Promote properties through our extensive network of 250 partner sites including Zillow, Trulia, Google, Yahoo, Realtors. Screen prospective tenants utilizing Credit Bureaus, National Criminal Background research, current and prior landlords. We guarantee our Tenant placements. If a Tenant vacates before the intial lease term expires, we will not charge a fee to locate a new Tenant.
Why did I not receive a disbursment when my financial statement shows there is money in excess of the owner maintenance reserve of $400?. Every year at the end of January, a summary statement is prepared detailing the past years activity. The statement summarizes all the previous years income and expenses into one easy to understand format.

The dozens of negative reviews here really speak for themselves. I cannot recommend this company to tenants or landlords. I'm surprised to see they have 2 stars. I rented a property that they managed for about 8 years. Things were fine initially, but about 3 years ago it started going downhill, culminating in a very frustrating and unnecessarily difficult experience in vacating prior to the lease end.

Very disorganized. They send "guidelines" that are misleading or say that they will do something that they later don't do, and then blame the tenant for misunderstandings and say they're not obligated to follow their own guidelines. The accounting department has no information about the account. Emergency maintenance requests aren't resolved until over a week later.

For an EMERGENCY request. I would never rent from a property that uses this company again and I have let my friends who are looking for property management companies to manage their investment properties to stay far, far away from PRS.

When calling in to inquire about a property the lady that answered the phone was very rude. She was quick to cut me off everytime I asked a question. When asking about the fees that are all associated with the property she told me if this isn't you, you should just move on. When asking about the condition of the property and what fixes would need to be done prior to moving in she hung up on me. I will report this all the way up to the owner of the property.

I wanted to see a property they listed. Went through all the online steps. Called and waited through their voice mail recording to reach the operator. I managed to speak to her once. Since then though, they just won't answer the phone. I see how bad their reviews are now. They'd not have to do much to avoid bad reviews but obviously they don't CARE. It's insane to be a rental company and not answer your PHONE.

Now I've decided not to go through with the self-guided tour, (are those really safe, anyway?!), because I have a few questions I need to have answered first. People who use this company should be aware that PRS will LOSE customers for your rental.

My first experience with this company is a very positive one. My appt for viewing a home yesterday got canceled a mistake on my part I'm assuming. I had driven 15 miles to Ahwatukee Phoenix. to view and did not have a code. I do not remember the name of the young lady but she was very kind and understanding. She somehow got into the system and got me the code. I am so thankful for her efforts as she made it not a wasted trip. The property is beautiful and maintained.

We've lived in a PRS managed property for just one year. The house was/is the cutest! We've loved living here and have taken care of the home as if we owned it. Unfortunately, the actual homeowners decided they wanted their house back after only one year, so we are now scrambling to find another place to live in an economy that is not friendly to the renter. Hopefully, when PRS sees this 5-star review, they'll find a way to give us a good rental reference that recognizes an entire year of on-time, if not early, rent payments (and, to be honest, they were mostly early).

Because twice now, we've been turned down for houses that were pretty much a lock, until they reached out to PRS for a rental reference. I mean, you'd think my husband had posted a single star review or something! If my husband had done something like that, I would've deleted it as soon as I found out and posted a 5-star review myself.hey! So, just to be clear, PRS IS THE GREATEST!

From a tenant's standpoint, you couldn't ask for a more responsive property manager when it comes to maintenance issues or repairs! Yazmin in their office is super-nice & that's the truth!

I tried contacting this company since 10/15 regarding my mother's rent increase. I am currently her caregiver and have the proof needed to show. They failed to returned my call, regardless how much I called to get info on the rent increase. When I finally connected to someone, they just told me it was due to "market value" which is fine. But they have yet to discuss with my mom or me, the fact this house she has been renting through this organization since 2009 and they only have been out here since 2012 to check the actual house value.

They lied about the fact we have court documents that my dad died in the house. Yet they told me 2x they didn't know this? Though we have certified mailed showing this info? Let alone lie about the last time they inspected the house. We have sent several maintenance requests just to be ignored. I do have documents of that. This house is not up to market value and no one has checked it to be so.

They gave us the notice 10/09 and I tried contacting them since and haven't got help. The notice is till 11/30 and I need help. They have not checked their records for me to feel we are on the same page.

The worst rental property management company I've ever used. Slow or no response when he repairs were needed. Raised the rent almost yearly along with many administrative fees. Their rent payment sites never worked even with repeated requests to fix the issues. Charged extra for taking rent payment into the office. Wouldn't credit account promptly which caused interest to accrue but refused to remove the charge from the account. Wanted to charge 50 dollars to park in my driveway. Kept over 200 dollars of my security deposit as administrative fees. I would put no stars if it were possible. Do not rent from this company.

Tried multiple times to pay rent through the Portal. Makes you reset password. Would not accept payment nor send an email for confirmation. Wants to charge the late fee amd wait 20days for review. Terms of payment no cash, no money order. Will only take a credit card and charge what they want. Accounting can send you a message but wont reply. Only one way in and one way out.

We have rented from PRS property management from 2018 to 2020, and the office staff (Jena) was extremely helpful, cordial and professional with all our communications. When we came back in 2021 to rent a house, the office staff (Yazmin Hernandez) was so rude and totally unprofessional in the way she communicates. I applied for a property in the listing and never got an acknowledgment notice not what happened to my application. we had to literally spend a whole day trying to get a hold of her to get some reply on our application cuz we cant reach her that easy.

I ahd to email her multiple times to get my application fee back even and her communication was just so bad. She is just UNPROFESSIONAL and doesn't fit the profile she works at. She simply could be the reason for the decline of this management company, we decided to NOT do anything with PRS for the same reason not would I recommend this Property management company to anyone just BECAUSE of terrible attitude of Yazmin Hernandez. I don't give such bad comments ever on any one but literally her attitude cost us so much stress in finding a new home!

This company is a scam company. They have five more listings on their website at the time then when you go take a look because you have to view the property before you're able to apply then all of a sudden it's gone. Then when you actually apply wasting your money applying for your dog you your spouse or whoever you're applying for they just take your money and then never actually call you back.

They may actually end up calling your cosigner who's not your spouse or anything. And still have the fees for all three of your applications. Then you called him on the phone number that they have stayed it on their website and they still don't answer the phone. Would never recommend this company. Very sexist and takes money. Mind blowing.

I rented a house from this property management from 12-15-2019 to 12-30-2020. at first things were great and my kids and I were enjoying the home. 4 months into our lease my son noticed termite tunnels in his bedroom. Property management was contacted numerous times through phone, email, and text with NOTHING done about it. house had termites so bad that the palm tree in the front (5 feet away from house) deteriorated and the top part fell.we were charged for this as "damage" in our deposit report. Dishwasher broke at month six with no repair.

In October the hall bath faucet exploded causing a flood in the house. I tried shutting off the water from under the sink to have both water valves break off. The spigitt from outside for it to too break. Then having to call emergency water line. They didn't come out for 1.5 hours to shut off water causing. Major flood in the house. I had to fight for three weeks for thwm to come out to do anything and when they did they ONLY took out the bathroom fixtures and left.

We lived in the house from oct-december 2020 in hazard due to wet carpets, walls and NO hall bathroom. property managent blames home owners stating they didn't approve any repairs. Then when I moved out they had the house back on market 4 days later and rented. So new renters are in home with termites and water damage (probably mold) then they sent my deposit report to THE rented address. it was obviously returned as I no longer LIVE in house and them refused to send it to my updated address.

So it again took 5 months for them to get it to me. HORRIBLE management company. Not responsive and I'm pretty sure the whole water damage situation was handled illegally. DONT RENT FROM THEM.

I had to break my lease by ONE month to buy my house because my seller wouldn't wait that long to close. I gave this company two weeks notice once I was sure the sale was going through. I made sure it was spotless so they could show it. I even got on Facebook and advertised the unit for them and found them a tenant, but it took them forever to list it!

I think they did that on purpose because even after I moved out it took them forever to list! I told them I was moving out 12/30. I dropped the keys off 1/1 because it was too late at night 12/31. I took a photo of me dropping the keys off and emailed it to them. My husband logged into the renttrack portal to see if there was any rent due for January.

There was nothing. A month later instead of getting my security deposit back I got a bill for over 1900, they took my security deposit plus added on a SLEW of miscellaneous fees! $529 lease fee? What is that? $250 turnover fee? Electric usage while vacant? Water usage while vacant? How is this even legal? I read a lot of bad reviews on PRS before I decided to move to AZ and decided to give them the benefit of the doubt thinking I'm a good tenant it should be fine. Well I was VERY wrong.

I toured one of their houses as me and my roommates are looking to move. We really liked the house and they did a good job at cleaning it up. However, as soon as the tour was over i could not get ahold of them to save my life. I called 10+ times and after navigating the automated menu to the message machine i have not gotten a call back. Two emails have been sent as well.

There is nowhere to submit the application on their website and as nice as the house was, i could not see myself living there when i cant even ask them a simple question about the house. PRS if you are reading this please respond to my emails and voicemails or we are going to find somewhere else.

Awful! It has been a nightmare since we moved in. Move in day, the counters were being redone. Was told we cannot be in the house for two weeks since the chemicals are toxic. None of the kitchen appliances work, fans are broken, 4 huge tired are in the yard, no fire alarm, two sets of sliding glass doors have no lock and using a wooden stick. One won't close all the way so cold air is always coming in the house.

They told me they were going to leave the doors, broken ice machine and fans "as is" and calling that cosmetic. When I call every day, they ignore my voice mails and now my emails are being ignored. They clearly don't walk the property before tenants move in. I have two children under the age of 3 and have not been able to function properly since day one. The house is not safe or functional! Been a month and still dealing with all of these issues. The worst management company!

Lived in an apartment with these guys for two years. They did not raise the rent on me on the second year and everything went smooth with the place. I pretty much had no contact with them other than signing the lease as I just paid my rent online and that was that. After being away from my place for a few weeks in the final month of my lease, I returned to find my living room flooded as the water heater had broke.

On a separate note, I also learned that my particular renters insurance is a kind of a joke and wonder how many people figure this out too late as I did. Anyways the water leak occurred on my last month of my lease and I had already paid my rent. I could not stay at the place due to the mold and luckily had another place to stay. To make a long story short, PRS refunded the month the place was uninhabitable as well as my security deposit. I really appreciate them doing this and Jena's patience with me along the process.

Miss Jena is Awesome! After calling in the repair work the door technician came in with sandals and left a mess and did not fix the problem and I was billed for the repairs that were even done. I don't have a standing contract with them this is my fifth property management company if that tells you anything. I am in the industry and I work with property management companies and their associates and there are great companies out there but not very many, most treat you like cattle I don't care what your problems are they just want your money and for you to be quiet.

As soon as you complain or put in too many work orders you were blackballed. I called in for an AC repair the AC company did not give a call that they were going to be early instead they lied and said I was a no call no show but I told the dispatcher I was just around the corner and I could have been there. I arrived back home a little after 10 AM there was no note saying sorry we missed you?

I immediately called the AC company spoke to the dispatcher and a new appointment was rescheduled the same day. And yet PRS property manager received a no call no show? This is my fifth property management company and yes lot more to it after 13 years of being told by previous property management companies that this property would be for sale after being such a loyal and good tenant wrong!

Be careful out there tenants respect the property you live in it's not yours cross your eyes and touch your keys keep records and get to know your property owner they don't buy it they're actually pretty reasonable. Sincerely Michael J Stiemke Loyal tenant mission drive Chandler AZ

They are great no matter what the issue! We rent a older home with its issues. They always send someone out fast and get it fixed! Being home more often due to covid means we find more issues. Still they come fast and their contractors get it done clean and safe. One of the best management companies we've ever had.

I absolutely had a wonderful experience with PRS. Jena and Tanya are simply amazing ladies they are so nice with exceptional customer service. I am very pleased with my new home. There was a problem with my blinds I called Jena up and she took good care of me right away and she was so happy to help me. If that is not top notch service I don't know what is. Rent from PRS you will not go wrong. Jena is so awesome I love her whole energy. Thank you ladies and PRS for getting me my first home. Keep up the great work.

I wouldn't even give them 1 star! After having the experience we had and then reading these reviews, I AM NOT SURPRISED! After putting off sending us a new lease renewal for 3 months(after the owners of the house we rent switched to PRS from McKinley Prop) they included a 4 percent admin fee (and still charged the owners the full 10 percent to manage plus a ton of other fees).

We were not aware of the fee when we asked if our rent would increase and they tried pressuring us to sign saying the owners were "adamant". We mentioned we wanted to explore other options and possibly go month to month until we found a house to buy and they NO JOKE sent us and eviction notice! (We always pay rent on time and keep the property in mint condition, which the owners appreciate) Then 3 days later the owners come knocking on our door saying they just found out "they" were evicting us?!

They apologized and said we could stay as long as we needed and told us they were firing PRS for not only that but for other shady things like 900.00 in fees they accrued with no explanation. SAVE YOURSELF SOME TROUBLE AND STAY AWAY FROM PRS. You will be sorry like the rest of us.

We have been using PRS for more years than I want to count on multiple properties. They are completely professional and wonderful about giving providing details on repairs and upgrades even before & after pics in some cases. Vacancy rate has been extremely low. Very pleased with the group as a whole. The automated phone system could use some work but I'll deal with that for the results.

Do not! I repeat do not rent from PRS Property Management. If there was the option of zero stars that would be too much for this company. I recently was had to break my lease with this so called agency. I went above and beyond to get renters to replace me, made sure they had to do nothing for the future tenants to move in. I even replaced and repaired where the termites were getting into the house and the black mold was building up in the bathrooms next to the shower stalls.

I reported this to PRS and they ignored my repair requests time and time again. When we broke our lease we did everything they asked and was told we would be getting our deposit in the mail as soon as the new tenants take possession of the property. We waited and waited, tried emailing them and received back rude and crass emails about how it is a different department.

A month after the property had new tenants in it we received our "deposit refund information" We got a slap in the face saying that with all the charges and broken windows we owe them money. There was no broken window when I left and now they are saying there is a broken window. First of all If there was a broken window while I was there I would have my renters insurance cover it. instead of being charged $450.00 for the window now I would have paid my $50 deductible to the insurance.

The letter I received said that I could dispute the charges. I did send a letter back asking to clarify some of the charges. I asked about a turnover charge bill and to prove to me the window wasn't broken after I have moved out and the new tenants had moved in. The response I got was. "Turnover Bill-Please refer to your lease under Breach of Contract which explains the costs associated when a lease has been broken. 2.

Broken Window- Please see attached photo. This was not listed on your move in checklist nor on my move in checklist prior to you occupying the home." "Due to the fact that you did not comply with the terms of your lease and your dispute required considerable investigation into the questions you brought up, this is our explanation of the charges. Please read your lease.

It is very clear on these issues." I did comply with the terms of my lease and made my payments until it got rented. They couldn't provide me proof on who broke the window they are just making me pay for it. This company is a bunch of frauds and will do anything to keep your deposit.

I'm going to start this by saying we just moved from out of state after selling our house. We are renting so we have time to find our forever home. We video toured the house, which Jena was awear of. We've been in our rental house for a month and it's been an absolute nightmare. Andrea is unprofessional and makes her own rules and doesn't care what our lease states.

We moved into this rental which clearly wasn't cleaned despite the $300 redecorating fee we paid. Our lease states that we are not responsible for the yard, when I let Andrea know that the sprinklers were broken she told me the house is "as is" and suddenly now we are responsible for the yard. When I put in a work order for the broken window we found she accused us and fought me on the repair.

Our master shower is missing caulk in places and has mold on all of the caulk surrounding the shower door and door seal (which you cannot see unless you step into the shower), apparently per Andrea this is normal and a part of the house. The carpets have literal holes missing from them. I had to cut hair out of the master shower drain because it was wrapped around the drain.

When we brought all of these and more concerns up within the first week we were told we should have noticed any and all repairs needed on our walk through. My Advice, if you tour a house managed by this company is to bring a home inspector with you.

So far I haven't had any positive interactions with this company. Their systems are all automated and i cannot get ahold of an actual human. Once I do I'm transferred and the call drops. Multiple times.

Stay away from PRS. The house we rented had mold and they sent someone who just began to rip out the moldy sheet rock. They didn't use any safety precautions or warning, my disabled son was still in the house. He got rashes all over his face. They didn't care, it was so bad, we had to move out, we lived in hotels for a month until we got another place to live.

Other realtor agents reached out to PRS, because they couldn't believe how bad they treated us. We were month to month so we were able to leave without breaking the lease. Stay away from PRS.

Rondi and the rest of the team are excellent. They have provided me with excellent tenants and have given exceptional service. When my property was vacant, they quickly found renters for me. They also help out with any issues that come up, this makes my life a lot easier. The renters have agreed to stay for an additional year and we even increased the rent, minimally.

We lived in the same house for 6 years. The first 5 was managed by a wonderful property management company that was responsive and professional. When they transferred their properties to PRS everything went downhill. It took months to fix requested repairs and that was with our diligence of having to frequently call and resubmit the request. There were some things that still had not been repaired when we moved out including the brick wall in the backyard completely falling apart.

We broke our lease early to purchase a home. The management company was very vague about the fees we would have to pay and we had communicated often and gave them a 2 month notice. We also had the home professionally cleaned twice a month and the carpet cleaned at least twice a year. While I understand there would be penalties for breaking the lease they refunded us $200 out of $2800.

I had to ask for a breakdown of the refund. They changed $600 for "debris removal". We took video and photos of the home before we turned in the keys and only left one bag of plastic bags in the garage. I tried to dispute the claims for repairs as they truly were normal wear and tear but the company was very unreasonable. I agree with all of the negative reviews.

This company is the worst. And I know it's not the owner/investor of the home since the previous company was so amazing at getting things done quickly. Don't rent from here and if you do request a final walkthrough before you move out and have EVERYTHING in writing.

My husband and I have been with PRS for 15.5 YEARS until the owner wanted to sell. It made us sad, but we're moving on. I have to say that about 90% of our issues were addressed in a timely manner. The others were delayed due to the homeowner. In the end, we just wish we had received more of a personal heads up, in conjunction with the letter informing us that we were on month to month, but we take responsibility for that oversight. Overall, I would recommend PRS as I have heard nightmares regarding other management companies. PRS is definitely not the worse management company. Thank you Rondi and Kristina!

This company is the worst. I had moved in with my friend and we had filed all the paperwork and assumed I was okay to move in (we had not received any notice contrary to my moving in). 4 or 5 months later when my roommate had moved out, I had called the company trying to figure out why I couldn't pay my bill online. I was informed that I was not added on the lease.

According to my friend, the company had said that that is not allowed. Tenants apparently cannot add tenants onto the lease. With that being said, I drove to the office to drop off the rent. As it turns out, my rent amount wasn't sufficient so they sent me back a "money order" which was actually a photo copy of the original money order I had sent in.

They did this action deliberately to prevent me from being able to get my money back. I took the photo copy of the money order to Walmart and they said I need to original, so instead of being decent human beings, these crooks took my money, made it impossible for me to get my $700 back and accused me of not making rent. Do yourself a favor and rent from any other place. PRS is a bunch of crooks that screw over the tenants in any way possible.

The negative reviews on Yelp and Google Reviews are only a tiny fraction of the large group of people affected and all are true. This is the most onerous, greedy, petulant, avaricious, uncool, arbitrary, incompetent and arrogant company in this industry that takes advantage of the most vulnerable people with no means to fight them in courts and they are proud of it.

If you owe them any amount they certainly will take you to court and get a judgment against you and garnish your wages or get a writ of judgment to take your property because they are experts at how to manipulate the legal system to their favor. They don't do joint final inspections with you because they want to keep your Security Deposit by any means possible or fabricate them if necessary. Rent from them at your own peril, bad credit, judgments, loss of security deposit will be their way of thanking you for renting from them and for making all your payments on time.

They don't do the repairs or upkeep to the house unless you pay for it. We finished our lease but not before going through a horrendous experience every time we requested any repairs they made it to be an ordeal. They gave excuses such as: "the handyman called you and you never answered" or "the owner refuses to fix such a repair". They have refused to do their final joint inspection and to give a report of why they are keeping our security deposit.

They flat out steal from their tenants under the guise of "Admin Fees" there is no other word for their arbitrary keeping of the refundable deposits. They have you sign a company written rental agreement to fit their shady way of doing business. (they don't use the standard AAR Rental Agreement for this very reason). We have tried in vain to deal with them directly but they refuse to do the right thing so we went to the AZ Attorney General and requested a consumer fraud investigation because PRS acts like this is normal procedures at the end of every lease of the taking their tenants security deposits for no valid legal reason.

They are not returning the security deposits nor will they provide an accounting as required in the Arizona Tenant Act. We exhausted all possible means of getting this resolved directly with them and had no choice but to report them to the AZ Attorney General for a consumer fraud investigation. According to the Arizona Landlord Tenant Act, they now owe us twice the amount of the security deposit as in Arizona Security Deposit Limits and Deadlines as outlined in AZ ARS 33-1321.

The AZ Attorney General will put a stop to their heavy handed and shady business practices and hope the AZ Attorney General shuts them down after they go through a sampling of their end of lease bad dealings with the public. The Attorney General has such power that if a business is in fact doing this to the public, they will shut them down, no kidding!

The Attorney General shut down a car repair shop (Transplant in Tempe) for similar shady practices after investigating them. Protection of the public is the utmost mission of the Attorney General's Office and filing a complaint online is easy and quickly acted upon. Don't trust the BBB rating from businesses that pay a fee to the Better Business Bureau.

The BBB gives them a 5 Star rating yet they do not publish all their many bad reviews. "Now as for the merchant, deceitful balances remain in his hand, and he loves to defraud". Hosea 12:7

They are impossible to reach. I have been calling over and over and the machine always says there is no one available. I called 3 numbers and there is no way to get a human being on the phone for a property. I'm coming from out of state, the phone is my only way to communicate with anyone in Arizona. You guys need to answer god dam it! So frustrating!

Do not rent from this company. They will collect your application fees and process your application along with many other's and then decide which one they want to rent the house. Then everyone else is out of the money they spent for the application. Professional, ethical companies process one application at a time. If the first one falls through or gets declined, then they move onto the next. Scamming people and taking their money is not a way to do business.

1. Rocks were finally put in the front yard. Now I can focus on fixing the backyard. 2. They came by for an inspection. All they did was take photos of the bathroom and backyard. I thought it was an odd inspection but seems to have gone well. 3. I had to trim the back yard neighbors trees that was pushing the wall over. I figured it probably fell under the grass is up to you and trees thing from the front yard.

There is a bulk pickup in November and Ill have it all taken away then. Nov 1st, I am fertilizer and tilling the back yard then seeding it with Rye. I changed three of the sprinklers (because they charge me for them if someone comes out to do it) to ones that rotate so that the areas where no sprinklers were located receive water. I hope to have a grassy backyard by the end of November. :)
