I have been with this company for 3 years, simply because I have lived in my rental home for 3 years. And after 3 years I can soundly say, this is absolutely a poorly run company full of unhelpful miserable people. Their maintenance guy Brian is great, friendly, helpful, intelligent in his work and prompt and great communication. He is all the company has going for them. He is their 1 one star.

This company is AWFUL. They are completely unprofessional and are just trying to steal college kids money. They should be out of business. I lived in a house for 3 years in college with roommates through Poudre Property. We left the house SPOTLESS and in better condition and cleaner than when we first moved in, and I'm not exaggerating about that.

And YES we even sent them pictures of the day we moved into the house and the day we moved out, with timestamps. They still managed to steal over $1000 from our security deposit. We attempted to call them, email them probably 15+ times in regards to the security deposit. The way they dealt with that is to just ignore. Also, when they do inspections and find something that would be a really cheap fix, they will still bill you an insane amount. This happened to my roommates and I.

Edit: Whoa! Total game changer here. $6k deposit GONE! They have gone radio silent and will not reply to my questions in regards to receipt of the final bill for move out costs despite mentioning in the letter to contact them for such inquiries. Please, please! Make sure to video yourself entering and leaving the premises and any deep cleaning actions taken prior to move out.

It is a pandemic and they don't have many people living in their units so they will itemize some crazy stuff to charge you for to make money. I just knew the previous tenants had a dog. They said they were going to change the carpet before we moved in and then decided last minute not to, and instead, stated that when we moved out they would change the carpets. Did I get that in writing? Darn it, no. Got charged for those new floors, too.

This was how it was before the pandemic: I have thoroughly enjoyed this company the whole time I've lived here! Any question I have they reply within a super reasonable amount of time and if they don't know the answer they will help me find the answer. Poudre Property Services treated (before tenancy) and continues to treat my family with kindness and compassion despite being late on rent a couple times. We are looking forward to moving for my job soon and ending on a perfect term at lease-end.

Read the reviews. If I could give 0 stars, I would. This company is shady and will try to charge you for things they cannot prove. I lived at this house for 3 years. It was in horrible condition when I moved in as the previous tenants were evicted due to a domestic dispute. During the middle of the lease they did a "quarterly inspection" (this would imply that I saw them 4 times a year, but I hadn't had any inspection for almost a year prior).

They made a work order of a few things to fix. I asked what was being done and was told "the door was getting fixed and a few miscellaneous things. At no time was I ever provided with the full work order or told that I was being charged for these repairs. A few weeks later I got a bill for OVER $1000! Yes, the door was a damaged, but they literally custom built a brand new door that I could have bought for $200, mind you it wasn't even done correctly and they had to come back to fix it.

I was billed for 18 hours of labor because there were 2 guys. (One of which was vaping in the house when I got home, very professional.) I was charged for a door that never existed when I moved in. I was charged for them "re-installing" the closet doors - which was 1. not true they were still in the garage, and 2. were in the garage when I moved in.

One summer I had 26 WASPS come through my exhaust fan. They gave me a can of wasp spray because "normal" pest control was the tenants responsibility. My roommate at the time was highly allergic and it took them over 2 weeks to even get someone to come out. They charged me for filling a "hole" (it was more like a dent in the wall) before it became a real hole.

When I refused to pay the bill as it was not accurate and was actively being disputed Lorrie H threatened to evict us - which I'm pretty sure is illegal. When I told her I was hiring a lawyer she never brought it up again, and then resigned shortly after. Very convenient. I have since disputed many of these charges but have not heard back from anyone at this company since moving out. Good luck getting a call or email back, a common theme I experienced while living here. This company and everyone who works for it is shady AF. Don't give them your money.

Update to my previous review. I saw a new review posted by W.S. in which he basically accuses me of being an entitled liar. I'm not sure why this person chooses to attack me. If his experience with this company was better than mine good for him. Or perhaps he works for Poudre. In any case I can only attest to my experience and have plenty of texts and photos to back it up. I'm not writing this review to be vengful. I just want to warn others that this is by far the worst experience I have ever had with a rental. Everything mentioned in my original review is true.

I don't normally write reviews but they definitely merit one. My partner and I ended up in a rough spot due to overlooking some aspects of the lease. I talked to the leasing manager, Lorrie, and she was as professional, empathetic, and helpful as I could ever possibly hope for. We have had overall great experiences with Poudre properties, and her compassion really cemented it for me.

We have also had reliably wonderful interactions with the receptionist, Vicky, and the maintenance crew. They were able to fix a troublesome smell under our sink that we couldn't find the source of! Thank you Poudre Properties! Would definitely rent from them again!

While the properties they manage are attractive, the service of Poudre Property Services is some of the worst I have ever dealt with. This was my first apartment and I had never paid rent before. I was waiting for an invoice, email, text, phone call or really any type of statement regarding my rent. By the time the 5th of the month came around, I came home to a sign on my door stating that I would be charged a $50 late fee along with a $75 posting fee.

After speaking with Lorrie about the matter, the $50 fee was dropped but it was "too late" to return the $75 posting fee. I guess it costs $75 to print off a piece of paper and post it on a door. My second negative interaction came just a few weeks into living in the apartment. My garbage disposal stopped working for reasons unknown to me at the time.

I put in a service request and the maintenance man fixed the disposal. I received a text from the maintenance man letting me know that the disposal was fixed and that it would be free of charge. Six months later I received an invoice for the service at around $55. When I contacted Lorrie, all she did was apologize for "whatever the maintenance man said" and said that I would still have to pay for the service.

The last straw to me with this company is how they handle the move-out process. I was worried that they were going to over-charge me for cleaning my apartment after moving out because I had read these other Yelp reviews. I spared no expense and cleaned for a full 10 hours even going on a last-minute shopping run to Target so that I could replace the drip pans under the stove.

I cleaned every inch of that apartment so that they surely wouldn't be able to charge me. I waited for 60 days to receive my $1,050 security deposit back but it did not come in that time frame (I was told by another employee of Poudre Property Services that 60 days was the maximum time for me to receive my deposit). After contacting Lorrie, she assured me that my deposit was just sent out the day prior. Right.

After 65 days, I finally received my deposit only to see that almost $300 was taken from my account. They replaced the toilet seat with my money (even though it was in great condition when I left), they removed nails from the walls (I did not put a single nail into the wall) and somehow, after 10 hours of my own cleaning, they found the need to clean for 3.5 more hours only to add $80 to my move-out bill.

I am not sure if what they did was illegal and I don't have the time or money to find out. However, Poudre Property Services knows full well that most of their clients are in a similar boat and that is why they will continue to carry out their immoral business practices. I beg anyone who reads this to stray away from PPP and find a property managed by ANY other company.

I cannot recommend working with this company. They are not very responsive to tenants concerns and did not grandfather tenants in after they were the first to live in a new building. Only living there out of convenience. Also, ask about the paper thin walla you can hear everything through, before you move in.

I lived in the apartments on Elizabeth for 2 yrs and it was a great well kept building and unit. Helpful staff even now that I no longer live there. My deposit was returned and there was issues with getting my mail. Kim Payton at Poudre Property Services has been extremely flexible and resourceful.

We suffered water damage at one of our properties and Poudre Property Services was right there to take care of it. Because the fire system was damaged they were required to provide a 24 hour "fire watch" which means a member of their crew had to walk the property every 30 minutes to make sure there were no fires until the fire system was operational again. Their dedication to the well being of the tenants and the property was amazing.

Highly highly do not recommend. They are not informative, not communicative, and genuinely do not seem to care for their tenants. I can't wait for my lease to be up and work with a different company. Lorrie seems aloof and apathetic and honestly just rude.

I have been leasing from PPS for a year now and I have not had any issues with them what so ever. Every work order was completed in a timely manner and any questions I have had were answered. I have made sure to pay rent within the designated 5 days after the first of the month, kept the apartment clean in and around the building as stated in the lease, and lastly, anytime I have had a visit (inspection), I was given a phone call promptly or a letter came in the mail. Unfortunately, as my current lease ends I can not stay at my current location much longer due to remodeling of the entire complex, so I reached out to PPS for some options. Lorrie, their leasing specialist, has been very helpful through this entire process of relocating me and has made sure I am well informed, showed me multiple properties, and most of all happy.

She was absolutely wonderful and I recommend her to anyone needing help here in Fort Collins area. With that said, I have decided on one of their new properties, Apex Apartments, and I look forward to being one of the first people to live there. **Just a friendly reminder to all. Read your lease throughly before you sign, make sure you are submitting work orders when the issue first starts, pay your rent on time, and I do not see why you can't have a great experience with PPS like I have. These are properties that you are leasing not owning. You can not do whatever you want with out their consent!**

I was the guarantor on a short term lease for my son over the summer of 2017. While the people were friendly, my son reported that they were not very responsive. I was especially disappointed in their reconciliation and return of the security deposit. The bulk of the security deposit was retained (not returned to me) to cover items that I felt should be part of the normal tenant turnover expenses for the property owner.

The details are not important, but I encourage anyone dealing with this company to be especially cautious, meticulous, and documentary regarding the move-in property condition. My advice, after my experience, if possible, avoid their properties.

*CONSTANT SEWAGE SMELL* The first month was fine, then there was a constant lingering sewage smell that would waft in from our vents and pipe connections in our washer/dryer room. If you need to use heat, wear a gas mask. Basically, you are pulling in all of the building's collecting gases. We have used roles of tape attempting to staunch the odors and every night we have to "air-out" the apartment by using box fans and opening our balcony door (no matter the weather).

After complaining for weeks the odors went away only to return full force in the spring. Definitely an inconvenient place to live! Not to mention, we could not receive mail here for the first three months due to Poudre Property Services extremely incompetent office personnel. The first time visiting their office to inform them about the receiving the wrong key, it took 2 hours because their total lack of organization.

In the end, we paid to have the mailbox re-keyed by the Post Office. It's clear now, that previous tenants are forced through the same gauntlet of unprofessionalism and have to go to the Post Office every year to receive the correct key. Expect delayed bills and waiting in several long lines at the Post Office! P.S. don't try to make the apartment nicer by replacing the giant blinds with nice curtains, they charged me hundreds of dollars in lease violations and maintenance fees for "altering the apartment" after I took down one set of blinds in the living room and hung curtains.

They took over our building after 4 years of us living there, they raised our rent, tried to make us pay a cleaning deposit and re-pay our pet deposit, they have listings up right now using our old apartments yard and interior even though its not for the listed apartment, beware, horrible horrible people.

Beware of Poudre Property Services -- Thankfully we had a bad feeling about their business practices before signing a lease agreement. After telling them we were looking to move into a property as soon as possible and proving we had the payment history, income, and savings to well exceed their requirements, they proceeded to dick us around for several days in which they hadn't even looked at our application.

We finally got fed up with not being taken a seriously and called to cancel our application. We were told that they would not cash our $80.00 check for their application fee seeing as they had not even looked at our application yet -- yet a few days later, sure enough they cashed our check and refused to refund us the money. I was told that it is our word against theirs in regards to an agreement being made not to cash our check both in person and via phone with two different people in their office.

It must make for a lucrative business when you scam potential tenants out of their money and didn't even process their application. Rent elsewhere and save yourself the trouble -- Based on the other reviews posted, we are not alone in this kind of underhanded treatment.

Poudre Property took over my lease from another property management company. My lease expires July 31. Poudre Property did not offer the terms of a lease renewal until June 25 and after repeated enquires about the new lease terms. Then only partial monetary information was disclosed. I was given less than 5 days to decide if I want the new lease and less than 30 days to find another living space. Further, it was implied to expect some or all of my security deposit for repairs or similar.

No one from Poudre Property called me to make an appointment to review the entire lease. I called the office June 30. I was told someone will call me back. I did not get a call and I had to call back. I called the office Tuesday, June 31. When I called the office, Emily answered. She could not answer my questions about the lease. She took my questions and information.

She said she will have someone call me back. Again, I called again because I did not get a call back. This time I was transferred to Joan. Before the transfer, Emily said Joan told her to say I have until next Monday to decide to take the new lease. Joan was disrespectful, rude and condescending. Her comments to me included ".the owner is concerned we will not be able to rent the apartment." and ".I am sorry we did not tell you the lease details sooner.we were so busy." Then, in a very threatening tone said I have until tomorrow to decide if I will take the lease or she will start showing my apartment.

I reminded Joan she just told Emily I could tell her my decision next Monday. Joan backtracked on her last statement and said call to call her on Monday. I could not believe what I just heard. I did nothing to deserve this treatment and attitude. Joan was completely indifferent to the position I was in due to their poor business process. It is only common sense and common courtesy to provide the new lease details 60 days or more before the lease term and to allow mutual, stress-free transition to the new lease or to vacate the living space.

What I have been subjected to is completely un-professional and a complete disregard of the impact to this life effecting event of moving on short notice. I then learned the BBB rating is "F" including non-response to complaints filed through the BBB. Poudre Property Service is not a member of the BBB. I spoke with Joan about my security deposit and pet deposit. Again, her tone and mannerism implied I can expect to lose some of my security deposit for repairs or cleaning regardless of the condition I leave the apartment.

I have never been treated this way by a property owner or property management company. I decided I did not want to sign a new lease based on the way I was treated and the new lease terms. What happened to common sense, human decency, respect, and fair business practice? I contacted by the below-mentioned government agencies and departments by mail. Responses to my letters included no response from the local Chamber of Commerce.

The other agencies and departments said my plight does not fall in their area of enforcement. A clerk from the Fort Collins Municipal Court suggested I contact a lawyer. Why do I have to pay a lawyer to enforce common sense, human decency and professional business practice? My existing lease included a final walk through. This was my saving grace as the Company Representative stated the apartment was ready for the next tenant to move in.

I expect to get all of my security deposit returned to me. I still had to scramble to find another living space. Colorado needs to step up and regulate the residential rental industry and provide tenant rights. My proposals text exceed this text box space. Office of the Attorney General Ralph L. Horrible Company! Completely incompetent and dishonest. Scheduled two of us to see the property at the same time. Looked at a property and offered to leave a check on the spot for the property. Representative lied at the property about not being able to accept my check, then accepted the check of the person on the spot. Manager was dishonest and not willing to fix the error made by her incompetent teenage employee.

I would give them a negative rating if I could. They are real nice when they are taking your money but beware after that. The apartment was in a great location so we went ahead and paid what I thought was top dollar for it. It was OK clean when we moved in - not great, but OK. But beware when you go to get your deposit back. We were charged for 4 pinholes in the wall and replacing a light bulb ($120), cleaning $100 - and the apartment was cleaner when we moved out than when we moved in.

They never even checked us out, some maintenance guy just came by and got the keys. Then, to top it all off, they withheld the last month's utility bill from our deposit and never paid it. We just got a letter from a collections agency!

TERRIBLE COMPANY! I rented from them for 4 years ( I have no idea why) and every year they raised the rent $100. Upon moving out, they were extremely difficult to deal with, as many other reviews stated. They took all of my $955 deposit AND decided to charge me an additional $1000 to re paint?!? When in fact they did not repaint for us when we first moved in, nor did they bother to repair any of the left over holes in the walls from the previous tenants.

We filled out the damaged report checklist and took pictures of all the damages prior to us moving in. And even with all that proof, we are STILL fighting them. As for appliances/plumbing/other repairs, the maintenance workers were very slow to respond and when they did come, they were inexperienced and took forever to fix one little problem, so eventually, we ended up doing most of the repairs ourselves.

There were many times I would come home to a maintenance man helping their way into my apartment without my permission. This management company is very, very unprofessional and full of a bunch of slimballs. I cant stress enough to any interested renters to NOT go through poudre property, I feel like I wasted a lot of time and money from renting from them. Good Luck to you all.

I manage a rental property that has the HOA through Poudre Property. They struggle to get stuff done and seem to be a mess overall. We had a leaking sprinkler head that had been on for almost 5 hours. We had called them about this issue on Monday which they told me would be fixed immediately. Well on Friday in the middle of the night the sprinklers came on again still with a broken sprinkler head and still running for over 5 hours this time flooding a room in our basement. Informing them of this issue immediately, they told me they would not be able to assist me for sometime as it was before normal business hours. Needless to say they showed up at the property 4 hours after the fact as an inch to an inch and a half of water was in my basement.

Due to their negligence they caused over $2000 in damage in our basement and are not willing to pay for it. I would recommend any other property management company than Poudre, they are horrible.

DONT DO IT I am also wanting to leave a very poor review. It is really crazy how the other two reviews are identical to mine. They did try to double charge me for cleaning and Re-keying the house (is this their policy?). Then they said they do not have any paperwork when it was clearly in the lease I signed. They finally did give back part of that initial charge.

They had many people coming in and out of my house daily (not weekly). They were slow to repair anything, so I did most repairs myself. The ending of the lease was the worst. They said I took the smoke detectors out of the house when I left? Of course I didn't think to take pictures of the smoke detectors, but if you rent from them and move out, I would.

I also left the house spotless spic and span and they charged me a Cleaning fee of $400 for absolutely nothing. They throw the book at you for anything they can make up that you do not have pictures for. Like the old screen door they had on the back of the house they said was not perfect and needed to be replaced. THEN they gave a horrible rental reference to me because I made them give me the money they owed me for the re-keying and shampoo fee's I already paid for. Very hard to deal with, nobody is ever there that you can speak to about anything. I have perfect rental references from every other place I have lived all my life.

BEWARE of Poudre Property Services. While I lived in one of their properties, the support was mediocre. On moving out, they were VERY difficult to deal with, and it seems like they think that the security deposit is just extra money for them. The contract I signed included a clause that paid $115 for rekeying the doors after I moved out, and $480 for cleaning the carpets.

In addition, after leaving the house well cleaned, they returned only $175 of the $1250 security deposit. They claimed an additional $480 for cleaning the house. Upon my persistent appeal, they reduced the cleaning charge to $180, which was still way out of line, and said if I didn't take their offer, I would have to take them to court. I received the additional $300 refund mid-october. (I moved out July 1.) If you consider renting from Poudre Property Services, go into the situation with open eyes, and don't let them jerk you around!
