Lawnae Hunter holds a California Broker's License and has designation as Certified Residential Brokerage Manager (CRB) and as Certified Residential Specialist (CRS). In 1983 she founded PLUS Property Management on the California Central Coast where she resided for over thirty-five years.
We are licensed, bonded and insured. All owner operating and tenant security deposit funds are kept in secure client trust accounts. Our service areas range from San Luis Obispo County to Santa Barbara County. Single Family Homes; and provide complete, tailored, worry free property management services.

Sara Grossini has been in the Property Management business since the office opened in 1983, and is a licensed Sales Agent representing PLUS Property Management for 36+ years; specializing in residential as well as commercial management. She manages townhomes and homes in the San Rogue and Rivera areas as well.

My husband and I have renting from Plus Property for almost a year and it has been a positive experience. They make paying rent and submitting a service request simple since it's all done online. We recently had a plumbing nightmare and Rosey at Plus checked in with us daily to make sure the plumbers were working on the repairs to our satisfaction. Thanks Rosey!

Recently was moving into a new condo and I needed help finding the right one. I was able to work with Linda and the wonderful staff at Plus Property Management to not only find the right spot for me and my son but to make the process quick and easy. I was surprised by the professionalism and the detail that PPM took in regards to the customers they service and treating me with respect. I hired Plus Property Management to market and lease a rental property. They photographed the property, wrote an eye-catching description, and put it online. They worked extremely hard to find the perfect "fit" for the property. They found the dream tenants, performed all background checks and got the lease signed. Then they coordinated the move-in.

Another property manager taking the time to say avoid this company like the plague. My experience is just like Carol Kelly. No need to hash drama other than to say if you're an owner reading this STAY AWAY from this company unless you don't mind spending thousands to fix the mess they'll create. If you're a prospective tenant/tenant. Listen to the reviews.
They've been completely non responsive to the issues my tenants have reported while I was completely in the dark, even on issues that they could never have resolved like a neighbor wanting to replace an adjacent fence that escalated over months, causing harassment to the tenant, resulting in a code violation with a simple envelope arriving with zero correspondence from Plus.
I decided to fix it and tour the property while in town, listened to all that had occurred, considered my options, read these reviews, listened to them blaming me after waiting on a call back so I could update my information for 2-weeks (no it hadn't changed since Nov 2015 but the code violation alerted me of an obvious problem). I fired them on the next call when they wanted to argue back about their gross neglect to the property, the tenant and me.
I fully encourage all reviewers to contact the California reality commission and complain. One voice may be dismissed but not multiple voices dating the same things. There are tangible consequences for these behaviors, hold them accountable!

As a renter, I have always found Plus Property Management extremely helpful in finding an excellent property to rent within the budget I suggested. Your dream home may not always be available for rent, but if they know what you're looking for they will keep an eye out for it. And I must say I have found the manager, Linda Kirchhoff, one of the most delightful people to work with I have ever met.

Plus Property Management in Santa Maria shouldn't even get 1 star in my opinion. They aren't honest when it comes time to return your cleaning deposit. Even if you have receipts for the list of move out requirements already done you will be charged for one of "their own" to do it again. Stay far far away from their rental properties if you want to be treated fairly!

Summary: Terrible. In my opinion they are incompetent and dishonest. As a property owner relying on them for property management services, you should avoid this business. As absentee property owners we had used their property management services since 2003. Since we were absentee owners, we relied on Plus Property Management to oversee the management of our rental home.
For years we were misled into believing that they were doing a good job. And from an administrative perspective they did appear to perform adequately with finding tenants and bookkeeping. However, we recently terminated their services and moved into the home ourselves. What an awakening. Damage done by tenants had been ignored by the property manager, and the maintenance department apparently couldn't even manage to find their way to the bathroom.
This has been a horrible experience, and I would recommend that any property owners looking for property management services continue to look elsewhere. And if you do own property that they mismanage, you should seriously take a physical look at the property yourselves - don't rely on this business to do it.

We rented through Plus Property for 11 months and the promises they made us when we signed were never fulfilled with regards to work that was to be done before we moved in. They were extremely non-responsive to our frequent maintenance requests and constantly blamed the "home owners" for the lack of response. If you are renting through a management company because you want someone to protect your interests and support you as THEIR tenant, look elsewhere.
Plus Property cancelled the management lease with the home owners and left us hanging with 6 weeks left on our lease and did not notify us of this change until we reached out to them asking questions. Thankfully the home owners are not the difficult people that Plus made them out to be and we have moved on to another management company that actually cares about their clients and their tenants both.
