Disappointed. They're shady and unprofessional. It's hard when you feel like you have to take note of everything in a house prior to move in because you feel that the company will gip you. Well I was right. I moved into their property 7900 Ventura Ave. Their was cob webs all over the ceilings when I moved in and screens on the windows were broken. Keeping in mind that within three months the toilet broke, the water pressure was low and the kitchen sink wasn't draining they did end up fixing it and overall communicated back to me when I needed something.

But then the garage broke. They wouldn't fix it! I had tons of expensive things in the garage and they just keep ignoring me. They had one guy finally come take a look and then nothing happened. Haydee one of the property managers came by at the end to do the walk through. She said and I quote: "Everything looks fine. Don't worry about the garage door, the tenants before you also had the same problem. YOU WILL GET YOUR FULL DEPOSIT." Weeks after move out I get an email saying the owner will by taking $475 dollars out of MY DEPOSIT to fix the garage even though 1.

It wasn't my fault and 2. Haydee looked me in the eyes and then lied to my face. Here's what you do moving forward since sometimes unfortunately we can't choose who we are renting from. When you do the walk through, get your phone and press record. So that everything they say to your face is something you can pin on them when they come back and RIP YOU OFF for $475. Unreal. *By the way, if you're moving to that property my car got broken into there. Careful.

We, Jose Franco, and I used to rent from them. It was our 1st "home". We also had our son, while living there. His 1st home. I would say they treated us well. I feel bad for them because there name is so close to, and often gets mistaken for "California Oaks Property Mng". And they are so different. I would never rent from "CA Oaks". But would rent from "Oaktree" again, for sure. Matter of fact, Jose is now looking for his own place. I hope he could find one with them.

Sadly this property company is low tier in quality. The staff at the window for one is one of the least friendly and most openly-annoyed that I've ever met. The experience with the property though, they didn't give us the mailbox key and instead gave us some random key. The walls weren't even clean, several screens on windows were broken and punctured.

There was an ant infestation since before we moved in and they didn't bother to fix it despite us pointing it out during our first visit. Overall not worth it to come to this property management company, try somewhere else.

Oaktree has done an excellent job managing our rental property for over twenty years. They have always been professional, friendly, and proactive in upkeep of our property, and have always responded quickly to tenant's maintenance requests.

Property managers were professional and proactive. OTPI&M prepared plans ahead of vacancies including changes to CA real estate law. Subcontractors were skilled but not overpriced. No issues arose which couldn't be resolved quickly with email.

I have been using Oaktree Property management to manage my property for over 15 years and they have provided excellent service! They always take care of any problems with the property very quickly and appropriately and they also find reliable tenants in a timely fashion! In the 15 years of renting- our unit has been empty for less than 3 months!

Mr. Snyder and his team have been very professional, knowledgeable and approachable in handling all tenants' issues. Mr. Snyder is exceptionally experienced with property management operation and overseeing projects (remodeling / addition) and resolving issues with the City. I strongly recommend Oaktree Property Management!
