We just arrived at the property this morning, and we are sitting and waiting to get into our room because the lock box code they gave us is incorrect! I have called and spoken to 3 different people in the last hour and no one can give us an answer. One lady even asked "Is this really an emergency?" Well, yes. We just drove 13 hours, have 2 screaming toddlers and we can't get into our room. So obviously, we have to wait until they open since no one has yet to contact me. An awful start to vacation, to say the least!

Would not recommend leasing a property from this company. The move out process is a complete failure. No opportunity for a walk through, poor communication, and nickel and diming tenant to keep as much of the deposit as possible (ie. charging multiple hours of labor at $56 per hour to replace lightbulbs).

We rented a property though Oberg in 2019/2020. All in all, it was a good rental experience. We had a couple of issues with the home and they took care of everything in a short amount of time. The single star is based upon not standing by their word or their contract. On our exit, we paid over $125 to have the carpets cleaned. Per our agreement, we had pets in the house and they are house trained.

We did pay for a cleaning level to address any pet concerns of smell or shedding. After we exited, Oberg charged us for the carpet cleaning on our invoice (even though we already had the carpets cleaned by their specified company and returned the receipt to them). In addition, they charged us for lightbulbs that we already replaced. After four emails and two phone calls with no response, it is a lost cause. It's small enough amount of money that they know it would make no sense for us to bring suit, but a large enough amount of money and lost trust to question their character and integrity.

I have had Oberg properties as a landlord for over a year now. These guys are awesome. They make it so simple and easy. Everything is handled thru an app. You have an issue. You report it they the app and they are on it. I have never had a landlord make everything so easy. Top notch property management company for sure.

Rent At Your Own Risk We rented a lovely condo on the golf course and we had been there for about 1 hour. Just long enough to get our things put away and start making dinner when a pipe behind the upstairs toilet burst and began spraying water everywhere. Both my husband and I tried to turn off the valve behind the toilet, but it was rusted and would not budge.

In order to reach the water valve we had to get down and put our faces in the spray of water squirting out like a fire hydrant. After about 10-15 minutes we were able to get the water off. We had called for help immediately and were met with a clueless lady at the answering service twice. Then we were left waiting for an hour to learn what would happen next.

During that time we toweled up as much of the water as possible and moved furniture to save it from the water coming through the ceiling of the first floor. The water came through and poured down on the kitchen counters and stove ruining our dinner and the food we had brought for 4 day trip and it also got on our bags. We finally got a call back from Oberg properties, there was no " are you guys ok?" or anything like that, the guy just drilled my about the exact details about the pipes and he had no plan for getting us situated, he just said he had to go call the plumbers and that kind of thing.

So we are standing around, tired from a long day of travel and not having dinner and wondering where we are supposed to go or do next. Then a nice couple came he said they had only one option for us. At this point it's getting late and we have a 9 year old, so we pack up all our stuff and move to the other property. The other property has a nice view but not anywhere near the quality of the rental that we had originally rented.

We understand that these things happen, although the man who came from Oberg said the pipe was rusted and that it "exploded." I'm no plumber, but perhaps that could have been prevented. Anyway, it was clearly not any fault of our own, yet we were stuck cleaning it up, having our stuff ruined and wasting time being rudely dealt with for our trouble.

I was perfectly happy with the price point of the original rental. It was on the high end, but the place was very nice. The place we were moved to I would not ever select. Everything was motel level. The lady who took us there said, of course this unit will be less expensive. By this time it's late and we are at their mercy, because we have already paid for the original rental.

The next day they informed us the price of the unit we were moved to which we expressed to them we felt was not competitive to the similar and even much nicer properties in the same area and not at all commensurate to the quality of the accommodations. We were basically told, "too bad, " so we were stuck. We thought about going home, but we had already paid for the 3 nights and we had other reservations that we could not cancel.

At no time did they consider compensating us for the loss of our items or our time. At one point early on, one of the ladies asked me if we needed anything. I said "yes, soap"-because the rental we were moved to had one tiny cheap bar of "no tell motel" soap for 3 people for 3 nights. Apparently that was too much to ask for because we never got it.

We went from a luxury 4 bedroom, 2 story, 2 and a half bath condo with pool and grill to a 2 bedroom 2 not fully functioning baths cheap treehouse no pool, no grill and for all of our trouble we were afforded only 25% off our price for the nightly price of the room. Again things happen, were very nice about it and we would have been fine to just go with it if it didn't feel like were we treated so callously regarding our inconvenience and ordeal, the major downgrade of the accommodations, the stinginess on their part for the "discount" and utter lack of care as far as customer service.

I mean they got paid up front, so what do they care. In the end, this military family learned a valuable life lesson from the experience, so thank you for that Oberg Properties. PS. Thanks so much for the soap, I mean it's not like we are in the middle of a pandemic or anything, really classy to deny us that on top of the whole experience.

We have purchased 2 homes from Guy and there are many things that made him and his company great but one of the most important parts to me and my wife is to feel like our realtor is on our side and move at our pace. If you want him to move fast he is ready, if you want him to slow down and give you time and space to think about your decision he is also ready for it. Guy and Oberg properties will always be highly recomended by me and my family

This company called me to set-up a viewing of a property I'm currently renting and living in. I called back, requested that they contact me post visit and confirm that lights and appliances were turned off and that the door be locked. When I arrived home, the lights and fan were still on AND they failed to lock the deadbolt on the door. They also failed to return my call despite having left a message and my phone number. Their conduct was incredibly unprofessional and inappropriate.

We just purchased our first home in the area and Guy III so was helpful from start to finish. We're relocating from California and felt very comfortable in his hands when he was showing us all the neighborhoods and really feel he guided us into the best spot for our family and all transactions went flawlessly. He's super friendly, knowledgeable and just all around great at what he does. Wouldn't hesitate to use him/Oberg Properties again!

We used Guy Oberg lll to help us sell our South Austin house and purchase our new home in Dripping Springs. Guy is extremely professional, courteous, and his expertise made the home buying process a very pleasant experience for us. We listed our house and Guy got top dollar fir it the FIRST day it was on the market- a cash offer with a 2 week close!

Since we had to move quickly, we were in a crunch to find a house to buy. My husband and I had been looking on our own for months with no luck on finding a house we liked. Guy stepped in to help out and listened to our needs/ desires. The very first house Guy recommended was exactly what we were looking for. He negotiated a great deal for us and walked us through every step of the process.

Even after we closed on our home, Guy followed up to make sure we were good and he gave us a thoughtful closing gift. We had a truly wonderful experience using Oberg Properties!

Guy Oberg and Oberg Properties were a great help in both the selling of our home and the buying of our new home. We are extremely pleased with how smooth the transaction went on both ends. We needed to move quickly to get our new home under contract and Guy was there every step of the way to answer questions and make sure we got the best deal possible.

We called him on a Sunday after popping into an open house and wanting to make an offer - he had an offer written for us that night, talk about a swift service! I have used Guy Oberg and Oberg Properties on two house purchases now and have been extremely pleased with the experience on both buys. We weren't very familiar with the process of buying a home, Guy was more than helpful and always there to walk us through every step of the process. Oberg Properties is the management company for the condominium complex that I am HOA President for. I have personally dealt with Guy, Mary Lynn and their staff for over 10 years now. They have always been extremely professional, helpful and friendly in their approach and execution. On top of all the day-to-day logistics we have here, we have had to also deal with several legal issues and their staff has always diligently guided us through the resolution. I highly recommend the Oberg Properties company and staff to anyone looking for top-notch management of their properties.

I wish I could give less than one star. They are by far the worst company I have ever dealt with in my life! I had to reach out to them multiple times before I could get answers on anything. I lived in a complex that was sold while I was renting and Oberg properties took over the management. Having them as property managers pushed me to move as soon as I could.

They have no clue how to take care of their tenants. I had a verbal agreement with One of the managers there and when it came down to getting my deposit back he took money out of my deposit because he said it wasn't in writing! He is clueless! He would say things and either won't remember or he just simply doesn't care. By far one one the worst companies ever!

My wife and I chose Guy to assist us with the sale of our home as well as the purchase of our new home recently. Words can't express how pleased we are with the whole process. To be honest it seemed quite daunting when we started out but Guy's knowledge of the market, experience and effort made the process very smooth. If you want a realtor who will bust his butt and go to the mat for the benefit of his clients then Guy and Oberg Properties is your realtor.

It should be noted that in the middle of our home sale/home search, Guy's wife gave birth to their second child. Throughout this major life event Guy stayed in contact and continued to make us feel like we were his only client. The level of service we received never changed.

Oberg was incredibly on point with the sale of my home. I'd trust these guys with the fate of my children. Everything is top notch. This won't be a professional relationship you'll regret. I'm sure you'll have plenty of regrets in life but hiring Guy or any of their highly skilled agents will not be one of them.

Our household has a long-term rental agreement for a property through Oberg. While the property has had many issues, we have to compliment Oberg Agent Chris Cahill. Chris has navigated us through handling multiple challenges involving the property and its owner with outstanding professionalism and patience. My fiance and I were looking for a home in South Austin, and Oberg Properties was incredibly helpful and responsive during the whole process. I am surprised about the other reviews here, because I have never been left waiting or frustrated. Finding the home: We were buying in South Austin, and houses were listing and selling in the SAME DAY (one even sold on Thanksgiving morning).

Our agent, and the Oberg office staff, were responsive during the whole process. I would call during work to set up the home visits and be looking at homes that evening. It took us about 3 months to find the right house at the right price, and Oberg really helped us by showing us what would and would not make a good purchase (foundation issues, flooding potential, poor upkeep/utility repairs, neighborhood considerations).

It was much more than simply showing a property and asking if we wanted it. We also felt like he was mindful of our style and interests, pointing out things that might bother us in years to come. Buying the home: Oberg Properties held our hands the whole way through, recommended insurance and lending companies, explained all the paperwork, and answered all of our questions.

Everyone says closing on a home is hard, but we really found it quite simple and straightforward. After Purchase: I still sometimes call to help me solve issues and answer questions about how to be a homeowner. I'm not sure what is typical or standard, but I do really feel safe and secure in my home. I highly recommend using Oberg Properties if you are looking for a home in Austin.

Very mixed feelings about the agency here. Have rented out a SFH under their management for 1+ years and have had good and bad to report. On the good side: About 2-3 months after dealing with the initial property management agent, Oberg assigned a new person to deal with the ongoing maintenance issues with the house. This person has been keeping us updated on the status of repairs et al, and been reasonably prompt in getting services to us in the form of appliance people and repairmen. However, they can only do so much given that the property owner is slow and is amazingly stingy when it comes to allowing repairs to be done.

To be fair, that is not fully the fault of Oberg. On the minus side: The first few months of this rental were pretty bad. The agent initially assigned here did NOT get the property into move-in condition; painting was not completed, carpets were cleaned but remained stained to the degree that they needed replacing, lawn and gardening service never showed up, and a lot of the items requesting repair were simply never done, such as removing multiple wasp nests that were reported all around the property, even outside the main entryways.

In all, a list of 20+ named defects were reported to Oberg upon our initial inspection of the property, and hardly any were remedied before our move-in date. As a renter I was very disappointed; as a property owner, I would be shocked at how little was done. While the new agent has been decent, I would definitely look for a different agency to do business with; surely there are some others in this zip code.

Oberg Properties offers great service, I have gone on a few vacations now and I dont hesitate to call them up. Everything went according to plan, and it puts you at ease knowing everything is going to work out. I would recommend them to anyone looking to rent, buy or sell.

We have rented a vacation property from Obergs for the past five years. This year's property was the best yet. The condo was clean, well-appointed and stocked with nice dishes, kitchen tools and equipment. We were told on arrival that a worker would come to check smoke alarms and he did. We appreciate the friendliness of the Oberg staff in welcoming us to Lakeway each year, and their willingness to work with us should an issue arise with repairs or questions.

I can't say enough good things about Oberg Properties. I was in a major bind, for my wedding weekend needing to book several places quickly, and Cindy Maroney (and everyone else I spoke to) at Oberg Properties were AMAZING! We rented several of the Schooner Villa condos as well as 3 other properties (several homes) for our visiting family to stay.

Being from the area, I can tell you that all of the properties are great locations, for vacation, etc. and still close enough to the city/downtown area. We had a large group to accommodate and I was also very picky, but Cindy catered to our every need and was wonderful to work with! I will definitely refer family and friends here if they need a place to stay in the future. Thank you Cindy and Oberg Properties!

I feel like something lower than 1 star would really be more accurate here. I've been in my current rental home for 15 months and it has been a nightmare from the beginning, largely due to this company's inconsiderate, unfriendly & unprofessional service. The first month I moved in I had to contact Oberg Properties with maintenance and repair requests that were not addressed in a timely manner and took several calls and emails to get a response from their office.

To have even the simplest thing repaired completed takes an average of 1-2 months and required sending 20 emails or phone calls to remind them the repair was still not fixed. No request is met with any urgency, including standard lease defined emergencies, such as a busted water pipe flooding your kitchen. Which took them 6 days to repair, that's right 6 days, to repair a flooded kitchen and busted water pipe.

Or a lock which broke on the main entry door that was the only access I had into my home that they refused to send an emergency service to repair. I have had to actually hire contractors to have repairs fixed around my lease property and billed them back to the company because they are so unresponsive. In addition to that burden, each request put in had to be cleared with the property's owner, who came by my home unannounced on more than one occasion, to see if the request was justified.

One particular request was for a light to be installed because the walk way and entry was pitch black at night and as a single female, I felt unsafe coming home at night alone. The patio was so dark that I would have to use my phone for light to use my key in the lock. This was met with an argument that it wasn't needed and when I pushed back on the issue the owner dropped by unannounced one evening, to see if I was in fact telling the truth and the request was justified.

This is not standard practice and it made me very uncomfortable. Once you are locked into your lease, it becomes very obvious that neither the employees nor the owners at Oberg Properties consider their tenant's health, safety or well-being a priority. I will never rent again with this company and I feel sorry for anyone who unknowingly gets involved! I wish there had been more reviews online when I was researching prior to moving in. Be forewarned; do not rent from Oberg Properties!

He provided excellent advice on how to present our home in the best way possible. Guy also was very responsive to our questions and issues. We are currently living in an Oberg managed property and are very disappointed in the service, or lack thereof, they provide. We have had several small issues where calls don't get returned and days go by before our service request is taken care of. Unfortunately, we have a much larger issue at hand now. Our garage door quit working on May 5th.

We called Oberg and they said they would send someone to fix the door. Weeks went by with me calling to remind them that we aren't able to use our door. By mid-June, we had a repairman out here. He told me the motherboard needs to be replaced as well as the door. He was afraid someone would get hurt as the door was cracked and unsafe. More weeks passed with us calling, it's now mid July.

After showing our frustration, we finally get a call that the owner can't afford to repair the door so they will send their "handyman" to fix the garage door. We have offered to pay the bill and take if off our rent over a 3 month time period. They insist that their "handyman" can fix the garage door. We are concerned that the door won't be fixed correctly and that one of our cars could get damaged or worse one of us gets injured, including our son or dog.

The anger that resonates from the people that work there is amazing to us. They are upset we are calling and want the garage repaired. Customer service doesn't exist at Oberg, they just want you to shut up and give them the rent. When our lease is up, we are happy to leave and even more happy to let people know about our experience. It's unfortunate, the owner is so nice and the property is really nice, but being treated this way isn't worth it.

As a first time home buyer we couldn't have asked for someone better then Guy Oberg III. Not only did we feel like he had our best interests in mind throughout the entire home buying process but we could trust him and we valued his opinion. We felt comfortable bouncing ideas off him and knew we would get an honest and practical answer.even when some of our ideas were not the best.

In addition to his vast knowledge of the markets we were interested in, he also had multiple friendly and knowledgeable connections including but not limited to inspectors, contractors, and mortgage brokers. Guy made sure we were taken care of at every step of the way. We would highly recommend Guy at Oberg properties and we will be using him in the future.

One star is an injustice to how wretched a place this is. I wish you didn't have to mark anything. Horrible, horrible service! It took them two months to complete our make-ready and now, a month later, we are still waiting on repairs. They don't follow through on anything, or follow up. I have to constantly call and remind them we have incomplete repairs.

The owner takes two weeks to respond to anything - so you can see where the standard of service begins and ends. I love the house I'm renting, but I will leave because of their inexcusably incompetent and uncaring service. It's not property management, it's property negligence. Total scam for property owners!
