Lakes Property Management is a full-service community association management company and has over 23 years experience in the community association business. We can relieve the Board of the day-to-day responsibility of managing the daily functions of the association. On behalf of the Board we will communicate with the owners, enforce the rules, maintain Association records, coordinate Board and Annual Meetings, procure insurance, etc.

We specialize in residential real estate sales within the Lake Geneva Area. We are a family owned and operated business that understands how important each real estate decision is to our customers. Ryan Southwick grew up in a family of entrepreneurs. Several of his family members have built multi- million dollar businesses in Lake Geneva Area building in: Engineering and Design, Schools and Property Management.

Critical: Professionalism, Quality, Value Renters beware. If you are looking to rent the property in darien off of meadow lane they do not do repairs and they are slumlords. You are better off looking else where. All they care about is money and not their residents. They will leave a bad taste in your mouth if you rent there.

Please don't hire this property management company. Even though there aren't many property management companies in some of these areas, please find another company! They used to manage a property in Delavan where they never reimbursed a tenant for lawn care services. Also, they overcharge on repairs and maintenance items, and drag their feet on the actual repairs. Self-interested company that prioritizes themselves over their customers.

I rented a condo through lake property management for a year I signed a year lease. When the lease was up I moved out and didn't sign a new lease. My roommate stayed and continued renting for another year. They stopped paying their rent and moved out and for someone reason this company has put a negative mark against my credit. For an entire year now I call them constantly and they direct me to someone that never answers their phone and never checks their voicemails because I've never gotten a call back from them. I just recently have sent them a message through their website hoping to finally get through to someone. If nothing happens soon they will be hearing from my lawyer.

I've lived in willabay shores for 2 1/2 years. I love it here. It's so beautiful the turkeys, deers, birds Wood's. It is maintained excellently. If their are any issues I call the office and they take care of it right away. Wanda who works in the office always answers me right away. I've had no issues. They are always willing to listen to any suggestions I have.
I love the pool, the tennis courts. They are always updating and improving. They just put in a brand new front door downstairs. The streets are going to get paved here. It's wonderful. I love it Mary Cairo

First worked with Lakes Property Mgmt./Mark Southwick in 1996 with great success on my apartment complex. Sold complex in 2006. Renewed connection, with Ryan Southwick, in 2015 with a troubled condo development when I took over the unsold condos. Brought in Lakes Property to manage condo HOA and my personally owned condos. Love their work, staff and results. If you are looking for knowledge and experience, over 20 years in business in this area should speak for itself. They are real business professionals.

Lakes Property Management is a life saver! I was on my condo's board when we first took over from an unscrupulous builder. We were in debt, the books were a mess, and we basically had to start from scratch with everything from landscapers to insurance and beyond. We realized quickly that a Property Management team would be our best and most cost effective way of handling the day to day operations.
The savings we realized in legal fees alone was more than enough to cover the management fee as their staff is so experienced and knowledgeable that we no longer had to refer to our attorney every time an issue came up. Board members were able to once again enjoy the community and just be neighbors. In the years since signing with Lakes, our reserves have increased substantially, they helped us save thousands on our insurance, our landscaping is beautiful, and they handle the snow and ice as well as anyone can in these crazy conditions we've seen recently.
If it weren't for Lakes, we would of considered moving, but now we're here for the long haul and truly enjoy our community and all the benefits condo living has to offer. Thank you Lakes Property Management!

I have to say after the initial "hiccup" getting the plow out here for the first big snowfall, Lakes Property Management has been out twice for 2 consecutive snowfalls and did a beautiful job. Not only that, but today because of the extreme cold, we had a frozen water pipe and the gentleman came out right away, consulted with Delavan Water Dept and Southern Lakes Plumbing and had it fixed within 2 hours. I want to give a special shout out to Greg from Southern Lakes Plumbing, who froze out there to get the job done. A big thanks to all involved in making this happen!
