Avoid Quality Property Management! I bought a new home a month ago in a neighborhood in Medford where QPM manages the HOA. They are completely unresponsive. I have been trying to reach QPM for weeks to secure a mailbox. No one at their office ever answers the phone. All I get is voicemail or their answering service. This is a joke. I am paying $80 per month in HOA fees and can't even get a person for QPM on the phone. Do yourself a favor. run from QPM.

I been renting from quality property management for over 2 yrs never been late with my rent I had to have Right knee surgery around the time rent was due my bank held my check deposit longer than expected with decline the rent payment. Im not able to drive I called to see if I could make it online again and also is I there was any exception with late fee charged I was to per management that I needed to find a way to get a ride and have a cashiers check is the only payment method at this time after me explain how difficult it's for me to get up and use my crutches I just had surgery yesterday worst customer service and No understanding of the circumstances that I'm in.

My friend Jodi Sirstad has a storage unit with these guys and they ripped her off. They took 2 months of rent at one time and then said they couldn't put it back. THATS ILLEGAL! He said well just look at it this way you dont have to pay next month. Not the point. She lives on a fixed income and couldn't afford 2 months at a time. DO NOT RENT A UNIT FROM THESE CHEATERS!

I'd give this place a negative star if I could. They should change their name to NO QUALITY PROPERTY MANAMENT! There must be a reason why they get such a low star. They've been lying about our deposit saying that WE DIDN'T HAVE THE DEPOSIT when we signed the contract with them. Which makes no sense because who in this country can rent a house without the deposit!?

And 1 month after we moved, they sent us a bill which has no deposit being applied to it. Yeah right, you're so smart! You can ask us for the bill, but we cannot ask you for the deposit!? Stay away from this place unless you want to deal with unprofessionalism later on. Plus, they were impossible to reach by phone when they were my property management. I called them dozens of time and it went straight to the voicemail. I left messages, no one bother to call back. Don't let their name fool you.

I just moved out of an apartment in shady cove which was under different management when we originally moved in. There was a security deposit made when moving in which we were told from the original manager that all deposits and payments would be forwarded to quality property management. We moved to Medford and we're met with no deposit return which was explained to us that no deposit ever came from the previous owner.

I have documentation of this which will be used in a lawsuit. Then we received a letter requesting we pay $1,500 in repairs. Which would have been covered by our security deposit. We also paid $800 in professional cleaning services which will also be included in our lawsuit. Quality property management has committed fraud. And will be suffering the consequences of this illegal means of property management. Stay away from quality property management or you as a property owner or tenant will end up in a lawsuit as well.

They took almost two months to respond to my inquiry. The lady who did the showing was late, did nothing but stand in a corner on her phone. The place was a joke for the price they're asking, there were even cockroaches in here! Definitely not worth how much they want to rent- clearly they're using the renting money for something else. All these property management companies in the Rogue Valley think the working class who are struggling to find a home is a fun business game!

Also I'm not pro or anti mask, but considering having a bunch of people in a cramped rental property the lady "showing" the place could've at least wore a mask. I don't know how their other properties are but maybe stop paying these people to be on their phones and start making the properties they buy from others at least presentable! Who knows how the water, heating, etc worked!

Really put the nail in the coffin for me to give up on the Rogue Valley and just move somewhere else. I love the area but not enough to bend backwards for a dump who won't take my family seriously.

Rent from any rental company that is not this one. They never return phone calls. The staff is rude. They take forever to process ANYTHING. I got charged a late fee even though I paid my rent on the 28th of MAY and rent isn't due until the 5th of JUNE ($90 by the way) I have nothing positive to say about this rental company. Steer clear because dealing with them is not worth renting even what you would call your dream home.

Worst place! Cold heartless people. My sister has a roommate who has bailed and my sister cannot afford full rent. She has tried to work with this place and they are being bullies and treating her like shit. She is a single mom of 2 who is trying and this shit hole of a place won't work with her yet are is se her house but won't void lease early or work with my sister. Lets not forget the massive rat infestation she has md through rotting wood everywhere and they barley take care of that! I am looking into legal advice hoping we can fight this. Such selfish people!

I wouldn't even give this property management 1 star. My mom lived in her house for 38 years. She took excellent care of it. She recently passed away and this disrespectful company sends her a bill for over $1,200. I should be sending them a bill for the excellent range we left them and a very nice screen door.

I was hesitant to rent because of all the negative reviews, but I've been a tenant for over a year now and I have no complaints. I pay online through an app they provide and I've never had any issues. I recently submitted a maintenance request for a leaky faucet and they showed up within 24 hours to look at it and installed a brand new faucet the same day. I'm pleased with their service, and the office staff is not rude, like other reviews imply. My application process was also seamless.

My husband and I took time off work to provide everything they needed. They claimed our landlord said we were evicted and that simply isnt true. I have proof. They also stated that they said they wouldn't rent to us again because we owed them money. We literally just received that bill last week. We have only been out since November. I received the bill the end of December.

Its literally Jan 6. I have proof of that also. However, quality property obviously didn't take into account that we lived there for 10 years! They never even bothered to ask. Just treated us like garbage. Yes the carpet was destroyed! They didn't change it for 10 years! You people do all this judging of people and you don't even have 3 stars! You should be lucky people choose you to rent from.

My wife and I have had a bad experience with QPM. The gentleman that helped us talked to us as if we're dumb and were babies and not adults. They don't work with your schedule. If you work m-f 9-5 job then you'll have to lose out on work to show up for a tour of the house you might not get and also set up an appointment for paperwork they make you wait for. How is this company guest friendly and good service?

Three years ago when we were looking to find a place, Quality Property Management was the only company willing to work with us as we were new to the area, with no rental history and limited job history. That whole process was pretty painless and we got a house that we loved. I had read the reviews and I have to be honest, I worried about how we would be treated and what would happen when we moved out but honestly, outside of a couple of misunderstandings that were resolved, I never had any issues.

I went to their office a handful of times and I always thought they were friendly enough (especially Malia), they were always timely with maintenance requests and no matter how ridiculous my questions or concerns (and they totally were) they always took the time to address them. We just moved out on 12/4/18 and again the reviews made me worry about our deposit which was $3000 but once more I did not have any issues.

We got all but $122 of it, which was to rekey a lock that was missed when we did the others and an air filter. My advice to those reading the reviews, take them with a grain of salt as it is far more likely for someone who is unhappy to leave a review than it is for those of us who are happy. We took good care of our home while we were there and it was spotless when we left and that is despite 3 kids and a giant dog living there. Thanks again QPM!

Would like to give -10 stars. I will never rent for qpm again and I make sure no one I know does either. They don't follow laws and when you call them on it you get evicted. They keep your deposit and tack hundreds of dollars of extra fees on. When you dispute the fees you get turned over to collection. The collection agency doesn't even question the facts regardless of the evidence you have.

Thanks for making my 1st rental experience in 20 years one I will never forget. Stay away from this pm no matter what. I would sleep in my car rather than rent from them again.

They should change the name to "Not So Quality Property Management". They take applications in the order they want to take them, skipping over applicants. I submitted my application first and other ppl were invited to view the house before me. Such BS.

Poor customer service, super slow to get maintenance here, and the guy at the front desk is rude. We rented from another property management company and unfortunately these guys took over two weeks after we moved in. Since then several neighbors have moved due to the poor customer service and more plan to move next month. You would think property owners would ask why everyone is leaving.

I am a homeowner that used them to manage my property for awhile. I would 100% mirror Jason C's review of their service. I finally had enough of renting my home out, had to sink $5k into fixing all the renter damage/neglect and just sold it to save my sanity! If your a homeowner looking to rent your home out, do yourself and your bank account a favor and find another management company.

This property management is very poor at communicating with its owners and renters. I called to report my at my garage door was no longer working as the coil snapped it took me calling them three times in a row before someone finally call back and confirmed a scheduled appointment 2 weeks out. I just called about my kitchen sink having a leak in two different spots I'm not home to fix it and schedule that or week and a half out.

And while back their online system went down and anybody who went to pay their rents online on the 5th couldn't pay it and it was their site that went down people in Grants Pass and myself amongst other renters who paid online all received $100 late fee for paying rent the next day because they couldn't make it by 5 p.m. on the 5th to pay in cash only. I strongly recommend staying away from this company I cannot wait to be out from their thumb

Yikes! I just called to talk to someone about a property there and I'm not sure if the person who answered the phone is really, really distracted or just plain dumb. Not in a million years will I consider renting from them. She couldn't answer really basic questions or provide me with any information, said, "UHHHHH, HOLD ON." about everything, and needed everything repeated numerous times because she wasn't grasping really basic things. I've dealt with numerous property management companies in my life and there's no way that I would take a chance on this one.

I've read through the reviews and think some of the complaints are absolutely ridiculous, of course you're going to get charged when you break a lease, or when there are damages, and as the staff does not have much emotion I wouldn't go so far as to say they are rude, I'm sure dealing with disrespectful people all day gets a little tiring. Onto a different note, I have previously rented from them for only a couple months and have no complaints, yes they took $70 from my deposit due to my failure to clean everything up to par due to moving out of state, and also when I moved back into the area and realized there was an outstanding power bill with them from months I hadn't even rented there, they called and fixed everything and got the charges taken care of. I am just beginning renting from them again and will definitely give an updated review, but as of now I think this company is doing a pretty good job.

This place is a JOKE. After 3 years of doing business with them I can clearly asses that the owners are extremely unprofessional and are negligent in dealing with issues. I can take a mistake or two, but multiple mistakes without taking responsibility loses credibility AND my business. As a property owner, I expect a company in their position to represent me better than I could. this is their "profession", after all!

With so many problems over the years, that cost me thousands of dollars due to their unprofessionalism and lack of communication, I can clearly see how they run their business. It's nothing I care to be a part of, and not how I want to be represented either. Malia is their saving grace and ONLY reason for ANY stars. If I were to review her alone she would easily earn 4. the negative 3 stars for QPM brings them to the Yelp required minimum.

Unfortunately she still can't make up for the lack of "management" above her, owners Robert Rood Sr. and JR. These two have both proven to be a couple of clowns who either knowingly use unethical practices or are not intelligent enough to keep proper documents and know how to follow up with simple communication in order to resolve issues in a positive manner. Be it ignorance, negligence and/or blatant lack of customer service, I can't afford to pay for their mistakes anymore.

Okay, as if relocating from a different state wasn't stressful enough, having trying to deal with QPM made it worse. Horrendous customer service. Not only do they not reply to their emails (though was invited to email them directly), they don't even reply to property questions when you go through Zillow. Once finally getting through to someone else, she was completely unwilling to help.

She kept cutting me off, wouldn't help me find properties that suited me (though I had a list off their website of properties I wanted to inquire about), and at the end, she put me on hold, waited until after 4 (their offices close at 4) to then disconnect the call, which despite my calling right back, went [unsurprisingly] unanswered. I guess they must not work on commission or maybe make too much money to give an F about helping people find/apply to properties.especially for someone that has never had to deal with a property management company before.

At this point, I think I am better off staying at a dive while searching for a property myself that deals directly with a landlord instead. So far, this has been my ONLY negative experience when dealing with anything/anyone in Oregon. They have a few things to learn about customer service and based on the rest of the reviews, I'm not the only one that thinks so :P

If I had to describe this company in a single word it would be shady. I have rented from other property management companies in the valley, such as active and 221. They were always fair with me. Unfortunately the same can't be said for QPM. From day one there were red flags. The guy that showed me the apartment told me that they still had work scheduled to be done, so any issues that haven't been addressed would be fixed before the move in date.

On move in day nothing had been touched. I called QPM. The woman told me to fill out the move in sheet and bring it back in and they'd fix it. I did what she asked and I waited for a couple of weeks. Nothing. When I called them back I was told that the owner was not willing to pay for the improvements. Just to be clear, I'm talking about minor things.

Broken blinds, graffiti on the side of the house, a broken light fixture, the stove was dirty and broken. The list had about 20 things on it. None were major issues. They refused to fix anything. On one occasion I came home on my lunch hour to find their van in my driveway and a worker alone inside of my apartment. When I asked him what he was doing there he told me that he was doing an inspection.

I asked why I haven't been given a 24 hour notice of entry. The worker laughed and said this is an emergency inspection. When I called the office to ask about what was going on the woman said she'd look into it. That was all I heard about it. They never called back. On another occasion my toilet broke. I called them. They told me it'd take a week or so to get someone out to fix it.

I told them that sounded like an unreasonable amount of time. The lady said you have two bathrooms, right? Use the other one. On yet another occasion I was inside paying my rent and the woman called me back to her desk. She said how she had a note from the owner informing her that they will no longer be providing landscaping services and "I hope you have a lawn mower". Landscaping was in the lease agreement.

It was factored into the cost of rent. I'm sure that wasn't legal. I could go on and on with examples of things that happened over the 2 years that I lived there. I have much of the incidents on video. Just incase things ever got to far out of hand. To loose your tenants trust on the very first day is a pretty big accomplishment. When it came time to move out I deep cleaned that place.

It was better then when I moved in. I fixed many of the issues myself. I had even went and bought a gallon of color matched paint to cover the graffiti outside. I wasn't going to look at that everyday. Anyway they gave me back only $320 of my $1000 deposit back. There were charges for damage that I listed on the move in sheet and a few others that I believe we're just thrown in.

By this time I was so happy to be getting out of that situation that I wrote it off as the cost of doing business with them. I could have sued, and won. Like I said earlier I have much of this on video. I just wanted it to be over. So SHADY. Stay away.

I had a post on here and it went missing! I applied for an apartment that was listed on Craigslist for $1025.00 per month. I sent them a copy of my income for verification. I waited for a few days to hear from them. Then I went on craigslist again and found the same apartment relisted for $1200.00. In a few days they started sending me emails to contact them about the apartment they raised the rent on.

I would never rent anything from this unethical company. from the reviews it looks like they have more poor service than good. I would never trust them. If I could give them a zero star I would. "Yelp" don't dele

I read the reviews for Quality Property Management before I applied for an apartment managed by them. I am one who reserves judgement and doesn't just listen to every one's complaints. I liked the apartment and needed to rent from out of town quickly and requested professional assistance from them. The weekend of July 9th & 10th I found the following apartment on Craigslist. Tuesday July 12, 2016 I went to the website to apply to rent this apartment listed for $1050.

I also submitted a letter from my Employer stating my income for verification of my income as requested on the website. I didn't hear from anyone at the QMP despite several calls to them so I sent two follow up emails by Saturday July 15th. Today I was on Craigslist looking for more rentals and I found they re-posted the apartment today for $1200.

I find this to be unethical and I would never rent from this company. Beware and cautious with them, they obviously lack honesty and integrity. The guy who showed up to show me my property was dressed like a bum. He walked up, did not even say hello, opened the door and said, "You can go in and look around if you want". A newer lady working at their office was nice, but did not know what she was doing. A lady named Malia called me to tell me I was approved for the property and was abrupt and somewhat rude.

During the entire process they treated me like they were doing ME a favor by allowing me to rent one of their managed properties. I am buying my own home in a year or so and you could not pay me enough to use this company. Unprofessional, rude, and stuck up.

There should be an option for negative stars! This place will give you nothing but trouble & unnecessary stress among many other things! They are rude, unprofessional & will take your money regardless of any proof you have. With all the complaints they have had you would think that they would stop & think about how they are running this business. Their response to every bad review is basically they same just worded differently.

They are never at fault for anything & all these people are liars? There is not another property management business in the valley as poorly rated as them. Take a step back QPM, the problem is your business not all the tenants that you screw over. Such an overwhelming majority of people are talking about our horrible experience with your business, step up & make it right, stop doing this to people!

It's pretty sad that the owners / managers obviously have no morals & values, you should be ashamed if yourselves, how do you sleep at night? Start doing the right thing. If not the future of your business is a very bleak one.

Poor market evaluation of the rental market in smaller surrounding cities. They assume that the rental market is the same as a much bigger city. They send an estimator to look at the property, but even that person does not live in the area. The result is rent amounts that are 15-17% over the current market. Renter beware!
