Larry and his wife, Monica, started Pegasus in 1979. Larry has worked full time in the management operations since 1986 after retiring from retail grocery business in which he spent 21 years. Larry has grown the company to the largest property management company in the Clear Lake Area and has expanded the business to include the management of homeowner associations and light commercial.

If I could give zero stars, I would. I have been renting homes/ apartments for 5 years and this is by far the worst company I've ever dealt with. I've never had a company that showed so little care towards their tenants and had contractors openly talk about how much they dislike the landlord/ management. Here's a few examples of what I dealt with in the year I rented with pegasus. 1) they don't follow up with their contractors.

Literally the day we got our keys, we couldn't unlock our doors because one of their contractors had changed the locks and Pegasus didn't know! Then they said someone would come back out later to match the rest of the locks to the house. Well a month later I had to email Pegasus because no one ever came back. 2) we moved in during the heat of the summer, and the AC for the house could not keep up.

The temperature in the house was getting up into the 80s. I put in a maintenance request in and their AC guy came out and replaced the coolant in the unit and told me that should fix it because the unit was only a few years old. Well the next day and we still had the same issue and Teresa, the property manager, told us that we can't expect the AC to cool the house more than 20 degrees below the outside temperature and there was nothing more they would do so if we didn't like didn't like it we could move out.

Since that wasn't an option, we got a second opinion from the AC guy our friends, who are also landlords, use. Our friends guy came out, found the source of the problem and guess what? We were able to cool the home more than 20 degrees with no issue. 3) they told us they were going to resurface both bathtubs in the house but only did the guest bath.

They said the master bath didn't need it even though it absolutely did. They said they'd send someone out to look at it to reconsider (shocker, no one ever came). Pics provided of the master bath so you can see what it looked like. 4) the water pressure in the guest bath was low whenever the hot water was used. We submitted a request, a contractor came out and said he would have to come back another day with the proper equipment to fix the problem. Again, no one ever came back. Luckily this was towards the end of our lease so we didn't feel the need to keep pushing to get it fixed. 5) don't expect to get your deposit back.

Between the security and pet deposit, paid $2100 and only got $183 back. Pegasus has a move out sheet that tells you all the steps you as a tenant must do before moving out. Things like mowing the yard, professionally cleaning the carpets, etc. Well we had the yard mowed and the front trees and shrubs professionally done by Gripon Gardens and they still charged us $120 because they had to "trim the hedges and mow." Charged us $255 to replace blinds in the master bedroom that we marked as broken on our move-in form, $200 to paint the ceilings even though the house was newly painted and renovated when we moved in.

I would've tried to argue to get some of these ridiculous charges refunded, but I moved across the state and I'm done wasting my time with these people. 6) lastly, and the one that tells the most about how they don't care about their tenants at all, was the showings when the house was put back on the market. We had a 6 month old at the time and we had no choice in letting strangers come into the house to look at it as possible renters with as little as 2 hours notice.

We asked Pegasus if they could wait a week because we were moving into our new home across the state in a couple weeks. They said we could do that but we would have to pay an extra month's rent to delay the listing, or pay $75 per cancelled showing. So for two weeks we had strangers coming into our house, touching and looking at our stuff, and we couldn't do anything about it.

We even had one showing by a member of Pegasus come over unannounced which added more anger to the situation. So long story short. Do NOT rent with Pegasus. They don't care about you, and will do less than the bare minimum to profit off you as much as possible

We recently moved out of town, and faced a situation of needing a solution for our two houses in the Friendswood area. I didn't want to sell the properties immediately, so we decided to rent them out for a bit. I was referred by a friend (and realtor) to use Pegasus Property Management. We could not be happier with our decision. Theresa and her team have been on top of all issues with our properties for a year now.

Twice a year they have taken pictures fo the interior/exterior of the house, and make these available to us. There is an owner portal where all receipts and business management can be transacted. However, there is almost no intervention required, as the checks roll in and are deposited to our account without issue. I would recommend the use of Pegasus to anyone looking to take high-quality care of a rental home. They are very active in the management of the properties, and treat these houses as if they were their own.

Not only did they never check on the mold in our air vents but when it was time to move out they kept our ENTIRE deposit of $1,500 for (and I kid you not when I say this) hanging curtains with screws in TWO ROOMS as well as a line on the wall from our couch rubbing it (my kids would jump and play on the couch.) I have NEVER in my entire rental. history had a deposit not returned. Granted, I understand the 4 screw holes needed to be filled and the wall needed a layer of paint for my couch. Please, charge me for that but $1,500? The owner was rude and dismissive. Please do yourself a favor and do NOT rent from this company. You will absolutely regret it.

This property management company was over our home we rented when we first moved to the area in the summer of 2018. When we signed the lease we didn't receive the correct garage door openers. Our option was to bring them back to the office and get some others to try. That was red flag number one. There were so many issues but apparently they have a reputation because when the owner decided to sell the home, the realtor told the owner she refused to work with Pegasus.

We found Pegasus to be unprofessional and needing to be managed rather than they having the ability to manage. I don't know where the breakdown is but I can assume, based on our experience, that it is a lack of management involvement in the everyday workings as well as lack of training/support of their representatives. None the less, we do not recommend. *I do want to note that we did get our deposit back, but I attribute that to the amazing owner of the house.not the management company.

I have used Pegasus Property Management for over 3 years and have been very pleased with their responsiveness and professionalism. During and after Hurricane Harvey, they were very helpful and worked with me and my tenant to help transition through the problems. Teresa Morant and Sandy Garza always followed through on all requests made by me. Their vendor network is made up of companies that do quality work at a fair price. The business support platform Pegasus Management utilizes is first class regarding statements, billings, and tax records.

We held a lease for 2 years and living month to month for 3 months. I submitted our 30 day notice when I paid rent on the 3rd, Teresa says that since I submitted the notice on the 3rd that my 30 days falls on June 2nd therefor, we have to stay through June 30th. We have been very considerate tenants- we had the AC leak onto the ceiling and into the front room, we had the upstairs toilet leak to the downstairs causing a constant piss smell until the point the ceiling had yellow stains and starting leaking.

Once the sheet rock was removed- there was mold. We had to put up with a 2 weeks of remodeling on both bathrooms, I had to wait 9 weeks to have the garage repaired and this woman wants to hold me through another month over 2 days! She can't even keep a staff. Everyone quits because of her, I don't think I've had a conversation with 1 of property managers that hasn't said she's looking for other employment.

This is the worst property management company & with and the absolute most horrible person (Teresa) that I've ever come across with. After looking at these reviews you would think the Actual property owners would pull their homes from her control. It's because of Teresa that no one wants to rent a home through Pegasus. If you're considering a rental under the control of this management company- I would advise you to pass on it. There's no way you will walk away from it without being screwed over! I wish the owner of Pegasus would call me or contact me!

We just recently moved out of a home that was managed by Pegasus. We had lived in the home going on 2 years and were very fortunate in that time. We always had a very positive experience during that time, the company does perform "inspections" of the property periodically but we were aways notified in advance when it was going to take place and it happened twice while we were there.

I am actually writing this review because of the move out experience with then. I have always lived in apartments and due to my job I have done quote a bit of moving around. The move out process was extremely seamless and very easy to execute. The office reached out to us and let us know what the requirements were etc. We moved out and turned in our keys at the end of February and received our security deposit in full by March 15th.

I have read several reviews on here about residents having issues in this case and I cannot speak to them, only my own experience but we did clean the home and have the carpets cleaned as the lease did ask us to do that. I was very happy to see that we did receive all of our monies back and faster than any of the apartment communities I have lived at over the years.

I honestly would not have moved out at this time had I not been transferred for work again. If I am ever back in that area I would definitely be interested in leasing from them again. Thank you.

This is a fantastic management company that knows the name and story of every tenant and investor they work with. After dealing with many management companies over the last 15 years I have to say this one exceptional without a question. Dealing with Teresa Morant has always been a pleasure and I walk away confident that any issues I had she was concerned about and gave me her undivided attention.

I also have first hand knowledge of several investor that they work directly for and they are very happy with the state of their investments on all accounts. If I could give them more than 5 stars I would. ***Update to my original review. I wrote this review after working with Pegasus Management investor side and was extremely happy with their level of service.

I am in the process of purchasing 6 new investment homes over the next 90 days and I am gladly adding these homes to my portfolio with Pegasus. The transparency in my monthly financial reporting added to the extra care they take in placing the right tenant in my homes provides me a level of confidence and trust that is not overly common in this day and age. I am very happy to be working with Pegasus and Teresa and will continue to do so.

Pegasus Property Management has helped to manage my Clear Lake townhome since 2013, and I have had a wonderful experience. The team is great at managing the posting of my property for lease and keeping me in the loop when repairs are needed, or when issues may arise with a tenant. I have had a wonderful experience working specifically with Teresa and Sandi and would recommend them to anyone who needs a property manager. They have always been professional, very approachable, and responsive to my emails and calls in a timely manner.

I must say that I was pleasantly surprised by our experience with this company. We had never rented before and chose to do so after selling our home in 2014. We rented from Pegasus for 3.5 years and every time we needed something, they delivered. We never had to go longer than one would expect to wait for repairs. (the kitchen faucet had to be replaced like 3 times.) We just recently moved out of that home and took the necessary steps to ensure we got the maximum amount back from our deposit. (make sure to have your carpets professionally cleaned and provide them with the receipt.

The $200 it will cost you will be well worth it.) Yesterday we received our deposit back in the mail. The entire amount, minus the $150 that they kept for the pet deposit (in the lease). So all in all I would recommend this company as they always did everything we needed. The only thing they could improve is answering the phone more often when you call the office. I regret ever renting with these snakes! They will steal your deposit money, add bogus fees, and get into personal arguments when they are called out. Eventually after a drawn out battle they took off bogus. fees, but the charges out of my deposit are a joke! If you don't fight their made up charges, they will force them on you. smh STAY FAR AWAY from these people. Can't imagine how many nice people were taken advantage of by them.

Super great management company. Leased from Teresa Morant and the entire process was a breeze. I recently purchased a home and the move out process was extremely easy as well. Other than 1 small hiccup with one of the other managers there Teresa then stepped in and made sure we always felt like the priority. 5 star company! 2 thumbs up!

I believe Terry Brooks (Property manager as she claims at this company "Pegasus") lives in another world, and not in our reality universe. Worst management I have seen and encountered throughout my life. Rude, bad attitude, arrogant, sly, greedy, not God fearing, and disrespectful towards tenants. Never answers phone calls, it goes straight up to. voicemail. Anyways, she also thinks that we, tenants, are slaves.

She does not even know how to calculate numbers/figures. Read below my story; Now my issues with the apartment and the Pegasus company, is when I moved in and entered the apartment, I found a lot of issues from starting with an OLD fate carpet (lots of dust under beneath it). The.
