We've been trying to see a rental property for over a week now. The agent has not been responsive other than to tell us it's still available. It explains why the property has been on the market for almost 2 months. The voice mail messages is very unprofessional, basically telling the caller that "unless it's a fire, flood or blood" (that's a quote), it's not an emergency and they'll respond when they respond.

They are very unprofessional companie. They never return my calls and fail to maintain the property I rented from them. Bryce and Paul are very rude and talk down to you. The only employee they have that is professional is Erica. Horrible company.

What a terrible experience. Paid, filled out the application. Called Heidi left 5 message within a months time. Left messages email and with smart lease staff. Never heard back from them. No return phone calls or emails. They did respond until the rented out the place. We were the first to apply with Good credit and job. The least they can do is respond to their customers. Bad experience with them.

Attempted to contact regarding a viewing of a home. I received text with a link to apply for a self viewing. The link then took me to an address that asks me to upload my ID, a selfie, and my credit card. I am unwilling to upload any personal info if I have not yet met with anyone. I then attempted to call and schedule a viewing that way, and they refuse to do so stating the only way is through the link. I do not feel this is a legit entity.

Ok so it's been almost a year now with this leasing company, not good. I signed a lease for a two bedroom I was informed the second room was not completed because the window was stolen but it would be installed. Never done. When I kept asking about it I was informed nope they are not installing the window nor going down on the rent, so I basically have a one bedroom and a storage closet, and a sick family member laying on a mattress in front of my bathroom.

Come to find out the people at my smart lease never even looked at the property but oh well they can deal with in court. I would not recommend doing business wi Okay so they called the police department because I parked in my driveway. Seriously never ever do business with this company. Waste of tax payers money. The owners created a huge easement issue and the result was to send the cops. Still in this facade 2 bedroom, I'm out just wanted to live, this company sucks. It's not even worth it anymore

I am a property owner and my smart lease manages the home that I rent out. I have been with the company now three years. I know that every business operates differently and I have read the reviews that seemed mostly from tenants. I had difficulty adjusting to this new management company at first, however this was more based on comparison to the style of my previous management company I was with. I've never found any of the principles of the company to be "crooks".

I have limited involvement with them, however Erika is my main contact. I would give her an excellent rating from an owners point of view. I believe MSL has a poor rating in part due to the owners of the properties they manage not willing to fix or improve the property they lease out. This causes many problems for a management company to run. Erika immediately calls me when a tenant needs repairs and I always get the request taken care of immediately.

I have had tenants for several years and keep homes in the condition I want to live in. In conclusion it's not always the management company's fault or in their control.

We rented 12277 Meadowvale St in Eastvale from My SmartLease and had a HORRIBLE experience dealing with this property management company. The home was not in rental condition when we moved in. The day we moved in My Smart Lease and Holli, the girl who did the walkthrough with us, had told us that the house repairs would be fixed and she tried to clean up the best she could considering the condition of the home.

The major issues we had with the house were. 1. Constant water dripping from downstairs bathroom, kitchen faucet and kitchen sink drain, and master bathroom sinks. A plumber finally was sent to us 3 months into our lease and he told us that there is no way to stop the water from dripping in the downstairs bathroom because something is wrong with the way the contractor built the house.

So constant water dripping daily. Our water bill has been through the roof! The plumber said the kitchen faucet needs to be replaced and was sending in the work order for that to be done too. He advised us to NOT use the water filter faucet attached to the kitchen sink due to the fact plumbing was not done correctly again. He couldn't figure out the running water that is not a noticeable drip but you can hear on the other side of the sink in the drain that water is running.

This makes noise all day especially when no dishwasher is going. The master bathroom sinks constantly drip with water when turned off. 2. The downstairs room next to the laundry room had a wet spot on the ceiling where you could clearly see there is water coming from somewhere. After 3 months living here, water finally came pouring into this room from the ceiling, onto my computers and music equipment.

Finally after many attempts someone came out to take a look and realized the upstairs bathroom had water dripping from the bathtub drain that leaked all the way to the room underneath the upstairs bathroom. We were told there was no stopper to prevent water from draining. After the water was prevented from any further leakage, he had to cut a hole in the ceiling to make sure there was no mold.

We had to wait another month to get someone to come and repair the ceiling. Finally when that happened the young man who came to paint our ceiling realized the white paint didn't match correctly so he made a decision without our consent to repaint the whole ceiling. While he decided to paint the ceiling he did not cover up the rest of the items in the room so we ended up with paint on more music equipment, computer printer and he stepped on one of our speakers leaving paint and a shoe print. 3.

The gas stove would not turn on. We had someone come out to take a look and we were told that the stove can't be plugged up because it keeps jumping the circuit. Therefore everyday we have been here, my wife has to use a lighter to turn on the stove. Erika, maintenance manager at My Smart Lease told me that this is not considered a life threatening issue therefore it was something the homeowners will not be fixing.

I disagree that is not life threatening when it actually is considering my wife could burn herself lighting the stove each time she uses it. 4. The walls in the home were not painted, wiped down, or had any hardware to hang pictures on the walls removed. We didn't get to hang any of our pictures up. 5. The downstairs bathroom closet has many of the homeowners items left in there, they also left a ton of stuff in the garage and out by the trash cans.

We ask multiple times to have the homeowners remove these items and were told someone will be by to pick them up and nobody ever came to the house. 6. Our son has repeatedly tripped over the wood on the balcony due to the nails not being hammered into the wood correctly. We couldn't let my son on the balcony anymore. Then yesterday, I went out to take video to show what I'm talking about and my foot fell through one of the wooden beams.

I almost went thru the balcony. I scraped up my shin causing it to rip skin. The wood is rotted out too which once again this was not move in ready for a rental. We tried to make a deal with My SmartLease with Fair Housing. They did not respond just like not responding to anything we needed repairs. We made many attempts to rectify this and will be seeking legal action to get compensated due to the fact the owner and the leasing company were not trying to help us.

This house was not move in ready. They rented a house that let family members eat Thanksgiving dinner in there and we moved in Dec. 6. They said they were not going to re clean the property because they would have to charge them again to clean it. They are trying to rent this home 10 days after we left AND INCREASED the rent! Plus didn't let us do the walk thru with them like we were told by Erika would happen once she knew which day Holli could meet us there. This home is not in living condition. STAY AWAY FROM THIS PROPERTY 12277 MEADOWVALE ST EASTVALE CA 91752 STAY TUNED FOR THE FINAL OUTCOME.

I bought a property a 4 plex that was being managed and represented mysmartlease 21st Century agent/broker, Paul DiMarino of Redlands, CA. I have to say he was the worst agent broker I have ever dealt with as far a timeliness. In the end, he has failed to provide keys to the four units, laundry room, and keys to access the quarter operated laundry machines.

I closed and recorded on 5/14/2018 and still do not have keys to my property. When I called and spoke to Paul on 5/18/2018 he said "I don't have keys to the property" and lied about telling my agent he would send them via fed ex. This man is supposed to be leasing company with access to property. Beware of Paul DiMarino and MYsmartlease as someone to represent you as a property owner.

We rented for 3 years a property managed by Mysmartlease.com they were very professional, when we had to request a service at home they were there for us. I was able to pay online, and schedule auto payment, so I was never late or worry to send checks anywhere. Erika was the person that I will always go to, and really help us out all the time, she was really friendly and was on it. Unfortunately we had to move out but definitely will recommended it. Eddy

We rented for 3 years a property managed by Mysmartlease.com they were very professional, when we had to request a service at home they were there for us. I was able to pay online, and schedule auto payment, so I was never late or worry to send checks anywhere. Awful property management. Erika Flores is super rude. Took her over a week to respond to her emails. It took her several days to check out a contract and get back to us, which should have taken 5 minutes. We got conflicting information from her and several other people in their office. Finally got a solid answer from the manager after about two weeks. Absolutely no urgency in her work ethic. Not a fan.

I strongly recommend all renters and landlords stay away from this company. Below are a list of issues I experienced over my 3 year relationship with My Smart Lease. If I could give this review negative stars, I would. 1. In December 2014, they were alerted that I did not have a properly working heat system. I did not have any heat for 2 winter seasons.

This is illegal in CA; however, they ignored the issue and waited until I finally put my foot down to fix it. 2. Tim, the owner, either ignores your emails or takes several days to respond. That's if you get a response at all. In regards to the employees, they go on vacation for a week and do not put an "out of office" reply on their emails so you think they're ignoring you as well. 3.

My A/C went out in May 2017. At the owners request, I had 3 estimates. I had to arrange for someone to be home at my house and take time off work for this. Needles to say, the A/C was never fixed and now they have the property listed with "central A/C." That is false advertisement. 4. Upon my move in, the place was filthy. So bad that a friend helping me move called a local cleaning crew to come in and clean because we were trying to move, not clean as well; however, they charged me for cleaning when I moved out.

The CA Fair Housing states you leave the property as clean as you found it. I left my unit much cleaner than how I found it but they're charging me for it. 5. They wait until day 21 to mail your deposit check. Nothing like waiting until the last moment. My emails regarding what I was being charged for went unanswered until day 21. 6. During the move-out inspection, I was told I am responsible for the cost of the electrician since the porch light wasn't working. What? 1.

I never used the porch light and 2. what makes you think the tenant is responsible for property maintenance? This company is poorly managed and in my opinion, taking advantage of their tenants. I have several friends still in this community who are eager to tell the new tenant they were lied to about a working A/C unit. **UPDATE** It has been 24 days since my move out and I still don't have my returned deposit check.

By law, they have 21 days to get it to me. I tried logging into my online portal and I no longer have access, which means I can't access agreements, maintenance request history, etc. I have filed a complaint with the BBB in regards to going two years without heat.

This company is owned and ran by shady crooks, do your self a favor and find another company. Im Currently in the process of sueing the owner Tim Adams the crook in federal court. He will rip you off. He likes to take advantage of edlery people for financial gain, he ripped my mother and father off for nearly 100,000 dollars

This is a review from a home owners side. I have been with Mysmartlease since 2010. My experience has been very good even with having to deploy to Afghanistan and no communication for weeks at a time. Never felt the need to change to a different management company. Very dependable on keeping my home in order and tenants happy and if there was a problem, I was informed.

Their experience and solutions to issues has made working a full time job and renting out a home possible. I can speak on my interactions with Holli, Richard, Chris and most of all Erika. They have been very professional and easy to get a hold of. Would definitely recommend if you like not having head aches with the HOA.

Signed up for and paid for Rently.com ($0.99) to view this property as the rental posting states. Scheduled appointment time and arrived at property. After selecting the Check In option on Rently.com to receive a phone call for the lock box code, my phone rang and a message recording stated, "We're sorry an application error has occured." The call was then immediately disconnected. I made several attempts and received the same recorded message each time. Needless to say, I was not able to view the property.

CROOKS! Very unprofessional. It's obvious they have little experience and only care about getting you in and when you leave, they fabricate the way you left the house. Good thing I had pictures and told them I would take them to small claims since they didn't want to deal honestly with me. - Former Tenant
