Customer service here is the worse. In particular, Marc Noah does not know what customer service looks like on his best day. He will threaten you with rent eviction when he can't seem to get his own accounting records in order. A lack of transparency, lack of customer service, and lack of appreciation for its patrons is what made me rate this place a 1.

I can't tell you how many times my family has had to provide receipts proving that rent was indeed paid on time. Heck, I've even dropped off payments in their office only to be received with scowls and attitude from employees in their Gaithersburg Office. I will never deal with this property again. If you want to feel appreciated or at the least treated with dignity and respect as a customer, then do not rent from this agency. Update I, response to owner: While I won't dispute the fact that we have indeed been late on rent on three occasions over our three year stay with your property, what I will say is that you and your team are in serious need of customer service training.

We are people, not animals, and deserve to receive some level of empathy when receiving communication from your office. I can easily screen-shot the number of brash emails we have received from your office over the years, but I do not need to do that because its clear in the reviews left by other users. There were also times when you mistakenly caught an error due to your accounting records and didn't even apologize for it.

Take some responsibility for how you treat people. I can also talk about how when we first moved in to the unit, no one even had the decency to thoroughly clean the unit. We had to call your office on move-in-day to have the unit cleaned out. What is most frustrating is the fact that we had an inspection today and the guy told us that we would be responsible for caulking the bathroom shower when you guys never even treated it prior to our moving into the unit.

I'm sure we will receive another brash email from you soon. -Obdulio Update II: I decided to give 3 stars after a conversation with my lady. At the least, Noah's preferred properties are quick at responding to work order requests for fixes/maintenance to the apartment when needed. Customer service can be better, but they are pretty good with responses in emergencies. I'll admit, giving a 1-star was a bit brutal but I can't let them off of the hook for the way they insensitively speak to renters. -Obdulio

Updating Review - March 2022 We have rented a condo through Noahs for the past 7 years. I want to preface this review by saying I work in the housing industry and there isn't much I don't know about rental units from both the landlord and tenant perspective. Noahs is an excellent property management company. They balance their responsibilities to the owner and tenant as well as any management company out there.

We have had several large repairs (only as a result of aging equipment) and Noahs worked as quickly as possible to have us up and going again. When a lightening storm this past summer took out our AC, they made sure we had a few portable AC units so we could stay in our home until the parts arrived. Marc Noah is easy to reach out to and always responds quickly. Circumstances cause us to relocate but if I had the opportunity to rent from them again I would not think twice about it.

We came home to no air conditioning on a hot, humid Friday evening and I sent an email and called the emergency number. Jeff responded to the email quickly and Fidel called to let me know that their AC repairman would be calling me. Within an hour I received a call and was told that that they would be out by noon on Saturday. On Saturday morning, someone was at our apartment at 10 am and the AC was fixed before 10:30. Fidel checked back in just after noon to make sure someone had come out and that our AC had been fixed. Noahs' is always so helpful and they always go above and beyond to make sure problems are resolved quickly and satisfactorily.

We've rented from them for 2 1/2 years and have had only positive experiences. We actually asked to renew our lease early! Many thanks to the entire team - especially Jeff and Fidel.

I've been a 15 year customer of Noah's and it feels like there's been a significant step downward in their level of attention and detail. I recognize they manage alot of homes but it seems like they have been more lax about their coordination with their repair company and less strict about adhering to the excellent standards of care that I had seen for the initial 12-13 years of service with them.

I am still planning to give them a chance, since I know as an organization they have a lot to juggle, but I'm starting to question how reliably they will coordinate and manage my current property and future properties under their care. The property I have is currently being prepped for sale and I was hoping for a more streamlined tune up of the property, timeliness in the response, and regular updates of the property in better coordination with the realtor. I'd like to see how this develops and this'll influence my overall impression of the organization in the next few weeks. I'll be sure to leave an update in 30 days.

Noah's managed a property for me in Gaithersburg for 10 years, and they kept things running smoothly the whole time. After the 2008 market crash, renting out the property was my only option once I moved out. Noah's enabled me to be mostly hands off, so I could focus my time and energy on family and work. I had very minimal vacancy and the tenants they screened and recommended always paid rent on time.

Their repair company quickly addressed any issues that came up and kept me informed. I did feel that some of their bills were a bit excessive, but I viewed that as a tradeoff for the prompt service. I deducted one star, since there were some errors made on my monthly statements during the last few years. They were resolved, but only after some inquiry and follow up on my part. After looking back on the last 10 years, I was happy with my decision to use and stick with Noah's for managing my property.

Noah's has managed our property in Wheaton since 2009 and we haven't had any issues. We've lived out of state and out of the country the entire time and never had to worry about a thing. They took care of everything, from finding great tenants to repairs, and provided great communication, to include monthly account statements, all at a reasonable price. If we had any questions or concerns, Marc Noah personally ensured we were satisfied. Overall, a great experience.

Noah's is a very professional real estate management company. I had the pleasure of renting a house in Germantown through them. Their team is very responsive and made every aspect of renting very easy, from viewing the house through the application, and easy rent payments. Noah's did a great job preparing the property - fresh paint, new hardwood floors, and steam cleaned the carpets in the bedroom. I looked at a lot of properties before renting this one. Noah's really made the difference.

We rented a home for 4 years through Noahs. The county we were in will not bill renters for water, only property management or home owner. 2 months after moving in I received a late notice with penalty. Upon inquiry we figured out what the county had done and they sent a copy of the bill that was for 1 month prior to moving in and 2 months of my occupancy.

I had to fight to get the bill prorated. Every quarter, I had to call or email to see if a bill was received and almost every quarter for the first three years I received late payment notifications and penalties because they would not notify me of the bill. With the exception of one month (at the beginning of COVID) our rent payment was early. When we moved out, they deducted the entire water bill from our security deposit even though it went beyond our move out date.

After we moved out, the homeowner had workman in to repaint the entire house and update the house to sell. The water bill should have been prorated but the Noahs rep told me that the workmen couldn't have used enough water to make a difference. In my book, that makes them thieves. Other issues- roof resulted in water stain on ceiling they wanted me to repaint.

Special filter on AC system was supposed to be paid by me. Homeowner contacted me directly because I gave 60 day move out notice, they informed the homeowner 5 days before we moved. This delayed the homeowners being able to rent or put the house up for sale. I am considering legal action for my deposit.

I was surprised to see negative reviews for this business. I have been a renter from Noah's for a year and a half now. I have enjoyed my experience so much that I am only willing to rent from Noah's again once our lease is up. Everyone I have worked with has been beyond professional and extremely friendly. When I go in to pay my rent, the woman at the front desk always asks how I'm doing and knows me by name.

I was even locked out once on a Saturday evening and John sent someone within 20minutes to help me out! All of my emails (usually by Mark) have been answered within the hour! It is a family business and they treat you like family. Once this quarantine is over and my lease is up, I hope to rent another property managed by Noah's. I highly recommend them.

We have had a long history with Noah's, first starting out as tenants. We were so impressed with their professional manner and interactions with us (and prompt responses to any maintenance/property issues) that, several years later when we acquired a rental property of our own, we immediately knew that we wanted Noah's to manage it. We've been extremely happy with our experience with them - they are easy to get ahold of and easy to work with - and have taken many of the headaches and burdens of having a rental property off our shoulders. We highly recommend them to anyone looking to rent a property or looking for a property manager.
