Services
If you are interested in our Property Management Services, we will inspect your property and give advice on its potential market rental. The asking rent will then be set in agreement with the owner. We will advertise the property for rent and show potential tenants through the property. Advertising is done in the local papers, on our web site, on various rental web sites and with Military relocation specialists at Fort Bragg.
1) Emergency (Immediate) Maintenance is when there is an unsafe or a non-functional condition that is reported that affects the ability to occupy the property. A storm has put a tree limb through the roof or a pipe has burst and flooding is occurring. These are conditions that we must take immediate action to resolve while we attempt to contact you.
Proposals: Due to increased cost of fuel and other expenses vendors have now begun to charge us a $35.00 proposal fee that is credited when the work is accepted and paid. If you want us to provide written proposals please remit $35.00 for each vendor that you have requested. Prepayment: The money we operate with belongs to you and other investors.

Tracie hails from Alabama and grew up in a family that was in construction, which she grew to love. Her working knowledge of home construction makes her a valuable asset in solving problems regarding maintenance. Tracie oversees the daily operation of the office including the advertising program for each house and personally reviews the applications of each tenant before committing to a lease.

Great people. Tracie Sparks is the best very helpful in assisting me in finding the perfect house to rent. I never had any issues when it came to repairs and they were done in a timely manner. So if we're looking for a home or apartment to rent then this is the place.

Very friendly and helping staff on the other company went over and beyond to make sure I was satisfied with the home I was getting I would definitely recommend going here if you're looking for a home to rent or buy.

This company has managed several of my properties for the past 5 years and has done a great job! Tracie Sparks the property manager keeps me updated monthly on each property. I highly recommend her!

They evicted 4 of the 5 tenants I had over the past 6 years, and I didnt even know about one eviction until after it happened! I had police call me multiple times about multiple tenants, and multiple letters from the county threatening fines for the property condition. Overall, using Rental Management Company has cost me thousands of dollars. As a new homeowner and active duty military, I expected more from a company poised to serve our Soldiers. I trusted them, but I should have realized this place was bad after the first eviction. Find another property management company.

Prior to moving in while we were signing the lease and all, myself and my boyfriend asked if we were allowed ducks (we had already been cleared for our two cats by paying a 150 fee which is a great price for two animals!) The lady at the front desk said that it was fine for us to have ducks as long as they'd be outside there'd be no fee, she even asked to come meet them once we got them and told us how shed always wanted a goat also.

However she didnt put in writing anything about ducks, a few days after moving in one was killed by what I assume to be a wild animal of some sort, I then messaged to see if it would be okay to bring the surviving one in temporarily as the outside door for the storage room still needed to be fixed, she went on to claim we never asked about ducks and was extremely rude.

Few days later I find out I'm pregnant and we inform her and ask to be let out of the lease, everything is fine but she gives us 2 days to move out, which originally would be fine if we would have had a truck to move large items such as the bed, dressers, and some tables. I ask her politely it we could leave the keys at the house when we finish up as we wouldn't have access to a truck until after 5 which is when their offices close, she said no the keys need to be at the office today before they close so again I explain how it's not possible for us to do so without having to leave our things behind.

She then gives no reply. We've been trying to explain to them certain things need to be fixed, they'd send someone out to look at the place for 10 min tops and then leave so no repairs ever got done, which I understand we arent the only property in need of repairs tray thats fine but it hurts bending over to wash dishes in your bath tub because your kitchen sink doesnt work. We also mentioned we think maybe a pipe had busted under the house because there was a large wet spot in the hallway that wouldn't stop growing.

Absolutely unprofessional. The woman behind the front desk is super rude and unprofessional. I should have ran when I got the chance. When we were shown the house by the lady from the front desk she showed up with a super low cut shirt that was just so unprofessional and gross. The house was nasty inside and out. When we tried to get our deposit back we couldn't even though we weren't moved in the house yet. THEY TOOK FOREVER ON GETTING ANY KIND OF REPAIRS DONE.

Even lied about doing repairs when we have emails saying that they were going to be done. Don't get me started on trying to get our deposit back. I honestly don't see how these people are in business. Terrible company to deal with. Stay away!

Home owners beware, this is the worst management company ever. I used to own 2933 Broadview Drive in Fayetteville. I got back from deployment in 2008 and received orders to Colorado. I turned to this company to manage and rent my house and they were an epic fail. The company allowed the tenant to get so far behind on her rent I couldn't keep the mortgage caught up. Tenants trashed my house. Property sat vacant forever and was vandalized. Definitely do not trust this company with your home!

Landlord/Tenant Issues: RECENTLY Filed complaint with the BBB CASE#: 15042895 Doing business with RMC has been very difficult. They have terrible customer service and are kind only when they need something. Tracie Sparks and others have been very rude to myself and my wife. While talking to over the phone she would speak to me unprofessional by mocking me and hang up the phone.

Others have made my wife cry by calling her and yelling at her. While living there my family and I felt as though we had no privacy. Tracie Sparks would show up unannounced at times. My sister in law was visiting when my father had passed away and had her dog with her. Tracie Sparks showed up early in the morning unannounced and had accused us of having owning a pet. Tracie Sparks would claim that her son in law lived down the street and they could see in our back yard.

The home owner would contact my wife at odd hours in regard to the house and would constantly drive by. She would have people that live on the street report to her on the house. When confronted about this the owner said the people were moving shortly and we would not have to worry about this. The kitchen floor was damaged initially by myself. I let the owner and Tracie Sparks know of the damages. RMC had someone come out to the house to make an assessment of the floor. RMC had a contractor fix the floor.

I paid RMC and Tracie Sparks came out to inspect the work. She did not like the work. She told me she was going to refund the money to me and I was to have the floor fixed again. Due to the initial repair the floor would then have to be fully replaced if I could not fix the repair. When having another contractor give an opinion of the initial repair they said the floor could have been fixed in a differently to where the floor would not have to be replaced.

The owners did not have the walls of the living-room repainted. The owners had left touch up paint that they said could be used to cover the markings. In the initial move in walk through markings on all four walls of the living were annotated. I had painted over the markings with the touch up paint provided by the house owner. Upon moving out we were told we had to repaint the walls because the touch up paint did not match.

The carpets of the house were just shampooed and were still wet upon moving in. The carpets still had light stains. In the initial walk through the stains were annotated. Over time made additional stains. I had the carpets shampooed and tried to have the stains removed. I gave Tracie Sparks the receipt for the carpet cleaning and told her the cleaning company said the carpets are ten years old and were unable to remove all the stains. Tracie Sparks is having another cleaning company to try and have the stains removed again at my expense.
