We've rented from SVPM for over 18 years. They are quick to fix maintenance problems we've had. The vendors they've sent to our place do it right the first time. They are thorough when they're here for the annual inspection and we appreciate the cleaning tips they've given.

Critical: Professionalism, Responsiveness, Value Disgusting management. Locally known as being terrible to work with. They will ignore your messages, illegally charge you for extreme cleaning after you move out. DO NOT RENT FROM THESE PEOPLE. SAVE YOURSELF THE STRESS.

Critical: Value This company requires high security deposits, then takes enormous amounts of it without reason. DO NOT RENT from them.

My son had the misfortune of renting an apartment through this company. They put us thru the ringer from the get-go. I asked about getting a copy of the lease weeks before moving in and they stated it was just the "standard" CA lease. I tried and tired to get it beforehand but they waited until the day before he was to move in to provide the actual lease, .

It was modified like I had never seen before with all types of added fees and absurd rules. They waited so my son was stuck and had no choice but to sign because all other places were already leased. Then the fun started. They were hard to get a hold of for repairs, rude, and dishonest about how to get things fixed and what was broken or dirty from the start.

I had videos and pictures of the pre move-in but that didn't matter. We had to use their expensive contractors for even simple fixes like clogged pipes. And moving out was the final despicable straw. They kept most of the security deposit claiming that my son broke things that were broken or missing from the start. I'd suggest you get everything in writing way way in advance if you have to rent thru them, else go ANYWHERE else first.

Scheduled a appointment to look at a house, they didn't show up and later claimed I didn't t "really " confirm. When they asked me if that time works and I replied commiting to the time. After we reschedule they double book themselves at the same time and leave me hanging at the property where I got questioned by police for loitering. Quality service

I rented a place from Scotts Valley Property for over 4 years until we moved out of the area. I found them to be professional, helpful and courteous in our dealings, And unlike others who claimed they did not get their deposit back we got our whole deposit back in a timely fashion. We are looking to move back into the area in the spring and I hope to once again use the services of SVPM. Patti V

These people are the rudest, most dishonest and borderline illegal rental company I have ever experienced. Forget service and manners, and once you hand them a deposit, you'll have to take them to court to get it back. Go ANYWHERE else first.
