I would give 0 stars if I could. I moved into 835 Heights Apartments in January 2021 with the previous management company and loved living there. Then Oak Leaf took over and it's been a joke. Their website doesn't work and so I have to deliver rent checks to the leasing office--they have lost my check twice. this month, after paying my rent on time and dropping off my check IN PERSON, I got an eviction letter because THEY lost my check.

In addition, the water gets shut off without warning, they don't know who they've assigned parking to, they're allowing Airbnbs to run out of the apartments, and I cannot put it a maintenance request because they don't answer their phone and don't have a working website. Their management and behavior is unconscionable, unprofessional, and bordering on negligence. Do not lease any of their properties.

If could give them zero stars I would! They are one of the worst management companies ever! Never return calls or emails! My husband and I lived in the cutest little apartment complex @ 835 Heights Blvd for several years and absolutely loved it during the previous management company's ownership, so thankful we moved when we did. We have friends that still live there that have stated how awful it's truly become. Mgmt sending a letter to renters that if pipes burst due to freezing weather it is the renters responsibility to fix! Apartments not being refreshed between renters. Apartments now listed on Airbnb.

So sad that this property is going to become a dump! We loved living there. Do not rent with this management company! Also, we moved out in October and haven't seen anything regarding our deposits being returned even though I've reached out several times.

Critical: Responsiveness, Value Never return phone calls in regards of Windsor Cypress apartments. Only takes "messages", no further action taken. Missing funds for rent. Unexplainable fees. Previous reviews even stated property manager is a thief. No help whatsoever

I worked for oakleaf management for 7 years in Brazoria county and it is hands down the worst company I've ever worked for. They don't care about the employees, you can be fired at the drop of a dime with no explanation at all, I've seen it happen numerous times. they don't care about the tenants or the living conditions they have to endure. They purposely show investors the few upgraded Apartments they have and don't show them the rest of the property to make them believe that their money is being well spent but none of the other apartments are upgraded only the ones that they show investors.

Our district manager Paula runs her district like it's her own company. She uses her husband as a contractor even though they do terrible work, on top of all the other cheap contractors that she forced us to use that all did horrible work. I complained about the contractors for years but because Paula wanted those cheap contractors, those were the only ones we were allowed to use.

I've personally seen her talk to staff like trash. Paula needs to be fired from her job immediately before she runs her district into the ground. I do everything I can to tell people I know to stay away from any Apartments managed by oak leaf. Anyone that has worked under Paula would agree that she's a tyrant and truly miserable to work under. Investors be warned, they show you what they want you to see not what you actually invest in. I'm so thankful that I got out of that company when I could, best decision I've ever made.

On October 1, my air conditioner was leaking water on the floor. Since October 1, I have been mopping up water. I finally decided to cut the air conditioner off which stopped the leaking. Now I am suffering from the heat. I am 70 years old, diabetic with high blood pressure. I need my air condition. I have called in everyday and they say that they will send someone over, but they never showed up.

I called the home office and told them the same problem, they sent someone over at 10:00p.m. I do not open my doors at night as I live alone. I told him to come back in the morning, he said ok but he never came back. My address is: Woodlake Townhomes, 2600 Westerland Drive No. 713, Houston, Texas 77063. I have been living here for 5 years. I pay my rent-on time, never been late, I deserve help.

I moved in on Sept 10, 2021 reported verbally my refrigerator is not working and sent an email on the 12th of September 2021 know one has responded. I came back to my apartment and Baby German Roach On my bed pillow in my clean bed. I've also reported the dryer vent need to be mounted cannot hook up dryer & the plugs in that same area need to be changed cannot hook up the washer to wash my laundry. There are German Roach feces in the cabinets along the tracks of the drawers and in the window blinds.

Ever since Oakleaf Management took over Spring Village Apartments, I have had several major issues. First, they lost over 3 months of my rent and parking fees and then, tried to evict me. Thankfully, I always pay my rent in cashiers checks from my bank and there was multiple transactions receipts from each check, including proof of payment and money received by the complex. Nevertheless, I still had to deal with unprofessional, rude and disrespectful supervisors that did not return calls, voicemails or emails. Secondly, I have had flooding in my apartment from a malfunctioning a/c unit that leaked in between the walls, ruining the carpet and vinyl flooring.

Not to mention having to be without a/c in the middle of the summer. When maintenance issues are reported the maintenance staff doesn't speak English and don't know what they are doing. The current office staff, Delia is extremely rude, unprofessional, unpleasant and lacks customer service skills. She hangs up in your face and then hangs up on your calls when you try to call back. Once, I did get the opportunity to speak with someone else, she acted as if Delia did absolutely nothing wrong saying, "Sorry, if you feel like she was being rude." In a very short non- empathetic manner.

I have always been courteous, kind and calm, I have NEVER cursed, raised my voice or spoken to them in a disrespectful manner when calling or going into the office. Yet, that is how I am treated by these ladies at the office. I have NEVER been late or delinquency on my rent or parking. Something needs to be done to fix the way staff address residents in such a rude and disrespectful manner.

I have come into the office several times and witnessed how Ms. Delhi's, rolls her eyes and speaks down to residents while in office. Oakleaf should hire qualified personnel with better customer service skills.

I wrote a review a couple of months ago because the conditions at Eagles Landing had become so bad I regretted renewing my lease. Up until about 2 weeks ago it was still bad, but now there is a new manager named Eloisa Osorio and she is ON TOP OF EVERYTHING! The grounds are manicured again, maintenance issues are handled quickly and she even does a follow up call to give you a status or to let you know things have been handled.

I have lived here almost 18 months and this has never happened! I'm praying she stays because this is the level of service I expect from a luxury apartment complex. Thank you Eloisa for turning things around at Eagles Landing.

Eagles Landing in beaumont took my deposit and used part of it for rent. Give them 60 day notice before my lease was up. And they gave me my prorated rent. And charged 100 because they said that was month to month. Away they came up with made up charges to eat my deposit up. And sent me a water bill to. Paid that said I didn't owe one. That it would be refunded.

Didn't happen just received another water at my new address. Very nice apartments but have alot of issues. Plus I had things broken in my apartment since Hurricane Harvey never got fixed went 4mths with one bathroom cause the other one was broken. Can go on and on.

I live at Madison Court Apartments I reported a malfunction of the AC and their answer was that they can't anything about it because is a system problem so i have to be in a warm apartment with this high heat weather and spending more money in electricity because the cant hire someone to fix the problem. I also call corporate to see if they care and contact me but it looks like they only care about money because no one call me back.

This company is the worst company, in general, I have ever dealt with. It is staffed or was staffed with the worst people. Starting with the CEO Patrick T. Several years ago they were running the property in which I still live at (Springfield Apartment's) I asked for a handicap van accessible parking and it took them 18 months to provide it to me but I had asked Patrick and he said he felt I did not need one and refused.

Not until I filed a discrimination complaint with the state did they provide it. After they did provide it they wanted me to sign a release (which I still have a copy of) stating I would release them of ALL liability while I lived at the property. I refused to sign it yet they did everything they could to have me do it even to put it in the middle of a new lease I was signing to see if I would not read it and just sign it. Things even got so bad that because of all the stress I ended up in the hospital in a coma for three weeks. Won't even go into what they offered the investigator with The State Of Texas to not allow the complaint to be filed. THOUGH I SEE IT IS STILL LEAD BY PATRICK T. SO AM SURE ITS STILL A BAD COMPANY.

We got our return check for deposits. I understand some money will be owed. But our contract says we paid $800 in deposits but the final statement reflects only $500. We've called three times only to get the front desk receptionist with no return call. At this point this company looks like a scam and I will be following up with a reporter investigator.

This company serves absolutely no purpose and is so unprofessionally disorganized. I had an issue with one of the properties they manage and initially called 3 x and emailed. I left several messages with the receptionist and the assigned agents never called me back. I finally drove to the location of Oakleaf and still no help. Yes they heard me out but failed to respond or resolve my issue or call me back when found out answers from the property. Very upset and don't appreciate when people lie or have no respect for your time. I wouldn't dare recommend renting from ANY of their properties.

So the place I live is under new management, but these guys owned it for the bulk of the time I lived here (moving in a month HALLELUJAH JESUS) 2232 bellefontaine a cute property.or it was.now its a flaming pile of construction refuse and rotting garbage. BUT THAT'S FOR ANOTHER YELP REVIEW WITH A DIFFERENT MANAGEMENT COMPANY.AHEM. But Oak Leaf Management was a terrible management company.

I put up with them 'cause the rent was cheap and the place was cute, but HOLY MACARONI, was my landlady a dumb bitch. She couldn't keep track of anything. I had to send a lease back twice in a row 'cause she made massive mistakes (like length of lease and correct spelling of names) Nothing ever got fixed and our landlady routinely confused different tenants. It's like she was trying to run this property completely stoned out of her mind.

Like maybe she had brain damage. I don't know. Anyway.they sold it to another company and gave us all a letter basically saying hey we sold this property to someone else.we don't know how you're supposed to pay rent. I dunno. Have fun. We're gonna continue sucking at our job, but just not at this property anymore. It didn't flood during Harvey though so that was nice.

Very bad company very rude stuff nobody knows anything about their work floor is very rude manager and when I tried to call corporate supervisor he called me his name I think it's mingule he was very rude to I think floor and mingule from the same family please don come to this company I complained them

I think this management does not even deserve one star; it is absolutely the WORST. I never write reviews, but Oak Leaf Management (2232 Bellefontaine) has continuously disappointed me and my roommate. Please avoid this management if possible. One day, I came home to this picture: a doormat rolled up and stuck in my toilet, not to mention that the floor was also very dirty.

Someone got into my house and damaged my property. I called the management about this situation, but they never did anything to solve this issue. They told me that they will find the culprit, but I never got any follow up. I called them multiple times and left messages, and they were very slow to respond. They said that it was impossible to find the culprit.

I felt like they barely tried because they had forgotten about it when I called again a month later. They did not do anything to reimburse my damaged property. Also, my roommate and I have constantly told the management for house maintenance (broken oven which didn't work since move-in, broken fence, peeling bathtub, weed growing into the house wall, leaking ceilings, etc.) Never ever did they do anything to fix it even though my roommate and I have let the management many times.

They claimed that before we moved in, the apartment would be cleaned and fixed--it is all a lie. Not to mention that if someone does come "fix" the apartment, the maintenance guy never leaves a note and always leaves a huge mess for me to clean up. I know the rent may be cheaper than other apartments in Houston, but AVOID at all cost. This is the worst apartment experience I've had.

Good building but bad management. Specifically 6200 Savoy property. Bad bad bad management. Be careful when you sign a contract. When it's over and you try to extend, they'll hit you hard. They will up charge you thinking that you'd rather stay than paying the cost to move to another building. Any changes to floor plan is tens of thousands of dollars and you have no option doing the construction yourself.

Not flexible. Not helpful. Not always available to talk during weekdays. Building is dirty. Ground and walls never been power washed and have black marks. Water fountains are not cold and spurs very little water. Mailboxes are sporadic. Lobby has no seats for guests. Some suites don't have mandatory emergency lights. Conference room have technologies that are not working properly. Show only. They've been told but refused to fix the issues. Go find other buildings who are willing to work with you like Boxer Properties or the like.

Only put 1 star as no option for 0. They do indeed suck. They have the trash piled so high its out of control, the management is rarely here at the location and when she is here she want to boss people around as if we do not know the laws. She tried to perform an illegal lockout when confronted she lied in our face stating she had left orior notice (which is untrue on her part) then 10min later (after writing the notice dated on Feb 11) she hand delievered it to us then not even 5min after that she sends another and yet not the correct address has another persons name on the 2nd notice, wrong sq ft, wrong name, and wrong suite number.

Not our info its for another suite but with our nane after "Dear Mr.?" i mean really? They need better knowledge on how to do buisness or the cops will be comming out a lot. Not only do they NOT maintain the grounds by over run trash, they are never in the office or on the grounds. Since they took over this place has gone from good to hell in a hand basket. Need to be run by professional people not rude and uneducated people.
