I have been living at one of the properties "managed" by this sad excuse for a company. When I moved in the apartment wasn't cleaned, dirty and not move in ready. I had to take pictures and had the manager write a letter so I could get my cleaning deposit back when I move out. A month later which was October I realized that the bedroom window was cracked. Understandable things happen.

I called the manager to inform the company to replace it. I was told that because of the supply chain, it would take some time to replace. I wasn't ok with that but whatever! It's been 6 months and the window is still broken and the constant, stupid, useless finger pointing and COMPLETELY useless unprofessional staff that keeps constantly making excuses and out-right lying just to not do their jobs.

The complete absence of professionalism by the owner who's never there and leaves the running of the sad excuse for a company to the inept, rude and feckless excuse for a staff that gets caught in stupid childish and pathetic lies, just by opening their mouths. Extremely disappointed with everything from the staff to the maintenance to the upkeep of the building. Oh and it's June 6th and the window is still not replaced. You be the judge.

Michael is a bad owner from my experiences. I been living in one of his properties for over 3 years and have dealt with so much from the on sight property manager. I made so many complaints and prime West just did not care at all. I advise to be cautious when renting from them, because they will care in the beginning of you moving in but after a while that changes

Worst management I have ever dealt with, they said I get 2 parking spots and after 4 year living in the building they said you can only have 1 spot and Rachel is the worst manger I have ever seen, the apartment is dirty and she never follows what she says she will do like I had termites all over the apartment and it took her a month a half to have someone come and spray something please stay away from this company pay 100 dollars extra and rent somewhere else it will be worth it

Worst management ever they think you owe them something by living there and before this management we had lumi she was the best manager before rachel came and the whole building is dirty and no care at all she is only home after 6:30 which she lives in the same building how is that a manager when people knock on your door and your not home she has very bad customer service and she doesn't do anything and I mean anything I feel sorry for the owners that hired this company they will be losing a lot of tenants including me very soon

This company is so shady and horrible. In the time I lived at one of their properties, I dealt with a horrible cockroach infestation that went unaddressed for months, stolen property from the premises, constant abuse from management and now I'm trying to get my money back from my security deposit they decided they are just keeping. Henry, the "manager" of some of their properties is a misogynist and a liar.

He is never around, takes forever to get anything fixed, and lies about dealing with problems. If you call him out, he explodes at you. Rachel (the same person who has been mentioned in previous reviews) has aggressively threatened me over the phone multiple times. She clearly has an anger problem. Rosa seems nice, but she will just take you in circles so many times that you get frustrated and your problem never gets addressed. Everyone who works for this company is VERY SHADY. These people are true slumlords. BEWARE

RACHEL CARDENAS needs to be retrained on how to assist the people paying rent for the company that pays her paychecks. By far - one of the most horrible customer service, dismissive, and arrogant people I have ever been in contact with. As an owner - I highly suggest for other owners to NOT work with PW Management until they get rid of her.

If there were a "minus star" review, I would give Prime Management minus 100 stars. The WORST, most DISORGANIZED, most DISRESPECTFUL, RUDE people work there. My parents are senior citizens who moved out at the end of February, giving a written 30-day notice in January, as required by law and their contract. First, they had to chase down the manager for a pre-move-out inspection. Second, after they moved out, no follow-up call, no move-out report has been given to them.

The contract indicated 21 days for the deposit return, and when it was over 31 business days and 1,5 months, there was still no check. These are two violations of the California Civil Code Section 1950.5. I ( as a guarantor and co-singer on the rental contract ) called the corporate office on behalf of my dad, explained the situation, and asked to close the contract by returning the security deposit.

The manager Rosa Zepeda talked to me and asked to provide additional paperwork to prove my father's identity, which I did, yet she asked him to stop by and pick up the check in person. That was on April 14th, which is already a violation of the terms of the contract. Well, we just wanted the closure and agreed. When the senior hard working gentleman showed up to collect his money on the agreed time and date, in the middle of his work shift, he was held in the hallway for 20 minutes, and no explanation was given to him when he received the check with 25% reduction.

The Man had to leave because he was already late for work and stressing bout it, but he was surprised to see the amount. When I called back and asked for an explanation about why the check was not ready, where was the itemized statement and move-out inspection report, and what happened to the check, all I received was a rude answer from the office manager, Rachel, that she is not "supposed to talk to me" and she hang up. (wow right?) I called back again and asked to connect me with the manager Rosa Zepeda ( who was talking nicely but forgot to prepare the check and give the report), and again - rudeness from the office manager Rachel, aggressive and derogatory tone, and no answer to my questions.

If this is how the management is working with their customers, tenants, and their representatives - they should close down the business! I'm highly disappointed, upset, and not understanding why did the two senior responsible citizens, who paid on time, kept the residence clean, and never complained about filth and dirt in the building, deserve such treatment.

Primewest Management is very attentive to the needs & concerns of the tenants. Rachel C. Property Supervisor took my phone call & made sure that the problem in my unit was addressed correctly & in a timely matter. Staff was on time & handle the issue in a very professional way! Two Thumps Up or Three if I had another one! Thank you Rachel for all you help & attention in the matter!

I'm happy to say I've dealt with Primewest Management for many years, and I'm happy how they respond to questions and concerns. Rachel is very efficient and friendly, straight forward on what can and can't be done which I don't mind. Front desk (Marcy) has always been courteous taking my phone calls and directing me to whom I need to speak to. It's an overall friendly staff and I enjoy residing in their building, our building Manager is also very attentive and responds quickly.

Me and my family have had to worst experience with these property owners. Do not rent through them! I faithfully lived at their property for 4 years only to have my deposit stolen/withheld from me. They do not do any maintenance on the properties and it is crawling with bugs and roaches. The management does not care about anything! Do yourself a favor and do not rent with them!.

Do not do not rent from this company. They find every and any excuse not to pay you back for your security deposit. They are quick to make sure that you pay on time but when it comes to fix a problem they are horrible. The guy named henry is a flake. I made an appointment 60 days in advance to exit the property I called the guy every week to let him k now.

Once the day came to exit he never showed up, never answered the phone. I had to pay for shipping of the key etc. Then thay made excuses after excuse to give me back my deposit and angie which I don't k now if that's her real name is another excuses individual.

Stay far away they steal your deposit money. If you do move in just understand you most likely receive some or none of your deposit. They will claim things like unpaid parking. Even after u prove payment they still won't pay rite away.

I absolutely love my home. I found this spot by chance, and feel lucky that i did. It has been almost a year now, and I'm looking forward to leasing another year! Easy process and paying rent online has saved my time and Uber cost! Everything has been easy peezy!

This place has the most ghetto and rude customer service I've ever encountered in my life. They don't care about Tenants. I've had an insect infestation going on in my kitchen for a week or two now due to my kitchen being near the trash bins outside, they find a way to crawl through. I reached out to my building manager, he says the company recommended that I get insect spray instead of sending people out to fumigate my apartment. WHAT!?

When I call the office, I'm met with nonchalance by maintenance department's RACHEL CARDENAS who's SO DISMISSIVE AND SHORT about my maintenance issue. I won't be paying rent until my issues are resolved. Would give this place ZERO stars if I could.

UPDATE TO PREVIOUS REVIEW: This issues with this company are endless. This is regarding their Otsego Villas property in North Hollywood (11109 Otsego St). Property management are slumlords. On-site manager Mitch is complicit and rude. Swindled me into signing a NEW one-year lease agreement when they had informed me I was to be on a month-to-month agreement, and they would be amending the existing lease. Repairs on the unit are non-existent.

They are trying to force current longtime tenants out of the unit because they have been there long enough that they are paying a rental price lower than current market value. Upon move-in, the bedroom I was renting as well as the unit in general was in a state of disrepair due to a previous tenant, as well as a lack of proper follow-up with maintenance from on-site management.

Management agreed to fix the issues. On-site management was all but impossible to deal with and out of over 20 maintenance requests for the unit, two were responded to and fixed (the shower doors were removed, and the knob to adjust water temperature was replaced). DO NOT RENT FROM HERE. They will do nothing but make your life miserable and steal your money.

I recently moved out of my apartment and I just wanted to share how pleased I was as a tenant. Overall, the management company took care of my needs immediately after expressing them. In addition, Michael was extremely efficient in addressing my needs in a timely and professional manner. I am pleased with my experience!

I lived in a property managed by Primewest for 5 years. Their promptness and professionalism made my life much easier. Anywhere you live, there will always be issues and things that need fixing. Primewest handled things with no issue. It refreshing was be a tenant in a building where management responded when you needed them to and treated you with respect. If you're in a building managed by Primewest, you'll be able to tell because there is a noticeable difference in how they care for their tenants.

Thanks to Primewest, my move to LA was very smooth. Between Angie and Gabby I have been able to have most of my needs met in terms of maintenance. Somethings are out of their control, and that I understand. All in all, highly recommend these guys

DO NOT RENT WITH THESE GUYS! We were switched over to these guys over from our previous management company towards the end of our lease. It wasn't our choice but whatever. The two guys from Primewest came to do our move-out inspection. They took pictures and barely said anything other than ask us if there were any issues in the house. When they sent us our deposit back after 3 weeks, they charged us $1850 for painting and $300 for cleaning.

The house was perfectly fine during the inspection. In addition, they charged us 2 days rent even we did the inspection and gave them the keys on the 1st of the month. Do not trust them, make sure you ask for estimates and receipts. I'm definitely pursuing legal action.

Angie my property manager is very delightful to have. She is always responsive and is very understanding. Always has a positive attitude. I have lived in my apartment for the past 5 years and she has been a great manager to have.

I've lived in different cities over the years and dealt with a lot of property groups, and I have to say PrimeWest is the best management group of all of them. The application process was easy and Karen was an absolute gem. We applied and moved in within a week. If you have any doubts, don't hesitate. It's important to trust the people who handle your living situation, and Primewest are definitely deserving.

Worst company ever, they are criminals, people in the office say different things, and at the end they ended working with me without telling me, so I stocked here in the middle. And they still have the deposit. Don't work with them, they have good price because their services are horrible, and they are not responsible at all. I wish I can give 0! They should stuff down, check their reputation before you work with them.

DO NOT USE THIS COMPANY. It's the worst managed business I have EVER dealt with. Whoever is paying this company is simply throwing their money away. The work is done very shoddy and it takes SEVERAL visits to ANYTHING done. The worst part. NO ONE IN THE OFFICE CARES!

The worst experience in my life, Flor Sanchez, the manager in charge in the building 260 S. Avenue 54. She is terrible, she like to interfere in you life, like to know about you and start to share this info with the rest of the building. Be Careful if you park behind her parking, she will hit you and never be responsible. When something is wrong with the apartment, she never report to the company, and you have to wait for a long time. She never clean the building.
