Critical: Professionalism, Quality, Responsiveness, Value Reggie Britts is extremely rude and unprofessional. He would interrupt and yell at me on the phone and not give me a clear answer to my questions. The entire business is unresponsive and a disaster to rent with. Avoid at all costs.

I have been trying to solve some maintenance issues in my apartment for the past 1 year but they don't resolve the issue! Worst property management in Blacksburg

PREDATORY COMPANY. Dealt with Raines for 3 years. Unfriendly and unresponsive customer service run rampant through the company. Additionally, they prey on young undergrads for their security deposit. Their lease agreement includes language that requires deep cleaning and states that you'll be charged if you don't clean to their standards. Regardless of how you leave your unit they will paint, carpet clean, and professionally clean and take the bill straight from your security deposit.

Had our security deposit of 1350$ not refunded for 3 months after we moved out, so decided to call them first they said they will give it back to us after 45 days, then when the money didnt arrive I called them again it reached only voice mails for a month straight. Finally when they responded to our emails, they said they are not issuing our refund. we paid the security deposit through their website and had the lease document signed for 1350$ amount. DO NOT lease with them you will never see your security deposit back. Considering suing them right now as the only option left;/

If I could give them zero stars, I would do it. They are the worst company ever to rent from. You will never get your deposit, no maintenance service, rude people, they never help! Avoid them!

I moved out of my condo in April and have had on going disputes regarding my security deposit since then. There has been limited response from them. During my time living there any time I had to have some maintenance done they usually had to come back within a week because of something else they had broken. For example, they had come to add a part to our water heater in 2017-2018 and left us without hot water for a couple of days. If you can rent from anyone else at all I would they have been by far the worst company I have had to deal with in my 25+ years of renting properties.

Have not had any maintenance done in over 5yrs. Still have a broken washer and dryer for thr 3rd year now. Been flooded two times and they haven't replaced carpet or linoleum. I will never reccomend this company for many reasons but your own health would be the biggest reason I'd say never rent from these crooks.

We had a great experience renting a townhouse in Christiansburg. I would've given a 5 star rating, but when it came down to our security deposit disposition they mishandled our money. We were charged for re-screening window screens. Unfortunately, the year we lived in the townhouse we couldn't enjoy the windows open due to dry rotted and damaged window screens.

I noted this upon move in. I also entered a work order request on their website shortly after moving in to request new window screens. Charged us for cleaning carpet. Even if we did have a pet and the agreement said they would charge us for carpet cleaning as part of the pet agreement - they shouldn't have - the carpet was not cleaned before we moved in. We left the townhouse really clean, but they still needed to charge us for light cleaning.

They didn't call me to tell me my credit check was approved, and then cashed my deposit without notifying me and never sent me a lease until I called them. If I hadn't gotten in touch with them they would have taken $150 from me and left it at that with no lease and no follow up. Do not ever rent from this company, and try Townside instead (townside also has a better application process).

We've used Raines since our son graduated in 2010 and never had a bad experience. We've found them to be professional, competent, and timely. Never had our property vacant. Don't know what others were expecting but wanted to set the record straight.

Please if you're reading this DO NOT rent from this company.they will lure you in with promises to maintain the property in which you are moving into. But you almost have to have an act of God to get them to come fix anything. Twice in 6 years our water heater went out and both times we were accused of breaking it, not sure how one breaks a water heater but they claim it can be done.

We had mold issues, rot issues, appliances were on their last legs due to being so old and when we had issues with those it would take days to get anyone out to even look at them then another week or more to fix the issue, then most times it wasn't a true fix just something to make it work just a little bit longer. They are Blame Game Champions.when you call with an issue they tell you to call the property owner, and when you call the property owner he would be angry because he pays them to maintain his property.

After 6 years we decided to move because of financial issues due to Coronavirus, the lack of property maintenance also helped in this decision. After notifying them at the end of June we would be moving we received multiple pay or quit notices via email, one for July, one for August and one for September. They also sent us a copy of an electric bill that issued to the property owner well after we moved.

We have been threatened with court action for breaking our lease in the midst of a pandemic because we weren't able to pay we thought moving would be the right thing to do, but they didn't care about that, the woman I spoke with said she didn't know about any financial hardships caused by Covid. Long story short, all they care about is taking your money, they are essentially a company that seems to maintain properties for area slum lords. So save yourself some worry and look elsewhere for a house or apartment.

I would raite this place 0 stars if I could. I have rented through this company for going on 4 years now and I do not know why I even stayed. The last place I lived in had a serious mold problem. when it rained, mold would end up on the walls all over and I had a newborn in the home. It took them forever for someone to come out and fix the massive hole in the ceiling when the pipe burst and flooded the bedroom.

I had to deal with a really loud awkward heater that was supposed to dry things up. I also had to clean up the mess including rat poop that fell from the ceiling when it collapsed along with all of the installation and pieces of the ceiling was left just for me to take care of. we moved out and went to a nicer building. when I moved in I had to fill out a paper of things that needed to be fixed that include the screens for my windows.

Only one window in the entire house had a screen and I wanted to be able to open them and let in some fresh air from time to time. I have now called a total of 10 times and still have no screens for my window. it's always another excuse they have to call someone else and the windows have to be special ordered. months go by and no more contact is made so I have to reach out yet again.

The AC freezes because of a coolant leak and that has happened multiple times now where we have to turn the heat on when it's over 90° outside just to allow it to thaw out for a day and then again a month later. They're very cheap they do not want to replace anything. they want to halfway fix it so that they don't have to pay any money. horrible horrible horrible place to rent through I would advise you to stay away and go with someone else.
