We have managed thousands of properties for hundreds of Clients. We are located in the heart of Holladay, Utah, which is just outside of the Salt Lake City area. We specialize in managing Real Estate in the Salt Lake Valley.

We go as far as Provo, Park City, Tooele, Grantsville, Ogden, Centerville, and Bountiful. Currently, we manage apartment units, condominiums, single family homes, multiplexes, homeowner associations and small commercial buildings.

Precept Properties has been managing Real Estate in the Salt Lake Valley for the past 35 years. As a Broker and a member of the Salt Lake Board of Realtors and the Multiple Listing Service we are fully licensed and bonded as a real estate brokerage firm, providing all the services necessary to protect and increase the value of our client's properties.
We represent both the buyer and the seller in all types of real estate transactions. Whether you are interested in the sale or lease of your apartment, searching for your first home, a couple shopping the Co-op or Condo market, an individual investor seeking a multi-family home, a corporation seeking out commercial strips or vacant land, or a syndicate selling a portfolio.
Advertising, labor and materials for work performed directly to the property and legal fees are billed to you. A letter of introduction is delivered to each tenant describing my policies and procedures. Our objective is to make the transfer of management as smooth as possible and establish a good relationship with your tenants.
As Licensed General Contractors, we Maintain a Staff of Professional Maintenance Personnel. The following prices are for LABOR only. Materials will be added including tax. There are many times that we can find better deals. This is a guideline and will allow you the security that your maintenance prices will not go over these figures.

I am very impressed with the service provided. Marlyn is easy to deal with and gets stuff done. Rick is great to work with as well. The owner built a brand new garage which adds extra value to the property. They all respond quickly to requests and do professional work. Rick's crew recently put new siding up while building the new garage and they were fun to have around. Mr. Whipple is generous. All of his people are pleasant and go out of their way to do a great job.

I purchased two condos in 2017 that were managed by Precept Properties. I live in another state so having a reliable property management company was crucial. The communication and coordination with them has been nothing but top-notch since the very beginning. Marlyn, Corby and the entire team were stellar about keeping me updated on any issues, making reasonable recommendations, implementing needed services and/or repairs, as well as timely account statements.

When I decided to sell my properties they again stepped up and assisted me in doing so. It was the smoothest business transaction I've ever been involved in. I highly recommend this business.

I rented in Utah for the last 9 years and my interactions with the Precept Properties management team was hands down the best experience I had. Marlyn and her staff were responsive, professional, generous and empathetic, qualities which I found rare to non-existent in my other landlords or property management teams. If I hadn't moved out of Utah, I would still be in one of their rentals.

As an advocate for the renter of one of the properties that Precept manages, I need to let folks know what happened to this renter. The renter lived in the house for a little over three years. During that time the renter replaced an old wooden door at the back of the house that was letting cold air in. The door was replaced, with permission of Marlyn the property manager, with a quality metal security door purchased at Sutherlands. Drip irrigation was installed with permission by the renter to try and keep up with watering the 24 or so rose bushed in the back yard, and a new faucet was installed by the renter in the bathroom because the old one was leaking so badly. Marlyn was also informed about the faucet and seemed pleased that it was replaced by the renter.

The carpets were cleaned twice during occupancy. On leaving the property, the interior of the house was thoroughly cleaned and vacuumed, and the carpets were thoroughly cleaned throughout a third time. The small lawn in the front was edged and cleaned up. The property manager emailed an acknowledgment that the interior of the property was kept "really nice", but that the yards were dead, and claimed that it would "take a lot of time and effort to get that to return." The tenant moved into the property 3 years earlier during the month of July, and the yards at that time were yellowing throughout.

The small front yard was green. The tenant, on leaving the property, minimally watered the roses, and they were still blooming on the last day of occupancy. The front yard was dead because it had not been watered regularly, a very small front yard. The deposit was $1000, and the manager, Marlyn refused to refund any of the deposit because of the condition of the yard.

As an owner of a rental property, and the owner of several homes over the years, in know that a bag of grass seed costs a few dollars, and has to be sprinkled on and watered in to take hold, with very little effort. In this case, the grass will come back to at least the condition that the tenant found it in when occupied three years earlier. The property manager said that the tenant had been a good one, and that she would give a positive review in the future.

I cannot say the same for the property manager. I understand that some tenants need a lot of encouragement to maintain the properties to a reasonable degree. That was not the case here. Rent was paid in a timely manner and throughout the Covid months. The house was left in move-in condition, and improvements were made with permission while the tenant lived there.

This was a cold move made by the property manager. No way does it cost $1000 to bring life back to a 120 square foot (approximately) patch of grass. The water bill rand about $85 a month. Maintaining the roses through hot summer months was always a challenge, and they were left in better condition than when the tenant moved in 3 years previously.

I am a rental unit owner who has worked with Precept Properties for more than 10 years. I have been very satisfied with their professionalism and responsiveness. They do an excellent job in managing my property and are able to quickly find new qualified tenants as needed. They handle all maintenance and repairs quickly (good for owner and tenant).

I have been renting from precept properties for a few years now and we have had nothing but a good experience, whenever we need anything maintenance done we get a fast response. The property manager Marlyn has been amazing working with us. The maintenance people are always so kind and helpful. I can honestly say i would rather rent from Precept Properties then anywhere els.

Don't rent from these people. Shitty property management. They get nothing done even after multiple requests. Show you one apt then rent you a different one that's not clean' painted, etc. And. you'll never get your deposit back. Lame.

We leased a home through Precept Properties during the time in which we sold our previous home and are building a new one. I must say, I haven't rented a home in over 25 years, but the process was seamless and easy. It has been a very pleasant experience. The home was in wonderful condition, and any small issues were resolved quickly and painlessly. Marlyn and her staff are top notch and run a very good business. I would not hesitate to use Precept again as either a leasee or an owner offering a property for lease.

Precept Properties is a great property management company. As a rental unit owner, they are very efficient and on top of maintaining everything. I am always aware of meetings and any voting that is to take place. They review the HOA budget at the annual meeting and I feel they always manage the funds very efficiently and appropriately.

I absolutely loved having Precept Properties as my landlord! I lived in the rental house for 4 years and both Marlyn and Corby were responsive, understanding and professional to deal with. If I wasn't moving across the country in a few months, I would have stayed there many more years. Also loved the online portal for rent paying.

Marlyn and the Precept Property Management team deserve the highest praise and recommendation for their great service. I began using precept property management in the 1970s when I needed someone to manage a rental property. I used them at the recommendation of a good friend who was using Precept at the time to manage rental properties. He and I joined forces and purchased three rental properties and we engaged Marlyn and Precept to manage them. Again, Precept and its team did a fantastic job managing the properties.
