I have been renting from Revid for the last 3 or so years. They are very attentive to any issues that I have, although I rarely have had any with the properties. This place never fix nothing. Our air never blows hard in the summer. They never picks up the phone and when you get there, they asked do you got appointment. I been waiting on maintenance to fix our air for 3 weeks. It's 80 degrees in the house at 8 in the morning. It's unbearable to do anything in the house.

Paid application fees, signed holding contract and paid $ 400 security deposit, two weeks later get email my account has been deleted, no call. I called to find out why account deleted, and told current resident has decided to stay. They refunded my $400 with handwritten check on bank that no longer exist, and 2 weeks later list property for sale. Very dubious slippery operation. My app fees should have been refunded too, but they just stole that money.

I've filled out two applications with these guys. They don't tell you if you are approved or not they don't answer their calls or emails they cant give me a reason why I was denied. They just get you to spend your non refundable application fee really knowing you're not going to be able to rent the property. This is terrible business

They are very poor with communication. They are ruder when you ask questions. They take up to 3 weeks just to fix property issues. It takes them more than a month to receive your deposit. I do not recommend doing business with them at all

Absolute worst ever! please read reviews here. I consider this rental a pure misery please DO NOT, i repeat DO NOT rent here. The leasing office said they would block my number because I called twice asking how I could add a spouse to my lease, worse has happened i can't even count. He talks to me like i am his child "I will not hear one more word from you" I regret this decision. Probably my worse decision in life! Now I am considering just moving out else where even though I still have six months left. Don't be in my situation!

Critical: Professionalism, Quality, Responsiveness, Value I rented from these people in 2017. I had to call code enforcement 3 times on these people. Code enforcement cited them 3 times. They wouldn't even respond to code enforcement so we had to go to environmental court. Do not rent from these people!

Hold onto your funds and search elsewhere. Not typically a renter but they had a property in a nice location downtown we wanted to experience. Worst decision ever. Run down, water leaks, damages and horrible neighbors during our lease tenure. Wouldn't recommend you letting your dog live in one of their properties. No seriously. They don't fix anything. Won't be getting another red cent from me. Run away!

Update on Revid. I'm seeing a lot of bad reviews on here? They have been good to us. front staff ladies are presentable and friendly! Unfortunately, our child had a massive bill from the local children's hospital so, we have fallen behind on our rent. NOW. We call and let revid know of the payment arrangements, and they don't bug you. at all. As long as you pay them, keep your home clean, you shouldn't have any issues with them.

They do not bother their tenants either. From my experience. Also, when we put in a maintenance request for a broken mailbox key, they sent a message saying it was ready to be picked up about a day or two after the request. Which is awesome. Just pay your rent. keep your outside clean. and if something is broke put in a request. they have treated our family respectfully.

They want you to fill out a complete application and process your paperwork for move in and never see the property before hand. Don't bother. They just want your NON-REFUNDABLE APPLICATION FEE. And all of this just to view the property. Per response to my review. They want you give ALL your info just for a viewing. ALL your info for a viewing. I just wanted to see the house and they needed every bit of who I am and who will be living with you for a viewing.

I couldn't see the first too decide if I want the house without giving up all my info just to see a house I might not want. Make it make sense. REVID are the @$$holes of property management.

I am a current resident who by the time I am posting this review will have gone almost an entire week with the fridge in my u it non functional, I told Revid the day it happened, received a call that day saying that they passed it along to their appliance technicians. Then I called the next two days bc I had not received any info since then and I then recieved a text message saying someone would be there as soon as possible.

That was last week and I called again today and have recieved any sort of response. All of our food in the fridge and freezer has spoiled. And I have no timetable for when they will even have someone come to look at the fridge. This is only one example of frustrations we have had with having them send someone to deal with emergency maintenance issues.

Do not expect efficient service not clear communication with Revid. Edit because I don't see a way to reply to revids reply: Hello! You are lying! I have not recieved a single phone Call from any maintenance people, not a single phone call, or voicemail, not even a text. So yes, my arms are folded and I'm mad, because not only did y'all not call me, despite me leaving numerous voicemails, now y'all are saying it's my fault?!

Also I think it is very funny that the fastest way to get any kind of response from y'all was to leave a bad review. Truly hilarious, y'all know which tenant I am, I expect y'all to look at my correct phone number and make sure that it is the one being contacted. Because someone is either awful at their job or was given the wrong information. (And yes, I can provide call logs that explicitly show I did not receive a single call from anyone from maintenance). Have a good day, fix my fridge.

I am a current renter and I looking forward to the day that I do not have to deal with them again! We pay our gas and light bills separately from our rent. However, our water is included in the cost of our rent, so Revid handles the water. Every few months our water is turned off. We place maintenance requests, as instructed. Then we call the office to be directed straight to the voicemail.

We leave voicemails over and over. If we ever get someone on the phone they direct us right back to the voicemail. I have gone to the office and they have it locked with the shades pulled down, and a sign directing you to call. I call and guess what, I am directed to another voicemail! The few times we have gotten someone on the phone they have been so rude, and show absolutely no inclination to be helpful.

Perhaps they should find another profession outside of customer service, because they stink at it! If you are going to rent from them just understand that you are going to deal with major headaches for your basic necessities!

I received a reply from Revid regarding a review I made. First stop making excuses for those nasty trifling properties you are offering people! The one house you showed me you clearly stated YOU WERE NOT GOING TO DO ANYMORE WORK TO THE PROPERTY! The floors were a mess, stickers stuck on the door, dirty shoestrings hanging from the light fixtures! STOP IT!

Yes I have found a property to rent that is much nicer, clean and rehabbed for 875.00 worth every penny I pay. As I said you all should be ashamed of yourselves if someone is paying 850.00 or more for rent at least bring the property up.

Pro: The folks on the maintenance team were helpful and professional Con: The folks in the leasing office acted unprofessionally at almost every turn. They were unresponsive - I often had to call several days in a row to get a response. Just this past week, I emailed twice and called 4 or 5 days and didn't get a response for a full week. The information received was inconsistent. The staff I encountered were generally quite rude. Advice: Take pictures of EVERYTHING when you move in AND when you move out.

On the 25th (thursday) our Air conditioning went out in the whole house. After placing a work order we received no response. On the 27th I called the emergency hotline as it was over 90 degrees in the home. I was told I would have to wait as it didn't fit the company protocol to send someone out on weekends. I repeatedly told them I had a disabled person in my home, as well as my pet dogs that simply were being put at risk due to their negligence.

I was told (by someone who refused to give me their name) that there was nothing they could do until Monday, 5 days of zero AC in over 90 degree weather. Ive had to get a hotel for my disabled mother and still have not heard any update on a fix. DO NOT RENT FROM THESE PEOPLE THEY DO NOT VALUE YOU OR YOUR LIFE.

If I could give no stars, I would. Very unprofessional, and the house was absolutely disgusting when we moved in. There was years worth of grease we had to scrape up off the stove and thick layers of dust covering the entire house. The bathrooms are nasty and desperately need to be renovated along with the rest of the house. You could tell no one came to clean or look at the house after the last people left.

We had a leak in our ceiling for months that no one would come to fix. Our basement had been flooded since we moved in, and there is mold all over the walls in the basement. Even though the price is affordable, I'd rather pay more for a clean livable atmosphere. They also randomly showed up with 6+ people for two different inspections and all the people stood inside my living room talking very loudly. Extremely rude and unprofessional. Do not recommend!

We have constant problems with this apartment. It doesn't matter how prompt the maintenance crew is when I have to call them EVERY WEEK. I am accustomed to coming home to power outages, black mold, heat not working, hot water not working, water pouring in through the ceiling, etc. Renting with Revid has NOT been a stress-free experience, quite the opposite. Take your business elsewhere.

Honestly from reviews I was very timid but they offered a price that was affordable at the time. Their management has been very helpful and quick in response to any maintenance issues I had. They always seemed to get back in a timely matter and with the solution. So it is quite surprising from what all the reviews have said about them. There are a few within the company who have been hard to deal with.

For example, when I initially viewed a place, the agent present did not exactly disclose any additional information about the property or surrounding area and seemed very disengaged. I had to pry everything out of her. But even then there were some issues that arose from the place that I did not know were present at the time that I later discovered just by living there.

The property was fine, not great (but what in Memphis is without paying a fortune?) but satisfactory. Overall, I was quite satisfied with Revid despite their reputation. I would definitely rent again now that I know what the actual expectation is but unfortunately, the properties currently listed were not what we are looking for. 6.5/10

Renting from Revid? The worst experience that I've ever had dealing with renting a property! DO NOT, I REPEAT, DO NOT EVEN THINK ABOUT RENTING FROM THIS HORRIBLE PLACE UNLESS YOU WANT TO BE DISRESPECTED, IGNORED, OVER POWERED WITH HIDDEN LATE FEES, AND GENERALLY TREATED LIKE AN IDIOT! These people target those of us who are not born with silver spoons (like the owners of this place were). Yes, these people are condescending and treat their tenants like they are living in a concentration camp.

Get ready to be ignored whenever your submit a maintenance request - hey, they get so many, they simply can't keep up with all of them! They barely take care of their own property on Peabody (take a look at the dumpster and trash in their parking lot). I cannot wait until my lease if up so I can get the heck out of this hell hole!

I have rented from many apartment and home management companies in the area, including MRG and Meridian. I am consistently surprised at how poorly Revid is reviewed on here so I thought I'd put my 2c in. My duplex is a cozy 1st floor and throughout the 2+ years I've stayed there, we had a variety of small issues that Revid always came to fix as soon as possible.

Winter 2017-2018 was particularly cold and our pipes kept bursting, but Revid would send people after hours no matter what. During the summers, when our central AC would go, they had people there to fix it within 1-2 days. They were even kind enough to fix things that contractually they did not have to fix (exclusions in our lease) basically because I asked them to - never cited the lease exclusions or anything, just sent someone over.

I cannot speak more highly of the maintenance staff, who consistently dealt with our issues like professionals, and never once complained about my dog (who barks a lot when strangers come in her house). Regarding the leasing office: Very nice people, inconvenient hours but the after hours emergency line means generally speaking, if you need to talk to them you will get a hold of them.

Nothing to note is a good thing to note - I never had any disagreements with them and they never treated me unfairly or mismanaged my place. When it came time to renew, they did not raise my rent. Compared to MRG: Slightly better Compared to Meridian: MUCH better

What awful people. They only care to answer your calls or emails when you tell them you're not renewing your lease so they can find someone to fill the vacancy and keep getting overpaid. It was amazing how promptly they contacted me when THEY needed something, but when I send an email about something I need it could take weeks if I get an answer at all. What unresponsive greedy people with no regard for their tenants. I would never recommend renting from Revid EVER.

Slum lords! My building was falling apart. The basement filled with water, and eventually filled with snakes in the spring, my roof leaked and there was black mold in my bathroom. Never would they send someone to fix the problem. I called about once a week. Jessica Dunn is incompetent. She is in charge of billing but cannot keep accurate records. I was charged $600 upon move out because of a "cleaning fee" and a small hole in the wall to be patched.

The $300 deposit was kept and I was billed for the remaining $300. In Jan / Feb 2017 I paid my dues. Now, one year later, the incompetent thief Jessica Dunn is trying to claim that I didn't pay. I have receipts documenting that I paid. Revid is a horrible company to rent from - expect rats, snakes, black mold, and deficient management. Thank you for wasting my time Revid. I hope you burn down so that nobody else can be bullied by you.

Well I didn't rent from them and I won't. 1. The agent showed up late 2. Was disengaged 3. Didn't tell me anything about the property 4. Didn't volunteer any information, I had extract every detail. 5. I asked why their reviews were bad and he said "we rent a lot of properties so people complain" I rent two houses of my own and both rental agencies have great reviews and also rent a lot of properties. I would guess your reviews are bad because of my points and because of what everyone else said on yelp and on google.

EDITED: My original review was after I moved in. My lease is almost up so I wanted to edit my response to give a more thorough review. I am still highly satisfied with this company. I put in a request on my frozen pipes on a holiday. I figured that because of the holiday that they would be out the next day which was fine because I still had water in one room.

Imagine my surprise when they showed up an hour later! Then my doggone pipes burst and they were out after a few hours. After renting from a slum lord for 8 years, I can say that I will either be renewing my lease or moving to another Revid property. I love my cozy house and I have no problem paying my rent when it is due. I can't speak for the negative reviews but my experience has been very pleasant!

After reading reviews, I was a little worried but I am about halfway through my lease and I haven't had one issue. I enter a work order and the issue is fixed within a few days. Also, paying rent is easy so I don't have to drive to do that. Only four stars because again, it's only been a couple of months but I am satisfied at this point.

Cannot talk to a live person new phone system so all you can do is leave a voicemail. 11 days with a giant hole in my ceiling and mold. Can't get a definitive answer on when I'm always being lead around and lied to. DO NOT RENT from REVID. Worst service ever they do not care about tenants.

Waited two weeks for our apartment to be ready for my and my husband to move in. I wanted to look at it before handing them my deposit of 400 dollars and they told me that i couldnt even look at the apartment till my move in day. Looked at it and it was completely filthy. The heating and air system is leaking gas! I am due in two weeks and cant even stay in the apartment. Looking for my deposit back. Dont deal with these scammers.

Moved in and guess what? No power(had to rewire apt) oh and no gas(hadn't sent a maintenance guy over to put the right adapter on stove)oh and the tub.(i couldn't use it for 5days Because it hadn't been calked in. Oh and I almost forgot its been three weeks now and still no air conditioning. They told me the apt could be ready in a month, I gave them and extra two weeks (45) days.

For the first three days since moving in i had construction still going on at my home. My bathroom door is barely attached(wont close at all) And lets not forget that I HAD TO CLEAN UP THE MESS(sawdust mortar paint drippings screws) Update, got a ac. +2 stars

If there was a negative option then I would certainly choose that selection. Let also start by saying that I, nor my husband, are not ones to read/listen to reviews nor write them. I WISH WE HAD READ ABOUT THIS COMPANY.AND NOW WE ARE CONTRIBUTING TO, HOPEFULLY, HELPING OTHERS STAY FAR FAR FAR FAR FAR AWAY FROM THIS COMPANY. We lived in a Revid managed home for 2 months- approx 59 days to be exact.

On our move in day last year at end of January - we moved in to find we had no heat. We called the office and maintenance line. They 'do not consider no air nor no heat an emergency.' They brought us literally a TINY space heater for the whole home (around 2000 square feet). The heater did nothing. Heat was not fixed for 2 days. We then had black mold in and around our kitchen and bathroom (will post pics on all things if need be).we also had a GAPING hole filled with plumbing pipes, etc in the only bathroom in home. NEVER TO BE FIXED.

We had rodents of all shapes and sizes in the home. We had to pay to have them removed, etc. Come to find out there was a major fire (?) in the home and the gas/smoke fumes that were apparently never cleaned were still lingering. The foundation was cracking throughout home. Most, if not all, windows were sealed/painted shut (fire code violation). No dryer vent that worked - we had to put vent outside a window. Floors were 'bucking up' in numerous parts of home.

Kitchen was FILTHY and disgusting. Full AC unit and electrical fixtures had to be fully replaced after numerous complaints. This was literally the worst living experience we have ever had. Now -- after the plethora of maintenance and health code violations we moved out after 2 months. They listed home again RIGHT after we moved out. not fixing any problems mind you.and could not get it rented for approx 30 days.then home was listed for sale.sold WAY below asking price. ONE YEAR LATER we are being SUED for over $3000! For leaving the home after 2 months of hell!

My husband and I rented from this company for 2 years. The house was well maintained. One negative about this company is that they lack integrity. Once you sign the lease you are no longer a priority. There were several times we went to the office about several problems and were met with impersonal service and told lies just to get us out the door even though we were never late paying rent.

They also took a charge from our deposit without explaining it. When we went to ask about it they never addressed the issue or even explained what the charge was for specifically. It's been over a month and we've yet to hear anything. Overall this company left a bad taste in my mouth.

Worst experiences. It was years ago, but a broken AC for weeks combined with a leaky roof and subsequent collapsed ceiling meant black mold. Later, in a different place (that I liked a lot, despite the gaping hole in the shower that wouldn't get fixed), they didn't bill us for utilities (though we guessed and sent some every month) and then evicted us for it with less than 30 days notice.

Later found out the owner wanted to sell and they just needed a way around the 30 day notice required. Rude, careless, and heartless. Never rent from Revid. They're named after a Diver for the love of Groot.

I really hate that this company "manages" so many homes in Midtown. They are letting them go to ruin. They "manage" an apartment building in my neighborhood and it's the worst property in the area. The yard is a mess. The building is in need of maintenance. I hate to think what the interior looks like. The only saving grace is that most of the tenant's that I have known that lived there seemed nice. But that's only because this is a nice neighborhood and they probably charge way too much rent for the building.

I lived in a Revid property for quite awhile. The maintenance people are great, and many of the properties are nice - some are pretty typical midtown apartments, some are.not great.but they're pretty easy to tell apart. The leasing agent, however, lied to me about the price of my apartment until after I had applied. She also failed to meet with me for our first 3 appointments.

Currently outside my old apartment the "For Rent" sign says W/D included.which is not true. At all. When I went to move, I had to wait months to get my deposit back, and they tried to charge me for damage to the upstairs hallway (I lived downstairs). When I informed them that the damage was probably done by the tenants they allowed to move in above me who had SIX pitbulls, including weeks-old puppies, they seemed shocked, despite my numerous complaints about the noise, pee dripping down the stairs, and fleas. Just overall dishonest and lazy. Not an awful experience overall, but not one I want to repeat.

I currently live in a Revid property, and would not recommend them to anyone, ever. Not even someone I really, really hated. When my fiance toured the property, there was a dead squirrel that had gotten into the attic through a former tenant's dish satellite hole and died at the top of the stairs. They promised to clean this up and have the hole patched, and we believed them, so we went ahead and rented the property.

Everything else had been great about the property, dead squirrel aside. They had cleaned insufficiently by the time we took possession, and had not patched the outside hole causing the problem. The dead squirrel was gone, but drywall from the inside patch and feces covered the carpet at the top of the stairs. They had someone come and steam clean the entire house within a couple of days, but it took a massive amount of prodding.

The outside hole wasn't patched for another three months (and then it was done poorly), and the property owner and the property manager in their office weren't even aware it was there. Our dining room also flooded from a foundation issue for the first two weeks, and it took a couple of months to get the carpet cleaned again (never replaced) because of mold, even after I told them I was horribly allergic and couldn't stay downstairs.

A rat in the attic from the aforementioned hole? Two weeks to get an exterminator out. A flue cleaning request for the winter in case of power outage? Completely ignored. A non-functional washer and dryer on move in? Six weeks to acknowledging a problem, eight to replacement. Today, we are on our fifth day without a draining shower, on the third day of "someone will come today, " and on the first day of "someone tried to come at 10 and 11 this morning, called both of your phones" (he did not, I've had it on me and on all day) "and we don't have a key to your house." They've lost the key since two weeks ago, and no one told us. TL;DR: Revid is a grossly irresponsible business, and my choice to rent from them is my most-regretted decision.
