The house we rented was extremely dirty and in disrepair, one of the smoke detectors was missing from the room and they never replaced it, and they refused to give our security deposit back even though we did repairs ourselves and kept the house in good condition. 0/10 do not recommend

Absolutely the worst property management I have ever encountered. The quality of service was poor. Barrett was unprofessional and price gouged for basic repairs and maintenance. Upon move out, we were charged additionally for extremely nitpicky things such as a crack in the blinds and barely got half of my security deposit back.

I've been leasing from these guys for 3 years and haven't had any issues. Any time I've put in a maintenance request it's been handled without issue.

As a former tenant for a San Luis property management home, I have nothing but great things to say about the people working there. Especially Kathy Martin who was very honest and thoughtful during our entire three-year lease. Definitely five stars!

Careless slumlords who would rather pocket a dollar then invest in their houses and tenants. Every person I know who rents from this company all have the same problems. Disgusting, old, infested, and upright hazardous conditions are universal for renters of San Luis Property management. This is bottom of the barrel. Only rent from here if this is your last option,

Renting from San Luis Property Management was the best housing decision I made during my time in SLO. While they offered great services like online payments and easy repair requests, the personal care from their staff - namely Kathy - was refreshing. I have rented through two other property management companies in SLO and none compare to my experience here. Kathy was always pleasant, considerate, and eager to help with any issues or concerns.

She responded to emails promptly and was always welcoming to me when I would drop in at her office. She took the time to consider applicants for our housing complex, not just to see if they checked all the boxes, but to see if they would be a good fit. Kathy made me feel at home as a renter and helped develop a great community.

The absolute worst real estate company in slo. I am only giving them 1 star because I HAVE to. Yes, all real estate companies in slo aren't great, but they are by far the WORST. I applied to multiple rental locations through them and paid the application fees, however, they never followed through with them. After a week of waiting to hear back from them, I decided to give them a call and they told me they would get back to me - which they never did. So, I continued to call 3 times a week consistently for 3 weeks and they told me the same thing every time - that they would get back to me. LIARS!

They never once got back to me. In addition, they don't respond to emails. So now it's 4 weeks later, and I still don't even know if my applications have been approved or if the properties are still available. I wish I had known not to trust them, because I wasted so much time, energy, and money waiting to hear back from them. They basically took my money and decided to not do their job. Hopefully I can save someone else the hassle of having to deal with such terrible service. I'm happy that I won't have them as landlords.

Absolutely worst company ever they are some liars! I tried getting a apt everything was good when we went to see it than the next day i called I asked bratt if everything went ok and he responded saying yes that rental and credit and income were good he was just waiting on my last rental reference to give him a call back. The next day he called me saying I needed a co signer because my credit I had 3 collections of medical remind you he had already told me everything was fine!

A day before! So he said my cosigner need to own a home! Witch is A BiG ASS LIE! MY FRIEND JUST GOT A PLACE WITH THEM AND HER COSIGNER DOES NOT OWN A HOME! Trust me I will defenetly be taking some actions for this

All was great with the property until we started to move out. We alerted the company of several things falling apart and things not working adequately, but nothing ever got addressed. They raised the price on the washers and dryers because why not take advantage of the residents? They also don't allow online payments, which is unfortunate and somewhat of a hassle. The buildings are starting to become outdated, and Matt - the property manager - takes weeks to call back, so hope it isnt an emergency!

Renters beware! My daughter who is a student and her friend had to move to another apartment this year. They found one through San Luis Property Management. My daughter viewed an apartment in the same complex and was told the one she was getting would be of the same condition. They signed contracts and were given a move in date of August 1st. Shortly before the move in date we were told the new carpet would be done and we could move in by 9:00 am of August 1st.

One day before August 1st we were told the carpet would be installed ON the move in date and should be done about 1:00 pm, then we could move in. We arrived on August 1st in the morning to view the apartment that the property manager Matt said was ready (other than the carpet), however, there were cobwebs everywhere, dirty floors, wires hanging from the ceiling, broken and filthy window screens, old broken tile and dirty cabinets that were very worn and stained and the walls had marks that needed to be painted.

A window in a bedroom was in very bad condition and was loose in the frame. The place was a disgrace. The manager Matt was reportedly unavailable all day. Three families took time off from work to drive and move these girls. The other manager we talked to after we saw the apt was responsive to our concerns and passed our concerns and our request on to Matt to call us, however, he did not return a phone call that day or an email.

The carpet was finally installed by 4:30 on move in day after we cooled our heals all afternoon. The manager Matt misled the girls that it was ready to move in, other than the carpet, and we are waiting for the corrections we have been promised, and specifically for a cleaning crew to arrive that was promised on August 1st and has not arrived in two days. Renters beware!

Terrible, terrible service. We've had several things stop working during our time here, our toilet, our oven and one of our soap holder broke after I slipped in the bathroom in an accident. Although they tore out our toilet and replaced it (which by the way continues to get clogged and not work), they left a gaping hole in the way for several days, and over a month later have yet to come by and fix the floor they ripped up.

The maintenance "schedules" appointments and then later flakes. Our oven hasn't been working for over 2 months and again, NOTHING. Yesterday they came to fix the soap holder and behold, this morning I go to take a shower and it's already on the floor, cracked. Apparently they can't seem to fix anything and if they do, it's inadequately done by poor craftsmanship. I personally haven't had any rent problems because I'm pretty good at paying on time, but regardless they need to do something about their service.

I rented from The Rental Shoppe for 7 years. They were always very easy to work with and were always very attentive. All of the employees are very friendly and personable. I would definitely recommend renting from them. I'm not sure why there are so many negative comments but you have to keep in mind how overdramatic some people are.

We had such a great experience working with Kathy at San Luis Property Management during the two years we rented in Arroyo Grande. She was always very friendly, helpful and prompt whenever we had questions or maintenance issues. Highly recommended!

This is the worst rental company I have ever used. When our last rental check was paid online an hour prior to the deadline, We were charged a $200 late fee. Processing our card (and receiving a confirmation email) took 1 hour and 2 minutes. (Two minutes after the deadline.) When I called and asked to speak to the manager, I was denied five times by a very rude woman, she was not even willing to listen to my concerns.

After much questioning, she handed the phone over to a gentleman, and he gave me his email to send him our evidence of payment. We still have never heard back from them. Another alarming item I found, is this company charges a percentage fee for paying online. However, Visa, the card we used, does not allow percentage fees, only fees with set amounts. This is considered fraud. DO NOT rent from this company, they are on the brink of being scammers.

SLO Rental Shoppe USED to be an OK agency to deal with. There was a lovely woman named Jackie who was honest, kind, and easy to work with. Unfortunately she left about a year ago and was replaced by another woman (who shall remain nameless but first name starts with an N) who is completely the opposite from Jackie. She is unkind, difficult to work with, and seems especially unhappy. If at all possible avoid using the SLO Rental Shoppe.

I have rented from this agency for about 6 years now. They always handle maintenance issues as soon as they arise. They are friendly and prompt. I haveheard complaints about the other manager so MAKE SURE youdeal with MATT! Matt Mortenson is the best landlord. I would recommend anyone to rent from them. Oh, I am NOT a Cal Poly student, just a regular single mom so they rent to everyone.

I am still a tenant and I have no plans to leave. Also, they recently put in new windows in my whole complex. They look really great and they keep out the elements much better.

SLO Rental Shoppe was a great landlord. I was a college student that got ripped off by my previous landlord and SLO Rental Shoppe did everything the previous landlord didn't do. The apartment I rented was straight from the 70s but everything worked and they were willing and able to fix anything that was broken. Our stove had a couple issues and the landlords were quick to fix them.

I especially appreciated their exit procedure - they were quiet clear as to what condition they expected the apartment to be on, were helpful in recommending a carpet cleaner, and volunteered the proper walk through within two weeks of keys being returned. Because of all of these steps, we were able to get our whole deposit returned. Thanks SLO Rental Shoppe for not being scumbag landlords to college students.

These people are very greedy. They will try to make you pay for things that were broken before you occupied. They are most stressful people to work with; especially guy name MATT!. he is a crook. All he cares about is how to keep your deposit and charge you extra rent. Their policies are illegal but they know people will not spend money to sue them. Be careful. use someone else. You will regret using them as I have on couple occasions.

We've been renting with them for about a year now, and the experience so far has been absolutely wonderful. It's so RARE to actually enjoy working with property management. But the agents here are incredibly professional, efficient, and friendly - especially Matt! They've always made time for us for viewings and questions. They clarify the lease agreement terms well.

All of the paperwork is located online. We've NEVER felt cheated or neglected. Everything has been so easy and positive. We even decided to live in another location next year under the same management!

Look no further for an amazing property manager! The Rental Shoppe in San Luis Obispo has not only our business for any future needs and our recommendation to anyone and everyone, but also our heartfelt gratitude for an exceptional job well done. Our daughter is a current student at Cal Poly, and after two years of on-campus housing, was ready to rent off-campus.

We very much wanted this venture to be driven by her and saw it as a learning opportunity. Thus, we stepped back and let H and her future roommates lead the way. The girls all met and discussed various property management companies to help them. Upon a positive recommendation, the girls chose The Rental Shoppe and sent in their applications. As parents, we signed a co-signers agreement (conveniently provided online).

Within a week, the girls were taking tours of multiple homes and in great communication with Nicole. They were encouraged at what they were seeing and H indicated that Nicole really took extra time in making their requests (desires of location, size of home, and budget) acknowledged. When other tenants were chosen over our girls for homes seen, Nicole was quick to let H and her roommates know and line up additional viewings.

Within a couple weeks of turning in applications, Nicole showed a perfect home. Within a week of that tour, the girls were signing a rental lease for a beautiful home that was close to school, within everyone's budget, and beyond lovely. We are all genuinely thrilled. In every single way, Nicole and The Rental Shoppe walked our girls through the process of renting with ease.

We were beyond appreciative for the professionalism that was shown to our daughter. As an inexperienced renter (as well as being a young college kid), this was an entirely new learning experience for H and her friends. It had the possibility of being anxiety ridden and turned out to be the complete opposite. Nicole offered them more than a simple lease. she gave a life lesson in the intentional steps and procedures for finding a home. Thank you so much for this! With such a competitive housing/rental market in SLO, I would make one call to The Rental Shoppe. We were so happy to have done exactly this.

I can not say enough good things about Jackie Turner. Jackie is not your typical realtor she has soul and understands both tenants and landlords. She has probably rented more properties in San Luis Obispo than anyone alive in SLO county. Jackie rented my 3 properties in SLO for 15 years. My places were nice and she always brought the most respectful tenants with long term leases and many of which are still good friends. Jackie is a pro.

If you are a landlord or a tenant she will represent both sides. Bad yelp reviews for SLO regarding rentals must include the following- my units were top of the line, remodeled, and if there were problems I fixed them. It is not the property managers fault if one rents from a scumbag who will not improve his place, and 80% of the San Luis rentals I have seen are crap rentals for students who sadly have to put up with it. Jackie is a great soul and a super professional.

She will match you with the right house. She only brought me the best tenants, who never missed a payment and never had a problem in some of the nicest rentals in SLO. Yelp is the forum for everyone, but the happy clients don't have time for it- take it with a grain. The bigger problem is asshole owners who don't give a damn and -- who never fix up or maintain their places etc. For those tenants I'm not surprised you want to trash the place : my tenants never called us as we always re painted and put in new appliances and kept rent acceptable.

Immoral and greedy! The Rental Shoppe will take advantage of you and keep your entire deposit - and then some! The worst business in the county! Took your app fee ($25 x 3) and never heard back from them. Called in and talked to a horrible receptionist that was rude and all we ever got was "we will get back to you" which they never did. It can be tough to find a place in SLO try not to use this place.

Terrible! We rented a dump that the city is calling "uninhabitable" and now they wont talk to me. They said they have forwarded my emails to their attorneys. Um really! Come fix this place! Everyone else that is dissatisfied please contact me and discuss class action! You are not alone!

I have rented both private and company managed properties. I have never had a worse experience with anything in my life. AVOID renting from San Luis Property Management/SLO Rental Shoppe at all costs. My roommate and I moved in to a dirty apartment with no option for a move in walk through. I reported black mold and fleas within the first week of living in the apartment. Jackie was NO help, in fact when contacted a second time she denied ever having knowledge of the situation.

I left message after message for Jackie with no returned phone calls and the woman at the front desk knows NOTHING. I moved prior to the end of the lease using the change of roommate option. Jackie sent me a threatening email forcing me to sign the agreement without the option to discuss the deposit with the incoming roommate, something that was clearly stated as an option on the agreement. As such I was out $650 after 2 months of living in a crappy apartment. DO NOT USE THIS COMPANY!
