I was scammed this week responding to a Craigslist post for a house to rent that was being managed by T square properties. Senior leadership called at there earliest convenience and offered to help me out!

I guess they are the latest not so greatest management company for our Condo Association. I received no information from them regarding the takeover where to send payments to etc. Imagine my shock when I accidently discovered they hadn't cashed the last two HOA checks. They didn't contact me about being late.no email.no call.no letter. Now I have late fees.

When I noticed checks not cashed I reached out to them via email. I had updated my address via email with them twice as I was living here only part time and had a secondary address. Several days later they tell me I am sending payments to the wrong address. I have filed a complaint with the Attorney General, but still have no confidence in them. What is really crazy is I did get mail at the condo for a special assessment and also for dryer vent cleaning, but suddenly they can't reach me. By the way my phone number hasn't changed. Very frustrating. I think this is the 4th manager the condo has had since I bought it. Perhaps it is time to sell.

T-Square Properties manages my condo's HOA. I'm beyond disappointed by their emergency response and capabilities to support my condo association. On Sunday morning, my unit had a power short. After troubleshooting and resetting the in unit panel, I determined with an electrician that the issue must be upstream in the locked utility room.

This is where the trouble began. It is T-Square Properties's responsibility to respond to these emergency service and they and their call center provider failed. (See Timeline below). It is now 6 pm on Sunday. My unit still does not have power. I do not have a path to resolution despite lining up an electrician because of T-Square property. *Update* It was not until 8pm that I got an update from T-square property management with an actual path forward.

By that point, the electricians that I had called earlier in the day have already signed off. Timeline: a. Noon PST - Called Community Association Manager no response outside of normal business hours (reasonable, but the rest of the ordeal is not) b. 1pm PST Determined problem with consultation with electrician c. 1:30pm - called T-Square after hours call center.

Call center informed us that T-Square would dispatch an electrician to resolve issue d. 2:30pm - called T-Square after hours call center. Call center informed us that T-Square was still in process to dispatch an electrician to resolve issue, but that the team would respond ASAP with any updates e. 4pm - No Response from call center. I called T-Square after hours call center again.

They informed me that at 3pm Community Association Manager told the call center that since the power outage was localized to my unit only that it was not the HOA's responsibility to provide an electrician. (Note, I did not hear about this until calling). I reiterated that all I need is access to the utility room then. I also asked that the T-square management call me directly to resolve. f. 5pm - called the call center.

No response from T-Management. g. 5:30pm - called the call center. No response from T-Management. h. 6pm - called the call center. No response from T-Management i. 730pm - finally the call center started providing regular updates, but still no response from T-Management j. 8:11pm - The call center finally got a hold of T-square Property management. Apparently, the keys to the electrical room is on a wall-mounted lock box near the room.

We finally got the code to access this room over 8 hours later. This information is nowhere in the HOA bylaws, rules or documents and was only shared by T-square to the call center 8 hours after first contact. (At this point, it's nearly impossible find electricians on a Sunday night to come out tonight.)

Bad experience. Took them several months to fix things or do basic maintenance. Vanessa was not good with communicating or responsive. Our texts, emails and calls would be ignored when we went for nearly 8 months without a bathroom due to their own maintenance person installing a pipe incorrectly. Dishwasher took another several months to fix. It was very frustrating, especially with a family of 6.

We saved every email, text and phone record of us trying to communicate with the management. Eventually we had enough and bought our own home. After moving, they sent us a $13,000 bill. $5,000 for carpet replacement which is laughable. Claiming 105 months left on a 120 month carpet life span, we lived there for over 3 years. The hallway and bedroom carpet was destroyed when their pipe leaked due to bad maintenance and they only replaced the carpet in my son's room and did not replace the hallway which stayed musty and stained.

I admit to our late cat scratching in a few places, but only there was only 2 rooms with scratch damage. The tack strips were already stripping due to normal wear and tear. I kept those carpets nice and shoes were not allowed to be worn in the house. $500-600 to clean blinds? $5,000 to paint which they were already marketing the place before we moved out as "new paint" Horrible paint job when we moved in anyways, could not wash the walls without wiping off their cheap white paint to show the tacky blue that they painted over. Would not recommend, horrible.

I rented a condo they managed for 5 years. During that time, I suffered through a renovation that they minimized the impact of when I expressed concern when I renewed my lease. I was told there would be very little affect on me, however it was a nightmare that I had to move everything away from the walls, there was construction dust on everything I owned and my windows were covered with plastic for months.

When the new windows were installed, they were filthy and had leaves and debris in them. It was left to me to clean them. Any time I had a maintenance issue, it took a long time to get someone out and never once did the worker clean up after the repair. Every single time I was left with a huge mess to clean up. You will lose most of your security deposit no matter how clean you leave it.

They will charge to clean the blinds - $175. They will charge for repairs that they consider beyond normal wear and tear and then will charge for the same things in the move out cleaning bill that they will estimate and not reimburse for the difference unless you send a letter from your lawyer. I was charged on both the maintenance bill and the cleaning bill for three separate items.

When I asked for a breakdown of how the cleaning bill was determined, they wouldn't give it and told me to let them know if this matter was going to small claims court. Just beware. They are only there to take your money and don't care about you one little bit as their tenant. Don't waste your energy or time cleaning anything when you leave, they will take most of your deposit anyway. Save yourself the effort.

My husband and I have been very pleased with T-Square Properties. Our investment property has been managed diligently by the team and they have always been responsive and professional when questions or issues came up. Their expertise make me feel secure, even though we live distantly.

Critical: Responsiveness I can't believe there isn't an ordinance or a law requiring quiet washing machines that are non-agitating. People in apartments and condos sometimes have to listen to the noisy washing machines above them, below them, and on two or three sides. Don't managers, landlords, and builders care about the stress level of tenants?

Our experience with T-Square as a management company to support our HOA, was not good. Our community was new construction so we had to pay over $2000 up front to build up the HOA funds (understandable). We also paid monthly HOA dues (pretty normal) but after the first year they advised our HOA board to increase monthly dues. The reason for the increase was because: 1) they gave themselves a raise by increasing their management fees and 2) they anticipated that more money would be needed in the next year for snowstorms after we had one bad snowstorm during the first year.

In addition, forecasted spending for the second year was inflated in several areas. Residents voiced concerns about a number of things and they were rarely addressed. The most notable issue was guest parking continuously being used by other residents as their personal parking spaces. T-Square did nothing to resolve this issue and to this day it remains ongoing.

The only reason why I'm not giving them 1 star is because at minimum they made sure a landscaping contract was in place. At the end of the day, I'm so glad we sold our property and do not have to rely on them anymore. This said, even when selling our property we had to deal with ridiculous fees (e.g., $100 to check if we were delinquent on previous monthly HOA dues and another $150 to "transfer" our account to our buyers while our buyers also had to pay $150 to "set up" their account). Anything to make an extra buck right?

If you want to be chasing after people for assistance, having staff avoid your calls, be lied to -- then T-Square properties is for you. I fired them after they couldn't handle calling back in a timely manner, and misrepresented a property that wasn't even available. The business owner Thomas is a dishonest gaslighter, who responds to these reviews with his own warped sense of reality.

The bottom line is they are not a professional real estate management company, and should actually have their license revoked. I've filed a formal complaint with the State of Washington over their unethical business practices. UPDATE: I'll allow all the potential customers to read the response from the business owner below, illustrating some of the gaslighting I mentioned previously.

Like so many of his other responses to people, he tries to shift blame - because it's your fault and never theirs. Notice that you'll see a pattern of this. It's a red flag, don't be fooled. Does anyone want to work with a business owner that tries to attack their customers? Very embarrassing. Trying to claim I was denied on a property? Yikes, they can't even figure out the right customer they are talking about. The disingenuous offers to help with the sarcastic undertones are not something anyone wants to deal with.

If I could give negative I would. I'd rather sleep outside then ever have to work with T-Square's BS again. We had an oven that wasn't working properly with heating our food at the correct temperature. We emailed them about this and they said they could get back to us. This was back in thanksgiving and we weren't hearing anything from them for months until we replied again.

They then said we had to wait for a replacement. Sure. That's fine. We would then ask every two-three weeks about updates and no one had any. They would redirect us to another worker in their company and then to another and it loop holed for so long until we asked for a reimbursement for the more than much longer usual time for a work order to be fixed.

We asked for 150$ for each month we had to wait. Once you bring money into the equation, T-Square finally wanted to help. They denied our reimbursement and only gave us 50$ for our "patience" These people don't give a damn about anything besides money. They sold our property to much better people already after just two days of working with the new company.

From leaving fans in our roof that forced us to pay 200$ more in utilities without our consent to not listening to our text messages when they needed someone in the apartment on the weekdays after given clear instructions that we would not be there since we work to leaving lockbox on the doors for weeks even after being told we wanted them off everyday, T-Squares is a dumpster fire.

Avoid at all cost, you'd have better luck living on the street then working with them. Real Estate Gladiator has been quick and reliable since we started with them! To Vanessa who seemed to forget how to text us back when we needed her to remove our lockbox so we could feel more safe. To Emily and Amanda for a lack of support. AVOID T-Squares like the plague!

I hired T-square properties to manage my rental about 2 months ago. I am highly impressed by the professionalism, promptness, attention to detail and pleasantness in interactions of Tom and his team ( Laura, Emily, Annabelle and Amanda ). T-square noted all maintenance needed on the house, handled it hassle-free for me, and rented my house in about 3 days at a competitive price. It is amazing to see how the whole team works as a well oiled machine. Highly recommend!

I first rented out my condo through T-Square Properties back in 2013. Early this year I decided to sell my condo and T-Square (represented by Tom Tollifson) also acted as my selling agent. During the period when I engaged their services they provided excellent service. Their staff was courteous and easy to reach. They handled every aspect of the problems faced by the tenant and resolved all the issues amicably. When it came to selling my condo T-Square made every step of the process as seamless as possible. I am glad to have the opportunity to work with T-Square properties.

Save yourself the headache! Dealing with T-Square for 2 years was nothing but a pain. While you're living there they do the BARE MINIMUM needed to fix something, and then once you move out they do all these high-priced repairs and upgrades and take the money out of your security deposit. Not to mention that it takes FOREVER for them to get people out to troubleshoot and fix any issues you may be having while you're living there.

Upon moving in we were having electrical issues - I couldn't run my coffee maker and dishwasher at the same time, our washing machine reeked of mildew, and our bonus room smelled as well. T-Square took their sweet time getting maintenance out to look at the issues. I had to send multiple emails to them before they finally got someone out weeks later.

In fact, I held off on doing my wash for 2-3 weeks due to the mildew smell. T-Square's solution? They told me I could do my wash in D4's washing machine until they could address the issue. Yup, that's right, I had to take my hamper of dirty clothes across the street to the vacant unit to do my wash for a week or two. Then, a few months later, our dryer door wouldn't close and I had to duct tape the dryer door closed for 3 weeks before a maintenance person came out, looked at the issue and said he needed to order a specific part, which took another 2 weeks.

Upon moving out, they try to charge you for all these big repairs and upgrades, as well as try to double bill you for some utilities. They tried to charge us for the carpet in the bonus room to be replaced due to an odor that was there when we moved in, which we had brought to their attention. They also charged us to paint all the walls because we spackeled the few tiny nail holes where our picture frames were hung up.

In order to dispute the charges for the carpet replacement and the utilities I had already paid, I had to fill out this "Secondary Review" form and wait for them to review it before finally removing the charges. And then ontop of that, they ended up adding another charge on 2 months after we moved out. So all in all, save yourself the headache. They don't care about you, only about the money. I'm so glad to be done with T-Square and I will never rent another property from them again.

I rent one of their properties for this past year and they have been amazing. Very communicative, fast turnaround the team has shown what it is to care about people. My family its grateful with the team. The only reason I'm moving its because My work location change because of pandemic therefore commute is not ideal to stay in the current home. Otherwise we will stay for a long time. Their properties are at a high standards, I recommend them anytime.

They don't do anything except hire all their relatives to do a horrible job the landscapers are the worst they show up whenever they want actually skipping weeks even though we pay them over 320 a month!come talk to 38 lundin people if you want to no everything t square does not do. There really should be a zero star option. When we first viewed the rental place- the agent didn't know anything about it, said we could have pets, changed that to not allow once we signed lease. Didn't even know that the property had Air conditioning or other broken appliances, absolutely no research done before listing the house. When our year lease was up the renewal was contingent on raising the rent and paying for quarterly pest inspection.

Apparently this is meant to be done somewhat routinely, but seeing as the previous residents had lizards, multiple cats and other animals and the place smelled so much like a zoo that they actually replaced the carpet before we moved in, we figured that might have been taken care of then. When we moved in we found a secret wine cellar that we did not know about nor did the leasing agency (guess they don't even look at their properties), full of dozens of homemade wines.

There were also rat traps around (seemed empty at the time). This seems to say they knew about a pest problem, and chose to make it the renters' problem. They only respond to emails from the male of the house and never email me, the female, despite repeated requests, guess even though I am a rent paying tenant I do not need to be in the know of what's going on in my home.

Also NEVER reply to first email, requires multiple emails to any addresses we had on file for them, apparently they lose a lot of employees, which makes some of the emails absolutely useless. They did all the lease renewal conditions only 7 days before it was due, leaving us trapped in a corner, and forced to sign another year instead of being homeless. It's been a year and their "thorough" house clean I can still find cat hair in cabinets and the garage, the carpet people they hired left scraps everywhere that we had to clean up.

The shower drain when we moved in stunk like an old wet ashtray for months and they didn't do anything about it. Don't know what thorough means to them, but it was really barely just a spot clean. We moved in in may had an "inspection" in January and again in April for some reason. When we moved into the house not only did the place stink like a zoo, the whole yard was taken over by weeds, yet somehow we are being held to a higher standard?

We paid a company $1000 to remove all the moss and re plant grass seed, and they still charged us over $400 to clean up yard when we left. Over the two years we lived there, our dryer broke 5 TIMES! Each time they took over a week to respond and fix it, and it only stayed working for a few months before breaking again. Then the 5th time it broke, after waiting 10 days, two men in an unmarked truck dropped off a VERY used dryer and installed that, despite having chips knocked out of it and crayon markings everywhere, it mostly worked, but rattled every time it ran, fortunately we were close to leaving at that point anyway.

When moving out, they will do absolutely anything to take all of your deposit. They even tried to double bill us on some utilities. I have never had to pay over $1500 for my security deposit, absolutely ridiculous! They charged us to clean an air vent that was never serviced before we moved in nor when we were there, as it was in cathedral ceilings and we didn't own a 20 foot ladder.

They also put the house up for market when (shockingly) we didn't want to stay there again, and seemed to charge us for all the house updates including completely changing the paint in the whole house and re-doing all the window treatments. Nice to know we're paying for that upgrade not to mention normal rental "wear and tear" which renters are not supposed to have to cover! Worst experience with property management, they do not care at all about any of their properties or tenants, just ways to get all of your money and make your lives miserable. READ THE REVIEWS HERE AND AVOID!

Fun fact- they will ignore your house requests and treat you like garbage for 2 years living in their property, but put something about them on Yelp and you get a phone call within the week;). TOO LATE!

Delayed our lease signing to receive more paid applications over the weekend. When they finally accepted our application they tried to get us to quickly sign the lease with an increase in the rent by 15% more than the advertised price. When I called to dispute the rent hike I was told "thats the game" Shady business tactics. Do not rent through T Square they will try to profit off you in every way possible.

Working with T-square team has been a great experience. Their property management experience and knowledge is second to none. I've been working with Kellie, Tom, and their team for 3 years and have nothing but great feedback. They're extremely responsive and a great company to partner with!

I am glad to be out of this HOA, which this company administers. $500+ a year, and they can't even answer an e-mail when I have questions or are submitting an architectural request in a timely fashion. They don't even know how to e-mail pdfs to a title company. The person assigned to our particular HOA is consistently unhelpful and arrogant. Gave me the impression that they wouldn't lift a finger if they weren't contractually obligated to. I have no idea why my HOA signed their life away to these guys, since the majority of the budget was just to pay for their fees. Utterly ridiculous.

My roommate and I just toured one of the town homes at T-Square properties. First of all, T-Square canceled on us twice last minute for two scheduled showings. On the third attempt, we were welcomed to a townhome filled with trash. Yes, I had to walk over trash to see my new "home." Fortunately for them, the townhome was what we were looking for. So we went ahead and applied.

Now T-Sqaure properties is trying to have us move in 2 weeks early. Although their advertisement for the town home and the agreement that they had us sign says that we can move in on the date that is not two weeks early. So now we have applied for a townhome, paid over 1,000 dollars, so that they can just try and get more money from us. Cool.

They are quick to respond and fix the issues I have had in my lemon of a home! But it has been mostly satisfactory work. The only downside is sometimes they need you to be home to repair the issue, and I work a lot. The other thing is sometimes maintenance leaves a mess behind after they fix the issue. Besides that the office staff is very friendly and always willing to keep me happy and fix what needs to be fixed. Overall o would recommend them to others. Thanks T-Square!

I've been doing business with T-Square since June 2018 and I must say the level of professionalism is amazing. Every email has been responded to quickly and throughly with issues being resolved right away. Everyone in the office greets me with a very warm welcome and they know me by name! That means so much in the world of property management. Can't recommend enough!

We entered in a lease with this company inAugustt. Since then it was nothing bua t nightmare. We reported a plumbing issue to them on Nov 27 th where we noticed, that mold onthe ceiling in our shower. They send unprofessional and unqualified plumbers to the cite who cut a huge hole in our ceiling and left. Since then issue continued where if neighbor upstairs was taking a bath there was waterfall from the whole they cut in our shower.

We made multiple attempts to contact the property managementt company and bring the issue to them, but it is January 8 th today and we still have to shower at work because our shower is unsanitary and unhealthy. We continued reaching to them but they don't seem to understand the depth of the situation. At any cost avoid this rental company if you are looking for a good place to live with no issues and hassles.

Beware of Inaccurate Listing Details! As a professional with a real estate background, this company has some questionable business practices. I had inquired about a rental listed on their website in Edmunds advertised for $1,750 for a 1,050 sq. ft. unit. I toured the property with the leasing agent Lori Karhu on January 2, 2019. Having been in many properties, something felt odd about the size of the unit compared to what they mentioned in their ad so I took measurements and researched the property.

I found on the City's website architectural building plans that clearly stated the square footage of the unit is 934 sq. ft. I submitted to her this information, the source with a link, and inquired about an adjustment to the rent since the square footage advertised was 9% (116 sq ft) more than the actual. The next day I contacted Lori inquiring about what I had discovered and her response to me was, "I don't know what to tell you, I want to rent this property at this price, maybe $1,700 or $1,695".

At $1,750 for 1,050 sq ft., the cost is $1.67 per sq. ft. Since nothing else changed other then their inaccurate listing of the square footage, the rent should be 934 sq ft multiplied by $1.67 = $1567. So looks like they are just arbitrarily setting a price, which is extremely unprofessional. Typically you would do a market comparison with comparable products, which I'm assuming they did to initially to come up with the $1,750.

So again, with the only change being the square footage it would seem a easy recalculation. I decided to pass on this rental seeing how they operate. I feel sorry for the past tenant who may have been over paying and for the next new tenant. Update: A member of the company reached out to me to address the issue. I've seen that they've taken steps to correct the situation and thus revised my score from 1 to 3.

Absolutely zero follow through from anyone so far. I have read through the other reviews and they are on point. Definitely not Tennant friendly. More than likely we will not be renewing lease, which can't come soon enough.
