First they will collect fees from every applicant and make everyone wait until they decide. Then they will charge a $400 cleaning fee but the house will not be clean at all. They will take a long time to respond and even longer to actually repair things. They won't do any regular maintenance to the houses so that many little problems and messes will happen often.

On top of that this company treats tenants poorly as if they are adversaries instead of customers. Why have we rented from them for two years? Because we love the property and the neighbors AND we know how to fix houses ourselves- which we do often when PMS fails to.

My experience with Property Management Systems has been fantastic. They are professional, easy to work with, overall kind and honest folks. I was on a tight timeline for finding a new place, and the process of obtaining my new living arrangements was refreshingly straight-forward - and quick! Critical: Professionalism, Quality, Responsiveness, Value This company is just worried about getting paid. No compassion for tenants. I am a single mom of 4. Once they heard I graduated from nursing school they increased my rent. And I practically have to beg for repairs. My landlord switched to this company and it sucks! I see why this company have low ratings.

This property management company profits off of application fees. When I put in an application I was told it would take 3 days to a week for approval depending on how fast my former landlord responds. They responded in a day. I called on day 3 to check my approval and was told my application had to be sent to a different boss then his boss for approval and that they have no idea when I would be approved. When I first called about the house I asked if there was any other applications ahead of me and how long it would take. Now it's something different.

They managed an apartment building I lived at. I was in my bathroom and I heard one of their employees knock then unlock and walked into my apartment. Still to this day I don't know why. I was a bit younger and naive so I didn't know what they did was illegal. Also they told me if I didn't sign another full year lease I wouldn't get my security deposit back, not legal. The apartments ended up becoming infested with bed bugs. we didn't sign another lease!

I've lived at 510 Schuring Road property for almost 3 years. During that time every time it rains our basement get flooded with water in 1 of the 4 rooms. They were made aware of this shortly after we moved in, their fix was to fill in dirt around the house. Skip ahead to present day, still have floods/water in the basement anytime it rains. Doesn't even have to be a lot.

Our bathroom flooring has been coming up for months. Our bathroom tiles had mold and needed to be replaced shortly after moving in. Informed Bonnie of this and nothing. Went next door to our insurance company John Schuring Agency and brought it up it was taken care of very shortly afterwards. All the electrical outlets barely work. They have 3 different types of outlets through out the house.

The paint is chipping away in the living room and they've know about it for months. Most likely Lead based paint is exposed. The roof around the fireplace that doesn't work has already been repaired once and water is still coming down the inside of the house down the brick. The water pump downstairs shuts off occasionally and have to go down to the fuse box to flip the switch form time to time while sometimes walking through water. Mice/rats in the ceilings we were told right after move in from Bonnie to toss some traps up there.

Haven't done so and as far as were concerned they can nest, chew up whatever they want. The thermostat doesn't work so to shut it off we have to walk downstairs and shut it off at the source. For $995/month its becoming more evident that its not worth it.

I spent more time managing them than I have ever spent managing a tenant. I used this service for over 2 years and it was a horrible experience. I moved out of state and left 3 rental properties for them to manage. Employee turnover was very high - we were always constantly dealing with new people there, and communication between their team members was poor. Getting return phone calls and emails was like pulling teeth.

They have no systems to manage leads, showings, or even qualifying potential tenants. The marketing to find tenants was poor - I ended up writing the marketing "copy" and providing photos. They would present tenants to me with the only qualification being they could fog a mirror and had the security deposit and first month rent. They seemed much more interested in moving someone in quickly than they were moving in someone that was high quality.

I ended up processing and qualifying each potential tenant since they would not follow the guidelines that I gave them. Once a home was filled, their job was limited to cashing the rent checks and sending me a check 2-3 weeks later after taking their fee out. 7-day notices were sent 14-21 days after the rent was due - so many times I sent my own to save all that elapsed time.

I had to be involved with every maintenance decision - their rates for inspections and repairs were very high, so I ended using my own handyman for these things. It was cheaper and my handyman would actually return calls, texts and emails in a timely fashion. Why I stayed with them over 2 years I do not know - I suppose the pain of switching seemed too high as I was focused on my new business where I moved. I've since gone to managing my tenants myself - not only is it much cheaper, it takes me less time and is a lot less stressful.
