Rose is terrible! They just took over management for my building and fired all the hard working people that actually cared about us as tenants. At best, it feels like you're talking to a robot and they have no empathy at all. It's a shame a company like this can take over and ruin a living situation. Their representative Lou Bauta is horrible, incompetent, and should be the one getting fired.

Our building was taken over in January 2022 and in 5 months they have proved to be completely inadequate with their only goal. raise rents. Some has seen rents raises by 80%! Many have moved out and they don't care. Their communication is absolutely horrible. They send emails with incorrect information. Our pool was a slimy moldy green on Memorial Day!

And when I asked the leasing agent his answer was "I'm the leasing agent". Their motto is "not my department" and "let's screw all the tenants by jacking rates by at least 30%." Our BBQ's and fire pits haven't worked for months. The hot tub is basically a smaller pool.not heated at all. They are horrible, careless, money-hungry misers who won't upgrade apartments even though raising rents unconsciously. Don't rent from them.

Don't ever live in any of their buildings! Management is extremely rude and they do not care about their tenants or the state of the living conditions in their buildings. Their building (20 Exchange) is in unlivable conditions (elevators don't work, people having to walk up/down 40+ flights of stairs, building wide power outages, garbage left in hallways constantly, etc) and they could care less. We are paying for a "luxury building" but we might as well be living in a dumpster.

Pretty rough experiences with Rose from the start of my lease as they manage the building I live in. The building itself & its employees are good, but anything to do with Rose hasn't been great. Very unorganized, don't respond to emails, suite wasn't cleaned when I moved in, they didn't tell the front desk of my move-in date so they had no idea I was coming, and the lease was written incorrectly multiple times (which resulted in a rent overcharge as the dates were wrong on version 1). Surprisingly unorganized and poor communication for a well-established company.

I have lived in different buildings in different countries, Rose Associates NY is BY FAR the most incompetent and useless people I have ever encountered. Angela Sterling wasn't willing to help with the most basic request and actually wouldn't bother picking up the phone or reply to emails.

These past 6 months have been some of the worst times of my life. I've had to endure daily, constant discomfort in more ways that are too disgraceful to mention all here! I am completely humiliated by the treatment I've received, and the lack of concern for my health and safety is destroying me. I've had to go through the holiday winter with some of the worst depression I've had in years, all and only because of the disregard to your apartment's maintenance needs, to finally offer a solution months later - half done. I am in ruins. I am in a vulnerable position, and you all get to take advantage of that.

I worked with Olivia from Rose Associates regarding my lease at London Terrace Gardens. Extremely professional, polite, and communicative. Olivia went well above and beyond to walk me through all the steps and answer my questions. Absolutely wonderful to work with!

I was a tenant at 60 Beacon (Rose took over recently) for a few years until we recently moved out - Maylene and Meagan were very helpful with our constant changing house closing date. they were professional and understood and worked with us to make things work until we were officially out. Some of the apartments (like ours) are certainly old and falling apart in certain areas - but i cant totally put that on a newer management I suppose. Cant totally comment on them overall with short experience and taking over essentially during COVID. but wasnt great either as we did have heat & hot water issues that were unresolved for a while due to delays. At least they were helpful on our way out and our full deposit was given back.

Be careful, Rose Associates likes to nickle and dime tenents. Anything for a buck. From:LeeAnn Cremin Community Manager "This is a friendly reminder that the new package room hours and policies take effect tomorrow December 1st, 2021. As we are now in the holiday season, we have made some changes to our package room policies to ensure our residents are provided with consistent and reliable service. Packages can only be delivered to a resident's apartment from 2 PM to 4:30 PM and from 8:30 PM to 10 PM Monday to Sunday. Additionally, we ask all of our residents to pick up packages in a timely manner to prevent an overflow of packages.

Effective December 1st, 2021, all residents will have 3 days to pick up their packages, after 3 days a $5 per day storage fee will be charged. Please note that after the holidays this number will be increased to 5 days. If you are out of town and unable to pick up your packages with in the 3-day window, please reach out to management and grant us Permission To Enter (PTE) in writing and we will schedule the packages to be delivered to your apartment and ensure you avoid any unnecessary fees. Please make sure that as of December 3rd deliveries are not left with the package room for more than three days." You have better choices, choose wisely.

The worst experience since they took over for Samson Management. I have lived in this Kew Gardens Building for 22 years and for me personally things have never been this bad. Tried to reach the person responsible for this building for 6 months. Emails, no response. Phone calls, mailbox is full. How do you have a full mailbox for 6 months. Yesterday I hit the zero and was informed the person no longer works there and If I had contacted the super I would know this.

But the new person is using the same phone number. What good is that if the mailbox is still full. Meanwhile, the people above me act like they pay a mortgage. She actually knocked on my door because I knocked on the ceiling and informed me as long as she pays rent, she will do as she pleases. Well on the good side Gigantic cockroaches only visit once a month now.

Sadly, Glenwood Management no longer owns or operates the Caldwell building on 1520 York Ave. It was sold to Romarco Realty Corp. and being "managed" by Rose Management. The reviews are correct. This company is awful, the staff is rude and incompetent. They don't have a phone number setup for the onsite management. In the 3rd week of Rose "managing" the building. Unfortunately, we are forced to deal with Rose until are lease is done but you don't. You have better option on the UES who value your business and will treat you with respect.

I have moved into a Rose Management property (75 St. Nicholas Place). The apartment and building staff are great. However, it's been nearly a few weeks and I have not been given any information or instructions on how to connect with the management, nor pay rent: either through cashier's check OR electronically through a renter's portal.

Then when I have been trying to reach out to the property manager, she has never once picked up the phone or returned my voicemails. Every number imaginable listed on their website does not answer either. There was only ONE number I was able to reach, the main office, who that says they'll transfer me to Accounts Payable which then results in a voicemail inbox, prompting me to leave a message. It's been over two weeks and I still did not receive ANY response from ANYONE at this firm. So, I'm actively trying to pay my rent, but can't find anywhere to do so because they are completely unresponsive. Completely irresponsible and unprofessional and I am very displeased with the handling of something so simple.

I just received my security deposit check and it is 300+ dollars less than what it should be. Kind of expected such behavior from this organization. They create all these little additional charges, so petty for a building that claims to be luxury living. How about just a little professionalism. My suggestion to anyone terminating a lease with them is don't pay the last month rent. Let them take it out of your security deposit. Because they will rip you off too.

Rose Associates is terrible and they're all crooks and liars. I've been living in the building on 39th for over a year now. The front staff are amazing but everyone in the leasing office are liars except the one good one that left when I signed my lease here. Tom was accommodating and helpful when I negotiated but he left. The turnover for their leasing agents is quite high and that says a lot.

This new agent I'm dealing with lies so much saying they don't negotiate when I know several people in the building have successfully negotiated amazing deals. My own lease was negotiated even though it wasn't the best deal.

I have been calling to try to see a listing but the realtor does not pick up the phone. When I called the office the woman who picked up, was extremely rude and denied he worked there. When I tried to call back and speak to her she would pick up and not answer. I cannot believe this is an actual place of business. I tried to call back to get her name but when she heard my voice she went mute But she is the person who answers the calls on Wednesday mornings.

Unresponsive and non friendly agents! I found this apartment in AIRE building on StreetEasy and went in to see it. Viewing was not possible as somebody was living there for a one month more, so the agent told me to submit my application and that she would arrange apartment viewing (need to mention that she behaved as if my presence was bothering her and that she couldn't wait for me to leave). Anyway, I filed my application right away (btw, I have an excellent credit score and financial standing).

I emailed the agent multiple times asking when can I see the apartment, as I am not willing to sign the lease for the apartment I haven't seen. It has been 2 weeks and I still haven't got a response regarding viewing the apartment. Also need to mention that I am renting AirBnb just because I decided to wait for that apartment to be available. So disappointed. It is sad that such a beautiful building has such rude agents.

I was happy with the building and the staff, but the management Rose Associates are despicable. Avoid at all costs. I had to leave before my lease ended, they wouldn't let me break the lease so I kept paying. Wasted thousands of dollars on that. But that's what I signed up for, so be it. Before I left I paid professional cleaning crew to clean the place and 6 months later when my lease was finally over, they deducted $300 from my deposit for cleaning.

They have no shame. I spent over $15000 paying their empty apartment while they had it on the market. And they are charging me $300 for cleaning an apartment that was already cleaned by professional crew!? Outrageous.

Do NOT live in any building managed by Rose Associates. As a resident of 5008 Broadway, the following incidents occurred: 1 The elevator broke down over the long July 4th weekend. Residents were not notified of when repairs would occur. The building functioned as a 6 story walk-up for 6 days. Elderly residents in the building complained of being unable to leave their apartments.

This was a frequent occurrence where the elevator would break and a notice was put up that it would be fixed with no date or information. 2 Upon viewing the apartment in 2017, our agent informed us that the laundry room would be finished and operational in a matter of weeks. The laundry room was never completed and was not operational when we moved out in November 2020.

The room is dirty and not maintained. 3 The planned laundry room is a shared space where garbage is stored. Bins are often overflowing. There are multiple rats and cockroaches in the space. The floor often has stagnant water. 4 When the door to my apartment would not close properly my 8-month pregnant wife called the super to rectify the situation.

He sent the porter to address the situation. The porter proceeded to hit the door frame with a sledgehammer disrupting the paint. The property manager, LeeAnn Cremin's would not return my phone calls until my issue was outlined in an email. 5 Packages are frequently stolen from the lobby. In addition, there are notices in the lobby written by residents of the building outlining how women have been followed into the building.

These residents posted letters that have been on the walls above the mailbox for months. 6 When our bathroom sink would not drain properly the super suggested that the puddle of water from the leaking pipes was due to condensation due to the summer humidity. It took multiple phone calls and visits to have the issue addressed. 7 Rose Associates has not returned our security deposit.

They have provided no itemized bill nor returned any correspondence. They intend to steal our money. I suggest all residents upset with their treatment file a complaint at the link below: https://ag.ny.gov/complaint-forms#housing

Non existent customer service, and crooks at that. I was previously a resident at 77 w 24th. I get that management companies in New York are generally awful in that they do not 'manage' whatsoever, they basically farm cash from tenants. Rose Associates takes the cake. 1) They have been charging me for gym amenities in the building since the beginning of COVID even though all amenities have been shut down.

I have reached out via phone, left voicemails, sent emails to ask them to stop. Absolutely no response. 2) I moved out of the building due to the horrible service, and they have now deducted those amenity fees from my security deposit. During COVID. Again, no response to any outreach. 3) Upon moving out, they attempted to continue charging me for rent even though my lease had expired. Stay away.

Completely ghosted by this company during COVID. Non responsive for months and months. The property manager does not get back to emails, and is often auto-reply "out of office". Our building repairs have not been kept up to date. Just because it's one of your uptown, non-luxury buildings, does not mean we don't also require help and responsiveness.

I live in an UES building complex that houses front line medical workers at New York Presbyterian, Weill Cornell Medical, HSS, and Memorial Sloan Kettering. Our complex has been undergoing a years-long horribly managed local law 11 external reconstruction. Even before COVID, this project caused health problems from hearing loss in children to increased rates of asthma and breathing problems.

Now that COVID is approaching it's second peak in NYC, Rose has chosen to advance project, enshrouding the remainder of the building in scaffolding even though they have not finished what they started, knowing full well that the city is likely to shut down shortly. This will mean no light, air, and ventilation during COVID winter. And it will mean children are trying to learn remotely and parents are trying to work remotely while workers are jackhammering on the external walls and particles and debris are blown into our units. Residents of the building have pleaded with Rose and Associates to at least have a conversation with us (as they had done with the previous two buildings, even though COVID was not an issue then and therefore the health issues and impact on mental health was less dire).

They have responded to exactly zero emails. The woman managing the complex is the perfect firewall between concerned residents and Rose Associates - she is utterly impervious to human suffering and conveys nothing to her superiors (or she does and they just don't care.not sure which is worse). I don't know who might read this and if it will make any difference to anyone, but this has been a very upsetting and distressing situation with no support from the company that could have easily eased some human suffering in this unprecedented situation.

I am a current tenant at Hoyt and Horn, and have been here since June 2019. I give 2 stars each representing the newness of the "luxury" building (hey, i have my own washer and dryer) and another star for the amazing concierge and maintenance crew. It takes a village to have a home and I am very grateful for these people that help and deal with the tenants on a regular basis. MY WARNING TO YOU: I've almost lived here for a year, and have spent over 8 months with a cigarette smoking problem from another tenant in the building.

I reached out to management multiple times since last October as the building is supposed to be smoke-free. During the covid pandemic, I was obviously working from home and the cigarette smoke was even worse. IN ADDITION, there were more issues with putrid odors coming from other people's units (even my doorman gagged). The issue has YET to be resolved.

I was told by the management team that they were working on the situation which is a fair and honest statement. But it doesn't justify the fact that they had many months of complaints to address this sooner. Given that I pay a good chunk to live in the building, I requested a fair and reasonable small rent reimbursement for the inadequate habitability.

And not only was I given a solid no without any other form of compensation, but i was asked to potentially volunteer my time to go to court against the offending tenant. LOL. So basically, I have to work hard for my rent, and work extra to ensure that this luxury building owned by Rose Associates will hold their end of the lease. While I know that they are running a business, I am disappointed that they failed to see how they are doing it poorly considering they tout "$15 billion in assets under management." This is "World Class Real Estate Excellence" indeed.

This management company does not manage anything. This apartment has broken floor tiles, leaking showers, roaches, broken elevators, consistent problems with hot water and clean water. There are no fire alarms in the hallways despite there being a large fire several years ago. Perhaps one of the worst management companies I have ever dealt with. Completely rude and unhelpful receptionist and property managers who rarely, if ever, return calls or emails. I've been waiting for important lease paperwork for weeks and no one at the office can say what the status is. Unprofessional and incompetent. Stay away if you can.

I have been at the 211 West 56 Street building for over 25 years. The owner and the management company have always been compassionate, warm and very attentive which is quite rare in their business. I have always found the other staff in the building to be prompt (usually within a few minutes to an hour) with fixing or anything that needs attention in the apartment.

The people who have the role of concierge at the front desk are warm, friendly and always there to help. The building is very clean and well taken care of. The area is very conducive to many cultural sites in our city. I recommend it quite highly

Please give me the name of someone I can contact who does want to find a solution, because it's certainly not your building manager Nicole, who told me you already clean the windows enough (which you don't) and that it's part of construction (which it's not.it's caused by a defect in the stone exterior, which I have in emails from you). Does that sound like a solution to you?

So what are you going to do to fix the situation? Are you going to clean the windows more? Why don't you actually come down here and see how bad the issue are? Why won't you provide a refund of some sort when I'm paying top dollar for views that have been obstructed for months (just see all of the photos of what I had to look at from November to May, when I picked this apartment for the view over on the House39 reviews on Google).

Would you want to pay top dollar to look at that for months across every single window of your apartment, and then continue to have the issue repeat itself after the windows are cleaned? I'm sure you would be greatly upset to if you had to look at this, and then had to deal with a building and management team that doesn't care to resolve the issue or find a solution, and that is really all I want.

What are you doing to make sure the windows won't continue to have streaks after they're cleaned? Haven't heard an update on this in months and I want one. You have done absolutely nothing to make my experience more positive, and your building management has done nothing but make everything negative. I wish you and your staff acted the way you replied to my last review.

If you're providing something that you market as a luxury residence, the windows should be clean. The views should be unobstructed from streaks. Your staff and building manager should be kind and accommodating. Your hallways should be kept clean. I'm really not asking for very much.

STAY AWAY FROM ROSE ASSOCIATES. My company has been doing business with them for almost a year now, we have multiple traveling consultants and bring a great deal of business their way. They have been beyond unprofessional when dealing with us up to this point. The staff in their Account Receivables department are the RUDEST! I have never met anyone so unprofessional and lacking of professional accountability.

There are way too many apartment buildings in NYC to spend $5k/month at with way less hassle than this company. Our consultants credit is potentially going to be ruined, all because they are unable to find a rent check that was signed for and received by their front desk. They lost a rent check mailed to them, then instead of reaching out to us - place the person on a 3-day notice and tell us "It's not our fault you sent the check to the wrong place", when we were sending it to the Apartment building, at the address THEY provided. You have been warned.

AVOID. AVOID. AVOID. This has to be the most frustrating management company to deal with. I only lived in my building for 8 months and it was a disastrous construction zone the whole time. Countless days of electric and water being shut off from 9-4 on certain floors/apartment lines -- what about people who don't work standard office hours or work from home?

It left my apartment uninhabitable for half the day. Unintended consequences of construction also left us without heat and hot water in mid February aka the coldest time of year in NYC. Through all of this there was (of course) nothing done to compensate current residents or make up for the fact we were suffering through all the construction. When it finally came time to move out my frustration only continued.

I had to call/email about 15 times to get a hold of anyone to request a reference letter to include in an apartment application. It took me leaving work early and going to the office in person to be able to finally get the letter. I nearly lost my new apartment since my application was incomplete without the reference letter. Then, I was told I had to reserve the elevators and obtain a COI from the movers. I'm still waiting to hear back about those chains of emails -- thankfully a friend who moved out a month earlier had the COI info and the doormen helped with the elevators since office managers never even bothered to respond to my emails and voicemails.

My nightmare with Rose didn't end on move out day. They waited the entire 60 days to return my security deposit and like before I had to call multiple times to get in touch with anyone to ask about a status while waiting for the check. Maybe the company is growing too fast or taking on too many buildings for its own good. The fact that it is impossible to get a hold of anyone or an email response without having to call/follow up 10 times is absolutely unacceptable in my eyes.

This place is such a joke and I am just SO glad I am finally done dealing with their shenanigans. Save yourself all the headache and rent from ANY OTHER management company. ZERO STARS.
