This company recently managed the property I rent at. Future warning to potential owners. They have next to no communication to tenants which last I checked is what you pay them for. We have had workmen out at our rental every for the past month with no notice. Which has disrupted my life repeatedly. From anyone. Never dealt with such poor communication. There a reason they only have 2.3 stars.

I lived in one of their properties for almost 4 years. Right in the middle of Covid I was asked to move out because the owner neededthe house. I was given roughly 5 weeks to find a new place. My rent has since increased by $1000 a month because I was forced to move. Keep in mind this was right in the middle of Covid. Prior to moving out I cleaned the house accordingly as was my responsibility.

There was no damage. I expected a decent return on my security deposit. Some general maintenance issue issues were there, bathroom fan stopped working, showerhead was fine when I left the house, kitchen sink faucet was replaced. All of these things worked fine when I was there except for the bathroom fan. The owner of the property had them fixed as she is responsible, she owns the house.

My security deposit was minus the cost it cost the owner to repair the above said items. It is very clear in Washington state law the owner is responsible to maintain plumbing and electrical issues. Yet she charged me for the repairs. Rental Properties Northwest who was the property management company allowed this to happen.

This is by far the worst company I have ever worked with. I lived in one of their houses for almost 5 years. It was broken into twice during my time there. The first time the didn't even call me back and the second they only responded because the glass was broken in the back door. I requested additional security measures on the property which they agreed to but never did.

Half my windows didn't lock (hence break in #1) and they never addressed this so I installed my own security brackets. The yard was massive and filled with weeds from the time I moved in. I requested help with it on numerous occasions but nobody ever followed through and then they hit me with a $500 charge on move out for the yard needing work. I spend hundreds of dollars and yard work, weed removal, planting, but it was so bad that everything grew back within a month of two. Repairs generally consisted of things like clear duct tape, cardboard, and random haphazard patchwork.

During my years there I had 3 different managing agents and each was worse than the last. On move out they kept the bulk of my deposit charging me for things that were broken, dirty, and overgrown despite being in better condition than when I moved in. I'm currently taking them to court for their neglect. Stay as far away from this company as you can, both as a renter and an owner.

They a nice up front when you meet them but when it come to moving out, they will hit you for everything you found in your walk through plus all wear and tear, and any shoddy workmanship in repairs by homeowner. I recommend recording all conversations with them along with getting everything in writing. So that you will have a solid case in small claims court. Also take pictures at move in and move out to help protect yourself.

I was a tenant and vacated a property managed by Rental Properties NW in 2016. We left the place squeaky clean. The manager lady made ridiculous claims and itemized away 2/3 of our deposit (nearly $1000). They alleged that the property required "cleaning above and beyond normal wear and tear. fireplace accessories missing. re-keying. carpet cleaning. etc, etc." I went down to the Snohomish County Courthouse in Everett and filed a small claims suit for $29. Surprise, we got our deposit back after I presented the small claims case number.

I would encourage anyone else in the situation to do the same. See "tenant's union" for Washington State for guidance. This company apparently has relatives padding the reviews. Crooked folks.

***Warning*** You will NOT receive ANY of your security deposit when you move out. They do not follow their own rental agreement, even when you follow it exactly to the letter. They are scamming a lot of tenants. Unfortunately, your only recourse is taking them to Small Claims Court (which they are betting on that you wont take the time or the effort). I, for one, am taking the effort. Avoid them at all costs!

As a tenant, the services provided by this company were almost non existent. It took almost 3 months to have an appliance replaced that was broken the day I moved in. Phone calls, voice mails, and e-mails were never replied to. Those check ups they say they do never happened. Not once. I had neighbors smoking pot almost everyday. I feel sorry for who ever owns the buildings this company rents out.

One of my neighbors had a dangerous issue with one of his appliances that was a major fire hazard. and had to fix it himself because they wouldn't do anything about it. I'd be surprised if my rental unit has even been inspected by them since I've moved. All in all it's a very sloppy outfit. I know I wouldn't trust them with any of my investment properties.

It's a shame because the staff is very friendly. I imagine they have more rentals than they can effectively manage, but it's no excuse. I'm just glad I was able to get out of there before something else broke down.
