Paul was raised in the Bay Area and is a Contra Costa resident. He graduated from De La Salle High School and in 1987 graduated from University of California, Berkeley Haas School of Business with an emphasis in finance and real estate. Paul began his Real Estate career as an Acquisitions Researcher for Kaufman and Broad, a national Real Estate homebuilding company.

I have been a commercial tenant in a building managed by SPM. I have not had a working AC for several months. The windows don't open in the office and it gets as hot as 91 degrees. All repairs here are very slow to happen. I am not the only tenant complaining about this. I will ammend this review if the AC is eventually repaired. In the meantime, I would highly suggest looking for a different office if you are considering renting an office managed by SPM.

Critical: Quality They would not let us keep our family dog and had to put him up for adoption because they "don't make exceptions to the no pet rule" however i have seen at least three other tenets with animals.

AVOID SPM PROPERTIES AT ALL COSTS! They not only broke California laws during our termination process, but Melissa Lentrichia subverted/falsified and thus created a fraudulent document, trying to cover up her illegal actions. I tried contacting Paul (the person of contact that handles complaints, as I was told) in which he didn't even have the decency to respond back to me.

He just passed this matter back to Melissa, the person responsible for the fraudulent activities. I now will be pursuing both criminal and civil actions from here. As well as warning all friends and family in the Bay Area to stay away from SPM Properties. They are a dishonest, impertinent company.

I have been renting a property manager by SPM for a year and have been very happy! The manager of the property I rent, Andrew Camera, is very nice and always responds to my emails in my timely manner. I've needed a few repairs in my year here and the maintenance team always does their best to come the same day when there is an issue. They're always thorough when repairing or making sure there isn't anything else we may need. Paying rent is super easy as well.

We have the option to pay online through RentCafe with no extra cost. I'm very satisfied with SPM and love living at the property that I'm at. SPM has such a great staff and really care about tenants.

I was here from Oct'19 to Aug'20. I had very bad experience with Moving out. I was charged $750 for the paint which was not damaged at all. Please be cautious with your security deposit you put in. I am not the first one whose 60-70% of security deposit was not refunded. And trust me security deposit is not the only issue I faced with this. Please be cautious and if possible avoid this.

Stephens Property Management managed by business for about two years and they are incredibly dishonest, greedy, unethical, unaccommodating, incompetent and unprofessional. They broke California laws by withholding my security deposit after we wanted to terminate our lease. We kept asking for our deposit back and it wasn't until we involved Linda from the West Alameda Business Association that we finally got it back.

They were unwilling to work with us to reduce or renegotiate our rent during the pandemic; my business was closed for months due to the pandemic and I was still required to pay rent in the full amount. I spent so much of my savings paying the full rent for a closed business with no incoming revenue. When our lease was about to end, we decided to terminate since we couldn't afford to keep paying rent on a business we couldn't open.

It was difficult to get a response from Paul via email. He was completely unresponsive even after multiple attempts to contact him. I dealt with Paul who is incredibly unprofessional, rude and incompetent. He was dismissive when emailing me for things he could have easily found out on his own. He doesn't do his due diligence in familiarizing himself with our lease as is his job.

He would call us back to back to harass us to question us about our lease. He even threatened to fine us if we didn't return the keys to him on time but he didn't even return our deposit on time.

Please note: this review is for the experience I had with Kathy, the leasing manager. I ended up going with another apartment with a different property management company, however I had to leave a positive review for the experience I had with Kathy. She was nothing but helpful during the apartment application process and was wonderful to work with. I've had so many leasing agents ghost me or take ages to reply, but she was always quick to text or call to answer any questions.

Sicily Caldero (Property Manager) has the absolute worst customer service; she's disrespectful and rude. I was told by Katherine (Office Manager) to speak with Sicily since she is the property manager. I did just that and Sicily began to SCOLD ME for calling her. As if I should have known better.!? I'm sorry Ms. Calderon but, if this is how you treat people that have a processing application with your firm, I would not want to experience being your tenant. Kathy (Leasing Manager) was the complete opposite, very polite and very helpful.

If you have anything to say/ask I recommend you avoid Sicily's horrible attitude and customer service by speaking with her colleagues instead. Mr. Chahin, it may help your business by investing in some costumer service courses for Ms. Calderon. Also, the on site Manager for Castlewood Apartments (Mr. Martin) was very respectful and courteous during the application process as well.

Sicily Calderon was our property manager and she literally made me cry when I asked for a simple explanation why they took money from our deposit. (Which is my legal right to ask about). I never found out if the property was actually cleaned because no one was able to give me a contact number of the cleaning company to verify. They became very defensive that I was inquiring for a company phone number and hung up on me -- pretty suspicious!

They also took this money out of my deposit without running it by me first, which is not okay. Do NOT associate with this company, particularly with Scicily -- If I could give them no stars, I would.

I don't even know where to begin. First of all if I could give 0 stars, I would. This is THE WORST company and group of people that I have ever had to deal with. They are dishonest, unprofessional, and vial people. Sisily Calderon, of SPM is rude, defensive and unprofessional. I had to leave numerous messages on her voice mail before she finally called me back.

When I did finally talk to her, she flat out lied to me about hauling away a washing machine and dryer that were left on the property. She is a very unhappy person that is paid to be rude to the clients/tenants on a daily basis. She has no business working with people. Andrew Camera, of SPM, while not quite as rude is condescending and unprofessional too.

He also does not return calls. He told me on the phone that someone would take care of handling my issue within a few days and that did not happen. The big boss, Paul Chahin, of SPM, definitely does not return calls or emails, so I have not had the pleasure of actually dealing with him. I can only imagine he is as rude as the people under him, otherwise he would not employ them.

He should be completely ashamed at the way his employees talk to and treat their customers. My guess is he just doesn't care and takes the stance the ruder the better. He certainly does not believe that age old saying "The Customer is Always Right". I would NOT conduct any business with this company as either a lessee or a lessor. They are dishonest people whose only interest is to take your money.

They are penny pinching, dishonest, inhumane people, that will nickel and dime you to death. Take a look at the other YELP, FB and Google reviews and decide for yourself. If you get yourself involved with these people you are guaranteed to take a loss one way or another, if not monetarily, then emotionally. I truly do believe that if anyone left a good review for SPM on any of the social media sites that they were probably asked to do so for some type of a monetary reward because there is just no way that SPM deserves more than a one star rating. STAY AWAY from doing business with these people at all costs.
