Took the application fee from us and never responded further after being given all the documents requested. Never even to say we were denied which we weren't because we got approved at another company for a more expensive property. Felt like a scam

Rented from them and the carpet was disgusting when we moved in everything was broke, and yet we still painted and cleaned throughly, only to not get anything back from the deposit. property was in a neighborhood with constant gun shots. we left the house spotless, and paid rent on time every month. they'll steal your deposit.

They half fix stuff more like rig it to work momentarily they claim now they cleaned the carpet before move in but i dont have a pet and it was dog hair in here it smelled like a dog and if they look at they rental history i know the person had a pet they claim they inspected this home before renting but they got windows that dont open and everything i just wouldnt reccomend this company they lease are as is but they have maintenace men. Lol make it make sense

There's a reason why this company has a 2.3 star rating. It deserves no stars. They move the process along pretty quickly but make up false reasons to deny you. For example, I applied for a place that lists no pets. I have an ESA, presented 6 months of bank statements proving $4,000 a month and they deny us for "lacking income information". I tried to verify where they got this information and told them that's just an excuse to deny my ESA because the owner doesn't want pets.

They then lie by saying the employer said my husband doesn't work for them. For one, my husband works for his brother so that's a false because he confirmed he does work for him. 2. EVEN IF he did say that our bank statements PROVE deposits made by the company. So, they illegally denied an ESA and tried to find a random reason that's false to deny us to legally protect themselves. There's 2 sides to every story but if I were you I'd apply to a more reputable company with a better star rating and that are actually honest.

PLEASE PLEASE PLEASE SAVE YOUR MONEY AND TIME They switch up their stories way too much and never stay in communication. Alissia was the main person I spoke to outside of the supervisor regarding my application before and after it was denied. First it stated in my email that I was denied due to there not being enough points to qualify for a home. When I asked for further details I was informed by the supervisor herself that I would receive it in writing via email. Weeks later I call again due to lack of communication and still no update. NOW they tell me the details I requested cannot be discussed because they're not allowed to give the information at all although the email clearly states it.

I brushed off the bad reviews at first and went to see a property and made an appointment and all then when I got there there was no serial number on the lock box where they said. then i message the barcode and sent picture of it and then no response what so ever. It was extremely unprofessional. then because i was waiting outside for a response gave me plenty of time to look arounf, there is something living under the house, and the front porch was off and some bars missing. there was trash all over the backyard. Glad i doged that bullet and found out about their bad communication early.

I have been a tenant going on 5 years and I must honestly say, I have yet to rent from a better management company. I struggled paying my rent this last year and the staff at Oz Accommodations were more than patient with me. Anytime I needed anything fixed, maintenance always responded promptly and things got done fast. Scott and Rachel are amazing to say the least! I would recommend them to anyone! I am so happy to live in my rental property and plan to be here a while.

If zero stars was possible that'd be my choice. I have only lived in one of their properties for a couple months and have nothing but problems. Doors were jammed and wouldn't open when I moved in. It took over 2 weeks for them to fix my broken AC. My place was over 88 degrees and they wouldn't even answer my calls. They send out the most unprofessional, rude and unhelpful contractors. You ask them direct questions on the phone and they squirm and skirt around answering it. Horrible company to deal with. No worth it.

Scott Abbey and Oz Accomodations will tell you their scores are low because they do not solicit reviews, owners do not review, or all tenants have complaints. From experience their score is accurate if not high. I am an owner. When it comes to repairs Scott Abbey will have these done by his "other company, " "his guys, " REI, who he manages, hires and uses for remodels and repairs.

The work is substandard, improperly installed, and they used damaged and/or scrap materials instead of finish trim specified in his quote. They installed quarter round draped over a floor transition. Installed a door with major gaps due to improper cutting or used material. Scrap wood was poorly "cut" and installed as finish trim in a bathroom. Hardwood floor was gouged by cutting quarter round after installation.

As he stated on May 22, after days of ignoring requests for updates, "Tomorrow morning first thing I am sending two people to start the work, they should be done by Friday." His assistant sent this on May 31, "I just talked to Scott and he said everything is complete except for painting the bathroom ceiling and attaching the doorknobs." Seven days later after their second request for a final cleaning I had it inspected.

Clearly the work was not complete or ready for a final cleaning. At his hands, I am not at all certain my property would ever have been leased. I terminated them and had the property leased and occupied within seven days with a real management company. They have refused to reimburse me for their "work" or compensate me for damages they caused to my property. He's been trying to hold me to an unexecuted contract, he's licensed as a realtor. Read your contracts, do your research and hire a qualified company.

I seriously wish I could give it zero stars, but I guess one will have to suffice. Where to start? We moved into 8536 Switzer in Overland Park and signed a 3 year lease. Once we moved in we noticed the fireplace didn't work, so we contacted Oz Accommodations. Let me tell you, in THREE YEARS that fireplace did not work! Fast forward, a storm rolled in, a tree fell on our neighbors house (luckily it didn't do any damage) ourselves, and our neighbor tried reaching out to Oz Accommodations to have someone come remove the tree, no one came.

We ended up paying for people to come remove it. Our faucet in the kitchen started leaking, no one answered at Oz so we paid to get it replaced. Towards the end of moving out, the sump pump started to flood so in a hurry we got it replaced, paid for it out of pocket because Lord knows they wouldn't have answered and our stuff in the basement would get damaged.

Then the roof started to leak, we notified Oz, and no one said anything about it. luckily we were moving out soon so whatever. In the move out process, after everything was moved out we PAID for a cleaning service to come do a deep clean of everything, and two days before our lease was up, we mowed the lawn and trimmed the bushes (as it was stated in our contract to do so before we moved out).

We then get a very little part of our security deposit back because. are you ready for this? THEY CHARGED $39 for a "rekey" but we turned in the two keys and garage door opener. They charged us $100 for a "cleaning home fee" YET WE PAID TO HAVE A CLEANING SERVICE COME IN AND DO IT, and we looked at it after. it was SPOTLESS. We were charged $500 for a "painting wall fee". there was a VERY small section that was scuffed up, that we painted over with the paint from the basement that they told us to use if we wanted to. $500 FOR A TINY SECTION of paint that we were told to use!

We were then charged $75 for "lawn and bush trimming". but remember?. we mowed and trimmed up to the end of our lease. So here we are, almost 4 months later and no one will respond to my 5 follow up on either getting the money back for those, or reimbursing us for the faucet, sump pump, tree removal, cleaning service and the money they took out for "lawn care and bush trimming" that was already taken care of, which we offered to show them pictures of that day.

They are quick to take your money but ignore you when it comes to you calling them out for their BS and asking for your money. Hopefully this place won't last much longer and that way people stop getting screwed over. Please, learn from our mistake and do your due diligence on researching who you are going to rent from. Update: We've been trying to contact Oz Accomodations for weeks, yes, plural, now with NO response as to refunding us for the fixes we had to make due to lack of response on their end, or response to refunding us the rest of our deposit.

I've been a renter at one of their properties for 7 months. I've made 5 service requests and all were taken care of in a timely manner. It was mainly plumbing, but this is an old house so it was probably time for pipe cleaning. They respond to my emails with questions within a day. I saw quite a few unhappy reviews, but I think you need to keep in mind there's a property owner that the management company has to deal with as well.

I'm happy I found a dog friendly property with a fenced yard in this rental market. It's a nice little neighborhood as well. The house I rent was freshly painted, new appliances, and new flooring. The laundry is unfinished, but I was happy to have W/D hookups on-site so who cares. The office staff are ALWAYS friendly. Move-in day was easy. I hope this helps others who may be discouraged by other reviews. Update: 12 months, still happy!

OZ Accomodations has managed my property for 2 years now. It is an investment property and they know the importance of having a qualified tenant at all times. Above all, the president understands and knows the local market. He also understands the investment real estate business. I spent 30 minutes on the phone with him. The knowledge, wisdom and understanding of the fundamentals is phenomenal. Check them out.

This Company is horrible. They hire substandard contractors that give the wrong diagnosis for maintenance issues and then charge you! You can never see the bill but only OZ's bill. You can never get hold of them and you always have to leave a message and they don't call for days. Do not use this company. The owner Scott has no integrity and the staff is very unprofessional. DO NOT USE THIS COMPANY! YOU WILL BE SORRY!

Very poor experience, currently renting from them. The place is pretty well kept up no complaints with living conditions. My roommate is active duty in the army and he got deployed, when this happened they stuck me with extra fees for new tenants to take his place. Keep in mind all of these fees were paid at the time we moved in, not to mention our deposit.

They will not answer any questions with a straight answer. Also they hide behind their HOA if you have a problem that they don't want to address. The reality is that they are probably almost always going to have all of their units full due to the large population of people in the KC metro. This is unfortunate because this means that others will experience the poor communication and policy they have in place.

Oz does a great job managing my rentals. Nothing but positive things to say about them. They have excellent systems in place. I have dealt with many management companies across the nation and they are best I have come across.
