I highly recommend AVOIDING Phoenix Property Management! The house next door to me is leased and has been managed by this company for years and the backyard has become overrun with invasive wisteria that killed 2 trees and grew over into my property, damaging my trees. After the tenants tried contacting Phoenix Property about the trees and got no response, I contacted Megan Wheeler at this company (who manages the house) back in December 2021 by phone and e-mail and again in March with no response.

Finally she acknowledged receiving my email with photos in April, asked a few follow up questions, then no further response and no cleanup of the backyard whatsoever occurred. Megan did not tell me to contact the owners (who, as she informed me much later on, must approve and pay for yard cleanup). So I assumed for quite a long time that Phoenix Property was responsible for the yard, wasting time waiting for them to respond when I could have tried finding out how to contact the owner - neither Megan nor the owners ever gave me their names let alone any way to contact them!) Had to get my HOA Board here involved due to this ongoing negligence and lack of response.

Over the years, vines have even grown on the house, knocked down a screen (I politely put the screen on their front porch), a hose was left out in the front yard for over a year (the house was not lived in for extended periods). I urge you to save yourself major problems and do not use this company as tenants or as an owner! Update on May 13 - my HOA sent a letter to the owner of the property managed by this company about 3 weeks ago as covenants here require yards to be kept up and the HOA board agreed upon inspecting the yard that it violates an HOA covenant.

I then received an email from Megan of Phoenix Property wanting me to remove or change my online reviews, claiming they aren't accurate. My reviews are very accurate, I've been amending them to reflect any new information or understanding as honesty and fairness are very important to me. In one email, I had asked Phoenix Property to ask the owners, out of fairness, to consider paying me back for my vine mitigation bill and splitting a probable future bill for having a surveyor remark the property line between yards.

This they said the owner refused, saying the owner is not legally obligated to do this. That's true. I had asked this as a possible remedy as if the owner had cleaned up the 2 dead trees, mitigated their vines and also helped with my related bills, I would have felt the owners were making a big effort to repair relations with me and undo damage. But Phoenix Property says the owner has said no.

Then they told me that I had agreed to take down my reviews if the owner gave me money (even used the word extortion)! I never said such a thing and this lie is very upsetting. Phoenix Property claimed that an arborist (later listed as a landscaper) had examined the trees and vines at 2702 and that the owner would begin some kind of action (specifics were not given as to what would be done).

But to this date, no cleanup of trees or vines has occurred on that property. The trees have been leaning since fall 2021 and I notified Phoenix Property (and have photos) in Dec 2021. It's now May. Megan also told me in an email that she wants me to rescind my complaint against Phoenix Property with the BBB. The email says they will take action against me if I don't.

I found info on the BBB website that says a company should never ask you to rescind your complaint, much less say that actions will be taken if I don't. It's against BBB standards and could result in the company losing BBB accreditation. I reported the demand to the BBB. I understand Phoenix Property can't make the owner decide to clean up his/her yard and maintain it, but they are in agreement with the owner to manage the property. If the owner is being negligent, and Phoenix Property does not condone this, they need to confer with him and stop being his management company.

When someone does a walk thru while current tenants are living in a property, one assumes repairs will be made and house will be turned over to new tenant in good condition. Phoenixpropertync apparently tricks people into signing leases while home is occupied and then tells you "oh sorry you signed the lease in condition as is" If this is the case, then no one should ever sign a lease until the home is completely vacated and cleaned and inspected.

When I received the house and was disgusted by the condition, the real estate agent admitted he hadn't seen the house in 5 years! Therefore he didn't even care to oversee what the tenants were receiving every time. I refuse to move into this house and had to spend over $3,000 in Airbnb and not only do they refuse to cancel my lease, they are threatening to take action against me if I don't pay them rent.

No homeowner should do business with phoenixpropertync because they obviously don't maintain the homes or care about the condition of their properties. I'm a Dentist and fiance is a healthcare professional allergic to mold with asthma. And they don't seem to care. After raising all of my concerns and refusing to move in they come back saying "we'll paint and change some of the carpet, and cut the grass" but there was no mention of taking care of the mold.

And why was this not done prior to me moving in? Why do I have to live somewhere while repairs are being made, strangers coming in and out working on the house, smell of paint? This seems like an uninhabitable situation to me.

Our family loves this home and the team of people that make up Pheonix Realty & Property Management of Durham. A year ago we were in need of a larger home for our family and we were feeling the pinch of the market at the time. We decided to rent another year or so before purchasing a home. Stan and team came to our rescue and had us in a smooth transition into our new home and we couldn't be happier with the experience thus far. Anytime we need them they have been nothing but professional and kind to us. We have had a wonderful experience and hope that you will also!

I am in medical school at Duke University. I am interested in learning about real estate investing since some of my friends have purchased homes to live in and rent out the remaining bedrooms while attending school. In a conversation with one of my professors, he suggested that I call Stan Crowe, someone he has known for many years who specializes in investment real estate and property management. Stan spent several hours with me during a week, teaching me how to evaluate properties and letting me ride with him to appointments.

I was somewhat reluctant because I am not in a position to buy anything at the moment. Nevertheless, I found Stan eager to share his knowledge with others without expecting anything in return. He introduced me to other young investors with whom he manages their properties.

This is an absolutely ABHORRENT company. I would give zero stars if I could. I have never left a review for a company before, but the experience my family has had with Phoenix Reality warrants it. Please read all the way through before you consider hiring this company for anything. My sisters husband passed away unexpectedly at the beginning of February and our family flew out there to pack up their place and move her and my 6 year old nephew back to Arizona since they had no other family in NC.

I called Phoenix Reality and spoke with Stan Crowe and it was agreed that we would be out of the house within a week to give them time to relist the house and find new renters. Rent for February was already paid for and we agreed that the security deposit would be used to cover additional costs such as cleaning, etc. Stan did not mention anything about rent continuing to be taken out, penalty fees for breaking the lease, etc.

We cleared out the house as per discussed and as February was coming to a close, I had heard nothing from Stan. On March 1st, rent was taken out of my sister and her husbands bank account for this house that they no longer lived in and for which the lease was broken. I called and texted Stan SEVERAL times and had gotten no response for over a week and a half.

I finally decided to try blocking my phone number to see if he would answer and sure enough! He did. Stan was deliberately avoiding my phone calls and texts for a week and a half because he knew that he and his company were deliberately trying to screw over my grieving sister and her now deceased husband. When I confronted him about avoiding my calls he became defensive.

During my conversation with Stan I specifically asked that he send us documentation about why they were still being charged rent and the cleaning fees, etc. Stan screamed at me over the phone and told me that they were not obligated to send us anything. He said that my sister was under a contract and that everything is in the lease and that it couldn't be broken.

My sister is completely overwhelmed with grief and all of their belongings, paperwork, etc. are packed up in boxes. We as a family are trying to figure this out on her behalf and we don't have a copy of any of the documentation or rental agreement for this property and Stan offered NO help in providing this to us. Instead he ignored my phone calls and is actively taking money from my sister for a property she no longer lives in.

The phone call ended with Stan saying he would not speak to me on the phone anymore and if I wanted to talk to him I could send them an email and he would "consider" responding. He then hung up on me. Not an ounce of compassion for what our family is going through. Never have I been so disrespected or appalled by an individual and company. This could have gone in a totally different direction if Stan would have returned my phone calls, explained their rental agreement process with us clearly, what the penalty fees were for breaking the lease, and frankly, just been an honest man. But instead he made an already heartbreaking situation that much worse.

Phoenix Realty and Property Management: An owner's dream team. Seriously. In late 2015, I consided renting my home. I contacted three management firms in the Durham area. From the minute I spoke with Vince Thai, I knew I had found the right management firm. He impressed me with his knowledge of the market and his patience and willingness to answer all my questions.

In early 2016, I again asked him questions I needed answered before making my final decision. In mid-May, I asked Vince to send someone out to check out my home, advise me on any required repairs, and give me an idea of what sort of rent I could expect. On a Saturday, Stan Crowe visited and assessed "the product" (his words). He advised us to rent unfurnished (we had hoped to avoid moving furniture) and to expect possible interest from post docs from Duke, some fifteen minutes away by car.

He gave me an estimate of the rent which was considerably higher than my own calculation. Stan took pictures of the house and promised they would be posted that evening. On Sunday, we saw the rental listing and On Monday, we received a call from Phoenix stating potential tenants would like to inspect the property on Tuesday! The tenants made an application that same day.

I think Stan's photos and accurate description of the property made it easy for the tenants to make such a quick decision. He knew to whom the home would appeal and nailed it. And the rent was $200 more than the original estimate! A second group from Phoenix managed the actual lease agreement. Again, always punctual, courteous and efficient.a real comfort for this home owner, let me assure you.

I can't speak highly enough about Phoenix. I have worked with four prior management firms, all in Florida. I never had the same level of confidence I have with Phoenix. I find them responsive to my needs, and those of my tenants, which is important to me as someone who lives out of state. Trust me, these guys are first rate as property managers. I only wish they had a branch office down here in southwest Florida!

I posted this review four years ago. Since then, I have continued to be impressed by Phoenix Property Management. Importantly for an owner, I have had zero problem with any tenant. solid screening protocol. The Monthly and annual accounting records are clear, complete and accurate. I have found the firm to be very responsive to all of my queries, or concerns. Recently, I had a call from a senior officer who spoke with me about some needed future up grades to maintain the marketability of "the product".

I greatly appreciated the heads up from him. It is clear that they care about their property management services and reputation. I have worked with four different property management groups over the thirty pLus years I have rented out my houses. I rank Phoenix as the top firm with whom I have been associated with. I have finally found a property management that manages my property well. I live in Charlotte and I am unable to take care of my investment property like I use to. I have been with a few of the other property management companies and one here in Charlotte. Phoenix is much better. They perform and represent me clearly. Not tenants. They are firm in them and get tenant to behave and comply with the lease.

I like that. Others pm I have work with they seem more people pleasing and often sacrifice that on my behalf. Believe me I am fare and reasonable. But with several investment properties I have I have seen too many demanding unrealistic tenants. I need pm who enforces the lease. Therefore I like Phoenix style. Tough and fair and stick to the lease.

I cannot say enough good things about this property management company Phoenix. They been managing my two investment properties for years now. I practically lost track of time. Mainly because they are like clock work. Monies come in early each month. Renewal is smooth. So is tenant turn over. I do very little other than making big spending decisions like replacing my old ac recently. Vacancies has been few.

I don't recall the last time my properties stay vacant. They said the market is strong and helps increase rent but I Have investment properties elsewhere in similar strong metro and they don't perform like this. It seems to me Phoenix knows how to create long tail wind and tenant turnover is quite fluid. I know repairs are needed and they are effective getting the job done and do so cost effectively and get next tenant moving in.

They also help me look ahead and make updates when it is time. They often are ahead of me. I appreciate their input and care for my homes. Hope to continue another ten years. By then I have these two paid off. Yahoo!

I am an investor property owner with several properties managed by Phoenix over the years. I want to be sure that my properties are taken care and manage thoughtfully and skillfully. Phoenix is good with leasing my properties. Vacancy has been very low. I don't recall last time being vacant. They have been able to line up new tenants approximately right after old tenant moves out.

This is hard to do consistently if you have tried this yourself. I did it for a few years a gave up. Not worth the hassle. They also manage tenants the way I like. I have found them to be tough and fair enforcing responsibilities where it is due. So often tenants are not honest upfront and create repairs of their own making. I see their maintenance guy checking on this and standing firm where calls forth.

I like that. Don't want easy management that just say yes to everything to keep the peace. Their communication with me has been timely and often helpful with leasing, management, updates, repairs, etc. the vendors they have connection are very helpful and fairly price. In time or emergency, this is critical. They also have their own in-house handyman to handle the easy quick repairs that save me money. I like that. I couldn't be happier with them! Keep it up Phoenix.

I'll be honest that I was a little ambivalent to rent from Pheonix based on the reviews. I did all of my due diligence and had an agent come by to check it out since we were renting sight unseen. I have a few items that I wanted them to fix before moving in. They were prompt to fix everything and followed up quickly when we noticed a few more items that needed attention.

I do wish they would allow tenants to pick up keys after hours-I had to arrange for an agent to pick them up since we were moving over the weekend across state lines. It's been hard going back to renting after owning our house, but I really can't complain-phoenix has been great!

I give 5 stars because Phoenix is truly excellent: excellent customer service, excellent knocking out repairs, excellent results. My home is old and getting older yet they are able to help me keep it up and make improvements as I go along and keep on bring in income which I need. This is not an easy tasks knowing how demanding tenants are with my aging home.

Staff is wonderful. They follow up and responsive. Wonderful company, I would recommended friends and family to this company, easily. Thanks again Phoenix for your consistent dedication.
