Absolutely horrible experiences with this establishment. As a resident leasing for over 2 years, the unit I lived in was being sold. I wanted to rent another unit in the same community and they made me reapply and then turned me down, stating my debt to income ratio was too high although my ratio was under 40% according to everywhere else I ended up applying. Gloria was a nightmare to deal with, never returning calls or emails or updating on the process.

She told me I had an interview with the board and I assumed I was being approved. I get there, she has me wait outside for 20 minutes past my appointment time in the sun in 90 degree heat. When I was finally brought I side, there were no board members present, just her and her assistant. Then she proceeds to tell me I have too much paperwork and need to resubmit another application and wait again.

I had nowhere to go because I assumed I would have been approved since I had been a model tenant for over 2 years with a great recommendation from my landlord and never had any problems with any other residents or the board. I was denied and had to get all of my things out of my unit the next day with no where to go. Gloria's only concern was that I wasn't moving into the other unit. Additionally, throughout my time there, she was terrible about responding to maintenance requests.

It would take weeks to get anything done. My downstairs neighbor had a leak in their unit and Gloria called me to leave work for an emergency leak issue. I work in an operating room and had to leave surgery and take the rest of the day off without pay, drive 45 minutes home only to find out the leak had resolved TWO WEEKS AGO!

Amazing company to deal with. This is my second time working with Miami management for rental and purchasing. They have been very helpful throughout the process and knowledgeable. It makes a big difference when companies have client interest first. I highly suggest them for your next property investment.

Miami Management, Inc getting an estoppel and a following update and turn around time was great! The staff was also very responsive with emails. It's more often than not a headache dealing with property management but this experience was fast and smooth. Much appreciated!

Honestly one of the best associations I've ever worked with. As a realtor, I've come across a lot of messy and unresponsive associations but Gigi and Joanes are so quick with their communication and approvals for everyone. So happy to have found them!

Most unprofessional experience I have ever had. I am Trying to pay my HOA fee, they changed their website and when I try to log in I get an error. I have been calling them for days and sending emails. Sometimes I have been put on hold for over an hour with no answer. When they do answer they quickly put me on hold again. One of the employees cut me off mid sentence and put the call on hold without saying anything. Terrible experience even when you are the one trying to pay them, it makes no sense.

I have been trying to deal with these absolutely rude and unprofessional jokers for the past 3 years after moving into Keys Gate. They always immediately put you on hold once you call and never actually answer the phone or even saying anything, simply letting the phone call stay on hold and never pick up the phone afterwards. I have written multiple emails and never get answers.

The front door to the office is always locked during "office hours of operation" it is ridiculous that Keys Gate residents have to tolerant and over pay for this horrible joke of a management company! My neighbors and I so wish that the Keys Gate Home Owners Association would listen to the residents and collectively get rid of this management company and simply find a new management company that actually works. just in general and most importantly for the residents!

I would love to preface this review with the fact that I have never before dealt with a Home Owner's Association or HOA. With that being said, I have heard the horrendous stories about how difficult property management companies could be. Despite their industries bad reputation, Miami Management has been an absolute pleasure to deal with. I have had to deal with them on numerous occasions and my experiences have been nothing but amazing.

I would like to specifically mention the brilliant work of Stephanie Batista. Reaching out to Stephanie has consistently been the most splendid experience. She is incredibly kind, helpful, and responsive. I truly wish that all property management companies had an employee on their staff like Stephanie. Every time I need something from my HOA, Stephanie comes to the rescue with superior elite service. Stephanie is an incredible example of a first class customer service provider.

In fact, all HOA organizations should model their administrative assistant positions after Stephanie's customer service fundamentals. Without exaggeration, just let her conduct all the trainings because she is the best. She represents all of the finest characteristics that a customer centric company should possess. Allow me to conclude by saying if you do get the chance to interact with Stephanie, you will not be disappointed.

Richard Lengel and Laura from management have been super responsive and supported me to solve each one of them. We have been living in Cobblestone since 2014, Nicky and the rest of the staff has always been very helpful, they went above and beyond to resolve any issue we had. They are very professional and fast to response when you call them. We definitely recommend Miami Management.

This is the WORST "management" company ever. Ada Vargas and her "Manager" Ms. Lisbet, ever answer emails or calls. I am in the process of closing my house and these individuals have made the process so difficult. My closing is on hold due to a questionnaire that had to be sent out already 2 days ago. Avoid this company as much as you can. I'm not sure about the other offices but in this location, every staff that I have encountered with through phone because they do t even open the door for you onsite, are the worst and rude as can be. One star because the truly suck!

Nicky & Vivian are very friendly & cordial. Very helpful when i stopped by to have new Sticker (placed in vehicle) to enter the Community. As for the property itself, the grounds in Cobblestone are very well kept. In a perfect world, there would always be some room for improvement in other aspects.

Horrible experience; Although this person doesnt mage the property, The poor service and unnecessary demands leaves you with a horrible experience. It doesnt matter if you are an owner or leasing a property, the unnecessary steps and intense scrutiny go well beyond the norms of any other association i've ever dealt with. my only hope is they manage the property with the same intensity!

The property manager for Town Villas is the most clueless one I have ever seen and I have lived in 4 different HOA. this person has no Idea what she is doing, example she set up to painted the streets in the holidays and the leaves ware falling off the trees. one year to finish that job. by the way the streets look like they where never painted 1 year later. but wait that not all in here wisdom has ordered to trim all the trees now after Hurrican Sesson is almost over and to top it off the company she hired is taking the only minimal guest parking we have to dump the tree waste! so our guest. she never picks up the phone and when you call her supervisor and Thay never pickup, it goes straight to voicemail, I call for 4 days straight and left many massages but nothing! this person and company promeses the world but nothing gets done right! you would be have a better luck asking a 3 year old at to do her job. 7 years of this horrible and worthless company. stay away from this company. if I could take stars away from this review I would take about 10-negative

I own a Condo in Monterey Village for over 10 years and is currently renting my property. Miami Management association office staff is unprofessional & does not respond to your emails. I have attempted to call the office & still no callback. They've had several staff changes and we were never informed of those updates, so that we're aware of who to reach out to in regards to property management.

My purpose of reaching out was in regards to a security deposit refund of $1000.00 that is owe to me. I was inform it would taken 15-20 days for the refund to be mailed out. It's been a month & half and I have sent out two email & left one phone message, but no response thus far and not even an update on if the refund was sent out. We pay our association fee, so we deserve professional service & timely return call and/or emails that's due to us, both as residents and as landlords. I'm hoping this issue gets resolve sooner than later, because it's truly unfair & unjust to say the most.

They took out our small playground because our HOA states that it was rotten. How long does plastic takes to rot? At the end, they took out playground by cutting the three main pipes. But wait. what about the rest of the pipe that are underground. Well they are still there and no new playground has been installed, its been more than 5 months and yet nothing. Perhaps they dont have the budget to hire new company to remove pipes from ground. who knows its just lies lies and more lies to cover up their stupidity!

They don't care about the people, they told me to wait 15-20 business days so I can get my approval and on day 20 I had to call more than 20 times to get an answer and they told me that I'm missing a paper and there's nothing they can do that's my fault, guess what? I've been emailing them weekly to see if they needed something or how the process was going and the only answer I got was to wait 15-20 business days, they could have tell me I was missing a paper but no they just don't care.

I don't understand why do we need a approval from this people if the owners wants us living in their house why is their damn business to make us pay and wait for someone else approval? Super unprofessional, they are not nice, they speak inappropriate and they disrespected me! Ashamed. Try not to work with them.

The worst management everrrrr! I had to take my time to do this review. Since the beginning to the end. The worst. Never ever hire them! You will save a headache. They were the management of our new community. It was a new development and they never delivered the mail key. When they finally did I have like 3 months due for the for the management payment.

They where charging me a lot of money for late payment. I talked to them and I tried to explain that it wasn't my fault because they never provided the mail keys where they sent all the letters with the first payment information and they should not charge me late fee. They refused to delete the late charge and they sent me they lawyers, I had to pay$700 for their lawyer expenses, all the dues and if I don't pay in 30 days they will reposes my house.

I had to pay everything and they reposes others people brand new houses. They never answered the phone, its super hard to get in contact with them. You can't have ornaments in front of your house. It was terrible. It was a nightmare since the beginning to the end. My community change the management because we don't want to deal with them anymore.

The last payment I couldn't do it through the system because they are not longer working with our community. I sent an email to them because I couldn't do the payment. They replied to me saying that they don't work with my community anymore and all of the payments has to be through our new management company. 3 months later they sent me an email that if I don't send the money they will send me their lawyers.

Live in Brickell at the axis location. I have lived there for 6 months. I have called & made 6 maintenance requests each month and no one has fixed anything. Our toilet runs ALLL day non stop. Maintenance told us we need a new toilet replaced. Realtor states it's fine. There is literally NO knob on the dryer. Realtor hasn't fixed that. All the shelves in our freezer are missing.

Not fixed our food is sitting in a pile at the bottom of the freezer. We were promised new blinds upon move in. Haven't been done. We have NO light fixtures. Just lightbulbs in the ceiling. Upon move in promised it would be fixed. Now is stating that it was fine for move in. Our PRV valve needs replaced. Every time you run the water the loudest gurgling noise is made.

Literally horrible horrible! Can't wait to move out. It's taken 6 months & a threat to deduct money from rent to get a reply! Don't waste your time & money. This company is unprofessional!

I'm giving this office a 1-Star only because I want the post to be visible. Do they deserve any stars? No! As property owners of an HOA, we have no choice in the selection of the property management company, but let me tell you this place is the WORST. They're a broken system in itself. Tenants applying for approval are subject to $100 fee per adult, so they can just run a credit check and a "background" check. Yet, they have to PROVIDE (pay an additional cost) their local police records.

So really, what's the $100 for?! For the Board of Director's kickback?! Why do applicants need to give them their full bank acct #? The person who handles the applications, Ileana Sainz is beyond rude - speaking loud for no reason. She starts off as "as you were told". Not recognizing the slight attitude in her voice. She brushed me off and said if I had any issues to run it by the manager. Elizabeth Flores at least came in with more compassion and understanding. Miami Management is by far the worst in customer service.

Im a bit surprised at all the bad reviews. However I can't speak from a property owner's point of view because I am a realtor representing a tenant. I went by to drop off an application for my client and honestly the staff was very nice, the lady at the front desk felt so bad that I waited so long because of another person that was getting her application checked prior to mine.

I told her not to worry, even though I was getting a little frustrated because I knew it wasn't their fault. ( the lady had a situation) They are very attentive even while being extremely busy! Like wow, I don't know how they do it. By the way, I've never had to turn in an application for Miami management, it was my first time there and I don't know anyone that works there. This is a total honest review. Only "con" I can give is that the application does require a lot of info. and I wish it could all be done online.

HORRIBLE HORRIBLE HORRIBLE customer service. Waiting for approval on a rental for 18 days now, all this after I did 90% of the work providing them with police reports, work letters, pay stubs, and letters of reference. When I call all is get is "your application is still processing" I emailed the president yesterday morning and he didn't have the courtesy to acknowledge or reply to my email.

I wish I could rescind my application as I know my next year will be a living hell with this association. If you are doing your homework and planning on applying to a community within this HOA, do yourself a favor and DON'T! You will quickly regret it!

The worst ever. No one who works here knows what they are doing. Trying to get a question answered is impossible. No one who works here will give you the same answer. I feel bad for the people who get jobs here. Their training must be nonexistent. HORRIBLE. Terrible. Wish I could give no stars.

I'm on the Board of our Condo Association for 2 years. While a management company does not always do things perfectly well, they generally have done the job you would expect, but don't expect too many exceeding performances. However, in recent weeks, some things have happened that need to be stated. For example, we are trying for over a year now, to get MMI Live, the website solution for our Association, to work.

Performance is mediocre at best, the site is full of mistakes, dead links, error messages, and despite the fact that I have provided Becky Cooker like recipe steps to resolve things, it's still not working. Next, for a number of weeks now we are trying them to pay our monthly credit card bills. They claim they did it by talking to the bank - but our credit card is still not paid, likely raking up interest charges and late fees now, and jeopardizing our financial reputation.

Nobody seems to have a clue, nor is willing to own this, and solve it correctly. I could add more experiences that are borderline worrisome, but I don't want this to be too overwhelming. We've been with them for 10 years, and it is probably the time now to look around for alternatives. Companies tend to become complacent, and taking customers for granted, so we have to remind ourselves that we have choices. It's too bad, because I don't think that our expectations are unreasonable. One Star well deserved.!

Employees here are extremely rude and unhelpful. Trying to get in touch with someone may take up to 15-20 minutes and their tone of voice is monotoned- as if they do not want to speak to you and are forced to answer eventually. I sent an email to Sobeida and Carla regarding a follow up a previous week and because I got no response I re-wrote the email asking for an update and she wrote back "Of because Carla is off, you should be more specific what type of update you mean." UHM excuse me?

Be a little more helpful, for God's sakes. This just shows the unenthusiastic attitude they have- answering back like if it's a text message. Learn some professionalism- PLEASE.

This company is the worse. They have no costumer service skills and only care to make as much money as possible. They invent violations in order to charge you and then are rude about explaining it. They are the most dishonest people in the world. Stay away from them. If you find a property managed by them.run away!

This place is an absolute nightmare. I would rather go through the process of living farther from work just to not have to deal with these people. I have had my car towed multiple times because of decal issues. I am about to move and now I have to request an amendment to park in a place I've lived for over 2 years now every 15 days until I move because they refuse to do 30 days. Wish I could not give any stars.

Miami Mismanagement is your go to property management company if you are looking for inefficiency, incompetence, & attitude; that's if you are lucky enough to have your call answered. When they do answer, they always have a stupid answer or response to your valid question or concern. I wouldn't trust any association board doing business with these clowns.

Garbage! Pure garbage! They do not return phone calls or emails but are quick to take my dues every three months like clock work. They require you to "get approval" to do anything to your property but you never hear back from them even when you follow up a few times a week. They suck!
