You are welcome to have a copy to review prior to being signed and you can request a copy after your new tenant has signed. We can mail you a check or you can choose direct deposit. As long as your tenant has paid on time, you should receive your proceeds by the 10th of each month. Your on-line portal has real time reporting, you can view a transaction as soon as it is posted by our office.

They don't abide by their own lease and are generally incompetent. They don't maintain anything and want the tenant to do their job for them; especially Cynthia. Lots of erroneous fees and policies. The property (across from UOP, currently $1000 a month) is filled with roaches and drug dealers and is loud every night. The lease specifies that the tenant is responsible for all roach treatment and that any/all appliances will not be maintained or replaced. Also there is no public access to the office on Saint Marks Plz. Avoid if possible.

I should've believed everyone when they told me to never get involved with this property management. They are disrespectful, unorganized, irresponsible & i've never been more upset! They worry more about their reputation than peoples situations. They rented a home to us that caught fire the SAME day we moved in for not properly inspecting the home & we lost EVERYTHING.

I made a go fund me page to hopefully help recover some items we lost, & property management called harassing about it even though I did not even include their name or address in the go fund me. After what they put us through, I should have mentioned them. I am also pregnant and have a toddler so I had to grab my sleeping child out of the room when the fire happened.

If my husband worked that night, me and my kids would've lost our life. They are also very rude & sarcastic. Instead of being compassionate to their tenants, they only care about themselves. Management is the worst & she was VERY hostile. DO NOT GET INVOLVED WITH THIS PROPERTY MANAGEMENT. There are many others, if starrr property management's name is attached to something, WALK AWAY.

I paid $105.00 for application fees just to get denied due to my credit. But here is where they lied to me to get my money. I have Section 8 and my Voucher offer was $500 dollars over asking amount for the property I was applying for. Before I gave my money for app fees, Ashley, reassured me that they accept section 8, they only will run the credit check to see if I owed other previous properties and/or had evictions, NOT CREDIT! she also told me that I only need the top portion of my section 8 voucher, to check to see if I'm still active which I am. Ashley failed to tell me that if denied three times I forfeit my money that I paid $105.00. so why I'm I denied if you do not check for credit for Section 8 clients? Then. sent me an email stating they're not allowed to discuss anything with me pertaining to my application. I'm calling fair housing and the BBB, to report them monday morning.

I wish there was a NO STAR BUTTON! I have been a tenant for about 9 years now. I rarely put in requests and I am never late on payment but since the original owner Dianne sold it, this company has gone down the drain. My husband and I have done a lot to this house as if we owned it because Maintenance requests are not being attended to and rent goes up every year by $125 or more.

I can't wait to give my 30day notice one day and hopefully soon. I have notified the actual owner of how this property management company treats their tenants. I Would NOT RECOMMEND RENTING from this Property Management Company!

I don't know why people are Givin them bad reviews. This property management has been awesome. And Carlie is a amazing person. I highly recommend them. Carlie has always contacted me to view places and responded right away. I give them 5 stars

If I own the house I would never use this place one of my neighbors went through this property management company and they have destroyed that house I mean there holes in the wall the walls are yellow because they smoke inside the house it is disgusting! I doubt that anyone from the the property management company has ever been there to inspect the home and make sure they're taken care of it.

The renter has requested for the last three years to have this fence replace that is falling down and they have done nothing if there was a way to give negative Stars I would this property management company sucks!

I put in an application had them try for 3 different properties they all came back declined due to credit. Thats it thats all. Very discouraging due to no details given just a decline email every time. Their loss on a great tenant however I will never refer them to anyone because I feel their clients are more important than the potential tenants. Whats funny is the first property I applied for was posted at one rent rate I was declined within 2 hours then reposted at a higher rate the next day. USE AT YOUR OWN RISK GOOD LUCK

Ok so to my understanding they only manage properties. Then looking at it from that point of view i still don't like this company they take FOREVER to take care of repairs, they don't care about their tenants they only care about your money and if they find a way they will cheat you out of your deposit.i stand by my statement i would find any other management company before I willingly sign up with starr property management

If you are going to move into a Starr Properties Apartment you should be sure to take pictures of everything. be sure to check the painting because they will not paint the apartment and when you move out they will charge you for painting. Than show the apartment without painting it again so they can charge for painting again. They charged me $186 for painting and $15 for a Battery when I moved out. I thought Starr Properties was a good company to rent from but they are a rip off company.

I had two properties in Stockton under managment by Starr for15 years. Originally, I requested that they inspect the properties yearly as I live out of state now. For a few years they did. Then Calif passed a statute stating inspections required tenant consent except in limited circumstances. Instead of asking for consent, Starr simply stopped inspecting.

I later found out LL and managers can inspect bi annually to check the smoke alarms and carbon dioxide detectors with or without tenant consent, but they still have to give notice. In any case, after 5 years, I finally requested to inspect my properties. What I found was a disaster in both cases. One had been turned into a marijuana grow operation and the entire house was ruined by water damage and steam.

Every applicance lost its electronic controls, the furnace was rotted out by steam, the house was overrun by rats and cockroaches. The other house had 5 leaks which had destroyed the cabinets, floors and counters. The tenant, who had been married, was now divorced. A house that had been well maintained by the wife had been destroyed with dirt ground into the rugs, walls damaged, all the trim was banged up and damaged, water damage to the master bath with walls peeling and shower dismantled, etc. etc.

The sink had to be repaired as did the bathroom floor immediately, as they presented a health and safety hazard. I relied on Debbie to hire competent repair people to address it. When I came back to inspect, it turned out the work was substandard. The tile had been repaired with black grout instead of white, the tile wasn't level, the cabinet was not replaced but jerry rigged, the bathroom floor was uneven and lumpy, among other problems.

I paid $1700 for terrible work. Then, during this time Diane sold the business to her sister, Debbie, so when I wanted Diane's tel number to talk to her, Debbie wouldn't give it to me, even though all this had happened on Diane's watch. Then Debbie denied any liablity for not inspecting, for not managing the properties., and for the substandard work of her subcontractors. All they want to do is collect rents, pay bills and send out incompetent repair people. DO NOT USE THEM.

I have been renting from Starr for 3 years and have been incredibly disappointed with their service. Firstly, my rent has increased by 25%. In 3 years. That absurdity aside, the last repair request I gave them took 7 weeks to complete. It was my AC and it was the middle of July and August. Starr showed no haste to rectify the issue, even when the heat made the house unbearable and unsafe to live in (it was about 110°F in the house the last weeks before my AC was fixed).

I ended up being the one to coordinate the plumber/AC tech to get out to my house, Starr was unresponsive. It turned out to be a powered fan, which was $100 and 30 minutes to install. But Starr couldn't even get their administrators to call a technician despite my messages. I found out today that I will now be paying for all utilities (before trash and sewer were covered) adding $100 to my monthly bill.

There was no reason for the increase and Starr will not respond when I asked why this change has been made. Although this didn't increase my rent, it is yet another expense that wasn't advertised (actually was advertised as included). On top of everything, the house that I am in is 40-50 years old, incredibly drafty, and has cigarette tar coming through the ceiling in several spots (I do not smoke). Overall, I will be looking for another house soon and would warn everyone to stay away from Starr Properties at all costs.

That goes for renters and landlords. They are slow, uncaring, and will apparently charge you insanely for mediocre quality housing. I would give a half star or lower is possible. **Revision**4/5/21 Starr Properties has contacted me during this time to go over this review, which I commend them for. I would like to address certain points of the response provided by Starr, and revise my rating based on conversations I have had.

I will use specific numbers to reiterate my experience and hopefully remove any interpreted exaggerations. My rent was not increased less than 10%, I went from a $950 rent, to $1050, and then subsequently after that from $1050 to $1163 within a 3 year period. This means my rent increased $213, or 22.5 percent over 3 years. It would have increased by another $100 at the time of my original post, which was attributed to the cost of water/trash/sewer, but I was being double charged as I pay the water portion already.

This put my rent at $1230 ($65 portion for water being doubled), which is what prompted my anger originally. Starr Properties has apologized for the overlap and has promised a reduction to these totals to make sure that only water and trash is being added to my rent. I absolutely agree that the notice was received in a timely manner, and through the proper means.

But if we are being charged with a bill twice, the promptness of the notification is not the issue at hand. I sent a message via the online portal when I received the notice of increase which has still not been responded to. I will contact via phone in the future as it seems that works the best. We are all busy, this is understandable. My notice was suspended due to the fast action of Debbie Starr reaching out to me and asking how I came to these conclusions.

But I wouldn't have issued notice until securing a second residence anyway. As a result of the conversation we had, we found out that there were a few instances of misunderstanding between us and by both parties. For the record, I had two appointments to view houses with the exact same amenities, newer construction, and lower rent lined up within a week. Debbie's assurances have postponed my current efforts to move, but I would like to receive confirmation of the agreed upon reductions soon.

Thank you for listening to this review, reaching out to me, and reviewing the terms of our agreement in order to come up with a proper arrangement. Not everyone would have, so I am impressed and grateful for that at least.

I've had to request pest control, they were on it. I had a leak in the kitchen ceiling, they sent a plumber to fix the upstairs bathroom where it was coming from. I needed the tree out front cut back from the house, they had it done. Sliding door replaced as well. I was nervous moving in because we only had half a fence on one of the neighbors sides and they said after I moved in that the owner would pay half if the neighbors paid the other.

Being a previous home owner I understood and put boards up myself. Starr property May not have the best star rating but they have come through with every maintenance request So far and the staff is friendly as well.

I've had nothing but a good experience with Starr Property. They have been nothing but helpful & professional during this entire time of searching for a home. Jessica has been the one assisting me. She has been very helpful and quick to answer any questions I had regarding the application process. We haven't heard if we'll get the home, but they have been nothing but a great experience.

Like everyone else said, worst property management ever! Had an issue with rent payments online where their system had an error. It charged me multiple fees that does not apply to me since I paid on time, but Starr never did anything about it! I called often, and there were times where they would even pick up and hang up right away because they recognized my number.

I even talked to all the higher ups and still nothing gets done. The fees will roll over from month to month and of course I'm not paying for it because it wasn't my fault. They never removed it from my account. I just got lucky because a new property management bought this property and as it turns out, those fees did not roll over! Thank goodness! I no longer have to deal with Starr! This new property management is awesome and doing so many great things to the property that Starr have neglected.
