Living here has been a good experience especially when it comes to pricing. The area is well landscaped and has plenty of space for hanging out outside or taking your talk for a walk. Whenever there is an issue, the maintenance crew are very swift and efficient.

Since moving to Landmark Athens, they are been very helpful in resolving any needs, questions, or concerns we have had. We recently just had a maintenance request put in, and they were very quick to respond and send someone. The people in the office are very kind and willing to help.

We have lived in Landmark Athens property for 2 years now and we've had relatively no problems expect for some minor, routine maintenance needing to be done when things inevitably go bad. However, they have resolved the issues quickly and have also been proactive on other issues like the new porches and lawn care.

I have lived at one of their properties this past year, and the only complaint i have is that it wasn't extremely clean when we moved in. They sent maids to clean again, but it was difficult considering our things were moved in. Other than that, they are very good at communicating with us about different things, such as house tours, air filter changes, etc.

We haven't had any maintenance issues at this property, which is a blessing compared to the last house I lived it. They also have very cute little activities that they put on for holidays and other events that are really cool for college students. The portals are very easy to access in order to pay rent, request maintenance, etc. The Landmark receptionists are also readily available and really sweet. Much better than other rent companies around Athens!

Throughout my time at UGA, I have rented from landmark the past two years. The staff is great! If there has ever been an issue, they immediately get it handled. Overall, I have had a great experience with them and would recommend anyone looking for a place to live in Athens to get in contact with them!

I am currently renting from Landmark Athens & have had little to no trouble with them. Every maintenance request is followed through in a timely manner and they always offer opportunities for treats and fun with other renters! A good experience!

Our neighbors just got switched over to landmark this year and the staff are always willing to help us with anything we need and they reply super fast. When we submit maintenance requests they come and fix whatever needs fixing asap. I have no complaints about landmark!

Two or three years ago I would have given landmark a low review because of the unresponsiveness to the residents and their issues but since then landmark has put more time and effort into their residents. Specifically with maintenance requests, the response time has increased significantly and issues are fixed in a timely manner. I have been living at landmark properties for three years now and would recommend living at the retreat.

Landmark just became my neighborhoods leasing company. Rocky transition but so far no problems. Didn't up our rents rates when they switched over which was the biggest plus. Pretty quick maintenance response and they are very kind. Office is very open to visitors and hearing about your problems.

I leased a property in August 2020, before we moved in Landmark told us they would do extra cleaning as a COVID precaution. They didn't even do the basic cleaning, the floor was sticky, the house was dusty, and overall very dirty. We ended up hiring a cleaning company because Landmark didn't do their job. On top of that, the AC or fridge didn't work when we moved in, which makes it seem like they didn't check the property prior to our move in date.

The fridge got fixed in 1-2 weeks and the AC took 3-4 weeks to fix, so for all of August we had no AC at the house. Then after we moved out there were random charges deducted from our security deposits. We left the place much cleaner than how we got it. When we emailed to ask about the charges a lady named Jane responded and said she'll get back when available, weeks later I followed up and she said she was busy. I guess she's still busy since despite following up, I never got a response.

ATTENTION STUDENTS AND THERE PARENTS. Stay clear of this PREDATORY Real estate investment trust. They will exploit your students because remember they are 18 and Landmark properties has many all over the place in US targeting University apartments. They are very sophisticated in there contracts. They intimidate and harrass students to sign legal binding contracts that are so unfair any attorney would advise against ever agreeing too. 2 months after moving in they are harrassing the student to sign for the following year. Enticing them at a slightly lower rate and telling them they will have to move if they don't sign a new lease that doesnt even take effect for 1 year from now. ABSURD business practice, driven on the goal to EXPLOIT YOUNG STUDENTS AND DRIVEN ON REIT GREED WITHOUT ANY ETHICAL BUSINESS PRACTICE. STUDENTS SHUT THESE PLACES DOWN ONLY RENT FROM LANDLORDS THAT RESPECT YOU AND YOUR BUSINESS. ITS NOT ENOUGH TO PAY EXCESSIVE RENT TO THESE REITS, THEY WANT TO LOCK YOU IN FOR 2 YEARS OUT. PATHETIC. FILE COMPLAINTS WITH HUD UNDER FAIR HOUSING LAWS AND PREDATORY PRACTICES

The Retreat at Harrisonburg appears nice and clean but the way the tenants are treated with their lease and renewals are beyond unethical. My son has been a resident for 1.5 years and signed a new lease to start August 1, 2019 in a different floor plan. Both parties executed the lease and then in March 2019, the agent on site demanded my son either pay a $250.00 "assignment" fee (not how the assignment fee is described in paragraph 24 of the executed lease) or sign an amendment to move in 8/19/19.

He felt pressured and had no choice to sign the amendment since he didn't have the $250.00. They took advantage of his inexperience with leases since this is his first residence. Keep in mind, no adjustments in rent were credited for those 18 days he wasn't able to occupy his new unit from 8-1-19 to 8-19-19. Once I heard about this when he didn't move in on August 1, 2019, I reached out to the local management team and they clearly have their marching orders. MAKE THE MOST MONEY POSSIBLE WITHOUT ANY CONSIDERATION FOR THEIR TENANTS!

They quoted paragraph 24 "Assignment Fee" but when challenged by me, later in the day, changed it to a "relocation fee" which falls into paragraph 26 of the executed lease and isn't applicable in his new lease because it was a new lease and not a relocation under his "old" lease. Additionally, they have him charged multiple time for items not outlined in the lease.

To their credit, they currently have reimbursed him for the pool pass, which is not an additional charge in the lease, but have not reimbursed for the guest parking fee or the inability to uphold the agreed lease for an 8/1/19 move in. When I contacted their corporate management in Georgia, they held their ground and refused to credit my son for the time he couldn't occupy the unit from 8/1/19 to 8/19/19.

Their legal ground was that he signed the amendment. Yes, with him signing the lease amendment, the letter of the law holds up, but the spirit of the law & being strong armed to sign an amendment because he didn't have $250.00 to pay for a bogus "relocation" or "Assignment" fee that should have never been charged is not right. They are not an ethical or responsible $4B organization and they are taking advantage of our students in Harrisonburg, VA. Let's stand for what is right and protect our students.

AVOID THIS PLACE AT ALL COSTS. Staff is completely clueless they will flat out lie to you and give you false information. I received an email stating I was out of my lease to which I turned in my keys and parking pass. Weeks later, I received an email saying I would have to pay rent and was not out of my lease. This isn't even the worst part about Douglas Heights.

When I first moved into the complex my room was infested of fleas from the previous tenant. I was homeless for 3 weeks because Douglas Heights could not provide a habitable space to live in. They do not care about anyone but themselves. Stay far away from this place.

It took over a month for the office to get back to me about being approved without a "guarantor" (I am 24 with good credit and a great job) and their so called office manager was conveniently never in the office to speak to me when I called or stopped by. We toured a unit and were promised that even though the one was saw was being leased, they had another unit available with the exact same floor plan.

We were sent the floor plan of the unit we were supposed to be moving into. Luckily, I stopped by this week to look at the property and got to see inside the "identical" property we were promised. I found out on this visit that my "bedroom" has no window and the laundry room for the entire unit is in this space. Legally, you are required to have a window in a space advertised as a bedroom, otherwise this is against fire code.

We called the property manager to address this, and she was rude and said there was nothing that could be done. Thanks for the bait and switch, Landmark. Glad to know you care so much about your future tenants.

They seem nice at first. Was not informed that there would be a dog in my residence (and neither were 2 of my other housemates) Retreat attempts to take your money through unexpected, ridiculous fees. I was provided with false information on my housemates. Ants everywhere. Customer service promises to look into your issue, never does, and cannot be reached when you call back. Bottom line: take your money anywhere else and you'll be much better off.
