They bought Walden Creek Apartments in Greenville Sc and made the entire complex and management go DOWN HILL FAST. The employees they bring on are clearly unqualified and they don't truly care about their tenants or the upkeep. The pool has turned green and is always closed, mine my neighbor's AC is always broken! My neighbor literally called South Wood Realty and they said "it's summer so it's hot".

Like really? I'm not even someone who posts negative reviews. I used to adore Walden Creek and now I can't wait to leave. I truly don't feel valued and I honestly feel bad for the maintenance men as there are literally only two of them. Do better. It's 2022.

They purchased Walden Creek Apartments in Greenville, SC. Quality of service and staff that they replaced the previous front office with were terrible. Overall slum lords. Cannot recommend ever renting from them.

My wife and I have lived in Palisades Lincolnton for 3 + years. We just renewed our lease for 15 months. The staff at the office are very accommodating and always ready to resolve issues or give a helping hand. We are extremely happy with our relationship with Palisades Lincolnton. We recommend the Apartments every opportunity.

These people are stealing money out the company trying to make tenants pay it, had a court case and judge threw it out they stated I owe 7,000 from Dec. Well I have all my receipts, your agent lied under oath in the court of law and said yall tried sending them back, that is prejury, but the checks are already posted to my account and according to Section-27-40-320 effects of unsigned rental agreement you better get more training, trying to deactivate people's card is against the law as well. You lied stop stealing them checks went somewhere.

They bought our property, Avalon in Wilmington, and have done nothing but make it utterly depressing to live here. They promised to not increase our already high rents from it being all inclusive, but now they charge you for everything. They haven't replaced anything either. The grills don't work, the gym has multiple broken and unsafe machines. They stop paying to have the community patrolled.

The lights aren't working in the back of the community over the courts. The car wash has broken hoses. The pool patio is missing a tv. They no longer offer cookies. They sold the tanning beds. The staff always seemed stressed and overwhelmed. It seems understaffed with how large the community is. Like why doesn't Saxon Place have their own team. Guess it's cheaper to pay one for two. I'm just wondering what y'all are looking to add to the community? Can you at least throw some community events worth attending? Whiskey Trail is a great asset. Use it.

I worked for Southwood Realty about 3 1/2 years ago and left thinking the grass was greener on the other side. Needless to say I am back and happy as a clam in the sand! Great family company, wonderful team and an awesome regional manager!

Southwood Realty is an amazing company. I've been an employee of theirs for 5 plus years now. I'm grateful for the opportunity they provide and how they always want their employees to grow within the company. Southwood also have quality communities for people from all walks of life to choose from. Southwood is about longevity and I look forward to their next venture when the time presents itself.

Palisades of Blythewood, SC. My washer/dryer unit needs to be replaced. I've requested this at least 3 times in almost 2 years that I've lived here. When a maintenance tech finally came out, he said that they would need to completely let the unit break before replacing it because the older units are too heavy. Meanwhile it sounds like a Jackhammer in my apartment when the dryer runs.

Also my bedroom carpet was not replaced when I moved in and gives off a mold/mildew smell. I actually don't even know what it comes from because when I reported it in office no one ever came out. I will say that I did get my annual cleaning and it did not help. Ohhh and car break ins this past summer because the gate was broken for months. In December 2021 there was a mysterious incident that was never reported to residents, but ended up in the local paper (major safety concern.someone was killed).

I have worked for Southwood Realty for about 2 1/2 years. It has been a great experience thus far. They really seem to care about their staff and the residents that we serve. It is a fast growing company with lots of opportunity!

Rented at Cloisters in MT Holly NC. DO NOT RENT HERE! BEWARE! They will walk into your apartment with no notice even though North Carolina says they have to give you 24 hour notice. They do not care about the property being maintained properly or in a timely manor. Was left with a broken patio door for months that let in over 100 spiders. Cut a hole in the bathroom ceiling and said they would be back in two days and it was two weeks.

Meanwhile a mouse came through the hole and when they finally came to fix it they didn't fully fix it. The moisture in the bathroom caused the popcorn ceiling to fall down on all our belongings. Also during peak Covid a new upstairs neighbor moved in and spit in front of our door so we had to play hop scotch to get into the apartment. It took 4 phone calls and threatening to pay a company to come pressure wash the walk way to get rid of the bodily fluids before anything was done.

And now they are coming after us for money for a spot on the carpet even though they are updating all the apartments according to the maintenance people and putting in wood flooring. Just stay away from these people!

I been at this apartment complex for several years now and never had issues until southwood realty took over about 2 years ago. They steadily want to increase the rent and take things out of the lease for you to pay separately like the water bill and cable but are not upgrading the apartment but patching things up. I've had several water leaks from the apartment above, refrigerator trouble which they told me 4 months ago I was getting a new one and black mold and pest infestations. I'm looking for somewhere else to go as soon as my lease is up. Went from paying $900 to $1300. I wouldn't recommend anyone to do to rent from them.

Critical: Quality The office is of no help. They have never gotten out electrical bill correct for months. We've been threatened with eviction notices. It's been 5 months and we still owe duke money for late fees for a building we don't live in

SWR has the worst corporate office that I have witness. I have been in this business for 14 years and I have never witness a company who is unorganized, rude to their residents and employees. When you are unable to take accountability for your actions that means you have a problem within yourself. I speak about leadership and micromanaging on several of my platforms and they all reference SWR.

Diversity is a big issue with me and how diversity changes the atmosphere and how everyone can learn from one another. You can't be the only smart person on the land. Your properties need to operate as the manager managing the team not the regional manager. SWR has been killing peoples dreams since 1977. Your policies and procedures need to be up to date with 2021 in order to keep the longevity of your employees.

You also can't keep employees if you do Not pay well and do not have a clear bonus structure in place. People work when they feel appreciated and they do not leave. Sustainability is what is needed for SWR. I can talk a lot about personal things that has happen but I will stick to the surface of SWR. Your corporate structure needs to be rebranded as do your properties.

Due diligence is a key to purchasing a property or you leave lots of room for error. Hiring people just to have a body at the property is a bad decision. Maintenance should do all maintenance as per the title description. Having cameras with video and audio has to be a violation of privacy especially the audio. GPS on your work vehicles just gives the consensus that SWR doesn't trust their employees, like those cameras in everyone's office. At some point you have to trust the people you hire and let them do the job. They only thing left for me to say is DONT WORK FOR THEM. You need to know your self worth!

I manage Guest Services for a Vacation Rental company, so my expectations are high when it comes to Customer Service. Southwood Realty exceeded in all areas of service. We downsized from a 2300 square foot home after 34 years to an apartment home in May 2021. We are very happy with our new home and the staff at Haven at Enka Lake has been wonderful!

If you deal with this company, make sure you keep records of every single payment you make. Their record keeping and simple math is simply unacceptable. Paid my rent in full a few days early and was sent an eviction notice. When I went to complain, I was told I did not pay. I produced the stubs of my money orders and they reluctantly entered the payment without apologizing.

I've been in my apartment for 14 months and initially loved it. The staff were friendly, professional, and responsive. Around the time to renew my lease, Southwood took over the management of the complex and everyone has been complaining since. They took 3 weeks to treat our apartment for mold that had formed on the ceiling due to a water leak from the tenants above us and only treated the issue because we threaten to get a lawyer and break the lease.

The head maintenance man called and informed us he wasn't even aware we had mold because management never communicated that to him. A month following, our AC unit began leaking causing water to collect under the carpets of the master bedroom and living room. They didn't respond to our complaint or inform us that maintenance was being sent to our apartment and though maintenance did come, they never treated the issue of the water.

They just changed the AC filter. The assistant manager Tiffany is very rude and passive aggressive. She is among the least helpful of their staff and doesn't communicate with the maintenance team. The new tenants are much louder since Southwood began managing our apartment and things that were normally routine: changing ac filters, regular visits from pest control, etc., are now per request.

You must put in a request for everything but the staff doesn't communicate, isn't responsive, and doesn't put the request in correctly. We still have water under the carpets of 2 rooms. We will not be returning or renewing the lease and would highly discourage anyone to lease with Southwood.

Palisades at Ballentine has been a great place to live. The apartment and complex are very nice, we love our neighbors, and many are now true friends. Our dog has loved his time in the dog park with "fur friends" too! Highly recommended!

They do not answer calls professionally. They will hang up in your face. This company will throw away your washer and dryers after telling them the schedule pick up. You do not and I repeat do not want to live in their apartments. They rather you remain in a dangerous situation to keep making money rather than to help. I do not recommend this company at all.

I have worked for Southwood for over 3 years. The training team and corporate office are wonderful. Never once was I belittled for asking the same questions over. People are individuals and most of the on-site people I worked with were wonderful. I always felt well supported and did my best to give my residents the best home possible. Although I'm moving on to a new adventure, I'll always be thankful to Southwood Realty!

Southwood Realty is a predatory property management company. They took over my apartment complex last year and it's been utter mayhem. Under previous management, it took only a few days to get maintenance requests resolved. Since Southwood Realty, it took a month to get my disposal resolved and weeks to resolve a leaky toilet (pre-pandemic) because of the austerity measures implemented by SR.

More recently, my roommate needs to add his mother to the lease because of the pandemic. Currently I'm away supporting loved ones because of the pandemic. Instead of being able to execute a new lease virtually (which is standard among apartment complexes), the only options are for me to travel during a pandemic or for us to release me from the lease.

We are fine with the latter option but that would require him to reapply even as they have his materials on file and could determine qualification (which is standard practice among other management companies). Ultimately, it's SR's property's policies that are bizarre and infuriating and not the fault of the individuals in the complex's office.

Yet there is no way to convey that to corporate that their policies are absurd even as people in the office are doing the best they can. Go to southwoodrealty.com and avoid properties owned by them.

If you cherish your air conditioning do Not move here. I moved here at the end of February 2020 and my a/c has been out 3-4 times by the way, this post was October 2020. I can place a work order and it might. get handled 2 days later. The people at the front office are rude when you ask if there is a root cause to this issue happening multiple times.

I have already stated that a child is in the apt and has really bad eczema when in hot environments. Im so tired of this, I have reported them, so hopefully I will not have this issue again.

Though the apartment complex itself is okay, the management is awful! Unprofessional and things always changing depending on who you talk to! This is very bad for an apartment complex.

It's clean with many amenities. The staff in the office are pleasant and helpful! Dog park, car wash, dog wash, pool and the office staff is always finding ways to brighten our day with occasional pool party (catered) or breakfast!

When we moved in we were told valet trash service and changing light bulbs were included in our rent. Now they charge for trash in addition to rent and YOU have to purchase your own light bulbs! (talk about nickel and diming your residents! )Walls are so thin you can hear your neighbors talking. My car was broken into. My neighbors car was stolen. Items were stolen from my patio. Supposed to be a gated community. Gates are broken for weeks at a time. MICE in the apartment and my neighbors apartment.

My wife and I lived in these apartments before when they were first Ballentine Crossing, but ever since they became Ardmore Ballentine, owned by a different company, this place is a dump. The trash compactor is constantly breaking down so everyone piles their trash outside of it and it stinks up the entire area, the gates are constantly breaking, . nothing ever seems to work for more than a week, you have to pay for someone else to take your trash but you have to pay them no matter if you take if yourself and it has to be by their rules, we have had a roach infestation for 3 months now and now matter how much they get people to spray or what they replace the roches just keep coming back, you.

Love the apartments. They are spacious and have all the amenities that you need for an apartment. There's a car wash a dog wash a beautiful pool and even a place to barbecue with your friends I highly recommend this place to staff is nice and the maintenance guys always do a great job.

Southwood was a good and fair place to work. It appears most apartment companies get bad reviews with online sites. These tenants need to buy a house and they can do there own maintenance and deal with a Bank on payments.

This is a POOR company to deal with for renting apartments. They DON'T CARE 1% about their customers and PUT THEMSELVES first. They believe they are superior to their customers & that their own needs come first. I was asking about the reason for the increase in monthly rent & their reasoning was inflation, and was told to "go do your research." So I did my research & found PLENTY of available apartments in the area. Hence, the reasoning of "inflation" is INVALID.

After I spoke to the office here about it again, the evil lady who answered said "it was a corporate decision" & DID NOT CARE that my facts were true. I called them out about that & that their business practices are POOR. They claimed that the issue was resolved by basically leaving the option to sign my new lease at the increased value, but in reality, they did ABSOLUTELY NOTHING. I'm filing a complaint to the Better Business Burueau.

After that EVIL attitude & putting their customers last, they deserve it. Also, they are not accredited by the Better Business Bureau. On the upper right corner, it says "This Business Is Not BBB Accredited." This MORE THAN ENOUGH EVIDENCE to not bother renting from them.

Southwood Realty took over for CF Lane at Lakeside Villas in Hampton, GA in mid June 2017. I've lived in this complex for over 3 years now. The first year I signed a lease, for the past 2 years I've lived month to month because I did not want to sign another lease. The month to month fee has always been an additional $100 on my rent however now this company is saying it's $200.

I received a notice on my door saying there would be an online portal setup to pay rent. Being that I hadn't received any additional information regarding the portal by July 1st, I called the office on the morning of July 3rd. The manager input my information on the system so that I could go to the website, create an account, and pay my rent.

Once I created the account online, it showed balance due as $47.01. I immediately called the office back and advised the leasing agent that answered the phone. She asked for my apartment number and placed me on hold. She came back to the phone and said the reason it's showing that amount online is because I currently do not have a lease. She asked if I would be signing a new lease and I told her no.

She stated if I refused to sign a new lease the month to month fee is $200. I advised her that I haven't had a lease in over 2 years and I've always paid $100 for the month to month fee. She then placed the manager on the phone, whom by the way has NO customer service skills at all. He came on the phone and said Ms. Carter if you don't sign the lease the company policy is $200 and that's it.

I asked him how the company can come in and just change the rules that were already in place and he stated they do not have any rules with me because they are not in contract with me and can change them when they like. I asked him who I could speak with because this isn't right. He advised he would send his regional manager an email and the regional manager would contact me when they get time.

Before I could say anything else he had already disconnected the call. I then searched online for the corporate office phone number. I spoke with the receptionist she provided me a customer service phone number of 877-959-3361 and said I would need to leave a message and the regional manager would contact me. I called the number and the message states my message will go to the property manager and if necessary the property manager will contact the regional manager.

Basically this means I will not get this issue resolved. I called back and advised the receptionist of the issue and asked if I could speak with someone else and she said no because the regional manager is over the territory and they make the final decisions. This is a breach of the agreement that I had initially with the company prior. I'm a very loyal tenant and do not require much and I'm very upset this company is trying to increase the price.

The amenities here have basically decreased since this company took over this month. We do not have access to the pool because it hasn't been cleaned.instead of the water being blue it's actually green. The gates to the company are always open which I pay for secured gated access. The mail center has mail all over the ground, the trash is EVERYWHERE except in the dumpster.

The computer center does not have a working computer or printer. I've never had any of these issues with the previous owners of this complex. I've read reviews of this company and they are all horrible! This company needs to be addressed for all the unfair business practices they have. I will be turning in my 30 day notice because this is unlawful and I will be taking legal action against this company. Instead of incresing the rate, they should have been decreasing it due to the amenities are not in tact.

Worst company ever! stay away. current resident by force. i moved almost yes ago to get away from the slum lords only to be strong armed into another lease.they bought my property and it has been hell for the past 3 months. i hate coming home.i am uncomfortable in a place that i pay to rent. i. can't sleep! they have no compassion for their presidents residents won't follow up with you when there is a problem.

The saying you get what you pay for does NOT comply to everything that's for sure. Rent $532.00. If you're looking for an apt I DO NOT recommend Cedar Ridge. The property manager is rude, if she can get off her cell phone maybe someth would get done, she won't fix things the right way. Doesn't matter what it is I went days with out water due to th maintenance men being LAZY and just chilling in their truck.

My blinds were so old they were falling off, I complained for almost 3months. I was told they dnt give people blinds because they cost $100.00. Um when the shades are falling off the hinge its no longer a want its a need. They try to half fix things. The kitchen cabinets are old and falling apart, closet door, light fixtures, sliding glass door are old as dirt, sliding glass door gets stuck and is hard to open, call the office manager she ask what did "you" do to it" she sends someone to grease it.

Yeah that didn't fix it. You have to go outside to do your laundry, (I understood that when I moved in) but they want you to unplug your dryer after you use it. Keep in mind your dryer has to sit on the outside patio. The apartments could use a major upgrade. Southwood knows they have the money to update these apartments. I've had other maintenance problems, they need to get some maintenance guy who aren't so lazy and want to do a temporary fix on everything. I mean I live here can you care a little more about your residents, you know us that are paying OUR RENT! I DO NOT RECOMMEND THIS PLACE TO CALL HOME!

We gave Southwood Realty a 30 day verbal notice that we would be leaving. the lady in from office said ok that fine. Well 4 months pass and come to find out the stuck us with a bill for $548 because we did not give them a written notice. This has went on our credit and the office is not willing to work out a payment. Staff in office are very rude. Stay away from this place!
