Ben Sweet founded Sweet Properties in 1991. Sweet Properties started out as a small family business with the owner and one employee. Over the years Sweet Properties has grown and now has several licensed property managers, a marketing director, a maintenance manager, and a bookkeeper. Ben is a California licensed broker (DRE# 00974212), and several employees hold California state sales associate licenses.

They take your deposit and get you Rob owe money to clean up the place you rented. Justified as painting and repairing etc. Even as we left the property immaculate with walls painted that had nail holes we were told it they needed to professionally clean the floors. This was apparently costing the amount of our rent.

These people are SCAMMERS! After renting for them for a year they charged us a late fee for our rent when we weren't late 1 time. We also started seeing mice in the house and we called several time for them to come out and all they did was seal the outside trapping them in and we became infested and they ate our brand new couches and my daughters car seat.

We move because we couldn't take it anymore and they kept $600 of our security deposit for only normal wear and tear. They never come and fix anything that is broken and then want to charge you for it! If I had the money I would sue them but unfortunately we got token advantage of. DO NOT RENT FROM THESE PEOPLE!

Very professional and upfront. Easy to rent from. I rented a home from them and didn't have many issues but when I did they were prompt to get it taken care of. I would rent from them again.

Even though i havent found a place to stay due to rentals being high in demand, a girl named briana that works there was very sweet and helpful with really good people skills. Hopefully ill be able to fine something soon with them.

I am very unhappy with Sweet Properties. I came into the office and was given the key to go look at the home. It was a beautiful home well within my budget. Was so excited because I have been looking for two years for a decent place to live. Here is where the rub comes in. My other half and I are just down on our luck after he was diagnosed with cancer and lost his job as a result.

Besides loosing his job he also had to cash in his 401K to survive and he lost his medical. Thankfully he is a veteran who served over seas for this country. The VA is taking care of him medically. He is on SSD because he worked all his life. However, it is not a lot. Because he is a VETERAN we were able to get HUD-VASH, who pays part of the rent. Breanna said we were the first applicants.

We paid our $70 processing fee. Breanna did not call my landlord or character reference. She said as long as everything checks out it looks good. Because we are poor she accepted other applications and then told us they went with someone more qualified. How can any one be more qualified than us. We had no problems with the rent amount. We are quiet and love quiet very neat and clean people.

Also was a previous apartment manager for five years, until it was sold and new owner brought their own management. We are hurting for a decent place to live and am glad we did not get the house because if that is how they treat strangers how do they treat their tenants. I am also looking into filing discrimination against them. They took our money knowing full well they were not going to rent to someone on HUD. We are poor and you take our money without checking references.

Numerous calls to this property management was unsuccessful then finally spoke to someone at this company and he was the rudest person I ever talked with. *name known but not mentioned.

One of the worst places to rent from.or manage your property. They NEVER answer their phone or return calls. Took over 6 months for a water leak to be fixed. This was resolved only after i spoke directly to to the property owner. They have sent illegal statements and when questioned they say 'I don't make the rules'.not to mention every time you need something fixed, the rent is raised the following month.

I would avoid them at all cost. The above was written and received the below response from Sweet Properties. Personally I believe the response below reinforces my point. None of the issues above were addressed, only the assumption that I did not follow the rules. Which I have by the way. This company cares nothing of their renters and based upon their lack of response I warn all property owners to also stay away from them. In looking at past reviews the picture is quite clear who is in the wrong.

I have been renting a couple of commercial suites from Sweet Property Management for the past 18 months. I have had zero problems with them. Any time something has come up, its been handled very quickly. People have to remember 1 thing, when you rent from a Property Management company, some issues that may arise still have to be ok'd by the actual owner which can cause a delay. Ben Sweet is a stand-up guy and so is this company. I would recommend them highly!

Bad experience with management! Moved in expecting to be clean I ended up having to clean walls, floors, windows and the side yard had weeds almost four feet tall. Bob told me the housekeeper had done all the cleaning and I suggested he fire her because she did a terrible job cleaning. He tells me well she sure is pretty! Old pervert man!

Bad experience renting from them. The upstairs where the bedroom was didn't have insulation and was boiling hot in the summer. We asked them to put a ceiling fan in and they refused. They also took a huge chunk of our deposit for very unnecessary things. Do not rent from them.

Rented for four years have no big complaints They would do a yearly inspection and would usually give 24hr notice. We recently moved out the only thing was they don't return almost any of deposit first time renting from a property management where I received very little but other than that they are great and enjoyed living at one of their rentals

They are the worse landlords. I have ever had, water from A/C leaked in hall never fixed, 3 summers in a row with a very wet hallway, then when you move charge you for things that were broken when you moved in, and no walk thru. Would not rent from them ever again.

I have been working for Sweet Properties this summer and they are a great business. They care about their customers and are kind to everyone walks through their door. They treat everyone with respect and try to deal with the problems presented to them as swiftly as possible.

My gf and I for a property under sweet properties. We greeted really friendly by the young lady Breanna and turned in the application with a check for 60 dollars to process the app. We thought things were going well and they even pulled our credit same day I expected this since we were the only one of two people seeing the property who applied for the place.

We were told 3 -5 business days until a response. On the third day I called and no repose I emailed and no response. I tried every option there was front desk, maintenance, commercial rental, anyone to just pick up the phone and I got sent to every voicemail. I called on the fifth day and after calling twice I suddenly receive an email from Breanna telling me credit is upside down and is unable to move forward with me.

Mind you we made about 5 times the amount of rent so I immediately get annoyed and was wondering why wait until the following week to let me know credit was bad when it was pulled same day I applied. References were never called and I doubt application was even taken seriously. Do yourself a favor go on their website and you will find no properties listed for rent they so called have for rent.

When they said this particular property was getting scammed I can't help but think sweet properties is the scammer. NEVER GIVE THEM YOUR MONEY. I wish I would've read these reviews before doing any business with these people.

They took $60.00 to process my application. They never ran my credit and they did not check my references. When I asked them which credit bureau they tapped for my report, they were evasive and couldn't answer any questions about it. The man I spoke with promptly offered to refund my application fee, which tells me they incurred no costs and did not run the application.

When I asked him for an email confirmation of this, he firmly stated he would do no such thing. He then told me I could pick it up at 9:00 am "tomorrow." I said fine, I have work but my wife can be in there to get it. Then he said no, we will not allow your wife to pick up this "refund." At this point, I'm calling this fraud. I could give a fuck about this so-called refund they said they would give.

They need to be investigated. If they aren't using these funds for legitimate credit report expenses, then where on their accounting ledger are these funds going? Probably straight into their pockets, cashed and no questions asked.

What a joke this company is don't even bother trying to rent from them even if you have a fix income that will never leave like SSI and forget about renting if your credit is not perfect what a joke and you got to pay 30 for the PROCESSING FEE what a joke if you on SSI and have the income forget these a--h--- I want my money back they act nice and make you fell like you may get the place yea what a joke hope they go under what a nice blanking com. no credit no place bad credit no place get SSI and they thank that right the income never goes away had 3 time the income but no I want my 120 back trying to get a place and f--- us and act nice and make us feel like we can get the place

Professional. Told me i was the only applicant then 2 days later they said they rented the property. No call back or letter i had to go down there my self and ask. They take peoples money and already kno who they will rent too. Almost as bad as Stanislaus property management

After submitting an application, I was told 3-5 days for processing which should allow ample time for all the office personnel to get passed that very difficult level of angry birds and allow just enough time to review some applications. I unfortunately received no phone call back during this "3-5 day" processing time frame which prompted me to visit the office and ask about the application status. Here's the clincher, and it all amounts to just one quality check that I myself have never had to deal with during my experiences living in other parts of California as well as out of state. they were unable to retrieve my fiance's (who is starting a new job as a Doctor at a local hospital) credit information and resulted in automatic disqualification.

I had received no phone call regarding this, nor did my fiance, and again. this was the only single and irrelevant factor that made us unqualified for the property and was instead given to another applicant (congratulations to whoever you are. CEO of google?). Not only was this information to me belittling, but also spoke volumes as far as the ignorance and small minded mentality this office contains. Here's some information about the financial demographics in this "ELITE" town of Modesto.the average credit card debt is $15,762, the gross income per capita in Modesto is $23,000 (that's by federal definition poverty). and this company flipped out about not seeing a credit score from one of the applicants who is a PHYSICIAN (I guess that doesn't mean anything these days). Reviewers, this reasoning cannot be this stupid. it's obvious the company makes a decent profit from just the rental application fees alone (hence the 3-5 day wait. so they can allow more time for more applicants to apply and pay).

Do yourself a favor, save your money and negotiate directly with the owner of a house (or look to buy one yourself). I've recently spoke directly to a home owner in Modesto, shook his hand, and was immediately offered a lease because he had the common business sense to do so. I do not recommend doing business with this misguided company. Good luck.

Not even one star. He extorted me for a new a/c unit. Once i left and I had to find a new tenant now he is accusing me of ruining the floor which is from a leak from the upstairs. Never rent from this ass

They deserve no stars. I rented from this property management for 2 years. When I moved out they were not helpful at all. I tried to ask them what paint I needed to do touch up. They did not know but offered to have their maintenance guy fill in nail holes and paint for $5 a hole. I ended up finding a paint match and they still took $50 for painting from my deposit. They ended up taking almost half the deposit for no good reason

Does not respond to issues or solve timely matter. Extorted to sign an addition two years or wouldn't fix ac unit in commercial lease then increase rent on yearly basis. Not over using ac unit, usually ran at 78-80 and turned off at night. Ac repair guy said it looks like unit has been "babied" for awhile. Leak from upstairs tenant never fixed and have continued to have repair men put holes in ceiling, now have 3 uncovered holes in a commercial unit. Been going on for almost a year.

I wouldn't even give them one star. They took over a rental I've lived in for years. I was promised nothing would change and a new year lease would be granted. My 8yr old was ecstatic to learn she could stay in the neighborhood with her friends only to find out sweet properties had no intentions of renewing the lease and served me a notice.

When I called them and advised them that I was promised another 1yr lease and no change "BoB" responded with oh well. We want the property back And you can find another place. My daughter is devastated, my neighbors are devastated! I'm devastated.

This company does not return calls when messages are left, and there is no live person to connect to when calling this business. When we went into the office they refused to take an application, they insisted we see the property first so we made an app't only for it to be canceled last minute with no return call for further app't to view the property.

Since that day I have called and left msgs, with no return call and once again no one answering the phone at all in every dep't of the office. How do they ever rent out homes if they do not return calls or judge people by the way they look when picking up an application? I almost feel this is on the border of discrimination.
