With James Butler at the helm, my experience with Livingintown has been stellar-which isn't always the case when dealing with property management. Any issues I've had, James has responded and coordinated resolve with a sense of urgency. The maintenance team has also been so awesome, respectful and professional. All the thumbs up.

I feel obligated to tell anyone looking at this place to not trust the overall rating on Google. You'll notice the Google reviews only go back about a year. They got rid of MANY bad reviews, including mine (prob by changing the name of the business from LIT Property Services). I think the rating before they did that was about a 2 (the same it is on Yelp).

I've only been in my new home for 3 weeks now, but everything has been amazing. The location is perfect, the price is reasonable, and the unit has all the charm I was looking for. Nakira has been professional, timely, and communicative from the moment I first reached out and has continued to be a fantastic property manager. I couldn't recommend LivingInTown any more highly.

Absolute epitome of slumlords. AVOID AT ALL COSTS! They were absolutely horrible to my dying uncle and myself. Cockroaches, rats, garbage, (human and animal) urine and feces in the public areas. The leasing office were truly evil. I filed multiple BBB Better Business Bureau complaints against LIT Property Services.

Nakira has been extremely helpful, always attentive with answering questions, transparent and a pleasure to work with during the entire process of leasing out this unit the moving in process. She was always pleasant when responding to my many emails and questions and even took time to answer me on weekends! As far the property slightly disappointed with the state of the unit at move in- some cleaning and maintenance issues, but over all a pretty painless moving experience and a great location!

As an investor and property owner, I was searching for a local, and well connected, management company who would pay attention to my tenants needs and take care of my property as it if were their own. LIT has been highly receptive to any requests made by me over the past few months. I've been a resident at 705 Piedmont for 4 years and LIT's management has been the best by far. Recently they connected me with their contractor, Elcon. His work has been phenomenal and it's like living in a new apartment. Recent work done by him includes: * New kitchen cabinets * Replacing worn out bathroom flooring with tiles * Redoing the bathroom ceiling * Repainting walls * Replacing the kitchen floor James at the main office has also been easy to communicate with and quick to help with any payment/maintenance questions I've had.

Renting from this company was the worst experience of my life. I'll condense it by saying: -The A/C in my unit broke every other day during the summer. A maintenance man came by unannounced to look at it and walked in on me in my apartment BUTT NAKED. No apologies from management. In fact, another maintenance employee made a joke to me about it the following week. -Hundreds of tiny roaches lived in the walls of my unit.

I had to throw away all my kitchen appliances upon moving out. -The only toilet in my unit was clogged for over 2 weeks. -Dryer was broken for 2 months. -The light fixture in my bedroom fell off the ceiling and shattered on my bed. What if that had happened when I was sleeping in my bed? -They only provided 2 trash cans for 17 units, which overflowed all over the sidewalk every week, attracting bugs and rodents, and causing a very nasty scene.

We begged and begged maintenance to fix our problems and requests were often closed out and never resolved. I have all emails saved. The management and maintenance team at this company is the most unprofessional I've EVER encountered. I'm disgusted that I gave them 1/3 of my monthly income for 12 months.

DO NOT MOVE INTO 705 PIEDMONT AVE - This was such a horrible experience, that I could not even finish my lease, I had to move out - only made it 8 months. This was honestly the most horrible living experience I have ever had. We had 3 rats, termites, and mold. Maintenance is horrible and the property managers do not care! The first time we had a rat, maintenance would not come out because it was the weekend.

Me and my boyfriend had to barricade ourselves in the bedroom because the huge rat was stuck in the ceiling over the kitchen and living room making noises and causing debris to fall from the ceiling. We couldn't even eat in our own home. They made us wait until TUESDAY the following week until they finally came! Trash in the back always overflows which probably causes the rats to come.

We lived in the basement apartment and I was sick all the time from the mold. There are no windows and it was truly a horrible experience. We thought maybe it would be worth it because of the price - it is NOT! LIT takes forever to get back to you and they lie about so much! They told me i would have parking, but they never told me where. I would call and call and no one ever responded or answered. Whatever you do, do not live here. Paying $200 more to live elsewhere is worth it, trust me.

I have lived in a LIT apartment for over a year and have had many issues along the way but yesterday took the cake. I received a text saying they were doing routine walk throughs, totally fine. However, I got home from work to find my door wide open with their key still in the lock. I called and was told I would get a call back. Never did. Just received a text saying they need to get the key back.

Absolutely no apology or explanation as to what happened. CLEARLY do not care for their tenants safety. As a single woman who lives alone knowing my door was wide open for who knows how many hours is terrifying. After expressing this I still never received any information or a simple "sorry". I am absolutely appalled by the total disregard of something so serious. Would not recommend.

First Message: between 9 AM to 10 AM 8/26/2019 They can't improve the turn over is ridiculous. Worst management company ever by far. It's a waste of time. The staff has a bad attitude and is extremely unprofessional. Work orders are requested by the residents and either never completed or are not fully completed to your satisfaction. Also when you submit a work order be aware that your personal belongings will be stolen and the management team will do nothing about it.

You did call me per my request, however roughly 10 minutes or less into the conversation you stated and I quote, " It's to early for this." Your statement was pertaining to the same issue(s) that I actually gave you an opportunity to address. Faith you failed to address it at that time because it was and I quote "to early" ( your words Faith D. not mine).

Thank you for the immediate response in regards to my YELP review and thanks for the apology. However the damage is done. I have lived here for almost a year now. I am a good tenant, my rent is on auto draft so I have never been late and I do not cause problems. However, I have had enough of the unprofessionalism it's above me now. You are the 4th or 5th manager.

Not saying it's you but the quality of employees that LIT Property Management Group in Atlanta, GA employee is by far not up to par, especially when it comes to customer service. I don't write negative reviews, but this one is necessary. Poor customer service, poor management, unprofessional. In early May, I applied on a Friday, paid my deposit in full by Monday, and was told I would have my lease at the end of the week. By the following Friday (9 business days after I submitted my deposit) I still had no lease, no move in date, and no further communication from the company.

My emails went unanswered and phone call went directly to voicemail. I was finally contacted and told that the lease generation software was down and they'd "get back to me soon". A month after paying my deposit I still had no lease and was given constant excuses if I ever actually got through to speak to someone. My final email was requesting my deposit back because I found another company to rent with.

The leasing agent emailed back providing yet another excuse as to why I didn't get a lease in a timely manner and agreeing to refund my deposit, which they are now saying they will not do. Communication is key. The agents should have been in touch with me throughout whatever process was causing the delay. If one agent leaves and another takes over my file, a quick email letting me know that would go a long way.

But 3 weeks with zero communication after I paid over $600 in deposit and fees feels like they are running a scam. Update: Living In Town called me this afternoon (same day original review was made) and confirmed they will be refunding my deposit and a check should have been mailed already. Faith was apologetic and understanding regarding my experience and I do very much appreciate her reaching out. Sadly if I knew posting a bad review would get a response within hours, I would have posted this 6 weeks ago.

Do not live at any LIT property if you expect any type of customer service. I am a young single male and can deal with sub-par living conditions and I have met my match. When I first arrived my cable which was included in the rent did not work. Because of the set up established by the landlord fixing the issue took over a month (while I still paid full price in rent for a service I did not have access to).

The worst part is that the 684A apartment setup has a nest home that is controlled via wifi. There is a lock set on the AC/Heating unit that limits residents from adjusting it. So imagine springs in Atlanta where outside temp. can reach high 80s and the lowest allowed AC setting is 75. More days than not the inside temp. would hover around 78 degrees.

The fans provided are weak and give no reprieve from the GA heat. Finally, I feel LIT is understaffed. It got to the point that instead of calling the office I would have to travel to their business in person to have my questions answered. It was a hassle and would ultimately tie up my entire day for a problem that could be solved with a simple 5 min phone call.

The infastructure and buildings are fine I have had nothing bad happen but if you expect any type of comfort during summer months do not live here. You will sit in your room and sweat no matter how many fans you have. Also, in. "newly renovated" unit almost all my electrical outlets were loose and would not properly charge my devices. You can tell these units use to be for young college kids that wouldnt care too much because of youthful exuberience-- young professionals avoid at all cost.

The lower price in rent isnt worth all of the hassle when something WILL go wrong. Wifi is also weak seeing how they only provide 1 modem for 6 people. Even the strongest broadband would slightly struggle and of course they dont invest in the best one.

I'm one of those people who reads negative reviews and thinks oh that probably won't be my experience, lemme just give it a chance and see what happens. Wrong. The reviews on Yelp definitely reflect my experience with LIT. They're quite a poor management group, in my opinion and lack professionalism. We've had quite a number of maintenance requests since we've moved in and it's always a hassle for them to take action on them.

There are times where you submit a maintenance request in their portal, they'll pretend as if they're sending someone out to fix the issue for you, you check back on it later the day and the request has been marked as completed even though no one came to assess the issue. The buildings are a little run down which is understandable for the prices rent comes at, however it's the responsibility of a property owner to keep up with their buildings to ensure the safety of their tenants. LIT properties doesn't care about any of that.

Our gas heater stopped working at the beginning of winter and they sent someone who told us that it had to be changed or else it could pose serious health risks. This property group is so cheap that they kept sending someone to fix the heater (which continued to break down after each fix) instead of replacing the heater completely. We had to go back and forth with them for weeks before they finally agreed to change the heater.

If that doesn't speak to their professionalism, they decided to sell the property we live in to another management group and did not notify their tenants until the day of. No correspondence, no email, nothing. Just a hey, we sold y'all over to a new group today. Good luck with them. Bye. To be honest, that transition was a blessing because dealing with LIT any longer would've made me lose my edges and I can't have that. I'm glad to no longer have anything to do with them.

I would give 0 stars if I could. Our apartment complex switched to this management group about a month ago and we have suffered ever since. Nobody comes to change out our common trash cans in the dog park or other areas of the complex or replaces the poop bags. The park is littered with feces and we are changing the trash ourselves. Nobody comes out to fix anything that breaks despite numerous maintenance requests that simply get marked "resolved." On top of all that, we have been without power in our common areas for TWO WEEKS.

This means we have no lights at night, no working security cameras, and our laundry room doesn't work. We walk around in pitch black darkness at night. I have a baby and haven't been able to do his laundry in weeks. I've sent maintenance requests, I've emailed, and I've even tried calling. I can't find a single person to speak with me directly. The best communication we've gotten are vague emails from a do not reply address telling us that they're "working on the situation." We've received two or three of those emails at this point and still no power.

This company is trying to put the blame on Georgia Power for the fact that they dropped the ball and can't even tell us an actual day that power will be restored. Nobody seems to care either. We have been offered absolutely no reparations for the extreme inconvenience this has caused. They haven't even offered to compensate us for the fact that we have to go elsewhere to do our laundry. I'm so disgusted with this company and their complete disregard and neglect of their residents. If you are considering contracting them, DON'T.

I wish I could give them zero stars. Upon move-in date at 860 BRIARCLIFF RD NE they pushed me back two weeks and when it was time to finally move in and I actually saw the apartment it look like nothing was done besides painting over the toilet and the tub.(which eventually started chipping and clogging my drain). Trey Simpson is one of the nicest guys in tries his best to make you feel as comfortable as possible.

But then the nightmare starts with Jesse she's the worst person to ever communicate with anybody on the planet, she's rude via text and in person. Management makes open promises that they can never live up too. My floors in my kitchen still to this day not finished. In the time spans of me living here, they renovated four apartments while my work order of five months just sat in their inbox.

I even went as far to go in my neighbors apartments and everyone except mine was messed up. I had furniture in storage because i was afraid i might fall through the floor. But of course they made sure they received rent but safety is not their issue. PARKING: doesn't exist. So hope you have a bike. Neighbors: everyone is super nice just please don't be BLACK because you can be out side sitting in your car and the tenants will call the police saying your jumping fences even though you have access to the whole building. Hate is a strong word but LIT TAKES THE CAKE.

Worst experience of my life. Constantly going back and forth with the police and management. I highly recommend not leasing here as this has been an absolute nightmare. 1. When I moved in, there were homeless people living in the crawlspace under my room. I have had to call the police 4 times because of disturbances like these. Management had no idea there were people living there, nor did they do anything to help make our building feel safe.

There were mattresses, sleeping bags, tooth brushes, etc. When I called to let them know, they did little to nothing. 2. If our safety wasn't enough of a concern due to the unwanted tenants, it gets worse. None of the windows on my first floor apartment lock. I reached out on day one to get it fixed, and have now lived there a month without windows that lock. Again, no concern for safety or peace of mind. 3. AC was not working when I moved in, and has since then stopped working off and on.

They refuse to replace it because of conflicts with the owners of the building. I have gone about a week and a half without working AC, where they say they fix it and I come home to an 80 degree apartment. 4. We were told upon moving in that there was parking for the residents behind the building. After parking back there for a couple days, I was bombarded by an aggressive man saying I could not park there. Again, i have lived here for over a month with no parking.

I have been told management is working on it. Probably should have been taken care of prior to residents moving in. 5. ENDLESS MAINTENANCE ISSUES. Besides the AC, when we moved in nothing was prepared. It was not cleaned, there were bugs everywhere. No hot water, and when I turned on my shower, the knob fell off. Washer and Dryer weren't connected.

My front door key did not work (when i got locked out the receptionist told me I could walk to the office, which is not onsite, to get a new key). Stove top didn't work, doors not closing, toilets not working, etc. The list truly goes on and on. Also have been living here an entire month with no where to put trash. At this point, this company is an absolute joke.

Not one person has been helpful at all including the multiple "owners and directors" I have been in contact with. The people who answer the phones are incredibly rude. All I can say is I highly recommend not moving into one of these buildings because I have made a huge mistake. The complete disregard for our safety that this company has is reason enough to not move here.

Be careful. LIT posted an Ad on Zillow with 1 bedroom and studio apartments available. It stayed all utilities were included. It was at the higher end of my budget but with utilities included I thought it sounded like a good deal. I applied and paid the app fee. I later learned that the included utilities were only being offered on the studio apartment.

No where on their post did it say ONLY on studio. I am now trying to get my $150 dollars back since I would have never applied for the apartment in the first place if it would have clearly stated one bedroom apartments were excluded from the included utilities.

You have been warned! PLEAAAASSSEEEEEEE NEVER MOVE TO LIT PROPERTIES! The management is terrible. I stayed in their Embry Circle for ONLY one year and this has been the worst experience I ever had to endure. I WILL NEVER RENT FROM LIT PROPERTIES again. They have been terrible from the day I moved in. I had a terrible roach infestation that started 2 months after I moved that took me calling everyday about for them to even come out to address.

It took pest control 8 months to get the situation partly under control. So I decided to move out and submitted a 60 day notice. They as what can be done to get me to stay I stated getting rid of the bugs, paint my property, give me a backslash(all things that were suppose to come in the apartment) among a few other thing. None of these request were meet. so then I decided to move out and once they got the request for my rental verification from my new place thats when even more issues came.

Now they are threatening me to stay another month and pay the $1600 rent my apartment went up by $300 out of nowhere or lose my deposit. The maintenance is terrible they don't answer your calls so dont ever try! Someone stated that LIT was Horrific Rental Company! Corrupt! They lie, cheat and steal! Jesse Porter is the worst property manager with whom I've ever worked! THIS is sooooooooo true. There is no way any one can have a great experience dealing with LIT. ONCE AGAIN If you are smart you will never rent with LIT properties.

I have lived in Atlanta for 7 years and decided to move to the Virginia Highland area from Midtown in April of 2017. LIT Property Services has a number of properties in Atlanta and after looking at pictures online of 900 Greenwood Ave I decided I would give this community a go. The apartments have been remodeled on the inside which is a plus, other than that I really have nothing else positive to say.

I have sent 3 emails now addressed to Jessy ( property manager ) about issues/concerns with the property with no response. If a "property manager" is not going to even respond back then I will bring my concerns online so that people can avoid doing any sort of business with this company. I emailed about how my stairwell becomes very slippery ( have slipped now 4 times ) when it rains.

Now that it is a liability, I am sure they will be very quick to get involved if there is a lawsuit in the near future. Exposed wiring in the hallway Spiders were coming through the cracks in the wall below the windows They do nothing to maintain the outside of the building. Spiders and spider webs everywhere. I emailed about there not being any ventilation in the bathrooms.

The windows do not open either. This not being addressed is also a building violation code. I am sure the city of Atlanta would love to know that this company is not operating their business to code. I have great neighbors. Very quiet, respectful and courteous. All we expect is living conditions that should come with a property management company that was concerned about their renters. This is not that company! I would be more than happy to talk to ANYONE associated with the company about these issues.

My review- F- LIT is comprised of totally incompetent agents- beginning with Jessy- Chris and Ernst. They blatantly lie about everything and conduct business as if they should be selling buy here pay here cars. LIT assumed the management of our derelict building and then began process of giving all tenants notice to move- except they actually never did that- it's a GA Law!

You can also forget any hope of responding to your messages- although the maintenance staff- if they do the work- are great. You will end up in court with them- so don't get swayed by any of their properties- unless you are ready for a headache. #LITslumlords

I've contacted new management Brian since Stephanie is no longer here about possibly mold being in my unit and I also sent in the picture. it's been three weeks and no one has come out to check the issue living at this Roxboro property has just been a disaster. I don't care if it is across from Phipps plaza and Lenox, the management and owner needs to take more time for the property especially since I'm sure your going to try to increase rent. this is not worth the money.

If every time you have a maintenance issue you pretty much have to figure it out for yourself. I have not been excited about staying here since the first day I moved in and I moved in to a dirty nasty unclean apartment. Today is Jan25 I resigned my lease because property manager informed me they would resurface my tub considering the tub was very dirty when I moved in and it can't be cleaned white at this point so I've just been showering on a shower pad.now that I've resigned NO ONE has contacted me in regards to keep long up there end of the commitment.

On Jan 17 or 18 I called property manager they said he was in a meeting and still no call back. I see the property owner let him know my water in the shower is not staying hot any longer than 5 minutes he looks at my water heater and tells me it needs to be replaced because it was over 10 years old. No one has followed up and today I went to shower and the nozzle came completely out of the wall to where I couldn't turn on the shower.

Water seemed to be coming from behind the wall. It's just an on going issue at 3607 Roxboro and I have been bamboozled into signing a new lease. Not worth the money! Anyone who uses this property management team should be scared

If i could give something zero or negative stars, this would be the place to use it. NEVER EVER RENT FROM LIT. they are seriously the most evil, horrible company ever. They never respond to requests, they are money grabbing, thieving, conniving slum lords to their core. Every contact i made to them when unanswered and then one day they decided to double our rent and kick everyone out (including an old man who had lived on the property for 23 years). Closed a maintenance request that was never answered. Stole my money on several occasions.

My apartment became infested with rats while i was away for a month and they did NOTHING to remediate the situation and ignored my emergency maintenance call. I am about to try and take these f****** to court for their unethical, unsanitary, and HORRENDOUS way they treat people and their homes.

I'm currently on the hunt for a rental and realized how much I was relying on others' reviews of properties, so this review is one of a few I'm writing today about places I've lived in the past few years - in the hopes I can help others as they're helping me. I personally don't like giving 1 star reviews, but LIT couldn't get anything higher no matter what bright side I tried to view.

I lived in apartments on Dixie Avenue (780) in Inman Park, managed by LIT, for 2 years. The low rating is no fault of any one individual person at the mgt company - and is a rating based on comparisons to other leasing companies I've worked with. Did LIT keep a roof over my head, never lose a check, and respond to 90% of my emails? Yes. Did they try to outright cheat me out of money or play blatantly unfairly if called out on a particular situation? No.

They executed the basics of operation - however slowly most of the time. If you're looking for a living situation without a high level of service from your management company - they do get the job done. However, if you have a standard of living that includes: Not having sewage flow in through your bathtub repeatedly, reliably polite/courteous/professional staff (you never know if you're going to get someone who behaves like a professional and handles your concern or if you're going to get someone who seems mentally unbalanced {aka acts like they just rolled in from a boozy lunch at a redneck billiard bar} in response to your service requests or frustrations), or not having the biggest roaches you've ever seen wish you good night. then you may want to look elsewhere.

Again - as a squeaky wheel customer (in every facet of my consumerism) I'm used to being the client that gets labeled "high maintenance". I do have high expectations. But even with low expectations - LIT will leave you wanting. I was able to get some face time in every instance after some persistence and with every problem that arose my issues were eventually addressed.

Some instances were better than others, but the majority were an absolute nightmare. Move out was surprisingly well executed and fair to my relief, for instance, because I dealt directly with one of the more professional staff members. But the damage was already done over the past 2 years. Every need turned into a burden for LIT and they let me know it through rudeness, curtness, non-follow up, etc.

It wasn't a fun experience. At all. That being said - bright side of this property is - no one will ever bother you - the community there in Inman Park is fun and booming - and you have AWESOME parking for the Inman Park festival :) Reside at your own risk. I guess it just depends on what you're looking for.

I have never dealt with a more unprofessional, inconsiderate and incompetent group of people, especially Stephanie Brunsvik. I have had nothing but issues with my apartment, and the building as a whole. To begin with, I was without water for at least two months. Occasionally we would have a trickle, and it got to the point where we considered that "great pressure." More often than not we would turn on our facets and absolutely nothing would come out.

The office claimed to be calling the city "daily" however it only took one call from a tenant directly to the water management office to get them out the next day. If it took a tenant one day, what exactly was LIT doing? I would also like to make clear that LIT not once reimbursed us for our water fee, which is added to our rent every month. The next issue I found myself faced with is that my building is completely without trash service, and LIT is well aware.

It has been about two months since our trash was emptied. Once, they had a maintenance man come out and load his personal truck with the extra bags of trash that were sitting on the sidewalk. Then, they had him take it to another LIT property. At least at first they tried to make it look nice, now they've decided they don't care and trash is over flowing all over the sidewalk and along the side of the building.

Its unsanitary and hazardous. Right now I am dealing with the fact that my ceiling is leaking profusely. I've got buckets and towels all over my living room, trying to protect my belongings. Parts of the drywall have even started falling, and now there is a whole in my ceiling. I notified maintenance and they did absolutely nothing. He took a picture and then left.

When I asked what he was going to do he said "I don't know." When I asked how long I would have to deal with my living room getting soaked he said "I don't know." A week before the rain started coming though my ceiling, I spoke with a woman from the management office and expressed my concerns about the ceiling and she assured me that she was going to have maintenance our right away to check on it.

I never heard from anyone again. Other issues the tenants of my building have faced include: roaches, stray cats living in the laundry room (which is a room with a dirt floor that is filled with trash), and horribly disgusting hallways. The common area cleaner himself exclaimed that the hallway was in horrible shape and that they should have him come out more than once a year.

Its worth noting that the only reason they had him clean at all is that they're trying to sell the building and someone was coming to take a tour. My husband and I have emailed Stephanie multiple times about the fact that our apartment has become inhabitable and that we would like to take the next steps towards terminating our lease, and she has ignored every single one of them. Thats exactly the type of company LIT is, one that ignores its tenants when faced with an issue they'd rather not deal with.

I could go on and on with even more issues that I've faced. The previous reviewers that have called them "slumlords" have hit the nail right on the head. Also, all of the positive reviews about Toni are obviously by friends of hers. She was bad enough to be replaced with the woman I'm dealing with now. She also ignored emails. One star is entirely too many for this company.
