If I could rate them less than 1 star, I would. This Company (Manco Abbott) illegally withheld deductions from my security deposit. Acted in "bad faith" with regards to returning any & all monies from my security deposit (ie Did Not even attempt to return legally required deposit refund until 38 days after I vacated premises -- California law is 21 days). Taking them to court! (landlords who act in "Bad Faith" are liable for 2x the amount of the security deposit, in addition to the original security deposit). Know your Legal rights when dealing with this company. California civil Code 1950.5

A scam company. My boyfriend lived in an apartment they manage. We cleaned that apartment spotless and put in new drip pans in the stove so it would be move-in condition. They kept his entire security deposit and made up lies about the condition of it. I filed a report with the BBB.

If I could give this business no stars I would. I live in College Park Apartments in Lemoore. For three years this complex had a leasing manager who did NOTHING. The entire complex has a rabid stray cat problem and smells like cat piss and feces constantly. I've had THREE cat litters give birth on my deck and all over my outdoor furniture. I love animals, but this is too much.

My entire pregnancy I had to inhale the smell of the cat feces. I called Manco Abbot and never got a response about the cat issue. Since I've lived here, (May 2019 to present) the pool has been severely neglected and unusable. The pool deck furniture, until a few weeks ago, was completely rusted and had holes. I also saw the stray cats frequently using the pool furniture, which can't be sanitary.

I don't know how the pool can be listed as an amenity on the College Park website when it's not usable. The garbage cans always has nasty garbage around and you can tell the area around the cans has never been cleaned. I waited 2.5 years just to transfer from a one to a two bedroom apartment. While I understand housing is tight in Lemoore, I was promised multiple times I was next on this alleged "list" Manco Abbot had.

I was strung along for 2.5 years, promised multiple units that never happened. I've heard from a few sources the leasing manager didn't follow the list, and it became very obvious she did not. When I finally did get my two bedroom, the unit had multiple issues and was NOT move in ready. The fridge had stains all over the front and was filthy, the microwave had tons of wires exposed and was unsafe to use.

The dishwasher had over half of the sticks broken off inside and was stained on the outside. The dryer wasn't drying because filters hadn't been changed. It was blatant the unit had not been cleaned before move in. I was never given a move in inspection. The leasing manager also gave me zero notice to move into the new unit, as she knocked on my door at 6 PM on the Tuesday before Thanksgiving to tell me I can move in during thanksgiving.

Several people in our complex complained about the leasing manager, yet she kept singling me out. I'd be walking my dog and newborn baby around the complex and she would come out of the office to harass me, asking why I don't like her. She even confronted my husband and accused us specifically of complaining about her. It made me feel extremely uncomfortable and when she eventually lost her job, I was worried about retaliation from her.

I tried explaining this to Manco Abbot but was interrupted, belittled, and overall treated with no respect. I was scolded like a child and asked "why I never reported this." I had tried to call several times with no one even answering the phone. MANCO ABBOT is responsible, not me, for ensuring their rental properties are up to standard. It took Manco Abbot three years to figure out their leasing manager wasn't doing her job.

All they would've had to do was visit College Park for five minutes to see it was falling apart. Fresno is only 40 minutes from Lemoore, and yet they didn't notice the issues? Nobody but Manco Abbot is responsible.

I'll change this Star rating when all the bird feshies and dog feshies is cleaned up in some timely manner and the air conditioner is completely flushed out and my rent for living in a toxic apartment is returned. Can't belive we are dealing with such unprofessional company been at one of their propertys for literally 3 months and its the third worst apartment complex I have ever lived in.

They act like they are going to help you and then they never do. They state on their website that they will have all problems solved in 24 hours well were is the Haz mat people to clean up the years of bird poop? This is ruining my life. I have too spend every waking hour getting sick and dealing with the stress of Manco and Abbot not fulfilling their part of the lease.

They have not provided us with a safe unit and they can walk up the stairs too tell u too take stuff off ur patio but they cant clean the goobs of bird poop up that they obvious have too see. My family has been really sick from not being able too open the windows and no air conditioner because they most likely will never get too cleaning it properly either.

Now we are stuck here. I already missed several days of work due too feeling super nauseated everyday, everyday I spend in this apartment. I at the point I taking this whole thing too court. I didn't want to have too donthis but if I don't get a fair reponse too my issues fast I going too have too ho a step beyond. Does anyone know who Jodie Boss Is because I waiting for a call from her in the morning and if the results aren't fair and accommodating, well then it looks like its going tok have too go that direction.

Not sure why these managment companys are not more hands on with their propertys are they just rering to collect their pay checks and play house with peoples lives and games with there money. My grandfather has been in realestate for over 7p years and if he was still alive they would be getting a call from him. These people don't understand when they list a complex as prestiges and give you garbage its false advertisement and they can be held liable in a court of law.

I love tge way this companys employees are living large as the tennates are suffering and paying high dollar. If u can't take the heat get out of the kitchen people. There are allot of great companys and people have a choice were they spend their money. That's why these people don't play fair. Because they know that or think that 90 % of the tenants that they wrong will just move and that's that.they act like they are the controllers of you and your money. and all the while they tell u what u want to hear and then laugh behind your back.

And All the while the employees of the company are on vacation living in the most lucrative buildings and grounds. Thanks Manco & Abbot for ruining my health and my life all my clothes my shoes all my belongings smell like bird poop. I ask for 3xs my rent and some help for relocation but I get? I'll touch base on the outcome and let's hope I have the opertunity too delete this review and turn the 1 star to 5.

I'm currently dealing with them now. Definitely very unprofessional, and unwilling to listen and hold up their end of what is being told. Ive been taken advantage of financially for sure. I'm in the military and i feel they get over on military people especially. Jodie Paul is very rude and unprofessional. I've contacted Navy legal and my lawyer to see what type of investigation can be done. Please be very careful and pay attention to the reviews.

Critical: Professionalism, Quality, Responsiveness, Value I would caution others to do business with this company. The staff is unprofessional, non responsive and conceals a myriad of fees which are not expressly stated in their contracts. This company should be investigated for both suspicious and unethical practices.

This company submitted a false claim to collections agency in Canada after failing to proof their alleged claims not for renting but for penalty that they need to charge on top of the rent that is paid. They have used Kent's ton collection outside the states to proof something wrong with their mind. I will continue disputing all no. Legitimate money and start with attorney general in ca and can and more unless you stop your bugging for wrong claims. Cotswold is bad place now and has bad reputation

This management company is complete Nightmare and UNPROFESSIONAL! Ran into a problem and spoke to a women (who I'm not naming on here) and she was the most rudest person I've talked to in my life(not kidding). She was extremely disrespectful to me and argued with me for 15min for a mistake they did! I'm trying to contact her boss to make a complaint and all of a sudden no one knows the number or email to give me.

I am Compelled to write this review to let people know this place is an absolute joke and it is kind of sad to watch a company with great potential be dragged down by an unprofessional empty shell of a person. Absolute disgrace. If I could give 0 stars I would. It is a nightmare dealing with that person.

This is the worst company! They support their lying management! If 2 managers at the complex tell me something then you should abide by it. Rather the manager at the apartment complex said I was lying. Jodie is the worst! She doesn't care no customer service they just go by whatever they want. Attitude for sure! Very unprofessional! I will be going to the better business bureau! Do not rent from this company! Any complex owned by them.

I have lived at the Stonegate apartments a little over 2 years, started in the 1 bedroom upstairs and i now have the upstairs downstairs townhouse. My daughter and I really like it here the office is always ontop of any requests or maintenance concerns, clean grounds, and overall safe and family friendly. Very affordable and nearby good schools and close freeway access. Highl y recommend to working class individuals single or with small families.

The short: Be cautious of Manco Abbott before renting with them. The company has a 1.5 star average for a reason. I myself had a slightly better experience than 1.5 stars, but there is still plenty of room for improvement. The long: I lived in a downtown residential property that they manage. With Manco Abbott I experienced: broken machines in the laundry room, broken pedestrian gates, dirty grounds, people regularly parking in my assigned stall, homeless frequently making an absolute mess of the dumpster enclosure, and security operating only in a reactive manner when they probably should have regular scheduled patrols. Managent: Upon my move out, I was wrongfully over billed for a blatantly obvious error on the company's part.

The oversight could have easily been remedied with a little common sense and a desire to conduct fair business. But sadly, when I reached out to the site manager, my situation was coldly and unfairly handled and I was left with no real path to recover my money. I decided to call the corporate office to make a final plea for someone to look into my situation.

I made contact with JODI PAUL who is the managers' manager. She was great! She took my call, heard me out, personally looked into my situation, and quickly issued a revision to the error. Thank you JODI! Conclusion: Hey Manco Abbott, read the room. Nearly every negative I mentioned in my review is in someone else's review. Sure, fixing something like homeless people ransacking dumpsters is not a quick and easy solution, so I can cut the company some slack there. But, dealing with people's money unfairly is never okay.

I should not have to go over the site manager's head to upper management to fix a grossly obvious over charge. This was a situation that easily should have been handled on the site manager level. It was only by the graces of JODI that my situation was handled fairly and the only reason why you're getting 3 stars instead of 1.

Manco Abbott manager JODIE PAUL, extremely unprofessional, argues with customers over phone, was not helpful for me, did not want to provide information, made me feel as a burden for calling for help, had to literally repeat myself 3-4x on getting information on what I called for because she did not want to provide the information to me, would not give supervisors information when requested, refused to apologize for rude behavior over phone. Worst customer service, if I was her boss I would immediately fire her a terrible experience with this company. Jodie is who represents you guys? I'm going to avoid all Manco Abbott properties.

People pay good money to live in nice areas, not to be treated like crap over the phone when calling asking for help, it's not worth it. Much nicer complex's with managers who actually want to help people and will provide a way better experience for the renter. My review sadly, isn't the only one highlighting Jodies unacceptable behavior. Hopefully someone holds her accountable for her terrible attitude towards customers calling for help.

To make matters even worse, my boyfriend ended up calling right after me -- he received the same exact horrible treatment from this mean lady over the phone. We are truly nice people, and just called asking for help and information. We genuinely felt horrified after this fiasco with Jodie over the phone, the treatment from her towards us was mind blowing. I do not understand how someone like that is running an office and has to take phone calls, it's a sad stain on Manco Abbott.

I called Manco Abbott corporate to see the details of my security deposit return. you would think it would be something simple and easy but it absolutely was not! I got transferred to a person Named Jodie Paul and she was not pleasant what so ever. I had asked her how's the process of our deposit return going and she seemed like she did not want to help me at all or explain anything to me on what's going on. she is extremely rude and sounded like she did not enjoy her job or cared to work at all!

My girlfriend had called prior to me calling and she talked to her the same way she had talked to me! Extremely Rude! How can you be in customer service if you don't even want to help resolve or answer questions people have for you. me asking for her to breakdown the charges on my deposit sounded like the end of the world to her. can't believe we had to deal with that and can't believe they have people like that working in office. we are extremely nice, pleasant and easy going people so this was absolutely horrific to deal with someone like that! Hope I don't have to ever deal with Jodie Paul again!

I live in a rental unit managed by Manco Abbott. While I like the rental unit, the management company is about the worst I have ever dealt with. They do not give timely notices of changes ( I received notification on the 6th that my lease must be renewed at the end of the month and my rent is going up but if I choose to move out, I have to give 30 day notice.) The State of California requires that landlords give tenants 30 days before changes to the lease agreement are made just as the tenant is required to give 30 day notice to the landlord. I know that my next rental will NOT be a Manco Abbott property.

I moved in about three days ago. As we all know, it could be a nightmare. I encountered a couple of issues and requested management for assistance. The response was quick and superseded my expectations. Mr. Jose of the maintenance department was professional and very courteous. He was patient and answered all my questions. Thank you to Ms. Lori and Shae-La for doing a superb job from the moment I first called and to the day I moved in. I'm happy I found Willowlakes!

I have lived in Cameron Crossing Apartments exactly 7 years and 1 month. This is the best complex here in Central Valley. There is no such thing as a perfect apartment. There is some withdraw concerns like having two garage attached to the Master Bedroom which can cause disturbances. A small outside patio which I never use. However, I feel safe and it really helps when you have a fantastic building manager and maintenance personnel.

I want to recognize Maria Cabrera because she is about to leave by the end of this January. She has provided myself with fantastic services. I feel safe when she is around. I see her working so hard placing her heart and soul as a manager of Cameron Crossing. Very respectful human being and professional. I hope her replacement has great qualities and professional like Maria.

I hope corporate gives Maria a great well written reference for her future endeavors. Maria Cabrera must be recognized! Believe me there is not too many great quality employees these days.

This company is ruining downtown Fresno. Do not live in a Manco Abbott run property unless you want to be assaulted by homeless people that they allow to live in the dumpster areas that they refuse to secure, or maybe that vagrant living in the abandoned car in the parking lot that they refuse to do anything about. They'll jack your rent sky high and do nothing to make the actual property better. Don't bother calling the corporate office to try to get anything done, they don't care about Downtown, they'll just belittle you.

Truly an awful property management company. After we moved out, they attempted to not only keep our entire deposit, but also charge another $600 for "pet urine". We've never had any pet in our apartment. They actually accused us of stepping in it and tracking it back inside. What?! And when I called for clarification on the charges, I kept getting the run around until a few months later I received a collection summons from them. Terrible communication and customer service. Renters beware, they don't care about anything but money.

I would've given Manco zero stars if possible. Terrible customer service. Was a return tenant 3x and was treated like garbage when it came to getting our deposit returned. Jodi in their Fresno office was unprofessional and RUDE to my husband when he called to inquire about our deposit. Jodi always had excuses as to why we hadn't received anything in the mail.

Even though she had our forwarding address. My husband had to call 5x and eventually stopped calling because nothing was being done to give us any answers. We had to call an attorney who gave us advice on what to do. We had to write a demand letter and get it notarized, mailed it to Manco and Clovis Courtyard and then Jodi FINALLY reached out. Just a bit of advice to you Manco Abbott, get rid of Jodi. She doesn't belong in a position dealing with the public with an attitude like hers.

If you are considering renting at College Park and want to use the swimming pool, rethink it. The pool is closed a good portion of the summer and every major summer holiday for the past three years. Reasons have varied: Broken gate lock (for MONTHS!), chemical imbalance, malfunctioning equipment and NOW, county closure! If you want to get amenities that you pay for, look for another complex.

Just got off the phone with a rude administrator in their office. I had some questions about the non refundable $500 pet deposit, $15 monthly pet rent, and required renters insurance for pet owners. I was curious why pet owners were thr only ones required to purchase a renter insurance policy. I asked if my 13 pound dog could be exempted. Then before I could really say much else, an angry woman exclaimed- "well you can sign a renewal lease or you can leave!, you are lucky the fees aren't higher." I hung up on her before she embarrassed herself further. Manco Abbott knows that the rental market is tight in California and they can afford to treat customers like dog waste. I will remember this when they call me next week asking why I have not renewed my lease. The sense of entitlement by these people is unreal.

Since this management company owns the apartments I used to live in I will leave my review here. I lived at the Villa apartments in Visalia from 2013-2015 and had nothing but problems with my AC the whole time I lived there. They can't seem to get things fixed or answer the phone but better believe when rent is due they are at your door. My forced air AC had rust problems and being an asthma sufferer it was hell every time we used it.

It would leak and we had water on the rug. The dryer they provided burned holes in my clothes even tho they charge a $55 rental fee for the washer and dryer on top of the outrageous rent. When I lived there the gym wasn't open because they were updating the equipment in it which took 6 months to remove the old broken equipment that had been in the gym collecting dust for a whole year before. SMH and the hot tub didn't work either but they still charged the same price rent as if everything worked.

When we moved, they charged me for the remainder of my lease even though my apartment was only vacant for a month. And yes I realize I broke my lease but I was told we would only get charged when our rental was empty since they said they would work with us. LIES! It was only empty for a month but we still ended up getting charged for the remaining 6 months of our lease. I would never recommend them to anyone! They are just money hungry slumlords. RENT SOMEWHERE ELSE BEFORE THEY ROB YOU TOO!

To demonstrate how shady this company can be, they blocked my husband from writing a review as we are finding experiences are showing a lot of similarities to others who go through this company. So be very cautious when you see their high mark reviews, its obviously manufactured. Bullet points for your buyer beware. - They don't tell you everything. up front or they're not completely honest before you sign the papers (not limited to these experiences).

During the walk through we mentioned we prefer not to pay for garbage and roaches were a deal breaker. We found out during signing you pay for garbage (which we would have picked another place instead) and during the summer there are huge.

This company gets 0 or negative stars if this is an option. Shady company that want your money. They are building new apartments in Visalia. Please run away from this company and do not sign any lease. They will lie to you about how much your utilities bill are, and they don't have any on site maintenance man until recently in Visalia(Montecito).

You will see your utilities bill increase month by month even though they said that they are using solar system. Liar liar pants on fire is what they are. They are a disgraceful company that only want your money and will not even apologize for their faulty apartment. The apartment is poorly designed because they will need to access someone else's apartment to fix AC problems.

The management at this company is the worst. They would need to come at least 6 times to fix your broken apartment. They will not work with your schedule and they are bullies. Be careful when you sign a lease with Manco Abbott because they will use the lease against you. They don't show any compassion to their tenants. They are mean bullies that want your money.

Run away from Manco Abbott (Montecito) if you can. There are better apartments out there than Manco Abbott. If you live in an apartment by Manco Abbott, please do not renew your lease.

I rent an apartment that is managed by Manco Abbott, Inc at Le Provence on E Foxhill Dr. I always love driving into the complex because the grounds are always kept clean and the foliage nicely trimmed. I truly like the attention to detail, as I sometimes see maintenance crew walking around dusting the inside covers of patio lights around the premises.

In the 3 months of living there, I have had a total of 7 maintenance requests--all of which were completed within a 30-minute to 24-hour period (depending on the severity) and to my total satisfaction. The girls in the front office are extremely pleasant and helpful. Blake always greets me with a hug, which I love. They recently were able to track down an expensive delivery of mine that was delivered to the wrong apartment, within a very reasonable amount of time.

The amenities offered, which are included in the price of rent, far exceed my expectations, and I love to take advantage of them all. Manco Abbott and Le Provence offer luxury living and they take it to the next level. Before doing business with Manco Abbott, I did my research. I found Manco Abbott to be a good, sturdy company that was easy to work with.

I was living in San Luis Obispo, and went through the entire application process through phone and email. I only saw photos of the apartment through pictures, and once I arrived to move in, I was not disappointed. It was the easiest application processes that I have ever gone through, and it wasn't even done face-to-face. Finally, I can always trust a business that is accredited and has an A+ rating with the Better Business Bureau.

They really get joy from delivering amazing support to all tenants with almost instant response and great 5 star quality. I would highly recommend living here. It is delightful and the staff is even better. We have been tenants since November 2015 and Cotswolds has proved a great choice

My husband and I own a commercial roofing business that services the central valley. Manco Abbott has been one of the best property management companies to work with. We have enjoyed being one of their vendors for four years. Their dedication and commitment to servicing their customers and tenants definitely stands out above others. The staff is always working their hardest to take care of each persons needs and are always super friendly to deal with. We highly recommend them!

I have lived in Manco Abbott properties for over 12 year's and have always had prompt service in my apartment. They used to have a saying "service is a habit with Manco Abbott, " and service is definitely what I saw day in and day out. If you are looking for an apartment to rent, look no further than the Manco Abbott sign at the entrance of the property.

I can only assume Manco Abbott must be doing something right to have stayed in business all these years, and to have grown. I knew the company when it was just Manco, and I believe just getting started. I owned a condominium in a complex Manco managed, and as association president, I had many dealings with their office. The management seemed to know what they were doing, they just didn't follow through.

I sold the condo, moved on, and have not had to deal with a management company for over 30 years. Recently I rented a tiny studio in SF and had dealings with another management company. I think there may just be a general rule for these companies.know a lot, do a little.
