Screen tenants thoroughly and strictly, this includes complete documentation and background check. In addition to the above, The Rental Source also offers after-transaction customer support at no charge to the landlord (that's right, it's FREE!). Should some special problem or need arise, simply call our offices and ask for the Property Manager. Although legal advice cannot be provided by a non-attorney, most problems have easy solutions and know-how can make all the difference.

I called this property mgmt about a property they had listed in Cloverdale, an Agent named Joan called me back to schedule an appt to go see the property, the rest that you will read is what I wrote to her after I was denied "You really should be honest and list that it is near (less than 50ft) from the Cloverdale fairgrounds and the Event Center where there is constant loud amplified annoying music emanating from it, Quiceneras, Parties, Weddings etc. (no peace and quiet) Also mention that renter requirements mandate that they must not have any bankruptcies, must make 2.5 times the rent as income.

Be honest Joan, tell it like it is. If you would have told me those things, I never would have wasted my time and also your time in going down there, wasting gas and spending money for an application fee. But I guess being a rental agent means you have to stretch the truth, or not tell it sometimes. I hope you can sleep at night, you made it seem like I was exactly what the property owner were looking for in a tenant, like all I had to do was show up and I would get the place, you forgot to tell me (or intentionally left out) that it still has to go through a broker and the owners do not really have a say in who is qualified.

What a laugh, I'm ashamed that I actually fell for it. The desperate and vulnerable would-be renters are your prey." The bottom line is stay away, from these agents as they are not honest and will not tell you the whole truth about the property you are looking at and the requirements.

Not only do they not respond to your calls and emails on time. They do t care about their tenets and if you ask for repairs they won't fix it at all. I have been having issues with my neighbors on the same floor and have reported multiple times and they never do nothing about it cause THEY DONT CARE. Worst management! No communication at all

I found my new apt via The Rental source. It was a nice Victorian apt with the affordable price. My agent is Kent. He was very nice, responsive and informative during the whole process. I was nervous because it was a first time I used this service but it turned out great.

I hadn't heard of the Rental Source previously - but now very much wish that I had. Currently, I'm in a bit of a slumlord-type situation that I couldn't be more eager to get out of. I had seen the listing for an apartment in my budget with 70% of my qualifications which seemed almost too good to be true (it's in the Mission, no dishwasher, no outdoor space, carpeted floors, dark bedroom - but it's a one bedroom, with cameras on site, close to parks and public transit, with parking, a small storage area and a huge kitchen).

Upon entering the property I knew that I was going to get the apartment I was there to look at. It was clean, clearly well-cared for even through I wouldn't call it "updated" by any means and again - within my budget. I told Joan my situation and she gave me a tip to ensure my application was viewed first and gained favor with the owner even though I couldn't move in for another 30 days.

She was generous and worked out a time for me to revisit the property to take measurements, in addition to ensuring that I could pick up my final set of keys in advance of my cousins' wedding (which is right before my move-in date which will save a lot of chaos) for which I couldn't be more thankful. Each question and request has been met with professionalism and patience. As long as I'm renting in San Francisco, I'll be using the Rental Source.

Apartment hunting made easy, we pretty much like the place, apply and got it within a week. Joan was so nice and helpful for a minute I started doubting it was maybe too easy, haha. We are happy and had an amazing experience with them, totally recommend it!

We moved into a rental source apartment in August. I have nothing but great things to say about our apartment and the management company. Not only have they completed apartment repair requests promptly but they even updated our kitchen on their own fruition. They care about keeping their tenants happy.

I recently rented an apartment shown to me by Joan Cooper. Her friendly, professional and helpful attitude made the experience a joy from start to finish. I was able to find a place that met all of my needs, she helped me regarding unit selection when I mentioned I was sensitive to noise, discussed the benefits of the place I was seeing, answered all of my questions quickly and concisely and gave some excellent advise on decorating. Would give six starts if I could.

Lucila was absolutely wonderful to work with. We recently moved to the city from the East Bay and Lucila helped us get the house we loved in less than 24 hours after viewing it. She was responsive and patient with us as we pestered her with texts while anxiously waiting to see if we were approved and accepted.

Extremely unprofessional- they marketed an unavailable apartment and wasted people's time and money. We viewed a lovely apartment and decided to apply. So did several other couples, I believe. After we submitted our application, paid the fee and waited for a few days, excited by the prospect of "the right place for us", the agent, Lucila Sanchez, called to tell me that the apartment wasn't actually available, because the tenant decided not to move out.

We basically applied to an apartment that's not on the market. Did the tenant not sign a notice? Can they market an apartment without one? Can the tenant change their mind after signing the notice? I should mention that in the past days I have called and left messages to try to touch base with her, but she avoided me. Her broker, Damon Fancucchi is also impossible to get a hold of. It seems this is a scam to gather application fees and waste people's time and hopes. Stay away.

We responded to an intentionally misleading ad and almost signed a lease before we realized the agent was not being truthful. We are only viewing rentals that offer parking. We took time off work to go see this listing and loved it. When asked for clarification our agent, Joan started backpedaling on the parking and saying we'd need to work it out with another tenant. Needing to "work it out with another tenant" does not count as having parking. Suggesting illegally double parking in the driveway doesn't count as having parking.

She tried to gloss over it and would have let us sign the lease under false pretenses if we hadn't second guessed her. This was at best a total waste of my time and at worst could have stuck me with no parking for a year. Not cool!

I am not sure where the positive reviews are coming from. we are forced to work with them by our landlords each time we change a tenant. unclear what the value add is. They are super out of date, insisting that things be dropped off in person or faxed, they don't take things via email. To top that off several potential tenants thought we were trying to commit some kind of fraud as they don't have company email, they are using gmail addresses. I would look elsewhere if you need modern communication.

He was extremely responsive, organized, and professional, all while maintaining a laid back demeanor. We saw the apartment on a Friday night, and after a flurry of emails and a meeting, had the keys in our hand saturday morning. Kent made the process entirely painless for us.

I feel old writing reviews about property management and real estate companies. Weird. Haha, anyway-- I wanted to write this review about Joan, the wonderful person who showed us a unit (that we did not end up getting.) While we did not end up being chosen for the apartment we applied, Joan was very kind and generous to us every single step of the way.

She agreed to meet us at our chosen time, and even waited for me to get back from school while my boyfriend was already at the unit. She made the rental application process very simple and easy, was very clear about the terms and conditions for the unit. She, like other property managers and realtors I know who really care about their work and finding the right place for people, required us to fill out application and even told us where to get a free credit check so we wouldn't have to pay the application fee for them to run theirs.

When she called us to tell us we were not chosen for the unit (there are a ton of other people competing for this place, understandably-- the rental market is competitive!) she also suggested a couple other places to us that she was going to show later on in the month that weren't even listed yet. It was very sweet and she was very caring and just wanted to make sure we found a place to live.

While these properties were not in our desired neighborhood, she was honest, caring and always empathetic to our situation. We ended up renting from someone else BUT, if you have a chance to rent from Joan, I definitely would. She makes the whole process easy and effortless.

We used TRS - specifically Kent Williams - for their relocation services. My girlfriend and I were moving from Boston, on a very, very limited budget, without the option to fly out here in advance. Knowing how insane the market is here, we knew we'd need to bite the bullet, pay for an agent, and cross our fingers we didn't get scammed or screwed over by getting a place "sight unseen." We COULD NOT BE HAPPIER with the apartment Kent found us, and his close support throughout the process.

He took us through a thought-out process, asking us questions about many different ads to see what kind of general things we liked/could live without. (We, in our turn, were very good about answering these in detail, and that does matter I'm sure). He visited positive leads, took videos, let us know when we shouldn't bother with some because we wouldn't like them (i.e. gave himself more work by being honest).

All this for probably the lowest commission he earned last month - we were looking for a one bedroom rental, and we both work for nonprofits. I'm SURE his other clients were paying him far more, but he really dedicated himself to finding us a great place to call home. Kent eventually found us a place within the budget we gave him - and well under the maximum (he never tried to convince us to pay more), in a great location in the Richmond, with parking and a dishwasher (almost unheard of in this city).

In fact, he got us approved for another place with the same positives - having a serious agent really helps show landlords you're serious about everything. When we arrived to pick up our keys from Kent, he supplied us with a folder that had a litany of recommendations for basic services, offered me a coupon to his personal barber, and told us about things going on in the city that weekend.

He later emailed to see how we were liking the city to date and if the apartment was meeting our needs.weeks after we'd paid and moved in, and well past when most real estate agents would care. I've already recommended Kent to two friends, and sincerely wish that every real estate agent and landlord was like him. Five stars is not enough.

This review is of The Rental Source, or more specifically one of their realtors, Joan Cooper, from the perspective of a tenant. My roommates and I came to an open house in which a kitchen was currently being remodeled. I haven't looked for apartments before this particular trip, but I'm guessing this isn't very common as Joan mentioned that it should have been done by now had the permitting process not been so slow.

We really liked the layout and location so we asked her for some applications and filled them out on the floor really quickly before she had to go to another open house. Even though we had come pretty late to this one and she let us know she had to go, Joan waited for us to finish our paperwork and talked to us a bit more. It turned out Joan was from Upland, right by where my friends and I go to school.

We talked about the city and the college, and when we asked what time line we could expect on hearing back, she was like, "I'm ready to decide now! Four people with good credit? I'll call the owner and see if we need any other info!" This was very reassuring, as we'd been fretting a bit as two of us are not yet employed (still in college) and none of us have rental references.

We also have pet rats, which we thought would be an issue, but Joan assured us: "They don't really count if they're in a cage! I mean, they count." and proceeded to tell us how her friends had rats for years that they were very fond of. BOTTOM LINE: I appreciated a friendly realtor that felt like a real human being with a history and friendships that she shared and not a robot trying to sell a place at all costs or discounting my friends and I because of our young age. Joan called us back within half an hour saying we got the place. Yay!

To clarify: I have never actually been a client of Damon's office. But I am having problems with a tenant who is 4+ months behind on rent (that's $2,600), so I called this number I got off of TRS' website on a Saturday night (around 10pm), preparing to leave a message requesting a callback come Monday. To my surprise, Damon picked up the phone.

He explained that this number is actually his personal cell phone, and that he is currently AT HOME. Ooooops. But he was nice enough to give me some of his precious weekend time. He listened, asked follow up questions, explained possible options, and offered a lawyer who may be better suited for my situation. And he was very patient and polite throughout.

I really appreciated being able to speak with him, especially on a weekend night when the last thing you'd want to do is hear from work. The comments he made helped me realize that, as landlords in SF, we *do* have solutions we can pursue. For this assurance, I will sleep a little better tonight.
