In order to find the most qualified tenant, we require all applicants to meet the standards of our rental criteria.

Let me be the first to say Simply Phenomenal in every sense of the word! The homeowner of the House I was renting decided to sell and with that being said I didn't have a lot of time to find another place. This is where Kristin comes in, she helped me pivot to a new location that just became available. We took a tour of the new location I expressed my desires to have some things changed and replaced.

She listened to all my concerns and informed me she would do the best she could to get it taken care of. Not only were all my concerns taken care of, all the changes & upgrades were approved also! It was definitely a breath of fresh air coming across an agent that really cares about their tenants. Kristin thank you, there are no words to express to you how grateful my son and I are. Thank you! We had over 4 years of great experience as a Tennant of Plano Property Management and working with Kristen in particular. She was professional, responsive and great to work with and always treated us with kindness. Even when our situation changed and we needed to find another property to rent, Kristen worked tirelessly with us to find just the right place even though it wasn't with them. Truly going the extra mile. We would highly recommend them and wouldn't hesitate to use them again should our situation change.

On July 31, 2020: We entered into a one year lease agreement with Plano Property Management. During our initial walk through with [Kristin] of Plano Property Management. I was advised Due to Covid-19 the previous tenant departed the home expeditiously, after renting it for in excess of ten years. I was informed new appliances would be installed, new air conditioning, new paint and carpet.

As well as a Professional cleaning of the property. Well~ needless to say as you can see from the one star rating - Plano Property Management- totally failed. They did a complete rush job on the property. So much so, we were forced to file a small claims lawsuit against them for the hazardous conditions in which they presented upon us; upon receiving the keys to the property.

Please see Small claims Case No: SC-32-00106 In Collin County Plaintiffs vs. Plano Property Management. They failed to respond and or rectify our cleaning maintenance request. Once they had that lease signed; It was as if we were working with ghost and robots. We sent an email to totally Terminate our lease with them effective immediately. They never responded for six weeks until they were served with our Small Claims civil lawsuit. Furthermore, email communications with Plano Property Management (kristin) consistently stated that if it was in working order [ despite being 20 years old] They would not replace it.

This went from blinds, to light bulbs, electrical outlets, doorknobs etc. Kristin is a TOTAL FRAUD. I'm not sure as to what her living conditions and or standards are, but it is obvious she has an utter disregard for tenants. She has a "get them in by any means attitude and demeanor". My firm suggestion for ANYONE planning on renting from Plano Property Management or contracting them to take care of your property.

Document anything you get from them ~document it. Phone calls, emails, pictures and etc. Tenants- take a picture of every room and complete a MOVE- IN inspection list. Keep all original copies for yourself. Property Owners please be advised they will distance themselves so far from you and your property per [sec.92.0001]. I will make a status update once the judge has made a decision on our case. Again, This is not the Property Management company you want to be affliated with.

In my 38 years of living, I've never had to take anyone to Court, but this company and inexperienced personnel definitely were and are worthy of the fight. UPDATES COMING SOON

Plano Property Management has been great to work with. We moved to Plano last year from out of state and didn't know the area well. The staff was very helpful in taking the time to understand our needs and budget, and finding a great rental property in the perfect location. We are now nearing the end of our lease and it is bittersweet to be leaving PPM.

That said, Kristin was kind enough to work with us on finding another property that fit our circumstances well, even though it was not managed by Plano Property Management. Would absolutely do business again. Highly recommend!

Plano Property Management has been managing my property for the past 7 years. When the company sold to new management, I was skeptical and when I learned that the staff I'm used to working with moved with the sale, I decided to stay. Lori and Kristin are always very responsive to my requests and questions. They are respectful and often exceed my expectations.

My tenants also informed me that PPM respond quickly to their requests and that they are happy with the service. Like any business, the owner must work hand in hand with the management company. At the end of the day, they are my extended team to ensure that my tenants are happy, which means I need to take time to inspect my property and to invest in its maintenance.

I'd be careful renting from this company or having them manage your property. We rented from them for a few years and didn't realize quite how bad things were until we moved out and realized how much better things could be. At the time we rented from them it was the best we could afford and we were nervous about retaliation if we were too pushy with issues.

We had several issues in the time we lived in the house they manage on Burrows Ct, but will outline some of the bigger issues below. The house was infested with roaches when we moved in (they were literally piled up in corners, on windowsills, and in kitchen cabinets) and PPM would not cover the full cost to rectify the infestation. The pest control company they sent out said it would require a minimum of four or five treatments, but PPM only paid for two.

After eight months when the roaches were still a problem, they said it was our responsibility per the lease and that we needed to handle it ourselves. The range and dishwasher had constant issues and the range had to be replaced within the first year. When it was delivered the company providing it wouldn't install it because it needed to be hardwired, and the PPM office was very difficult to work with on getting it resolved.

They at one point blamed us for the issue and then stopped responding when I tried to address it through email. We had water leaks through the roof and through the backdoor that did damage to walls and carpet that PPM never rectified. The A/C unit also had a leak from a clogged drip line that soaked around 50 square feet of carpet and padding that PPM said they would clean or replace and then never did.

That much water surely did damage to the wood frame of the walls, the drywall, and the carpet and padding, and probably grew mold and mildew. PPM never did anything but send out an AC company to clear the leak. Eventually before we moved out we started to get respiratory issues when in the house, and in hindsight, it was probably mold. The deck in the backyard was so rotten and dilapidated that it would crumble underneath people and had rusty nails sticking out everywhere.

They sent a handyman over after multiple complaints and he told us that he was only given enough of a budget to replace the 12 worst pieces of wood and would just be flipping over the other pieces to see if the other side was better. In the three + years we lived there, PPM never actually came inside the house to check on things, only sent out independent handymen.

If I owned that house I would be alarmed to find out that it was never inspected in the years that tenants were in it. Most of our communication with them was through email and we have pictures of the condition of the house when we moved in and a lot of the damage that was never repaired. I would never rent from them again or trust them to manage a property I own.

This company used to be great until they got new owners/management. Now they are unresponsive and don't seem to care. Every time I put in a maintenance request they say someone will call me and every time no one calls. I always have to follow up with them at least once. I love the house I live in but waiting a week to hear back if an electrician or a plumber is coming to fix my issue is unacceptable.

My parents are elderly and have rented a house from this management company for two and a half years. I can't say enough about the staff with the management company! Lori and Kristen bent over backwards to help us with anything I needed. I live out of state, but Lori always updated me with things I might need to know about. While I haven't loved everything about the actual owner of the property my parents rented, the management company did everything in their power to make sure my parents were completely taken care of, and they did it with such compassion and kindness!
