I am leaving in one apartment for 4 years. I keep on sending emails on damaged items which were given to me at check-in but no action taken. Now when I shifted to new apartment and they are charging me damages which I never done and I have proof email as well for same. They are not ready to wave off as well :(. Another major -ve point is they do not have any escalation points.

Only one manager you need to talk and she is never ready to accept to admit their mistake. I want to talk to higher management to put up my case but not able to :( I can write more, but I know no one from management will read this and take action, so better to save time.

Please read entire review. This post is in regards to mills properties corporate not replying to messages, and a further review in regards to the Boulders at Katy trail property and management team. We have been there just a year, have had numerous work orders, which have been addressed in a timely manner as possible. Our latest issue was a water issue ( 2nd water issue in less than a year) what looked to be a foundation issue as there was water on the main floor ( not enough to extract, but enough to have to use towels to clean up etc.

The extraction team member came to the unit, brought in a fan and dehumidifier. The team member noted that this water issue has been long term, as our rug we had on the floor was curled up along the edge for about 2'-0" ( no staining on the backside so he knew the water was not a standing water issue. This was reported to the office management team.

As a former homeowner of more than 30 years I knew this could be a serious situation with foundation, mold build up etc. and voiced my concerns to the office management team, that this needs to go right to corporate, this is more than your maintenance team can resolve. The property manager explained to me that she had the extraction teams notes and would go through the proper processes and try to get the window team, the foundation team etc out to take a look.

But because of covid nobody wants to work and who knows how long it will be until someone would be out. Understood, but corporate needs to know, this is bigger etc. Arguing between both parties began and I was told " have you ever owned a home before, this is how things have to be fixed, a process, etc". A few days later a maintenance team member comes out to the unit and we discuss the issue.

He says " yeah we have had this issue with other units, the landscaping etc gets to high/deep and. water seeps around foundation and gets in. We know what we need to do and the issue, we will come out dig up and away from foundation and fix this. Also, the stone along the upper wall was chipped away and some water may be an issue there too, so we will fix that as well." Hence the reason I wanted the property manager to contact corporate, turns out it was a bigger issue.

The property management, after this inspection was done by the corp maintenance team, my wife and I received a very demeaning and threatening email about renewing our lease. Basically, the only way "she" would renew our lease was if "I" understood that there is a process that must be followed for repairs, etc. I/we are supposed to feel safe at our home, yet this is the type of treatment and respect that is given to tenants paying to live at Mills Properties.

I do hope someone at corporate calls me ( as I have left yet another message and an email at their corporate website contact us page on 5-16-2022. Time will tell. Time did tell. Mills properties corporate, Andrea, called me on 5-17-2022, at 10:48. She gathered my side of the story, she listened, and we discussed the story that was given to her from the property manager at Boulders at Katy trail.

To make this long story short, we came to a positive and mutual resolution. I do want to add this. If you find yourself in any type of a situation, be very mindful of the details and write them down. It may not seem important at the time, so write as much down as possible. In my case, one part of the story will never be excusable, luckily I remembered a very specific detail.

This review began as a one star, and I can confidently share a three star now after my professional conversation. I will also add this, the property location and grounds have always been a 4-5 star, and for the most part have enjoyed living here.

Office never seems to be open even during the open hours and nobody on the phones to resolve the issues I've been having with rent payment online for months. I'm just trying to pay my rent online like everyone else in the world. They aren't even allowed accept any type of payment at the apartment complex office.

Mills property just sucks. I live in pear tree apt in st.ann. owned by Mills. They raise the rent and don't do anything special to justify it. No updating appliances, no boosted amenities, nothing. The crime in the area is getting worse and worse. I had my car broke into AGAIN and we were supposed to have cameras. Half of em weren't working when my car got burglarized. I sent a report to the corporate website a few months ago voicing my complaints and never heard a thing back. Just trash.

I live in one of the communities of mills property for a total of five years. I had extensive issues. I had issues with my AC unit for 3 years. Every time wit would start to get hot outside I would have periods where my AC unit stopped working. Once I was told by a maintenance guy that I needed to shut it off when is stopped working. I bought black out curtains and everything.

I continually told the manager that I believed that to lead to my ridiculously high electric bill. Again and again I was told that was not the case. It eventually got to the point where I sent several emails, letters, and called corporate multiple times. They finally replaced the unit which dropped my bill by $100. I moved for a job and was told a final bill would be mailed to me.

I never received the bill, but instead received a notice from a collection company. The bill included ridiculous charges, I called them atleast 10 times and left multiple voicemails and no reply. I lived in the complex for over 4 years and this is how they treat you.

I currently live at city view apartments in downtown St. Louis. Our hot water boiler went out in our building and our management did not notify anybody of the situation until the next day despite the management office still being open and me having recently spoken to them. Mind you I just finished working a 12 hour shift at the hospital and ran my water for over two hours trying to get hot water before I just gave up.

When I called back multiple times within the office hours they were unable to take my calls. I've had to go without hot water completely for a week, as a essential worker in the hospital I come in to contact with a lot of different things and this has been very stressful for me seeing as I am not able to shower properly in my apartment. After four days the management finally offered to let people and some unknown location in the management building which is two blocks away from me.

However that did not seem sufficient for me due to they're poor cleaning of the regular maintenance inside the building. I wanted to avoid sharing showers that may not be cleaned with 13 floors of other people without hot water in freezing weather. The property manager Raven was rude and dismissive of my concerns and spoke over me the entire time after 2 days of avoiding taking my call.

I wanted to go into the office but I am try to be considerate of covid precautions and I potential risk I pose to others but I'll definitely need an in person meeting. When I inquired about a credit to the rent seeing as this is the middle of a pandemic and people are expected to pay rent on time and in full despite circumstances outside of their control or be threatened with eviction.

You would think the same grace would be granted to the tenants. I have contacted the city of St. Louis to file a complaint as well as lawyer. I really wanted to avoid taking this to small claims court but I have also contacted the corporate office and they have also not returned my calls. My lease is up soon and I will now Actively be avoiding any of the "27 Mills properties in the St. Louis area" because this clearly seems like a systemic issue within their company.

I will NOT be recommending any Mills properties to any of the nurses or students that I know who are now currently looking for apartments just because I don't want them to have to go through the same struggles I have. With the shower while taking 15 to 30 minutes to heat up BEFORE the boiler broke, the garbage in the hallways, the police being called the floor multiple because of noise complaints, the constant influx of random people into the building which is probably how my mail was stolen. the constant gunshots( someone was killed on the property earlier this year) $65 parking minimum if you want avoid city parking.

I support no breed restrictions but The massive amount of dog feces and urine on the sidewalk, in the lobby and in the elevators is constant.the elevators are down regularly in the parking garage and the building. the have broken laundry room washing machines and dryers that ruin your clothes. The affordable price tag and location are a disguise to lure you into being stuck with some MAJOR CONS. No place in perfect but you would definitely do yourself a disservice by renting with them.

The Boulders at Katy Trail Pros: -Grounds look very nice. -Apartments modern, roomy, look good. -On-site staff is friendly. Cons: -Constant staff turnover. Maintenance can take a long time to happen because sometimes there is only one staff member. People get hired without experience and can't properly fix issues. --Amenities can't be used after hours or on Sunday due to Covid restrictions.

Complex won't offer lower rates to make up for this. Most people work during the hours they are open. -No assigned parking for your unit and garages cost extra. I've rented quite a few places over the years, with this one being the most expensive. It could be a great place but after talking to other renters, employees, and from my interactions, it seems the higher corporate office (Mills Properties, Google Review average of 2.1 stars) only cares about getting you to sign up.

After that, there is little concern for the renter and fixing issues in community areas and your apartment in a timely manner. Attached pics are from AC air handler with mold that makes apartment smell musty.

I have been greatly disappointed to discover some of the deceptive leasing practices that were used at one of the Mills properties. Particularly that the team refused to respond to maintenance requests during my last month, instead punting the issues so they could charge me for work needed. During leasing, the express statement made was that I would not be liable for issues highlighted in a maintenance request prior to move out, but the office has refused to honor this statement since, blaming a myriad of things from ignorance to wear. False representation for the purpose of selling a lease is deeply concerning, particularly when the firm refuses to take accountability for such practices.

I guess you have to say it's all about where you go. I've been at Columbia Crossing - Columbia MO, for about 5 years now. And I can't really complain too much. Maintenance does their job! I can honestly say I think there's only been one time where they weren't on the problem the same day. Office staff has been good to me, though I can say I miss Carol in the front office.

She was on things better than the two in there now. I do say that can't really call it "private property", seeing as how the gate is almost always opened. But not much to complain about. Moving back to Bama, IT'S TIME FOR A HOUSE!

Do not ever rent from mills properties. I am completely disgusted and disappointed in the lack of care for residents and security of the property. We had leased for a 16 month lease. At 10 months the apartment we were at was flooded by plumbers that came to replace our working toilet with an eco friendly one. During that time we had a baby living in the home and the way the situation was handled we felt not only unsafe to stay in the apartment but shocked by the way it was dealt with.

A complete lack of communication, a complete lack of concern and thought and a complete lack of safety. The manager at the time did everything she could to make it work for us and we were placed in a different unit which at the time we were grateful for. Prior to that incident we had multiple issues occurring that we disregarded because we saw them as isolated and thought the best of the apartment complex.

One being, contractors coming unannounced to our unit and doing work without any notice prior putting my wife in an uncomfortable situation with our infant son to have no where to sleep which would've been avoided if otherwise prepared from a notice. The contractors were smoking cigarettes outside our apartment door with the door open while allow that smoke to enter.

Cigarette smoke has been know for causing sudden infant death. Another incident, we had for the third time issues with our dishwasher (still doesn't work we've had to hand wash for 12 months now) and the maintenance people employed by mills came in to check it out. They seem unskilled and unprofessional in there manner. One of the individuals had a bush beer can (full) in his pocket.

My wife, again, was very uncomfortable to see that these workers are drinking on the job. Now, we enter into the new unit and have a new manager in place who is very cut throat, cold and rude. She disregarded all of my wife's concerns about the flooded apartment and was very inappropriate in her manner of tone and speech. But besides that, we moved forward.

While in this unit late at night my wife had gotten home with our son to put him to sleep. Moments after getting him out of his car seat and racing in the home to lay him down our car was stolen. For a complex with 412 units you'd think there would be some level of security and even cameras to monitor the complex. But no. The apartment made no efforts to ensure our safety and concerns about the incidence and never once reached out to even say they were sorry for our experience that left us feeling very unsafe to be living at this complex. Lastly, we are in the middle of a pandemic.

There's been a lot of concerns and uncertainties within this climate that we are alllll experiencing. We were unaware of this 60 day notice for vacating as we were under the impression that once our lease was up, it would be ended unless we stated our renewal otherwise. My wife gave about a 45 day notice and let them know that we would indeed end our lease on the day it has been recorded to end.

We were told we would still have to pay past our lease date regardless. We even asked and tried to compromise to find a middle ground as we had experienced a tremendous impact from this pandemic and seeked some understanding from our management here to allow for reason in this unfortunate circumstance. Same manager, same awful and cold hearted response of no. No. No. No. they refuse to be flexible, they refuse to be understanding, caring and reasonable, they refuse to take care of there residents.

They will NOT work with you, they will NOT care about anything other than what makes them money. Our hearts are completely disappointed and disgusted in the lack of care and quality of service. We are the residents, we are the customers. We were not being unreasonable in our ask. We were willing to pay through our lease and even vacate 20 days early so they could have the unit earlier to sell quicker. And again, a no. So, if this is how you view and treat your residents and how you conduct business then I will never be back again and I will never recommend.

Extremely dysfunctional and unorganized management. I lived in an apartment with my ex and I signed off on the lease I thought. I was emailing the property manger of the apartments I stayed in and she told me that I was still listed as a current resident. I am not sure what they did with my paperwork stating that I am taking my name off of the lease I am not sure why I am still listed as a current resident.

The paper work stating my name would be removed from the lease was signed in August and it is about to be October. I am currently still waiting for a response from the property manger. During this process management has misplaced paperwork, they have delayed progress, and all around just dysfunctional.

Do not be fooled by the visuals of the properties. While the apartments are appealing to the eye. The lack of caring about the residents is on full display. When I first moved in I had 4 noise complaints against me and my family because of our obnoxiously loud 2 year old. After 4 noise complaints we were notified that one more would result in being evicted.

We were able to get our son calmed down and the complaints stopped. A year later we had neighbors moved in. Same issues. The kids are obnoxiously loud. My wife put in a noise complaint. One month later we haven't heard a word from management. The neighbors are leaving trash all over the deck. While throwing their empty boxes off the 3rd floor balcony because they are to lazy to walk them down.

So I decided to go have a chat with the property manger. The property manager always has an attitude towards me. She is very rude and seems to dislike her job very much. Why would anyone take a position working with people when you have no clue how to be cordial? So she goes on to tell me they have came into the office and told her I threatened to have them kicked out.

Which I told them ill keep putting in noise complaints till they get removed after she was so bluntly rude to me when I had had enough and went to speak with the lady since the office wasn't doing anything. Then the manger tells me she hasn't had time to respond because she's been by herself for the last 3 months. So I bring up the fact that I keep getting emails for surveys for the property but she has no time to respond to my noise complaint. I would not recommend the celtic crossing apartments simply due to manager being a stuck up prune.

I noticed reading the reviews that someone posted that the BBB was cautioning people not to rent with any Mills Property. I wish I had read this before my experience. I will admit I feel behind on my rent. They have on my records an eviction which no eviction took place now I can't rent another property. If I had given them the rent and attorney fees I wouldn't have that on there.

They put that on casenet to hinder me from finding a new place to live. When you rent from them if you are a few days late, you get a fee of $50., then a few more days another $75., then two weeks are you turned over to an attorney and assessed another $250. and taken to court if you don't pay by the end of the month. (cityside.the manager is not a nice person at all.she will pretend very well though).

They could talk to you and try to work with you but they have no interest in being human or compassionate in any regard. A friend of mine did some painting work for the company and he said he had a difficult time getting paid! They sure want you to pay them on time though. Every one I've spoken with during my stay there and since that has ever dealt with the Mills Group says they will never again deal with them!

There were no updates to the buildings at cityside at all and they would not deal with the noise level in the building from other tenants, and did not have anyone to adequately clean the stairways and hall. I mopped my own landing all the time! The maintenance staff was always nice and quick to respond to any issues I had so I will give them that.

The office staff was helpful except the manager and asst., manager. I do believe in God and His word says that vengeance belongs to Him but I just wanted to warn anyone that may be looking for a place not to move in any Mills property. Thank you. Please avoid them if possible. They operate in an unscrupulous manner.
