I selected Marling Management to manage the property. My Property Manager was Karen I. Karen did a fantastic job. She was very responsive, approachable, and helpful. If any issues came up Karen was on top of them. She was very professional with both the tenants and myself. I would highly Marling Management as they did an outstanding job.

Mike Marling of Marling Management helped me sell my commercial property in Lake Villa, Ill., quickly, efficiently, and with no stress at all. Being a first-time seller, I did not know what to do, but Mike walked me though every step of the process and he kept me updated on his progress finding a buyer. He is so well-connected and resourceful, not to mention one of the nicest people I have ever worked with.

I was connected to Mike by a friend who also used him and raved about his passion, professionalism, and perseverance. I wholeheartedly agree. What's more, Mike's negotiation skills are masterful, and he is always looking out for your best interests. I could go on and on, but the bottom line is that working with Mike to sell my property was one of the best decisions I've ever made. He got the job done, and he is absolutely phenomenal.

This is the WORSE management company to use or go through! Do yourself a favor and DO NOT go with this company. It has been a headache and a half since i moved out of one of their units. First off, here is my particular scenario: I was informed a few months ago that the unit i had been renting for almost 2 years would be put on the market to be sold.

I made the decision to look for another place to rent out at the end of my lease. Marling Management had a realtor come to evaluate the house to see what it was worth and stated the owners want top dollar, Side note: The unit has 3 floors of carpeting, unmatching appliances and outdated fixtures and finishings. With that said, the unit is not worth "top dollar" Bobbi, who is a property manager sent back my deposit check, which was short for 1.) not cleaning to her standards (she stated to me on the phone that she lives "immaculately" ) and i was charged for not cleaning cabinets, the stove, the light fixtures, baseboards, etc. Which, i dont mind taking blame for and paying. Whatever. 2.) Unpaid rent from August (if i didnt pay the full rent in August, why was it not asked for in August or September?) 3.) $270 for carpet cleaning.

Here I go. I had the carpets cleaned by Libertyville Carpet Cleaning, who i must say are AMAZING and i highly recommend, and paid $226 to clean all 3 floors except a small 10x10 sized room. I personally called Libertyville Carpet Cleaning and was informed they came in and spot cleaned a few questionable stains and the small 10x10 room after i moved out and charged Marling Management (drum roll please) $25.00!

Not sure where Bobbi got the $270 from, but it sure wasnt from Libertyville Carpet Cleaning. The fact is, the unit remains empty, Marling Management is losing out on commission and a unit for them to manage. The unit is not "Top Dollar" potential. Here is a link of the unit that was posted on Trullia on October 2nd, the day after i moved out. http://www.trulia.com/property/3216457874-2837-N-Augusta-Dr-Wadsworth-IL-60083#photo-8 I would say that the place looks pretty damn clean in the pictures, but not worth $143,000. Bobbi has since stated she had to send another cleaning service out to reclean the unit and is holding my deposit hostage until the cleaning is done. Once again, i DO NOT recommend Marling Management for any of your needs. Horrible management, horrible employees, horrible service. Marling Management = Horrible
