Worst company to rent from. They are not efficient with service to the home, They make excuses for their cheap contractor they use, and do not respond in the hours they say that they are open. We are very diligent with payments as well as any corrections that have to be made with the home but do not get anywhere near the same service in return. When advising this to management they promised if we stay they would better their services but still in the same situation with a higher rent.

Not happy at all with this company. A current tenant was doing the renters replacement program. She chose to list the house herself. After touring the house, putting the holding fee down $1000 and 159.50 App fee. We got approved for the house. OUR agreements the whole time was us taking possession on 3/24/22. HAD NEVER changed dates, nothing. Even South coast knew the date.

I received our move in papers which stated 3/24. After I got electricity set up and internet. I get a call from South coast that current tenant wants to change dates and if we don't abide we loose house. Like seriously!?!?!? we have been doing this for over a week, current tenant knew we would NOT be taking possession until 3/24, talked with me ALLDAY through messages helping me with internet, offering us to buy their modem, ect.and then BAM.she is gonna go ahead and list house if we don't take possession immediately.

Also during our convo she stated can we meet in middle. Im like yeah, we can do March 15th. SHE asked us to meet in middle.and then NOPE not gonna do it. SO.i still dont have a house, LOST money and time ALL DUE to the tenant. NOT US! we were more then happy to have house on original date that was agreed on. NOT fair we lost our money for Application fee. We didn't rig on our end of the deal, their tenant did. OH, and we turned down 2 other houses due to this one being ours. SO.BEware!

I have rented for 9 years and lived in various apartments, duplexes, etc. This renting company is like no other. They force your hand to pay a $200+ 'cleaning fee' when moving out and STILL charge for miscellaneous charges that had to be disputed. Given my experience in renting, I left this place in better condition than when I moved in, but had them tell me I was responsible for items that they did not even have in good condition when I moved in.

There are many other rental companies in the Savannah area that do not operate better than Southcoast. I would highly recommend checking your options, because they have quite some unusual fine print items in their lease that you will have to deal with later down the road.

Where do I start. it took nearly two months to get my deposit back after I moved out. I was told several times it was mailed to my forwarding address and I should get it in a couple days. After 2-3 weeks of this I requested them to cancel the checks and send a new check. I was told I would be responsible for all the fees and charges associated with that.

I was just trying to get the money that was owed to me, I shouldn't have to pay those fees for someone else's mistakes. Turns out the the checks were supposedly mailed to the rental property. I found this out on a BBB response only after being yelled at several times on the phone and jumping through hoops to get them to re-issue the check. When I asked about it they said it was a computer glitch, but I never got an apology for being yelled at or given such a difficult time for their mistake.

When I first moved in my dish washer didn't work. I discovered this and maintenance determined I needed a new one. It took over two months to get a new one installed. this could be partly to blame on the pandemic and shortages but I never would get updates on it. I would call the office, they wouldn't know the latest status, they said they'd call back - I'd never get a call back so I'd have to call back a few days later. Biggest take away - save yourself the headache and look somewhere else if possible.

Too late! Not interested in anymore excuses. We've had enough of those! Customers pay to get RESULTS! If you are looking for Condo or HOA management, I would NOT hire this company. They should stick to individual property management, which they aren't that good at either! They have NO IDEA what they are doing. They will never get anything accomplished or follow up with anything.

They point fingers, create nothing but more frustration for Board of Directors. A bunch of women who never leave the office and give their own selves 5 star google reviews to pump up their poor ratings. They are good at writing themselves a check each month for doing as little as possible. Save yourself a lot of headache and money and hire a professional management company that knows what they are doing! Someone that can help grown your community not ruin it!

I have rented an apartment for seven years through this company. As a single woman moving was simply not an option but the house that I rent is in dilapidated conditions. It can be very difficult to reach anyone in the office. The properties are allowed to fall into disrepair and maintainence is shotty. I mean rotting wood, exposed nails on floors, dangerous outside balcony and stairs. I would not recommend this company to anyone. Also if you noticed the recent vague 5 star review comes from someone who actually works there.

Worst company ever! They scam you of "late payments" and their "repairmen" do not do a thing. What a shame. I had a hole in my wall from their "electrician" for 4 months and it was never patched in. Please. DO NOT. Use this company. :

Used this company to rent, treated the place as if it was my own and was completely ripped off when I moved out. They took 80% of my deposit even though nothing was damaged. I sent emails in response and was completely ignored, decided to cut my losses and move on but I would recommend avoiding this company, if you do happen to use them, photograph everything before moving out.

They are either scamming or clueless. We rented a property for 4 years then bought it. Here is what their inspector and contractor said "there is not an issue". Rot, mold, and $1000 plus later. This should have been repaired 3 years ago when we brought to their attention. Don't use them to manage your property. You will have issues.

This management company is unethical. The company kept our $1,000 security deposit and then sent us an additional $2,200 bill to collection company to trash our credit. We paid every rent payment on time over two years. We never received an email or letter of deficiency. We left the property in FAR better condition than we moved in. It was filthy and took two days to clean.

Southcoast managed a property for me for 4 years and were unfailingly responsive, efficient and professional. They demonstrated a clear understanding of the law protecting tenants and the interests of property owners and supplied competent and well-priced repair personnel when necessary. I highly recommend them.

Avoid! Extremely unprofessional and lacking communication internally. We were asked to move out early after submitting our letter to not renew and we could so the office staff was informed and agreed to move out early because the house was being sold. Now they say the owner was not aware so we will not get our security deposit back. They hold you responsible for their mistakes. Additionally, we moved into a dirty home and did not have a shelf on the fridge door the entire time we lived there, when I asked they kept saying we will ask the owner. This company has zero integrity.

WARNING: They are dishonest and are out to scam. I contracted with them and they immediately starting hiring repairman to "do repairs" on the house. One was to hire a plumber to teach their tenants how to use a hands free kitchen sink faucet - 200.00 dollars later my new tenants can now use a faucet. I suspect they hire their "cousins" to do the work at a much higher price. Dont use them to rent your property or sell your home. Dishonest and sneaky.

Our experience with Kathy Fairchild was awful. She was the seller's agent on the home we bought. She was unresponsive to our buyer's agent. We had items listed in the contract to be fixed that she claimed to be getting a vendor to fix. She never did. She also hired vendors who did shady work. Our due diligence period was up at a certain hour and it was thirty minutes prior and Kathy claimed "oh I haven't looked to see if they signed yet" regarding the seller and the contract.

The entire experience was so unprofessional. She only cares about getting her commission and not actually doing a good job. I actually felt sorry for the seller of our home because she literally almost caused the contract to fall through because she wasn't responding to our buyer's agent about issues and responding in a timely fashion. You would think if you wanted to sell a home you wouldn't wait until thirty minutes before the due dilligence period expires to respond.

She also had shady vendors come out to fix issues.didn't do leg work to find the property plat or flood zone documents on the home that we needed to ensure we could move forward with the contract. Beware and choose a different agent.

If I could I would leave 0 stars. ABSOLUTE WORST PLACE TO LIVE! The apartment itself is cute and very safe/quiet. However the management company that runs the apartment complex is HORRIBLE. They are extremely lazy individuals who do not want to help the tenants out with anything. I have a hole in my floor and my carpet is coming off the ground in my apartment and they claimed it is "normal wear and tear" and that they will not be fixing it.

On top of that I had to put in various work orders because my walls were crack, my apartment wasn't cleaned like I was promised before I moved in, so I had to call them to come fix that. All my appliances have dents in them. The walls it self look like an unprofessional speckled the wall. EVERYTHING IS SO MESSED UP and no one will come fix it. Honestly save yourself the time before signing here. Southcoast properties sucks.

I recently visited Savannah, GA for the purpose of finding a home to rent as I was relocating from Florida. During my visit I was on a short timeline to find a home as I needed to return to Florida within a couple of days. I found a home that I wished to view that was being managed by Southcoast Properties. When I saw the house on the website it was rather late in the afternoon when I contacted the office, in hopes of viewing the home.

The individual that I spoke with explained that all of the agents were currently in the field, but that she would see what she could do in order for me to view the home. Within thirty minutes I received a call back stating that an agent could meet me at the residence at four thirty in the afternoon so that I may view the residence. When I arrived I really liked the home and did not want to take the chance of someone else getting it before I could put an application in.

My representative said why don't we go back to the office and you can complete your application there. Mind you it was then about five in the afternoon normally when I'm sure it was time for her to go home and enjoy her evening after a long day. I was able to complete the application, put down a deposit within an hour of viewing the property. In closing I would only say that everyone I have come in contact with at Southcoast properties have been extremely helpful as well as absolutely professional to ensure my relocation was going to be as smooth as possible.

I am now in my new home and I love it, and the staff continues to show true professionalism each time that I contact them. Again thank you Southcoast properties for ensuring that my move was stress free from that standpoint. You guys are great and I look forward to working with u from here on out during my rental process. I would recommend this company to anyone and I am happy to give them thumbs up and five stars. I do not even want to give 1 star! We rented a property through South Coast August 2017 and moved out May 2018 because we purchased a home elsewhere, still paying rent until our lease was up. They require a professional cleaner and carpet cleaning in which we did both in May. They received copies of receipts for both as well. Once they did the move out inspection, they sent it over to us and it had quite a few ridiculous things on there with even more ridiculous pricing.

For example, they said it was not cleaned properly. Which was a LIE. I had went there multiple times to check and see if the house was kept and it was except for a spider web in the bathtub from sitting and some water stains from hard water sitting as well. The yard wasnt perfect, it had been cut a week prior to inspection. They did allow us to go over and clean up the small mess and cut the yard once again.

We fixed everything they had asked except for a few lightbulbs we forgot and 1 set of blinds that were ruined. I couldnt find any so we let them charge us. $380 for fixing lightbulbs and blinds? Outrageous. The blinds were just normal, cheap blinds! And lightbulbs are inexpensive as well. Mind you, this is a small house built in the 70s with absolutely no updates!

We never received a revised inspection until we received our refund in the mail. We got a refund of $35 out of $1100. They are also charging us for yard maintenance for a tiny area we didnt know our yard man didnt do, $180 for that. Multiple other things. Tamar is the one who does the inspections I suppose. I wish i would have read these reviews before renting through them.

Other reviews say Tamar Bailey does this often. We've had plenty of issues regarding not having returned phone calls after emails and voicemails have been left over a weeks time. At one point my husband had to go to their office in order to speak with someone. I will most certainly be taking legal action and hope other read these reviews before doing business with them.

I have dealt with Southcoast Properties for the last three years. My first experience was with Jessica Mays who found me a house to rent in two days. I then had Tamara help me find some listings that I liked and Karly closed the deal by finding me the home of my dreams. This team led by Kathy shows how teams should work cooperatively. I applaud Southcoast Properties and would recommend them as an a++ establishment.

I would first like to say that the house and property were fine for us. Working with Tamara on the move in went smooth. We enjoyed the neighborhood and the amenities. Maintenance was always taken care of quickly. I was a bit concerned when we moved in two years ago and was not happy with the way the house was "cleaned". This was stated on move in paperwork.

The lady came back out to clean again but all of our stuff had already been moved in and was all over in boxes. The trash cans were also all full when we moved in. We were told that on move out the cans had to be empty. We also had to have receipts for cleaning that was done for the carpets as well as the house. It defiantly wasn't "professionally" cleaned before our move in.

During our move out I showed her the damage to the LINOLEUM FLOORING. Our entertainment center tore two spots during the move. I will try to post pics of the damage. They are telling me that it cost 460$ to fix LINOLEUM FLOORING. I believe that they have something going with these people. Gouging renters on repairs. I hired my own cleaner as well as carpet people.

When I spoke to the company that had done the repairs, they had repaired flooring that was not on my forms. When I brought this up to Jessica she said she would look into it. This company did repairs that weren't needed. When I brought this up Jessica was reacting as if she had missed some of the damage. NOOOOOO they are taking you for a ride my friend.

They wasn't any other damage. I am very disappointed in the way this situation has turned out. I am willing to pay for repairs; however 460$ for them to glue down some more LINOLEUM is over the top. I know that they just glue down some more pieces because while living there we had some of the already previously glued down spots start to come up and called for them to repair them.

The amount they charged to fix these spots is just disgusting! We rent a house out in Charleston so I know what repairs cost. I had an entire master bath floor done for less than 460$. It was also linoleum. That was material as well as labor. Very disappointed and will let everyone know!

Southcoast Properties has managed my property for over 4 years now. The service has always been great. They have kept my interest and needs central to all they do, this has been a blessing since im in the Military and move around quite a bit. I feel confident in their service and would recommend them to anyone in need of quality property management.

DON'T RENT FROM THESE PEOPLE! Lets start with the walk through of the property I was interested in. I paid the holding fee (which was several hundred dollars) and was NOT told it was nonrefundable. Tamara Bailey told me I had a few days to think it over and let her know. Later in the week I told her that I found another one of their properties and would like to look at it.

When I decided to go with the second property, I asked if the holding fee from the first place could be put towards the security depoit. Her response, "No, it is nonrefundable." That's nice to know AFTER THE FACT. Then, while reviewing the lease on the day of signing, Tamara couldn't answer half of the questions we had. "I'm not sure.

I will find out and let you know." Since renting from them, it has been nothing but aggravation. Kathy Fairchild has emailed me being VERY RUDE several times about something that was her mistake. Once, she even called YELLING at me like I was a child the second I got off work. She has threatened evictions, demanded money that she says was late, however the lease says otherwise and then wouldn't accept my federal currency because only check or money order was appropriate (again, was not specified in the lease). So, unless you want an earful of nonsense and enjoy being harassed, DO NOT RENT FROM SOUTHCOAST PROPERTIES.

I have had Southcoast managing my five properties for 8 years now, and would definitely recommend them to manage your residential rentals. With Kathy, Tamara, and Jessica, my properties are always very well-maintained (even if the needed repairs sometimes cost more than I'd like), and almost always fully rented with very little down time between tenants.

Their fees are competitive with the other management companies, and are a pleasure to deal with. Their financial records and statements are extremely accurate, clear and detailed. On the few times there have been actual emergencies, they have responded and addressed the issues in an excellent and timely fashion. On rare occasions they get extremely busy, and may take a second phone call to deal with non-emergencies, but I can count on one hand the number of times that has happened with them.

In general, I rarely need to think about my properties, which is a testament to how well they manage them. Having tried several others, I can say without hesitation that these guys are tops for residential property management in Savannah.

We were very interested in a property and I immediately sent in an e-mail to schedule a showing. Tamara Bailey messaged me back on Monday telling me that she'd be happy to assist me and would schedule a showing. I called on Tuesday, left two messages to which she never responded. They were not left on her voicemail but taken by the receptionist because Tamara's mailbox was full.

Then I called on Wednesday in the morning and finally got to her voicemail. She did call me back around 11 but I was away from my phone. However I called back immediately, not even 10 minutes later, and got the same "she's on the other line." Around 3, I hadn't heard back and was told she had left the office meaning she left for the day without returning my call. So, my husband finally called, extremely frustrated, and Cathy Fairchild handled it accordingly and finally set us up an appointment. Yay! That's great, right? Wrong. An hour before our scheduled appointment, Cathy called to inform us that the property had just been rented.

After all the attempts trying to get Tamara and how interested we were in this property, it is pretty aggravating and downright disappointing. We understand that property can be rented that quickly, but I tried to get Tamara Bailey several times beginning on Tuesday, who said she'd help set up an appointment, and if she had simply returned my calls we may have gotten there sooner. Looking at my phone, I called about 9 times to which Tamara only called back once.

That is absolutely unacceptable. Cathy Fairchild was very nice to my husband and I think Tamara Bailey needs to take a lesson from that. If she would have simply taken the time out to return my messages, it would've saved us a lot of stress. Never again will we look into property with this company and we will tell friends to stay far away from it as well.

WASTED MY TIME! I contacted this office to request information about their rental properties. I let the realtor know that I would be coming in from out of town and would like to look at several of their rental properties while in Savannah. I was told that a showing of their occupied properties could only occur during the week by appointment, so I set an appointment for the following week (on a weekday) to view homes that met my criteria.

The realtor told me she would call an hour prior to the scheduled time to confirm the meeting place--she did not call. After calling the office several times, I finally reached an uninformed receptionist who told me she would get in contact with the realtor. After about an hour the realtor called me and had the audacity to say, "I heard you had a message for me." No apology for neglecting to call!

I met the realtor at the office (no one bothered to greet me when I walked in-- just looked up at me & continued with whatever they were doing) and she had me follow her to view two properties, both vacant. Afterward, she made excuses for not showing me any other properties, explaining that occupied properties were only shown "by appointment". I would not have driven 400 miles if I had not already made an appointment.

Take heed when considering renting from this company. They have absolutely no business sense or concern for other peoples money. They drag their feet about getting anything done and you pretty much have to threaten them with lawyers to get anything done. While i lived at the property we had issues that never were able to be resolved by their repair company and had to threaten to get our own repair man before the issues were taken care of.

I rented from them September to April, we had to break our lease early due to financial reasons. We paid them $500 to find a new renter for the property in December, it took them until April to find a replacement. And that was only after I posted the property myself and sent them leads. By the way most of the leads were not contacted, after finding out I contacted legal aid and made south coast aware. Magically soon there after they found a new renter.

I am glad that the HELL this management company put my fiance and I through is over with. But please anyone considering renting from them DON'T WALK AWAY, RUN! As fast as you can. The owner does not know how to run a business and every other word out of her mouth is GOOD GOOD when everything is BAD BAD

This was the absolute worst experience with a property management company. WASTE OF MONEY. In short: The manager failed to put a "For Rent" sign in the yard or windows, after being asked and told twice. Manager failed to let us know the TENANT MOVED OUT and on that same weekend the manager failed to let us know she would be ON VACATION. We scrambled to find another manager at South Coast to take over our house while the manager was on vacation to show the house to a few prospective renters that found us on Craigslist.

Between the untimely replies from the RUDE receptionist and other property managers, we lost both prospective clients as the found other houses in the area that day they liked.and never even came to look at ours. TOTAL INCOMPETENCY! Had to fire them, and quickly find another property manager to show the house. Horrible experience.
