I founded Pinnacle Realty Services almost twenty-five years ago after a successful career as a property manager. Since then, our portfolio has grown to include many of the most beautiful, prestigious 55 and over adult communities, homeowner associations, condominium associations and small commercial properties, all the while continuing to maintain close, personal relationships with our clients, just as we did on day one in 1995.
Some homeowners think that because they pay assessments every month they should not have to pay for a resale package. They are of the opinion that it is a bunch of pages all put together that just sits and waits for us to "push the button" when they place their order. It is essential that management companies prepare these documents individually for each owner. Once the preparer confirms they have all the correct documents in place, the "button is pushed" and the purchaser receives his or her packet.

Update: I don't typically give reviews, and was hoping that my first impression was a fluke. After continued contact with Pinnacle I am disgusted by the complete lack of organization and respect for the owners. I'm especially disappointed by the selective use of the Bylaws and the deliberate fining for 'fundraising'. First impression : Micromanagement, overwhelming volume of communication with owners, ridiculous fines for minuscule reasons, no real positive change to the property. Would not recommend. Update to follow.

If i could pick ZERO, I would. Pinnacle Realty manages NEWTOWN COMMONS (off-site) thru a phone# where they are rude, unhelpful &leave callers on hold for 10min, to return to let u know "they don't talk to tenants" about Newtown Commons HOA rules, that endanger tenants, specifically with Asthma, &halting "Emergency" Saturday AC installation for a disabled tenant, 4pm Friday (delaying an additional WEEK, requring paperwork +approval by their off-site HOA) while they enjoy their weekend in AC -oh &BTW Pinnacle Realty as an HOA doesn't have to discuss HOA rules with any TENANT, including those affected by the same in sweltering temperatures exceeding 90 degrees over the last week.

They are leaving a dear friend of mine for dead in Newtown Commons. He had a raw sewage flood back in early September. His condo has been left with water damage and black mold. 2 months now they left him to live in squalor. They are playing games, lying and holding back the insurance payment he needs to fix his home. The manager Rosemarie does nothing but lie. We have all the proof we need and have retained a lawyer and will also go to social media to expose this company. They shouldn't be managing anything!

Do not, I repeat DO NOT consider buying a home that has anything to do with this association. They will not help you with anything, they will try to fine you for anything they can, and they are caring about nothing other than your money. Mine and my neighbors' basements flood. One neighbor took them to court due to the flooding basements and the court ruled in my neighbor's favor and found that the HOA and Pinnacle were responsible for fixing the issues.

What did they do? They paid my nrighbor's settlement, then raised everyone's association fee to pay for it. I called for help with a sidewalk issue, they did nothing, I called to address ground hornets needing to be addressed, they did nothing, I called because my basement was under water due to rain, they did ABSOLUTELY nothing and said it was my responsibility.

I told them of the courts determining that it was THEIR responsibility and the property manager said "well I wasn't working here at the time so I don't know about that". Please, anyone, feel free to reach out to me if you want to hear more. Don't buy a home that they manage

Critical: Professionalism, Quality, Responsiveness, Value They deliver extremely poor customer service. Everyone is very business doing nothing. Slow to respond with follow-ups about basic information you requested. Nothing good to say!

I am not sure why we have by-laws if they are not enforced! Numerous emailed complaints to the office go unanswered, and my community is going down hill more and more every year due to lack of enforcement. Community members trash their properties, trash the common areas, do not use correct color schemes when upgrading, leave their trash cans in their driveways, etc. Please do your research before buying/renting a property that is managed by Pinnacle in Turnersville, NJ. Awful management!

Again, AWFUL, just AWFUL management company. Here it is, five months after my initial review, and things here in Williamstown are worse! I emailed the owner of the company, John Ross, pictures of numerous violations, and forwarded him emails that I sent to his office staff (including his wife, Anne Ross) over the years regarding the plight of my neighborhood. NO ONE wants to do anything about the property violations, which have turned our once-nice development into a ghetto. As soon as I get the opportunity, I am SOOOOOO outta here.

Most awful experience I have ever had dealing with a HOA. Unresponsive and unwilling to help or explain additional "maintenance fees" isn't that what the HOA fees are for? When you refuse to pay them they sue you. AWFUL

Run from this company. They are very disorganized and are not in the best interest of anything but your money. They are clueless in managing and communicating to the customers and use bully tactics to get what they want not what you want. It's your fault if you use them in any way, you have been warned. Update: I've changed my rating from 1 to 3 for now.

My haste in judgement needs to adjusted here. I jumped to conclusions and after more contact and time. The representative for this company has proved to be better than the first impression. I will continue to update but as of now am satisfied with Pinnacle and would not go by my first update.

I had to give one, couldn't give none. Ditto what others have to say, make you spend money on things that aren't issues, sell out the residents to their friends when someone has a legitimate complaint. Awful company.

If I could leave no stars I would this is the absolute worst company I've dealt with in my entire life. I rent a condo and a nice area and these people treat us like we're garbage. They are rude and condescending and all their communications. Our pool is supposed to open memorial day weekend and as of today June 21 it is still not open and we've been told three times that it was going to be open only to receive an email hours before the anticipated opening to hear that it was not. The employees and disrespectful and I this is an awful company.

Sad I actually had to give this management company even one star! Poor customer service and to think you actually have to pay your association fee to these people to be treated like shit! Go else.run by a bunch of low lifes so don't expect much!
