Worst experience ever! As Cassandra will tell you, I'm the mother of a former tenant. Cassandra is dishonest, doesn't follow-through and blames anyone but herself when something goes wrong. I would rather eat broken glass than deal with this company. This review is a reminder for everyone to stay away from Paramount Property Management and Cassandra Swanson.

I have waited quite a while to post this, as I was trying to formulate my thoughts to be honest, but also making sure that it was unbiased. I have not been a renter now for over 6 months, so all of this will be from notes that I took while I was renting. The first weird thing that happened was that they do require you give a security deposit before you even see a lease.

While it worked out, we did feel hesitant to give them money without meeting anyone or having any paperwork to sign. We moved in on 11/1/19 and we didn't have water until 11/4 despite the fact that we paid a service to turn our utilities on (the service is mandatory) and didn't have gas until 11/5. They had come out to the house before we got there & didn't tell us that the utilities were off until the day before we got there (Friday).

We couldn't do anything at that point, so they left space heaters, but never did offer to cover any cost to run the space heaters the whole weekend. We also struggled to get the utilities started because there were outstanding bills on the utilities. It took 3 different phone calls for them to agree to talk with the utility companies, because it was "our fault".

This was the day we moved in. The furnace then continued to be broken until 11/13. We told them that the furnace was broken, and they told us it was the pilot light. We explained that it wasn't that, so they sent out a repairman out to check the pilot light. They dragged the entire process out, and didn't seem to be in any rush, despite us not having any heat other than 2 space heaters in a 3 bedroom house.

Overall we really struggled with communication. We would sit on hold, leave voicemails, and then never hear back from them. They were constantly busy, have unusual business hours, and sometimes don't even communicate with each other. At one point Cassandra offered to take me out to coffee to talk about frustrations I had, but after trying to set up a date I finally gave up, because the communication was so frustrating in and of itself.

They told us to text them to get quicker responses. When I did text them 12/2 I texted them back 12/3 to ask the same question a second time, then they got snappy and responded saying "(my full name) we don't always have the staff to can text back right away. The text is a convenience but not an instant support line". It was incredibly frustrating and unprofessional.

We also had problems with them not explaining how our mailbox worked, how to get the key, or that we had to pay an extra fee to have the mailbox rekeyed, despite already paying an upfront "rekeying fee". They refused to accept responsibility for anything, apologize to us when we were frustrated, and even blamed us numerous times for the events that they had clearly allowed to happen.

We had broken tiles in our bathroom that were broken for the entire time we were in the house & struggled to get anyone to come & fix it. When our garage door opener broke, they told us they would send someone to fix it, we told them it was at least 20 years old & that we would not be able to fix it, but needed it replaced. They sent someone anyways who then told us they would need to replace it.

We then had the same thing happen with our fridge, and they double sent someone out a second time. Those things happen, but more than one occasion, they sent the repairman to our house while we were gone (with our permission) with the wrong key to our house. They would give the repairman a key that probably belonged to another house they rented out.

I felt horrible for the owner, who was paying for the cost of the repairman over and over as they messed up simple tasks. I know, after reading through other reviews, that they are probably going to send us legal papers for posting any of this, but I wanted anyone who was looking at them to know that these things did happen. We did have a very nice repairman while we lived there and they did have a few moments they assisted us towards the end, but they were incredibly unprofessional, unresponsive, and condescending throughout the majority of it.

Paramount Property Management made my daughter's first experience on her own an absolute nightmare. She sublet a duplex and the move-in condition was not what was expected or promised. It was not clean, though they claimed it was, but the move-in pictures proved otherwise, and several other items also needed attention. It was like pulling teeth to get any help and most items did not get fixed as Paramount deemed that they did not make the unit un-inhabitable.

The security deposit was not returned when promised and we had to call to have that sent. (The check and mailing label had been ready for 2 weeks, prior to my call.) We ended up taking them to Small Claims Court for several items, including that the security deposit wasn't returned within the 30 day time limit, and won. After the 30 days, when the settlement was due from Paramount, just like the situation with the security deposit, we had to call and have it sent.

Communication from this company is poor and their follow-through is just as bad, I had several phone calls that were never returned. Paramount blamed the late checks on the property owner but once I called, the checks were released and sent the same day. Paramount also has lots of fees so read your lease carefully! One ridiculous fee they had was that the tenants are responsible to clean the gutters (this was a two story unit).

With that being said, Paramount had the gutters cleaned, without the tenants permission, and then tried to bill them for it. They also tried to charge for re-keying 4 doors but there were only 3 doors that required a key. Paramount also threatened with a lawsuit for any negative reviews left by those on the lease. When this review was left on the Better Business Bureau website, Paramount threatened to sue for $1,000 (the lease says they can do this for any negative reviews) and they also threatened to sue for the total funds awarded to the tenants in Small Claims, unless the review was removed, so it was.

These people are bullies. Beware and do your research before dealing with Paramount. Edit: Nothing in this review is inaccurate. I was present during the Small Claims case and I presented most of the evidence to the judge. The tenants were awarded more than the security deposit that was withheld.

This property management company is top notch. They are extremely knowledgeable and respond quickly to my questions. Additionally when the pandemic hit, Paramount got word that I was unable to locate necessary PPE to continue providing medical services to my patients. Paramount found a manufacturing company and donated large supply of face shields to me and my coworkers. They clearly go above and beyond expectations!

We are first time income home buyers from California. Cassandra was extremely helpful in guiding us through the management process, including all of the options that her company offers. We were fortunate to find our tenants while visiting Boise and decided to self-manage since we have reliable contacts in town. Paramount took care of everything from marketing, to tenant background checks and income verification, to setting up a personalized lease agreement. Paramount was a great company when we first started renting from them, but with staff turnover came a lot of problems. Our roof leaked for 6 weeks before it was fixed. The roofing company that was hired was I'm sure just the best price they smoked and left their trash all over the property which was then our problem to clean up. I was told that Paramount had no control over the roof getting fixed and the owner was the one delaying it due to a financial hardship.

Over the course of two years I think they were only on time to our pet inspections once. Our kitchen sink stopped draining and they called a plumber that came out. The pumbler clearly stated this was not something that could have been caused in the short time we had been living there and we should not be responsible, but several days later was notified by Paramount that we were responsible for the charges.

I refused to pay the bill based on what the plumber had told me and eventually Paramont did pay it, but if I had not been present when the plumber came would have likely ended up having to pay it. The house we rented was an older home that clearly needed some improvements, but upon moving out the home was treated like it was a newer home and we had not properly cleaned or cared for the property while living there.

After moving out over a year ago I am still receiving the furnace filter shipping alerts despite me sending them multiple request to have my personal information removed from the account that I never created or authorized them to create for me. I would NOT recommend renting from this company.

I have used Paramount Property Management for almost 10 years and they were great the entire time. They managed a property for me that was in a different state from the one I live and I always felt comfortable having them take care of things. They were always efficient in finding new renters and did their best to get the best rates during the up and down years. They helped me take care of repairs and maintenance and left me little to worry about, even though I was a few states away. I recommend them highly.

Paramount Property Management raises the standard for how well a PM company should treat a tenant. I have rented from several other property management companies in the Treasure Valley and never had such a quality experience as I have with Paramount. They've always had an easy, open line of communication, clear expectations, and prompt results. Their office team is empathetic, caring, and helpful. On a scale of 1-10? 10 being the best: 10 out of 10 customer service. 10 out of 10 would rent from them again. 10 out of 10 would recommend them to my friends.

Paramount has been managing our property since 2009 and have been great to work with every step of the way. We moved away due to the military and they made renting our house stress free. Staff are prompt and efficient. They took care of matters quickly and had our best interest in mind. Would recommend to anyone needing their services.

I met Cassandra from Paramount Property over a year ago while looking for a rental. Although we didn't end up renting from Paramount at the time, I could tell she cared a lot not only for her property owners, but for the tenants as well. I called her back again a year later looking for a place and she instantly remembered me. WOW! In today's fast paced society, that's amazing! Paramount has GREAT customer service: responsive, friendly, knowledgeable, etc and I don't know about you. but I've met many "less than friendly" property managers over the years that made me feel like a number, not a human. I got the totally opposite feeling from Paramount's amazing staff! Way to go Cassandra and Karianne! I will continue to refer my friends and family to you!

PPM four cornerstones of Honesty, Integrity, Kindness, and Loyalty is not what they really represent.

Honesty -- They have lied about my prior tenants money owed to be being in collections or with a certain collection agency. Not sure what is the truth with this.

Integrity -- They allowed my current tenants to take possession of my property prior to having a signed lease agreement and then they tried to lie about it saying it was signed beforehand but I have a signed statement and an email from my tenants that was sent to Paramount stating they hadn't signed the lease yet due to some problems with the AC at the house.

Where is PPM's integrity with upholding terms of a contract?

Kindness -- I had to take them to small claims and during the process they constantly interrupted me and would not let me speak. I can't blame them totally there as the mediator is the person really at fault but where is the kindness or respectfulness to let one speak without being interrupted?

Loyalty -- to themselves as they withheld information from me preventing me from collecting money owed to me.

I would highly suggest that as owners and tenants to stay away from this company. I had to repeatedly ask for correct accounting statements and I even had to ask for the lease agreements of the tenants. Something I believe the owner should have a copy of.
