We manage commercial and residential property from Santa Maria south to Carpinteria, including properties in Lompoc, Santa Barbara, Goleta, Montecito and the Santa Ynez Valley.

First: If you are a tenant and have to work with RPL (as it's the property owner's choice) DO NOT LET THEM DRAFT YOUR ACCOUNT! Their accounting department is negligent and drafted our account for rent TWO MONTHS after we'd vacated the property. When I called to tell her (Shannon) that she'd overdrafted my account AGAIN she was very blase about it saying it was "just a mistake" and that it was "unacceptable" that I was upset about it. Having lived in the Santa Ynez Valley for two years, I'm well aware of the fact that it's a small place and you don't have a lot of options when it comes to certain business services.

As a result, you sometimes will find yourself having to work with Service providers that may not provide a level of service you expect or hope for. Having said that, I still find myself surprised that RPL property Management is still in business. From their accounting to their property managers, they are something very short of professional and are definitely not what I would consider to be responsible custodians for the properties they manage.

We rented a home that was managed by Sylvia at RPL. We hadn't rented in a long time but we treated that property as our own - doing a lot of repairs and small fixes ourselves. However, when something would come up that was beyond our scope as tenants, we would reach out to Sylvia and our calls and/or emails would go unresponded to for a full day and sometimes two- leading us to sometimes reach out to the property owner directly- particularly when it was something that could negatively affect the house.

At that point one has to wonder: what exactly is the service the property manager is paying for? There is a lot more to our negative experience with RPL but I'll leave it there as the Yelp format lends itself better to brevity but I'll wrap up with this: you are better off using a company out of Lompoc, Santa Maria or Goleta than resorting to RPL to manage your property. I've been in real estate for 6 years and both manage my own property and have hired property managers and I have never seen a company as unprofessional in this field as RPL.
