Mill Creek Management was great to work with. We rented through them for 2 years, 2 separate homes, and they made the process so easy & smooth. They put their tenants first, and are very understanding. Easy to get in contact with and prompt with returning phone calls. When there was something needing fixing at the home, they had someone out as soon as possible.

Some of these other reviews are super off the wall. Get a feel for yourself and get in contact with them before trusting some of these! Would highly recommend to anyone & everyone.

This family owned rental company is the best in Visalia. They rented me a beautiful 3 bedroom house for the last 2 years at a fair price. They never raised my rent. No suprise charges. They fixed my toilet when it leaked the next day. I don't understand all the hate for this place. They have done nothing but treat me and my family with respect. Thank you Mill Creek for making the rental and final inspection process easy. It was a pleasure doing buisness with you. P.S. Your staff is great and personable.

I wish I can give 0 to this management company. People who answer calls are so rude. Most of their rental properties have waitlist. Ridiculous policy for rental properties that potential tenant have to be waitlisted for only one property. Tenant would be paying rent and can't get to choose from other listings. After 3-4 wks you find out that one property you were waitlisted is rented out and other listings that you like are gone as well.

The worst place ever they illegally discriminated against my husband just because he's young. Even though he was approved and met all the requirements the butch looking dike called her boss and said he's the same age as my daughter. Didn't rent to us just because he was young we showed proof of income making 10 times the required amount and had good credit Just because we are young we were denied a house in a gated community don't go to this place if you're old they'll approve you but if you're young they'll literally deny you even if you meet the requirements if I could I would rate this place a -0.

Rude office staff, not helpful, talked down to my husband and I. I felt judged. It seems like they take application fees for all household members, including adult, disabled, dependents, who carry no financial responsibility ( is like taking an application for a minor child), only to disqualify you and keep the fees. (Around $140 for my household).

Many property management companies practice this, as well. This industry should take the time to meet with potential renters and go over their information ( like a soft credit pull) to verify they will qualify before taking their money. A potential renter can spend hundreds of dollars on application fees and still not find the right home, depleting the high deposit funds needed to move in. Sounds like a standard pre-statement you would put out in response to a negative review.

In response to your reply: actually we did qualify, however decided not to move forward with your management company based on the your office staff. If you read my review, I refer to insisting 2 of my household members submit applications along with fees, who are completely disabled and have no financial responsibility ( by law ) because they have no control their finances. They are claimed as dependents. Plus a suggestion I gave was simply to have your office staff be more customer service oriented, not act like it's an imposition.

I've rented 11 places in the last 12 years and currently own rental homes. I've NEVER had such a horrible experience with a management company. My wife and I cleaned our rental home for 5 hours to make it spotless but got charged a cleaning fee. We repaired every single picture hanging pin hole yet got charged for "repair". Even got charged for A/C filters yet when we moved in it wasn't even installed (I had to install it!).

To make it all worse, we were discriminated against for clearly and calmly asking questions on why we were charged for each item. We applied for another of their rental properties and were strung along for 3 months. We moved everything into a storage unit and were ready to move in two weeks when the property was supposed to be ready. Then they emailed us and said, "no, we don't want to rent to you because you questioned our last deposit return.".

We paid every month on time, fixed up the yard, removed trash off the property, etc. treating the home like our own. I HIGHLY SUGGEST USING AN ALTERNATIVE COMPANY BOTH TO RENT FROM AND TO MANAGE YOUR PROPERTIES.

Mill Creek! Your roofs are leaking and it's not fair to your renters have to deal with wet carpet and beds soaked. I'm just speaking out for those who are dealing with leaks in front of their doors and inside their homes. I get you guys tend to be busy? I dunno but it's cold and people have babies who can get sick. No one wants to sleep on a wet bed let alone deal with a draft coming in when the days are kinda chilly. We're still in a semi pandemic and the health of your tenants should be a somewhat priority especially with small children. I've seen the buildings and property many times and nothing is taken care of. It's unacceptable when you guys ask for more money from them all.

Last year you up their rent in oct 2020 but couldn't thoroughly fix a roof that happened at/around the same time. All you guys did was had sent someone to just clean the leaves off of the roof the time they had requested it. You up it again this year and still haven't fixed it. The front door has a huge whole the size of a watermelon and leaking so much water which is super dangerous cause they live on the top and have a toddler ( slippery steps can happen). the wood is super rotten and will probably have to replace.

You guys had a whole year. Yes my dears it's been a whole year and my friends aren't the only ones. Yes there was a pandemic last year but we know that this year there has been some leniency on what things can be done and can't. Though I'm sure there could of been some time to fix it. No, it can't be done on a rainy day with the ferocious weather we have at times.

I just think it could of been avoided and I like placing good reviews but I love my friends and lot of the people you guys have there are good people and deserve to be in a comfortable living situation. Sorry.

My oven broke down on Nov 22nd and I called Julie with Millcreek Management on the 23rd and left her a message. That same day the vendor called me and came to my house on the 24th to fix my oven. Julie was on it and made it happen for me the day before Thanksgiving day. I can't thank her enough for helping me out. The week before that my toilet broke and again Julie was on it and made it happen. Thank you so much Julie for helping me out.

Currently their offices are closed to walk ins due to Covid. I have called the office twice and each time I had tons of questions the ladies were both very nice and knowledgeable.

The AC broke two nights ago, and they did not send someone until Saturday. Then the repair person says they can't fix it until the management approves part but they open on Monday. It's 100 degrees outside and the house is unlivable. Its crazy that management has no regard for human life. My family pays their rent on time and never failed to do so even during a pandemic.

Rented for 8 months, when I left, they conducted a walk thru on items that needed to be addressed/fixed. I addressed/fixed all the items. After i moved out, they sent me my deposit minus $300. They charged me for a doorbell, 2 toilet seats, broken tile and cleaning. All these items were not on the original list and i had left the apartment spotless after emptying it out. they never communicated on the items they charged me. the point is, they are not honest and conduct poor business. i could care less about the money, I would much rather other people know that this business is untrustworthy and you should be extra aware of their poor business practices.

I live in maplewood apartments the management doesn't care about this place AT ALL the staff is dismissive and rude. I have lived here 10 years and the staff has had the same attitude the entire time do not let the responder of these posts sway you to believe anything different. The maintenance never comes out and when they do they do less than the bare minimum.

The amenities that we are supposedly paying for I.e. the pool which is pictured is completely green and the on site laundry is not functional and there is homeless living in the laundry room. The electrical in these apartments is beyond concerning and will most likely lead to more fires. This place needs to be condemned it is a complete slum and so incredibly unsafe. The management is WELL aware of all of these things and does not care. I would not reccomend anyone to rent from this property management.ever.

Overall good experience. All repairs were done in a timely manner and emails and calls were answered promptly. I purchased a home but would rent from them again with the reminder to read the fine print on the contract before moving out. I missed some things that we were responsible for when moving out in the very lengthy and wordy contract so lost some of my security deposit. Again, overall good experience with all staff except for the moving out process and losing some of my security deposit.

The staff at this place is PHENOMENAL! We have never had a bad experience and rented with them for a year or so. Naomi is the absolute best. Funny, sweet and professional. Always calls back in a timely manner with an answer or at least help. Even though we haven't rented with them in a couple months she quickly answered and even helped us with paper work for a new management property out of state! Can not rant and rave enough about this company. Thank you so much!

Mill Creek Management did a OUTSTANDING JOB! keeping my house rented for over 12 years. I highly recommend them! They return phone calls with in hour or so, e-mails etc. The Whole time, They took really good care of my house had very good tenants. I never had much to worry about. Interesting that my review is gone. How did that happen? In short, I was with Mill Creek for several years, and it was awful. The staff is rude, (Julie is the worst, ), they don't respond to emails without repeated reminders, when there was questions about duplicate expenses I was literally told to that I had to figure it out, although they are paid to do the record keeping, and the owners may be the worst of all.

Ask for an unresolved issue to be escalated and you'll get Cathy the owner who is even more rude, super condescending, and lies, and ask for the husband, and he adds nothing other than "well looks like that's taken care of so." when it wasn't. Of the few times we interacted, the last time I explained how my issue was not fixed, but he also just stopped responding.

These are busy people. Too busy to respond to you in a reasonable manner. Or at all. When I first decided to rent out my fairly new but beloved home, I was assured by Cathy, the owner, of the write up it would receive due to it's being more expensive, even twice as expensive, as most of their other rentals and that pictures I supplied and some she took would be posted.

It sat on the market for nearly two months with NO traffic. I looked up their ad, and there was my home, two lines with number of bed and bathrooms, and cost, at twice the price of everything else with no explanation as to why, features, location, nothing. I advertised it myself, with the details and the pictures she said she would post and did not, and they received traffic the first week, and it rented the second. Huh.

If you want a sample of their attitude, check out their snarky responses to clearly distressed people right here, perfunctory apologies or none at all, followed by explanations about why you're wrong. My personal favorite is the passive aggressive response to the poor distressed customer posting at 430 AM, that the problem is hers if she thinks they are unresponsive because she's asking for help at 430 am and they're not open yet.

I mean really? Look at their CONTINUED terrible ratings, and how, just how, did my review disappear? That's crooked. I'm screen shooting this and will check back. Julie, a "senior" account rep, Cathy and her husband are awful. Nicole, my last service rep, tried initially, but I think because she had to work under those two, and probably got no support, as well as horrible modeling how to treat customers, and soon she also needed to be prodded several times to respond to anything.

She was also one who told me she couldn't account for me being double billed and I had to figure it out myself. The happy ending: I am SOOO much happier that I finally decided the unknown had to better and left this company, and LOVE my new one.

I was a first time renter and my boyfriend and I wanted one of the Ashley square apartments originally but we were off for the income requirements by $25 so we decided on the Shady Ct apartments. Not only did we love the apartment the finance woman even called the landlord and got our rent lowered for us and that was even more amazing for us! Within the first few months the he heater and A/C went out I submitted the request and someone came back out immediately and fixed the issue.

The only real issues I had were the upstairs neighbors would yell and scream all night and let children jump off of things and knock my light fixture out of the ceiling and a neighboring apartment must've had roaches because at the end we got them as well. Also if you're looking into the Shady Ct complex keep in mind there is no parking ever outside of the garage.

Other than that the office staff is amazing and helpful the apartments were clean and freshly painted when we moved in and we had new light fixtures and appliances so I was very pleased.

Used this Company to get an apartment. The apartment was on Oriole Street in Visalia. Could only stay for the 6 month lease then I moved out.! The apartment conditions were terrible and bug infested! Cockroaches non stop! The appliances were cheap and required repairs regularly! Noise level was unruly and I would not recommend anyone to live in one of their apartments. They were never there to enforce rules and regulations.

Mill Creek Management seemed very promising at first. Employees were friendly enough, understanding about wanting to view certain properties MULTIPLE times within a week - two week period. However. A BIG issue is that they don't, up front, tell you every requirement for their home rentals. So, a few friends and I were planning on applying for a home there. We, combined, make much more than three times the rent, we've all had renters history except for one, and we all have decent credit.

We received a call early this morning saying that because JUST ONE of us didn't have renters history out of FIVE, we weren't qualified for their property. When we spoke with them about the issue, trying to understand why and get their absolute reasoning. The agent or property manager that we spoke to, Nicole, was absurdly rude and was cutting us off when we were trying to ask questions, accusing some of us of not paying attention to them telling us requirements that they never specified, and effective profiled us for trying to rent a home in our 20s and assuming we would probably destroy their property.

We will definitely not be returning to Mill Creek anytime soon. Very poor treatment to someone that just wanted to provide them with more money, that they now have lost. Do not recommend for those that are looking for decent treatment, you won't find it at Mill Creek Management.

So here I am writing a review at 430 in the morning because I'm very angry. If you are a homeowner who is looking for a property management company, keep searching. Why you ask? Oh, let me tell you! 1)These folks never return your calls 2)If for some lucky reason you catch one at the office they never know anything. They tell you they will call you back but guess what? (See #1) 3) Apparently there is something wrong with your house every month.

Oh your house is new? It doesn't matter. Some weird thing will happen to your heater or dishwasher, or maybe your power will glitch. Guess what? That'll be $200. I wonder what kind of kick backs they get for all of the "necessary" work? We won't be renewing our contract with these folks.

I had a bad experience with them recently. I was trying to rent a home from them and was giving every excuse in the book. I would hate to think my treatment was racially motivated. **** can any black people renting from them check in. I want to be fair before filing a complaint with the fair housing department Elizabeth comment to management company: anyone can send out a denial letter, of false facts.

Where is the validity? I will let the government resolve this issue, by having you produce applications and conduct an analysis on applicants. I know racism when it occurs. Can any Black people post a positive comment about this management company? Now I know your company is full of it, I never enter into your office and discuss my credit report, you have the wrong person.

Get your facts straight. I makes six figures. How many people in Vasilia can say that? You are trying to say anything to get your company to look good. It still doesn't negate the fact that your company exercise racism. GET A LIFE!

Only put a star because it's making me! But it really deserves 0 stars! Please do not rent with these people. They are the worst! I put in so many trouble calls, and hardly got responses to them then when we moved out they charged us for the things we put a trouble call in. Oh they also charged us to remove baby proof locks around the house when it was already there when we moved in!

We don't even have a baby with us so why would be put them up?! They also charged for a piece of scotch tape that was left on a light switch and a hair tie what was left there. Please please please save yourselves some trouble and go somewhere else!
