I've lived at Baldwin Apartments for over a year and nothing has been done about loud residents. I've mentioned it twice up to management but nothing has been done, so at this point is kinda pointless mentioning the issue. Whenever I submit a work maintenance request directly on the website the requests are responded but after scheduling an appointment maintenance doesn't show up.

The apartments have roaches and regardless of how often my spouse and I do our best to get rid of them, they still pop up. We currently have a baby on the way and are eager than ever to move out due to loud neighbors and residential parents who don't keep an eye out for their kids. They end up making tremendous noise, leave messes on the walkways, and run around in the parking lot when vehicles enter through the only entrance/exit available.

The apartment complex seems quiet when you first come to visit but after settling in we realized we were unhappy with the apartment due to the noise level. The only good thing I have to say is that the manager for the property is polite at responding if you reach out to him directly. He was able go get someone to come fix our kitchen sink close to the holidays last year which we are thankful for after the maintenance request we submitted was unanswered for a few days. If they did something about the loud residents or had better maintenance of the apartments, then this place wouldn't be as bad.

Trying to scam people by denying applications and asking for co-signer. When you try to find reasons why the crazy lady steps in (this time it was Loretta) and trying to hang up on you and saying she can't help at all.

Avoid Calvo Group, ! I recently was looking at their apartments building on 1400block of Edgewood Way in Oxnard, Ca. Was in an area that was teaming with homeless and crack heads, and old run down parts cars out front. As I was walking up to the building it looked run down and smelled like beer and piss from the alleyway to the front door of the building.

This place was boasting it had good security but I didn't see any. Front door was broken and I spoke to a few tenants who stressed that the door had been broken for at least a year. A year? Really? Not safe for any woman or kids. They also stated that the security cameras in the building and out in the parking area have never worked under Calvos management. Wow, my jawed dropped I felt bad for the tenants.

They mentioned that the pipes and plumbing issues take forever to get addressed and resolved, that maintenance guys are also the carpenters who do shotty work. I also noticed the cracks on the walls made the place look like the Alamo but kinda bombed out. And major cracks on the walkways are very visible I was afraid to climb the stairs. It looked that fragile.

I was about to call the city about this definitely a slum lord issue here. Then I watched a gentleman and his dogs walking from the back door and he let them shit near the laundry room and a persons apartment and didnt even pick it up. Wow I want to run out. Filthy place filthy people. On top of all that. I looked into the laundry room and there was a girl and old man with an orange jacket lying on the floor in what I assumed was their sleep spot. Wow, okay if this is what Oxnard has to give I would rather stay in Simi Valley. I see now why Oxnard has its reputation. Slum lords like Calvo have tainted it. See it for yourself.

I didn't even want to give this company one star, however I guess I will for the existence of the establishment and that I'm a resident. The kitchen sink and graffiti is the issue today. There are a host of never ending issues. I've called the site line three times since 8 am as it is now 2:31, with submitted and online request as well.

To the point of notifying the management with his nonchalant response of well guess it's not and emergency. I've been unable to use my kitchen due to the clogging and overflowing. But i can't get the management to expedite an emergency service but he is quick to put a note on my door to remove things from the window because I had a LBGTQIA flag as a curtain. It's apparent he is use to dealing with people who are unaware of their rights well he choose the right one this time.

My next step was a another phone call to the weekend line during normal working hours, followed by a complaint with the housing authority and what ever other government agency I need to produce the result of a janky landlord.

Looked at a place on Franklin, which was in slight disrepair (and had a slight stench), and was promised many improvements. However when I expressed concern over all of these negative reviews, I got put on a three way phone call with the building manager (Robert, who was very nice, good for Robert) and supervisor. The supervisor was extremely rude, and wouldn't answer a single question I had.

I would NEVER rent from a company that can't answer a single question about their practices without acting a like a child. She tried to claim she had no idea they had bad online reviews. I take that as an insult to my intelligence; its 2021 Calvo Group, get a grip.

During my 2 year stay at Ivywood Apts in Oxnard, I had many service requests not addressed. Some requests were submitted multiple times and never addressed. Upon moving out 6 days early from my anticipated move out date and leaving the apt in a cleaner condition than given to me, I have not received an update to status of my security deposit. Multiple texts and calls have resulted in, "by law we have 21 days." It's been over 21 days and still no update on my check or reason for a delay.

State of CA law states refund must be given within 21 days. Another neighbor moved out and was charged over $600 for counters she reported damaged upon moving in, done from previous tenant. After disputing and showing proof of multiple complaints was then refunded the overcharge. This is the worst property management company I have dealt with. Save yourself the headache and don't lease from them.

AVOID THESE PROPERTIES LIKE THE PLAGUE.worst management, rundown buildings, HORRENDOUS employees and they keep your security deposit regardless of the condition you got and left your apartment. SLUM LORDS TO SAY THE LEAST! Demanding ILLEGAL deposit requirements in the state of California because the on site manager steals money from new tenants. LATE repairs (30-90 days for no water in bathroom tub) and completely lazy regulation of the posted rules.

Place sounds like a daycare all day, every day.plus the manager brings her kids into your home when she is inspecting issues she gives you a hard time about scheduling to repair. Never had an issue with roaches but termites are an issue in the summer cuz this building was built in the 60's and aren't given any energy efficient upgrades to make sure tenants are comfortable. Small AC in living room only but none in the living quarters.bottom line, spend your hard earned rent money elsewhere!

Unprofessional and a unresponsive to tenant issues as to issues any other management company would resolve, disorganized, blames the tenant for simple maintenance requests. They do nothing but collect rent and don't even do that professionally. As a tenant, I'd never move into another building managed by these clowns. As a landlord, I wouldn't trust my property to them. They're only getting one star since there's no option for zero.

Know that you will be dealing with heartless, dishonest slumlords who will endanger your actual life with negligence. We lived in the grungy complex at 1923 Tamarind for over five years. A neighbor moved in underneath us and began awakening us at four in the morning with a subwoofer that shook our bed. We complained again and again to the neighbor and to management, who refused to take appropriate steps.

Eventually we called in a noise complaint to the police, which resulted in this neighbor coming to our door demanding to fight, swearing, screaming and literally destroying his own apartment to make more disruptive noise. Only on the second visit from the police did he calm down, by which time we had VIDEO RECORDINGS of his threats of violence, wall-shaking subwoofer, being told off by neighbors in and beyond the building, and literally screaming at police officers.

We sent all of this to Calvo, who unleashed a cascade of changing excuses for doing nothing and continuing to put our lives at risk: saying they had warned the neighbor, saying the VIDEO EVIDENCE was somehow not useful, saying the police should handle it (they already had), and ultimately saying the neighbor had complained about us, too -- about what, they refused to tell us. We moved. Go to Hell, Calvo.

Bad management company, the managers are unresponsive except when they're finding new tenants, and the apartments have roaches (Mariposa Apartments in East Hollywood). A manager named Norman or something that works for their offices never responded to any of my questions, I had to find his direct number and call him multiple times, and when I did get a hold of him he'd always rush me off the phone claiming he had a meeting, sneaky little f***er. And finally, they decided to raise the rent of the apartment I was looking at by $100, due to all this, I walked away.

My mother died 04/16/20. My disabled father could not afford to live there not to mention he physically would be unable to live alone. Emailed the scumbag property manager Nelson Aviles (626) 848-8440 informing him I would have my dad moved out by the 05/09/20. This lowlife still wanted him to pay the rent for the month of May when the law clearly states under my father's condition and circumstances he can break the lease with no consequences.

Being the crook and low life Nelson is, won't reply to email, calls or text message. Keep emailing about my father's $1,800 security depsosit and no response. Roach infested slums! Regency Apartments in Cudahy. These assholes are crooks! Taking advantage of an elderly, disabled man who's wife just passed. How much lower can you go?!

DONT RENT FROM CALVO GROUP! this has been the worst experience. Apts are infested with roaches and mice. They always have problems with the trash service. Trash is left overflowing attracting strays. Your unable to get ahold of the manager who is suppose to be living in the apts as well. When you contact her supervisor they are extremely rude and end up hanging up on you. They tell you not to contact them to call the onsite manager. The pipes are always clogged sometimes the water is dark brown. Save yourself the stress

Wish I could go with less than one star but these guys suck! They lie and cheat, they don't keep up with maintenance and the place I rented was a run down roach infested apartment in a building where no rules were enforced or even acted upon when broken. It's to be expected when you leave message after message and not one person has the ethics or integrity to return your call.

I've left multiple messages without so much as a return call but they insist they have called and left messages.all lies, the on-site manager Manual just perpetuates these lies then tries to pass the buck and blame the people above him. Hey Manual, you said yesterday I could expect a call with minutes. I'm still waiting.just another lie from the screwed up folks at Calvo! You guys want to refuse to return the deposit for an extra gate remote.fine. Keep the money you bunch of fake inconsiderate lying unethical heartless losers!

My experience with them was the worst in my life still cant get over it more than 5 years later bunch of scammers they really are inconsiderate towards tenants and workers! They will fire your ASS as soon as they find somebody cheaper to do the job. Its just the roll of the dice with this company zero stars

Save yourself a head ache and dont waste your time trying to get in this roach ridden place.this place is the nastiest place full of roaches and no hot water in kitchen plus no cold water to regulate the shower, the children rule this place there is constant noise, it's like living in an elementary school playground, the parents don't care what destruction or noise the make zero respect, noise runs from 9 until 11 pm plus, and management is a liar they will lie to just make you go away, I was told I would receive 100 percent of my deposit and be only given half, total lying thieves, plus the lower floors flood every time it rains with 6 to 8 inches of water and it's on you the tenant to fix it, be warned to avoid this place.when you leave they charge you the tenant for fumigation and many other things to steal your deposit.

DONT RENT! I stayed with Calvo Group much too long (3 years). I always paid my rent on time, never had a neighbor complain about me and vise versa. We began getting a roach problem and I'm not talking about the occasional summer roach from the sink - NO - a full blown roach infestation! Before it got so bad I requested again and again and again for an exterminator!

I always got "we are working on it". Guy never came. My closet light went out, never got it fixed. My bathroom sink clogged up, never got it fixed. I had to buy a brand new stove and fridge because of the roaches! And then when I finally moved I only had 2 weeks to notify my landlord due to the fact I did not want to miss the opportunity of losing this new apartment. I had hoped they would understand. NOPE. They are refusing to pay our deposit. They are SLUM LORDS! I'd give a 0 star if I could.

Do not move here. If you like living with neighbors who are inconsiderate, smoke cigarettes, dope and ganja all day everyday in the corridors, stairways, balconies and have the smoke permeate everywhere and suffocate you for hours, well this is the right place for you. My building manager is nice and honestly tried her best but the property supervisor just chooses to ignore emails and do nothing. I've asked to move out because nothing is being done about the living conditions but I'm under contract and this ktown building has too many vacancies. Given their dedication to ensuring a healthy living environment, this doesn't surprise me.

Loud racist tenants! Very late on repairs. Management never answers email or phone calls. Went thru six property managers in my year living there and and still waiting for my security deposit 7 days after the legal 30 day time frame. Roaches weren't a huge issue but the weren't a non issue either. The apartment need updates due to extreme heat in the summer time and lack of ventilation. Don't move here!

One of their filthy infested properties has been seen by the health service department multiple times. Low prices. Rowdy tenants. If you love families with multiple kids that are filthy with very obnoxious profane language and extremely terrible behavior, this management company is the place to find your next apartment. We have been residents at our apartment building for four years. Two years ago, Paul Calvo & Co took over management from our owners and things went downhill very quickly. Management was inadequate and at times not only incompetent but in violation of housing regulations. The largest source of problems came from a horrible maintenance team; repairs were often done very late (30+ days), very shoddily, or both.

While there are some good people who work for this company, as a whole it is poorly run and not reliable. Luckily, the management of our buildings has now changed hands, and things are looking up already. But we were so unhappy that I thought it worth writing this review to let you know that I would not trust my assets to their management, nor would I move into a building they managed.
