gone great - from quickly finding good tenants for my three available properties to taking care of minor maintenance items. Also it was a pleasant surprise that they auto deposited all the July rents into my bank account on July 1. I have another rental coming available soon and plan to turn it over to Krystle. Update - now I've been with Krystle for over a year, they are managing six of my properties, and everything is running smoothly. Update - It's been 1-1/2 years now, and everything is going well with Krystle.

I continue to turn rentals over to them as they become vacant. It's nice dealing with less day-to-day property management. Update - It's been almost 2 years now, and everything is going well as I continue to turn rentals over to Krystle. Stephanie is doing a great job getting my places rented quickly!

On 10/24 with the storm we had water coming in. Our bedroom carpet was soaked in water. I informed them right away. They sent someone to look at it the next day but nothing was done. Then after that we sat on that very smelly soar smell for a week and a half. During the week and a half wait I called Krystal properties again dthey said they are waiting for owner to respond.

After that call I received an email that my work order was cancelled. In my second call to them they said the same thing they are waiting for the owner. When I asked when did they contact the owner, they said, "I contacted him when I contacted him". Right away I had a feeling they had only made one call from the initial incident. I then asked to speak to the CEO.

Then they said they would contact the owner and the same day they came to remove half the carpet. That was on 11/3/21. Today 11/7/21 I'm still without a new carpet and without any follow up from krystal properties in regards to finishing the work. The sadness part is that the person that has been giving me such poor service is the maintenance coordinator. And this is not the first time he has given such poor service. Just because of the maintenance service I will be looking somewhere else to live in a few months.

Krystle Properties has an abundance of employees, all of which can barely do their job. Communication with them is like pulling teeth and they have a great setup in which to take your deposit, so beware! Take pictures and document EVERY CORNER AND CREVICE OF THE RENTAL as they will find anything to take as much if not all of your security deposit.

I was charged a grand total of 700 dollars alone on supposed "landscaping" and 300 dollars for a couple faint wear and tear marks on a beige carpet. Not to mention a cleaning fee of around the same price, because of window sills and small amounts of dust on the ceiling fans and ash inside a furnace we never even touched once. I spent a good 2 to 3 days cleaning every single corner of that place and cleaned up the yard as well.

We were supposed to stay at this rental for about 3 years and we ended up being told we had to leave 10 months into our lease. The entire landscaping situation was also a mess - as the property owner had unrealistic expectations with an upkeep on a large property with a broken and outdated irrigation system to add to the fun. This was all a very disappointing experience and in the end to be manipulated out of a thousand dollars has been very unsettling. But, you live and you learn! There are plenty of other reasonable rental companies out there - don't let Krystle Properties steal your hard earned money!

Does anyone know the processes of Krystal Property applications? I am having a hard time getting answers from them. I submitted an application for myself and my husband for a home rental. I was told in an email from Stephanie " Unfortunately, we will not be able to help you rent through Krystle Properties. The rental references were not positive, and we do not feel comfortable moving forward".

I called Stephanie to ask her what happened because I have NEVER received a bad rental reference. Only to be told that the information was confidential, WELL HELLO THIS IS ABOUT ME, therefore how is this confidential! I am disappointed I spoke with Abdul and I felt that Krystle Properties were being unfair. I am paying way more in rent at an apartment then I would be in their rental.

I would like to know what kind of questions Krystal Properties is asking, as I feel that maybe some of their questions are not appropriate. I shouldn't have to go into full detail about my personal life to rent from anyone. Has anyone ever had these types of application issues with Krystal Properties? Signed dissatisfied!

Very predatory property management company. First they kick me and my family out my house 3 years ago to make upgrades on the house. Then they took my whole deposit, and charged me extra, based on false fixes they had to do. And belive me this wasn't a small amount. Then almost 4 years later I get a water bill that was my final bill the substantially higher then any other period I was with the water company. You do the math. Stay away from them if possible

Drove all the way out to Benicia to see a rental, only to find out Renee cancelled once we arrived. We looked around the property a little. This house looked like it should be condemned. Kept expecting g to see some squatters inside. Place looked like it had been abandoned for years. How could you possibly expect to rent this place. Thanks for nothing Renee.

A professional company with reasonable prices. Sometimes they forget that I'm on the account by staying consistently staying in touch with my husband via HIS email address, and with me only periodically via my separate email address. Also, I would like them to consider getting a better rate for our rental in accordance with the CURRENT going Bay area rate for our area. Otherwise Krystal Property Management is doing a fine job.

I wouldn't dare recommend Krystle's to a Renter or Owner. Their staff is UNPROFESSIONAL and hired maintenance contractors are SCAMMERS. Krystle's do not thoroughly inspect property before renting them out, hoping flaws pass a blind eye and saves them money to NOT repair. Derrick and Gavin are the worse two to try and resolve any issues with that are untrue/ unfair.

They hire the contractors and then want you to do the leg work to dispute untrue charges. Which has led me to reach out to the actual property owner to inform them of their poor and unethical practices. Prior to renting from Krystle Properties, I have NEVER had an issue with my landlords or be informed that I have to pay for a NO-SHOW visit for the "Contractor" not showing up. *****RENTERS AND LANDLORDS, I WOULD SEEK ANOTHER PROPERTY MANAGEMENT WHO IS NOT LOOKING TO JUST GET PAID AND TAKE ADVANTAGE OF RENTERS*****

Excellent all around. I have utilized Krystle Properties for 7 years as a renter and as a realtor when I was going to purchase a house. I found the rental process easy and straight forward. Housing is a challenge in the Bay Area and rental units get snapped up quickly. Luckily, the team listened to what I needed and worked with me directly to get into rentals that I loved. Anytime I had an issue with maintenance I found it was because the house owners (not the management company) were being cheap. KP advocated for the maintenance to be completed.

When I was ready to start the house buying process, Krystle worked with me to explain all of the steps and procedures. Of course as a potential home buyer I had to do my own due diligence and researched how to proceed. But Krystle was available through the entire process and able to answer all of my questions. I've found all of the financial aspects of renting and buying to be legitimate, transparent, and straightforward. I really appreciate this. If I ever decide to purchase rental properties, Krystle Properties would be my choice of management agencies.

I have been with Krystle Properties for several years now. They have been outstanding to work with. They've been able to find great tenants, in a very timely fashion, and deal with all interactions with the tenant, then present any repairs to me for approval. They make it easy!

We worked very closely with Stephanie and was very pleased with the results. We relied greatly on Stephanie and the other employees with the handling of our rental properties. From the bookkeeping, repairs/maintenance, finding tenants, and eventually the selling of our properties. The staff deserves our appreciation. Our experience is strictly with the employees so be aware owners and treat them right.

Unprofessional, unethical, perform slipshod jobs and thefts. As a previous tenant/renter i would strongly suggest not to give Krystle Properties any business. The unit right next door to me was having toilet issues. Instead of sending a licensed professional they send one of the staff's bf to do to the job. So they are cutting corners and double charging the owners of the building. Anyways the guy messed up (not the first time) causing my toilet to over flow, which caused feces and bio hazard to spill and spread all over the bathroom and the surrounding carpet which is 5 ft from the kitchen where we prepare food.

Once we told that guy that our toilet is now overflowing he came over looked around and run off. I called maintenance who sent out a licensed plumber, who fixed the plumbing problem. Krystle Properties never sent out a cleaner to clean the caked feces out of our bathroom even thou we were told they would. After making several attempts to contact krystle about the cleaner at the end of the day, 23 hours after the toilet over flowing they told us, the tenants, that we have to contact the cleaner, at that moment they provided the number to the cleaners whom they should have by law and ethics called because they are the management company.

The place smelt horrible due to the fact that feces and bio hazard waste waste soaked into the carpet. 2.5 weeks later Davina came over to inspect. She had a horrible attitude repeating that she doesn't smell anything beside cat pee and it's not sewage that's causing the smell. She told me that she would have the carpet replaced. We made several attempts to contact the carpet company because Davina refuse to and when they finally came out (another 2 weeks later) they took measurements then told us that krystle would contact us about the carpet being replaced. Basically, the overflown toilet and the bio hazards waste water that sat in the carpets could have caused serious illness and even death, Krystle Properties refused to treat the matter serious.

However i did and they treated me as if i was a problem. Liars; we were shorted on our security deposit. We were charged $250 for hauling cost because Krystle Properties Management lied. On a document KPM clearly wrote; ---- called day the tenants dumped items. This is the fee please notate this 2 big tv arm and a mattress set. i spoke with --- and he said he never told them that, he told them the opposite. Krystle Property Management lied about the both of us to pocket $250.

That's a shame, how desperate and low does one (or a company in this case) have to be to throw two good tenants under the bus for $250. They pocket $250, which employee pocket that money or was it the company?

I could not find enough words to express our deepest respect and appreciation when it comes to give feedback about Krystle Properties. After having a pretty bitter experience with another leasing agency, Krystle Property was a breath of fresh air. I consider us (speaking on behalf of my husband as well) very lucky working with Krystle Karimian directly.

Her professionalism and sincerity exceeded our expectations. She met with us on a short notice without any delays and hesitation (do I need to mention it was way pass her normal business hours?!?!). We had a spark connection from the moment we met in person. She quickly understood our needs, expectations and style to do the business. Her follow-up is impeccable! Krystle kept updating us on every step company was taking to lease our Benicia Property.

All obstacle, such as "off - season leasing", then shelter in place restrictions, tenant's qualification during COVID-19 shut down and more, were overcome with flying colors! Without further delay, she found an amazing family (tenants) that respect our property and treat it as their own home. We would recommend Krystle Property to anyone who is looking for a company with honesty, integrity and commitments to provide an exceptional result in speedy matter.

So applied for one of there properties. Looked at one prior to this and they said it had already been rented out. Mind you it was I saw it the night before. Got an email today saying they had other properties available no call that they had already rented this one that I saw 4 days ago was rented but this morning was still for rent. Don't waste your time or money I should have looked at the hidden reviews before spending 74 bucks. Mind you my credit is above the asking and my income is way above what they are asking. All it takes is communication. Straight up.

DO NOT TRUST THEM. We rented a house from them for 5 years, they had never provided any maintenance and repair, even after we had asked multiple times about very bad mold issues. They continue to ignore the issues until we terminate the lease, and now they want to charge us to repairs all the issue, and they put us in collection during COVID-19 and kept all our deposit and still want us to pay thousands for repair, after they ignored all the requests for years. They let us live under moldy condition for more than 3 years. STAY AWAY!

If you're looking to buy a house look no further and hire Krystle! My boyfriend and I were looking to buy a house within a short time frame, and she really came through for us. She is very honest about what she thinks your likelihood is on getting a house on the market, makes sure your offer is competitive, listens to your preferences, and moves the process quickly. I just moved to Louisiana St. and from the bottom of my heart I love my new home. Yet unfortunately, like many others have stated in their reviews-- management is completely unprofessional, bias, and inept to handle any Maitenence issues. Currently, it's been 31 days since I've had a fully functioning stove. Before I moved in, I sent an email with pictures showing my oven was faulty, I gave them 10 days before my move in to assist.

Day of move in (despite the fact the scheduled my move in date on a day their office was closed) I was excited for a fresh start. After realizing NO work was done -- I forwarded my concerns to everyone in management when i realized Davina the Maitenence manager was in over her head. Why else would it take over 30 days to assist me? Is this company breaking fair housing laws?

Who else is paying full rent for no repairs? I can only wonder, but there was a direct correlation with me escalating my email for further assistance, and Davina no longer corresponding with any information regarding the stove. Furthermore, I have sent an email out regarding it being past 30 days given the reasonable time to assist. I will keep you all updated with what happens next! I've only been here a month and I feel bad for "Healy" (I think this is the owner of my houses name) because if they can lie about a fix "scheduled" right in front of me, they will lie when I get it fixed in lieu of their management and send them a bill for their repair afterwards. 0/10 do not recommend this company.

Insufferable, unprofessional, perform slipshod jobs and lairs. As a previous renter/tenant i would strongly suggest to never give Krystle properties any business. I could have gotten seriously ill from bio-hazard waste water in our townhouse that an unlicensed person Krystle Properties sent to do the plumbing work caused, and the maintenance department neglected proper action and while doing so lied and talked down to me. Krystle Properties had a person who isn't licensed to do plumbing work on our neighbors unit, he messed up and caused our toilet to over flow causing feces to get all over our bathroom. Shortly, after the guy who performed the slipshod job ran off and 'I' had to call the maintenance. Yes, "I" had to call maintenance, not the guy who messed up the plumbing, not the on-site manager who was fully aware because him and the guy who messed the plumbing were running around the complex trying to turn off the water.

A licensed plumber came out. The following day Krystle Properties never sent out a cleaner to clean the feces all over the bathroom, which i was told they would. at the end of the day after many attempts to contact them, they then told us that we/ the tenants have to contact the cleaners. Which by law it's their job because they are the management company.

And by all ethics they should because that's their job to manage. Or place smelt horrible due to the feces and overflown toilet water soaking into the carpet, when Davina finally came out to "inspect" she give me a horrible attitude told me repeatedly it smells like cat not sewage. The carpet never got replaced even thou i was told by Davina it would be.

We made several attempts over3 weeks to have the carpet look at, and the carpet guy finally came out took measurements then left. We figured, since it took them 3 weeks to just look at the problems, not fix them and gives us the run away. Then we will no longer rent from them. Many times i found dirty condom and needles in the parking lot. Many tenants get their car Windows busted out.

When a couple of tenants informed Krystle Properties of the property crimes, they simply tell us and the other tenants to look at the crime map of Vallejo. Which means they don't care and will not do anything about it. Basically, had the maintenance department of Krystle Properties did their job properly there would be no problem. They were fully aware of the problems.

I could have gotten terminally ill or a horribly illness from bio-hazard waste water that soaked into carpet, however Krystle Properties didn't treat it that way, they were woefully neglectfully.

Let me say - thank goodness for Davina! I need to start by saying we had some challenges with this property- NONE of which were due to Krystle Properties or the management team. We consider ourselves good tenants when we have to rent. We are moved around quite a bit due to my husbands job. We dread it but it's a necessity. Even though we rent sometimes, we maintain a high standard of living.

We found a property we felt would be perfect for us. The application process was smooth and easy. We began to move in and that's when we knew we had a problem. The property owner (not Krystle Properties) showed up unannounced two days after our moving truck arrived and the owner buffalloed his way in the door! Just walked right in after introducing himself with "Hi we're the owners!" Highly. Illegal.

The owner himself was an absolute nightmare. He would drive by and complain constantly. I do NOT know how the team at Krystle dealt with these people but I know that they did everything in their power to ensure that we were able to enjoy the property without too much drama. When it came time to move, I was nervous and stressed. I was well aware the owners would be going over that property with a fine tooth comb the second I turned those keys in.

I also knew we had returned the property in better condition than when the owners gave it to Krystle. We removed their carpet stain, repaired the wall scuffs and damage from their movers and turned the property in beyond rent ready. This is where Krystle Properties shines. Davina did a pre inspect with no noted issues, worked to get us answers to questions (such as do we leave child locks installed) and every dime of our deposit was returned.

Every dime. Had it not been for Krystle Properties, we would have ended the lease early and been in a lengthy court battle. We were given a glowing reference and we were spared a lot of drama. When we return to the area, they will be my FIRST phone call. Thank you all!

Wow! so i thought i had put a review i am angry by this place, so last week i request a view of a place for rent in Vallejo, i am looking for a place for my mother in law to rent in the Vallejo area, i spoked to one of their people to set a day was suppose to go last Friday at 12pm, i get a call from Derrick saying that this place was already taken because of the high applications or whatever that means so they cancel my time to look at the house and now i see it on facebook and on their website for 1900 Alice Drive house for rent.

This place is a bunch of lies! will not even think of doing business with them anymore, not only that i rented from them a long time ago and they are the worst when it comes with problems one of their rented places! PS if the owner replies back don't even bother because i really don't wanna hear your i am sorry and blah blah sap comments back thanks! let just say we will take our business elsewhere!

What cant i say about this group? The moment i walked in the atmosphere was friendly. The staff was helpful. When i called i was always answered by a real human. I ended up turning in an app as there was an amazing place on a Ct. I happened to be able to drive past and a kind lady named Davina gave me directions to the home. It was a coincidence but we were actually headed to the same place. Davina works for Krystle properties.

This staff member was very knowledgable about the home and actually sent me an app right on site via cell. She was patient while i filled out the app and even let me view the house. Krystle properties staff in and out of office is stellar!

Krystal, I reached out to all of your senior staff including you and you very well know that. To date, no one has contacted me. Because I have an application on file, you have my contact information. Again, no one has contacted me to date. Your qualifications are not tough, the problem is the lack of professionalism and illegal/discriminatory behavior.

I have reached out to the CA Department of Fair Housing and Employment and hopefully they will get the answers to questions that I asked and you refused to answer. Clearly for you, the reply here on Yelp is a marketing attempt. There was no action behind your words which confirms to me that you have orchestrated the level of incompetence at your company. Yelp, do not scrub reviews for them. Instead, reach out to the author to verify their account.

Great experience all around. My wife and I had a single weekend to find a 4-bedroom house to rent as close to her new job in Napa as possible as we had to move in just a couple of weeks from San Diego. We found an acceptable property in American Canyon managed by Krystle Properties. With our excellent credit, there was no problem renting it. Now came the challenge. the house had been empty for a while so the sewer debris "hardened" from lack of use.

The first time we used the washer, sewage backed up ALMOST overflowed out of the toilet in the bathroom. We called Krystle and they had an emergency plumber out to at least prevent the disaster. The house didn't have a sewage "trap", so another plumber came out the next day to add one. Kudos to Krystle to taking care of this potential devastation ASAP!

They also had the plumber fix our low-flow kitchen sink faucet issue as well. Since then, besides a mandatory smoke detector and furnace filter inspection, they have been hands-off unless we need them which makes them the perfect property management company. The final plus was after moving out, and cleaning the house using one of their recommended cleaners (it was spotless), they refunded our entire deposit without any hassle. I would definitely recommend Krystle Properties to others and would use them again without hesitation.
