Literally the worst rental company in Madison. You'd think you were dealing with a small, understaffed company and not the largest property management company in the city because they are completely incompetent. My roommate of 3 years decided to move out, so my friend applied to live with me. Despite the website promising a response in 2-3 business days, it took TWENTY FULL DAYS for them to respond and reject her. Now, my new lease starts in just over a week and I can't afford rent because I don't have a roommate; my friend is homeless because she terminated her lease assuming there would be no issue moving with me.

Not only that, but Mette, the property manager, wasn't even aware that there was an applicant as an add-on to my lease until I emailed - and took literally an entire week to respond to said email. I've had plenty of prior issues with MPM, but this one absolutely takes the cake. Trash company, trash policies. I would give 0 stars if I could.

I been living with MPM for 6 months and it's been the worst experience ever. The rent payment website is very unorganized and fees are hidden in the fine print. Ive been charged $120 in fees for NSF because those hidden fees were taking my money for my rent. After two times it won let u log into the website. You won't be able to get ahold of your property manager, see your balance, or get mantience.

Despite years and years of on time payment history, good rental history, on time rent and utility payments and no evictions - I was deemed a bad potential tenant over credit score because of some situational emergencies last year. Prior to that I had excellent credit score. This company was a terrible property management company when I was in undergrad and things have not changed based on my interaction with them and the reviews.

They use credit score to legally get away with discriminatory housing behavior. When I asked what specific qualities are you determining people have with certain credit scores - they had nothing to say. If the concern is payment history- well I have excellent payment history on my credit report. In fact, I rented for nearly the last two years at a large property management company in similar price point with no issues.

If the concern is income - well I meet the income requirements. This company is bad for this city and certainly won't help resolve the housing issues. Frustrating that I worked hard to increase my income and to get out of my situation to still be unfairly judged over a credit reporting system that was designed to be discriminatory. Fair housing laws need to be changed to include banning the use of credit report as a basis for rental screening.

There is literally no empirical data that supports credit score as a good proxy for ability to pay rent. Outdated housing practices. I am a young professional, with a masters, dedicating my life to public service and have the income to rent at these properties now - but essentially have no where I can reasonably live because of credit score. It baffles me that the city continues to support new build bids that go to MPM for management when this company has decades history of not being for their tenants or Madison community. Supporting this management company will only worsen the issues. Companies that are doing more for the city deserve far more support than this discriminatory company.

They claim they cannot make exceptions but that is not true. I was able to appeal credit score when I was just graduating undergrad 6 years ago with a different company so I find that hard to believe. The fact that she cannot clearly explain why they implement the credit score speaks volumes. Even if they just manage and it is the owner, they have the power to set their own precedents when people sign on with them and they should know exactly why credit score exists. She probably had no explanation for why because she would have to admit that it is discriminatory despite it not being included in the fair housing act.

OWNERS BEWARE! Our experience dealing with his company has been a nightmare and a source of trauma. MPM runs the company like an organized crime, so much so that we sold our properties before daring to leave a review. We had terrible renters who trashed our properties, cost us thousands of dollars in repairs because MPM did not check their backgrounds properly or rented the units to unqualified applicants. MPM charged for "maintenance" we were not aware of nor authorize.

The description on the invoice is non existent or very cryptic. When we called to asking them to explain the various charges, the accountant often couldn't do it but refused to issue take out the charges. The employees are often very rude. They don't bother returning calls. There is someone called Patrick Nowak who hangs up on women callers then sends nasty emails to their husbands and other MPM employees justifying his rude behavior.

I complained against him to the upper management but didn't hear back from them. We finally found a different management company to represent us, but even after that, the HOA part of the company kept being rude and unhelpful to our new manager so much that he said he will never represent a property that has MPM involved in it. We were happy to sell our properties just so we wouldn't have to deal with MPM anymore.

Set up a showing for an apartment, were required to submit an application prior, which we were happy to do. Except the day of the showing comes and we get completely stood up, all phone lines going to voicemail. When we reached the receptionist she clearly didn't want to try to help us and disregarded us completely. Very disappointed in our experience but glad we experience this before trying to rent with them.

We hired MPM to manage the Livingston Condos on Willy Street. We have 36 residential units and 2 commercial units. They started Feb 1, 2022 and in a couple of short months I can say unequivocally that they are terrific. All of them-our property manager Patrick, our accountant Audrey and our lead maintenance technician William-are exceptional. I'm a 100 percent disabled veteran with ptsd. I fell on hardship because of some personal events in my life. For the year I was here I always paid my rent. I was late a couple times and I mean a couple.(Wasn't a problem during the time of year it's hardest to find renters to fill spaces.) But I always paid and I paid their fees too. My lease ends at the end of April.

They started showing my place at the beginning of march. Then when I received notifications about showings 2 days in a row I contacted them and explained to them how it is unreasonable to me to expect any privacy in my life if they can just let me know when and what day they are coming and progressing it into showing it every day. They did not extend me the offer to continue my lease with them due to an old lady that complains about everything while being far from perfect and quiet herself as well as my "late payments".

My place smelled like cigarettes regularly and when I told them about it nothing happened. I moved into an apartment that had all the issues with it literally painted over. Didn't realize until halfway through my lease things like the dishwasher door rubbing the paint off the wall etc. They have been extremely round and without compassion and kindness through my lease.

Very cold and callus with no empathy or will to use the discretion afforded them as property managers. I have never been treated so poorly by someone I gave thousands of dollars to in my life. This place is run like a bunch of slum lords manage the properties and they only care if you pay them. They don't fix anything. The place stinks in the main stairwell.

I had perfect rental history coming into this place and not bad credit either. The treatment I received is appalling. I found out I couldn't resign a lease here when I was informed my place was being shown. Beware of this place and these people. If you get on their radar in any way you will be punished like a child by this company. Poor communication, poor tenant management skills, if this wasn't a city they would quickly tap out the people willing to put up with them and be out of business.

This is long overdue, but should be stated for the record: MPM has no love for it's tenants. I rented from them for 8 years. Never had a disturbance. Kept the place presentable inside and out plus never complained about the yearly increases in rent with zero property investment upkeep. Then, they add insult to injury. The pandemic comes, my family finds need to utilize tenant resources COVID relief funds and the next thing we know, we receive a notice of non-renewal of our lease due to payment issues?

Keep in mind, they were fully paid, but apparently, they didn't like HOW they were paid!?! Eight long years and suddenly just like that me and my child are facing homelessness! All I can say is thank God for family! Also, thank God for Guild Mortgage who recently granted a loan for my new home! Honestly, I view people without a home in a new light.

I see clearly how swift transitions can be. All it takes is one heartless management company and you're out on the streets! To MPM you're less than a number. Tenants are disposable and of no consequence nor remorse to them. While car insurance companies were sending valued customers partial refunds and credit card companies were giving extensions, MPM were giving their tenants non-renewals for having the audacity to be in need or use emergency relief during a global pandemic!

MPM has taken over our old property management and it's only been a week and they already threatened to kick us out because we didn't fill out applications with their company. Thank heavens we bought our own home and will be moving this coming month. If this company threatens you or tries to intimidate you, please contact a lawyer. I know I have mine ready.

Critical: Quality, Value The fact that there was a $200 charge for 6 days of not having the apartment rented out when I breached my lease is crazy. Especially when you have to pay 300$ just to have your apartment put back on the market. I will not be working with Madison property management again.

MPM was the worse management I had ever worked with. While residing on one of their properties, a window was damaged by a visitor. The management fixed the window after 48 hrs and the billing was paid for. After moving out, they accused me of not paying and I had to hire a lawyer in my defense on this case. Case never went to court, but damages were made to the relationship both parties. Secondly, my little brother applied 2 years after. He was accused of being me and was never accepted because of the accusation.

MPM is the WORST management group. I don't know how they call themselves property management when they literally don't do anything to manage their sites. I lived with them for two years & dealt with extreme disrespect from this group. Here is a list of just SOME of the problems we dealt with. - packages stolen often & they refuse to check the cameras - multiple MPM employees walked into our apartment unannounced & walked in on several of us while we were sleeping (this happened at least 4x) - was told to call them back when I could form complete sentences (was calling about a mysterious charge on our account that was never explained) - ignored maintenance requests for a month at a time & then did not disclose when someone would be entering our unit - constant flooding that they did not fix - weekly false alarm fire alarms in the whole building - packages often got delivered weeks after USPS said they arrived - washing machines destroyed hundreds of dollars worth of clothes & bedsheets - black mold on our windows that they "fixed" by wiping them down with standard cleaning products This is just scratching the surface on the issues with dealt with from them.

Upon receiving our security deposit, we were charged $200 in cleaning fees which they have 0 explanation for even though we cleaned for 2 days straight. They also charged us for our "broken dishwasher" even though we had submitted a maintenance request 2 MONTHS prior. On top of all this, many members of MPM talked extremely disrespectful to us when called out on THEIR mistakes. If you are considering living with mpm, DONT!

Poor communication skills No call or email Complete waste of time after 1 week i went in and told me that i was approved and that they were waiting to see if this other person would take the property i applied for or not. Offered me a different property in the ghetto and they said that it is similar to the one i applied for. I applied for a house in the country and the place they offered was an apartment -_- Don't bother with this place!

Horrible. Just, horrible. Do yourself a favor and stay away. I don't write reviews, but the property manager's lack of respect for people is awful. It is clear their intention is to make as much money as they can without caring about the people they screw over. There are nails in my carpet, the water drips at a snails pace, the dryer is completely broken, a cabinet fell off the wall.

Moved into one of their newer properties. Day 1 - appliances are not installed and the unit is absolutely caked in sawdust. I request cleaning of the unit and the, then, property manager Carlos insisted that it met the "highest standards" which makes me wonder if he lives outside or.? 1 month later- my W/D was finally installed and they left a gnarly scratch on the floor.

I talked to other residents who had literally NONE of their appliances installed and many others with the same atrocious living conditions. Would strongly advise against moving into a unit that has not been lived in yet. The craziest part is how much they lie over the phone and in person. I actually considered renting again from them but the other properties I went to of theirs smelled like mold.

I would STRONGLY RECOMMEND going through the company I currently rent from TRM. Unlike MPM, the folks at TRM aren't slum lords. If you have to rent from here TAKE PICTURES on tour way in & out. They WILL take pictures of another unit & charge you if you don't. Keep bugging them on the maintenance issues and force them to make repairs. I wish I had trusted the reviews prior to move in & out.

So I got nearly immediate responses to all my emails and calls. Unfortunately they were all lies. In addition to MPM thinking it is okay to allow residents to move into units without any appliances installed, they also find it acceptable to fail to clean prior to move-in & then charge you for prior damage. I really wish the other reviews here were lies.

Everyone in the office is so sweet but so so incompetent. It's a truly missed opportunity on their end. To be clear my issue is not with the employees it is with the shady practices encouraged by upper management. Would strongly advise anyone considering renting from MPM run in the opposite direction. For example - I have had a refreshingly wonderful experience with TRM.

MPM has been great to rent with! I've been renting for a combined 5 years and couldn't be happier! I have specifically worked with Jess L on signing leases. She has been excellent in responding quick to requests and assisting with my apartment needs! MPM is great on all fronts!

I'm so disappointed because everything started off so well with our relationship. All transactions were smooth, very professional and helpful.unfortunately however, that has changed. SHOWINGS: it was time for them to show our unit, we had emails sent to us informing us of when they would be there. On at least 4 occasions, no call, no show, no email.

My Hubby works 3rd shift and had to TRY to be awake when they came, and we had to kennel our dogs. Not even the decency to inform us of a cancellation, very upsetting. AT MOVE OUT: I hired a cleaning crew to come in and clean out our house and now I get a letter saying they spent "6 hours cleaning" cleaning what? the same spot over and over? urgggg.

I have at least 5 witnesses to say that house was in better shape after the move out than before we moved in. They are also charging us for "re-keying" which is a NORMAL thing all companies do at move out.why are WE being charged for that? AND A WHOPPING 600 dollars for "removal of items from the curb" - 600? seriously? now they say WE OWE THEM 90! wow, talk about taking advantage of people. Sounds like I am far from the only one who has had this issue, they suck the security deposit dry, because they can.after all who really wants to go to court. worse part is, I just signed another lease with them for a new place.

I WILL TAKE pictures, of EVERYTHING.and our house we moved into was no where near as clean as I left my previous rental. They didn't clean anything. very disappointed. I will be sending in my "dispute"

RENTER BEWARE! We lived in a rental property for 6 years. We took impeccable care of our rental unit for those 6 years. We moved out of rental property recently and we were **denied** our security deposit back because we did not return one key (which was left in cupboard at house) and because the inside of the windows were "dirty". $659 denied because, I feel, MPM and Wesley Properties have no respect for their tenants, not to mention of 6 years! Later, they told us, we returned the wrong key, not the original key that can be easily made for less than $2 at your local hardware store.

They found every and any excuse to take our hard earned money. How unjust and unethical. Each spring, I hand cleaned all the windows, (outside and in) I cleaned black mold from basement and shower, (because they only painted over it when I reported it) piles of dog hair/smoke stained walls from previous tenant were scrubbed down with bleach by me, I deep cleaned on a regular basis, polished hardwood floors, my husband special ordered a part for vintage sink to preserve the historic value of the home etc. etc.

We shoveled our drive and the home owners as she resided next door. We did everything we could to be great tenants and neighbors. I cannot express how well we maintained and took care of our home, we treated it like it was ours and in the end MPM took a total dump on my family and I. They were fairly responsive if there was a maintenance issue, however on one occasion I was without a dryer for close to 2 weeks, they told me to go to the laundry mat, during Covid with my 3 month old baby. Overall, I felt disrespected and discriminated against.

We were denied our deposit, completely disrespected in emails and by the property owner. In the end, communication was poor and no one was there to advocate for us. They treated us like we were the dirt under their nails. At MPM, they have a department designed to nickel and dime you to ensure you do not get a deposit back. There will be a generic response to this review, stating how sorry they are and some snappy response to my concerns- I can promise that.

I believe that a small courts claim/Tennant Resource Center would get me nowhere, but I felt the need to share this via public form as I would advise anyone to stay away from MPM at all costs. I am in utter shock at how we were treated as tenants who paid over $1400 a month for rent (always on-time) maintained landscaping, changed filters and other chores that go along with caring for a home- in the end, none of that mattered, MPM and the home owner should be ashamed of themselves.

We were always communicative and we were valued members in our neighborhood. In the end, the property owner completely abandoned us when we needed her help to advocate for us. MPM/Wesley Property treated us like nothing more than a source of income for the last 6 years. So very disappointed! Please beware and shop around. Stand up for yourself. AVOID MPM - My apartment have mold in the bathroom and they is refusing to come fix it. this is my second time requesting this to be fixed. the first time someone came in while i was at work and just painted over it. i guess now that I'm not renewing my lease they wont come fix it. i have 3 more months left in my lease and will never rent from them again.

If I could give MPM -5 stars I would. I have been severely depressed and struggling a lot. I am not working at the moment. They put the house we're renting on the market for next year and I asked to please be informed of exactly what time they would enter to show the house due to my severe anxiety- Becky H is a disgrace of a human - she refused to tell me exactly what time and demanded that our dogs be crated if we wont be home while the house is shown.

I explained I don't crate the dogs anymore and I need to know when to be out of the house with them. She didn't mention her sympathy towards my mental health at all and had a fit about the dogs - I never said I wouldn't have them out of the house. I also asked that they not show the house before 10 am due to the fact that I don't sleep anymore and only get 4-5 hours of sleep between 4:30-10 am.

I also asked her not to come on shabbat (Jewish "sunday" except taken more seriously) and she refused. I left a voicemail calling her out on her disgusting behavior and she told the VP Kari that I threatened her. The VP has been nasty to me ever since and will not accommodate me. I had a severe panic attack and fell into the thin hollow door to the back stairs and it broke in multiple places injuring me.

When I told Kari that this happened due to her and the panic she has sent me into she suggested I call suicide hotline - she thought I tried to kill myself on the door? Wtf. I told her off, told her how disgusting she is, a disgrace. I spoke to the tenant resource center and they suggested using a proxy to speak to mpm - I said my husband will not hold back on nasty comments so they should not contact him either- I asked for my "right to reasonable accommodation" which the TRC said they cannot deny unless it costs a massive amount of money - it does not.

I gave them my proxy's email address. Kari then told my husband she will speak to him and not my friend because it will "take less time" I told her now his email is not active and to speak to the proxy. She has not responded since. I also told her if she emails me or my husbands inactive account and someone enters the property for maintenance or whatever, I will be pursuing legal action.

Still never heard back. They're disgusting, they're a disgrace, I have never felt so low and it's absolutely on them at this point. I don't sleep, I don't eat, I feel unsafe in the house. We have now bought cameras to make sure that if they don't send a notice of entry to our proxy - if they send it to both our emails that are now either inactive or blocked them - we will absolutely know.

I urge you not to use these horrible disgusting people ESPECIALLY if you struggle with your mental health. These people do not care, and I can only wish the worst on them and their families.

This company will bleed you dry. They will find any way possible to nickel and dime you. I was recently charged nearly $500 for something they failed to include in my lease, and therefore didn't charge me for - UNTIL now. Despite arguing with them that I'm not responsible for it because they screwed up, I was told that I "agreed to it" in my lease.

In addition, they have now charged me TWO late fees just this month because I haven't paid for their mistake. Is that even legal!? Since they were trying to save money during the pandemic - as if they lost any to begin with - they cut back on snow removal and even salting. The driveway was packed ice and snow for 80% of the winter as a result. Tenant safety is not the place to cut corners, but MPM does it anyway. Rent keeps going up every year, even though I've renewed 3 times now, keeping them from "losing money" due to turnover.

I have literally never had another rental company raise the rent like this, particularly if you renewed. Don't bother complaining about other tenants, either, because nothing will be done. I have stepped in dog poop half a dozen times because my neighbors can't be bothered to clean up, and they send out a reminder email. Our grassy areas haven't been cleaned in literal months, so I constantly have to pull my dogs away from garbage and poop.

I watched a dead animal decay over the course of 15 months because it was never removed by the maintenance crew. Of course, MPM doesn't care about its tenants. MPM is the epitome of capitalism - here to make money and keep poor people poor. They've even raised pet rent recently, which is a scam in itself, since I already paid a pet deposit when I moved in.

My apartment is decent, and its in an area that works well for me, but at the end of my next lease I will be leaving because I can't justify giving this malicious corporation another penny.

Avoid MPM at all costs if you're renting in Madison. Lived at Equinox for three years with roommates, a "luxury" building that is probably approaching 10-15 years of age and it was starting to show. Our unit and many others experienced leaky windows and floors leading to moldy carpets and soggy walls that would go unfixed until someone's parents got on the phone with management.

They do not take college students, the full grown adults living in their property, seriously whatsoever. Our unit reported a soggy carpet and visible mold problem and it went unfixed from October to March until a parent called and threatened legal action. Both our unit and our friend's was unlivable for periods at a time but they never offered to provide us with a new unit or pay for a hotel.

Every solution they proposed or actually did was only temporary and the problems would resurface almost immediately after they were "fixed." See the photos for proof. They offered laughably minimal financial compensation for years of hassle and the at times dangerous living conditions. If it weren't for COVID, we likely would have sought professional help in seeking more compensation for damages. Students - we promise there are better places to rent downtown. Parents - don't let you kids live here unless you want to constantly call management because they wont take your student seriously.

Madison property management is literally a joke and a sad excuse for a property management company. This group managed my first apartment moving to Madison and was unhelpful, unorganized, and could not fix simple maintenance requests within the first 3 attempts. The staff are unwilling to help. My ceiling leaked for 4 months straight without a sure fix and I ended up moving out of this unit with the problem still unresolved.

It gets better though. I left the apartment in much cleaner conditions than when I moved in, and even after the all of the bullshit they put me through in this unit, they deducted $88 from my security deposit for cleaning. Madison property management is a fucking joke. Don't use them even if you are desperate.

Evan one star is not worth the mangement company. They give you hope about the places to live but than makes up lies why you can't get it. I am moving across the country had plan for a apartment but now they are leaving a senior and a disable person to live in the streets. I am on section 8 so they are secure for there money for rent. Disable people live on a fix income, Just wanted to let people know. I did see other review on them but didn't believe them until I tried to work with them. Thank you.

One of the worst property management companies I have ever rented from. They have no consideration for you or anything you need in terms of scheduling maintenance and showings. They charge you late payments when the rent website is down. We had mold in our bathroom and all they did was paint over it to cover it up. They are very rude and don't give a crap about you they just want your money. Don't rent from them!

To start, I haven't heard great things about this property management company but I thought I would give them a chance. I saw an apartment that I was interested in, and tried calling the number, which disconnects after a few rings. I tried calling the number on the website and it rings forever. I tried the "contact us" option on the website, and the webpage will not load due to a server not responding.

I find the COMPLETE lack of service unacceptable. Very disappointed. **EDIT** A member of MPM let me know that they were experiencing technical difficulties with their phone/ servers and that I could call and schedule a showing at my convenience. Thank you for the quick response MPM!

I think the MPM rent prices are pretty good if you're trying to live downtown but can't afford much. I had a bad experience with a months-long roach infestation that MPM told me about the day I picked up the keys to the apartment. I wont rent from MPM again.

Can there be a zero star option? Honestly, thank goodness for these reviews. I have been working with them for around 6 months now as they are the management company for my condos. I understand they are the middle man in many situations between the Condo Board and the residents. At first they were great, but unfortunately it seems that the person I was dealing with was fired for being too nice, it's the only reason I can figure. Yesterday, I called with a question and Kelley was so rude.

She didn't have the time of day for me and made it seem as though I was a nuisance. So I did what she asked and I stated my needs in an email. However, ever since then they have been unreasonable and extremely rude. The Director, Patrick, actually didn't let me speak at all on the phone and then hung up on me as soon as I tried. However, I can't lie I was stuttering because I couldn't believe he was so rude. Man, whatever happened to good customer service now a days?

To be clear my issue has nothing to do with the dog issue. I understand policies, it has to do with the way I was treated. Specifically, the way I was treated by Patrick and Kelley. This screenshot of the email below shows exactly why I am also very happy MPM is no longer managing my condo. Additionally, when I followed up when I was unable to pay my condo dues Patrick replied stating he was very happy they no longer managed my condos.

He then said he wishes he gice yelp reviews on associations and their residents. If I could post the screenshot of the email I would have. I have never been so appalled by the behavior in a company that relies on good customer service to keep their doors open.

I waited until I was completely and permanently moved out to write a review. Overall, my experience with MPM (four years and two moves total) was good, not the best but most definitely not the worst. Maintenance is always prompt and friendly, and while you might need to call them back for the same problem once or twice, overall they do a good job fixing things.

As many have pointed out, MPM only manages the properties, they do not own them. This is pretty common in Madison so try not to hold it against them. If you need a dog/pet friendly apartment close to campus they are your best bet! We just got our security deposit back (a week before it was legally due I might add) and nothing was deducted. Not sure what issues others have had, but overall our experience has been a positive one! Also, each lease term they give you an "oops" as far as late payment goes.

We had this happen twice where the check from the wrong account was written or loan money didn't get deposited when we thought it would and we called up MPM for them to waive all fees. Again, they only do that once per lease term, but it is nice that they recognize we are all human and prone to mistakes.

We lived in MPM apartments for several years. Not everything was bad, but Becky is the most disgusting human being I have ever encountered. Our heating failed in the dead of winter. She told me that someone would be there in 2 hours. When I called 3 hours later she said it would be another two hours. When I said that was unacceptable she gave me the most passive aggressive "Have a nice weekend!" imaginable and HUNG UP! This wasn't the first time that she had behaved this way. I emailed MPM about this and never heard a peep. Enjoy your one star review.
