Don't rent here. Decided to rescind my application with them because of the excess of horrible reviews they have online. They claim they aren't "permitted" to return the administrative fee I paid, which is in direct opposition with what was stated on the application that we signed. I can't imagine what kind of exploitation I would have dealt with as an actual tenant.

Raised my rent by $111/mo in 5 years Painted over hurricane water damage months after the fact Mistakenly changed the wrong air filter to my apartment for 4 years, has never cleaned my dryer outflow, neighbor had a fire for that reason Shoddy construction including paper thin walls with few studs, painted bathtubs, and misaligned tile Started seeing cockroaches this year for the first time IF YOU SIGN HERE YOU WILL BE STUCK They need my notice to vacate by Feb 19, and I'd need to move June 19. Theres no way to find anything that far in advanced, and because this is a college town finding housing in June is mad.

Great for students with rich parents who can defend them from Thalhimer or maintain the apartment for them. You'll also need parents who will let you live with them while you find housing after you leave here Rich NOVA parent, want your kids to spread their wings but still desperately need you? You're looking in the right place.

I would NOT recommend this company, they are HORRIBLE AT REPAIRS, bandaid repair only. It took me 8 months to get a ROOF LEAK REPAIR, and a hot water leak repair! Received settlement to m/o upon MY REQUEST FROM THEIR ATTORNEY!

Timbercreek apartments is the worst renting experience I've ever had. Only been there 2 months & I've been harrassed more than 6 times about my vehicle being parked in front of the office because it was recently totaled in a vehicle accident. They referred to my car as busted. They placed a notice on my vehicle & I went to the office to express my concern about being harrassed because they do not say anything to other residents who make their own parking space, no tags, & etc.

I advised them I would be filing a complaint with fair housing. So today I got a notice on my door saying I have 21days to be out due to a breach in the lease which is something they just made up. I know by law they can't do that without having a court order for possession then a judge has to grant them permission for an eviction. Office staff is totally unprofessional as well as corporate.

I've taken pictures to prove they are just harassing me. Definitely looking into perusing legal action with an attorney because the corporate office was no help at all. I've contacted BBB, Attorney General, & Fair housing to file complaints. Staff sleeps with tenants. Maintenance disclose confidential information about other residents. Its a complete mess. Stay away & save yourself the headache.

If you are thinking about moving into one of the apartments owned by this company, I suggest that you immediately try to find another one. The office staff is very unprofessional. The buildings are not secure. I know you would think that the staff is being considerate during this pandemic, but, they are not. If you rent is not paid on time they will evict you regardless of the devastating situation a lot of the residents are finding themselves in, they really don't care about your situation only their rent payments. So, this is a warning don't consider moving into any apartments owned by this company.

Moved out of River's Edge apartments in Richmond at the end of October and Thalhimer has not returned my deposit. Even worse, they have never sent me a letter, never responded to my emails or phone calls and when I go by the leasing office there has never been an employee there to help. I moved out because of the lack of staff and management and the problem lives on after moving out. Avoid Thalhimer properties, they are in terrible financial troubles. Just search the Thalhimer MGT lawsuits and you can see for yourself.

I've lived in Courtyard Lofts since May 2017. I'm the second tenant to live in my unit. The property is super convenient - it's in the middle of Scott's Addition - I walk to my office, restaurants and stores and only get in my car to leave the neighborhood. The office staff is friendly and helpful. The maintenance staff is responsive, although I've only had to report two small things since I've been in the unit.

I've lived in a Thalhimer Apartment community for over 3 years. My experience with the property management team has been fantastic! They are always quick to respond to questions or maintenance requests. The on-site team truly cares about the residents and keeping the community in great shape. I would recommend a Thalhimer community to anyone searching for their next apartment!

There are extremely unprofessional. Really bad communication. The office in Richmond is the worst! I totally don't recommend it. There are not taking responsibility for anything. As concerns the apartments, there are really good for their price and the landlord in the one was living is an amazing and extremely helpful person! As concerns the rental company though. I am extremely dissatisfied. I would prefer to give 0 stars on my review but unfortunately is not an option.

I would not recommend the Richmond office of this leasing agency to anyone, and particularly stress that you shy away from it if you are a minority. They are attempting to charge us $300 for a window that had been an issue since the day we moved in, and that broke due to no fault of our own. They took a month to fix the window and could not be bothered to reach a contractor until multiple follow up calls were made.

We have already ate charges in electric due to having a window open in winter. Trying to get them on the phone is a nightmare. I attempted to call them for two days, and kept getting directed to leave voicemails. After no response to my voicemails, I was laughed at when I showed up (even though the front desk woman recognized me) because I "must have called the wrong number" and "there were no record of my calls." Later on - THEY "FOUND" A VOICEMAIL.

While I was listing my complaints, I was nothing but polite to the woman I was speaking to and was simply expressing my frustration with the circumstances. Chas Warren, a white man, rudely interjected our conversation and SCREAMED at me for mentioning that having unopenable windows is a housing code violation. Fact checked later - it is, and he was screaming that it was not and he was not going to "let me" say that.

When my black roommate asked him to lower his voice, he escalated the situation as if he was going to fight her and began to speak to her in a caricature-like black accent. When sharing this story with our friends, many black women shared with us that they have been disrespected immensely by the staff here. I have strong belief that they are discriminatory and need to be retrained on how to speak to their residents.

My husband and I lived in their Deering Manor apartments in South Richmond. We absolutely loved it! Kelli and Carrie were easy to contact and immediately addressed any problems or concerns we had. Maintenance came any time we called and found solutions to any problems we had (our heater was fixed quickly in the middle of the night on a snowy night).

If we hadn't become home owners we would've renewed our lease. They also had wonderful community events and the pool was wonderfully maintained and super relaxing! Thank you so much!

I have lived at the Willow Ridge apartments in NC for a year now and they have done nothing but treat me well during my stay here. Management is also incredibly attentive and getting maintenance requests taken care of are always quick and easy. I've lived in a lot of apartment complexes but Thalhimer and Willow Ridge have given me the best living experience by far. I highly recommend this place for anyone in the WNC area!

Why can't I give 0 stars? Ms. Keller, Ms. Beck-Parmele, and Mr. McDougald at Thalhimer property management (900 West Marshall) are the absolute WORST, immoral people I have ever dealt with. We lived in the same apartment for 3 years and loved it! Until Thalhimer took over management the last half of our last year. In 8 months we dealt with lost checks, extremely delayed responses, complete lack of professionalism, and inability to repair any maintenance request.

Being a military family, we have since moved on to our next duty station and have still been fighting tooth-and-nail to remove an unjustified charge to our account and refund our measly deposit. Since then, they had the audacity to demand us remove our poor online reviews! Personally, I don't think they deserve a pat on the back for finally following up with us and resolving this issue after over a month of rude back and forth discussions.

I can't believe my husband is fighting for this country and there are people like this who abuse our freedoms. It upsets me that so many other people have likely been swindled by this management team and may not be in the position my husband and I are to pursue it to justice. Thalhimer seems like a good choice for housing from the surface until you have to actually live with them. AVOID LIKE THE PLAGUE!

Three Willows Court is the best complex that I have lived in. Between moving as a kid and moving a lot while in the Navy, I have lived in numerous apartments and townhouses. These units are well maintained and spacious for the price. The property manager Beth is not only professional and very helpful, but she's as sweet as can be. The maintenance staff are also very professional and eager to help. The help the entire staff gives is not only timely, but can accommodate your scheduling needs. I would give more stars if I could.

Hi All. Kristin here, I lived in at this apartment complex a few years ago and loved it! The neighbors were great and there was definitely a sense of community. In dealing with the staff and maintenance they were always friendly and anything that needed to be fixed was done promptly. Affordability was also a big issue for me but this apartment most certainly fit the bill.

There was not an absorbent amount to pay for rent and utilities to where I could not manage as a single parent. I would highly recommend these apartments for your future home.

We recently moved into Willow Ridge, and we are very happy here. The rent is reasonable, the apartments are spacious and clean, and we particularly like the flexible pet policy. It is very quiet and peaceful here, and we love living tucked away on the side of a mountain, but less than ten minutes to pretty much everything. Michelle Cave and Sara Bustami in the office are wonderfully efficient, professional and pleasant. They have both responded instantly to any questions or maintenance issues.

**Update** After a month of requesting Thalhimer to remediate the mold in the AC unit (I.e., during hottest month of the year), Thalhimer replaced the AC unit and the issue has finally been resolved. The unfortunate reality of the situation is that I would still be dealing with the mold issue if I did not start posting complaints on any/all review services I could find (if you have a serious issue that isn't being appropriately addressed, I highly recommend using the Better Business Bureau to get things moving). Here's my updated rating: Thalhimer Corporate in Glen Allen gets 5 Stars - they provided an excellent customer service experience - it was one you hope for and expect from a company you send hundreds of dollars a month.

They acknowledged the issue, kept me in the loop and lived up to their word with genuine action. They did what needed to be done and I really appreciate their efforts to correct the issue. Unfortunately, Thalhimer at 900 West Marshall St (i.e., the place/people you'll actually be dealing with) still gets -5 stars, so it's a wash at the original rating.

Just to reiterate what I said in my initial review, this side of Thalhimer makes Comcast look like All-Stars. If there was ever reason to add a zero star rating to Yelp, Thalhimer at 900 West Marshall would be it. My original review: By far the worst customer experience I have ever had - they make Comcast look like a bunch of All-Stars. I've been dealing with a black mold issue in the AC unit for a month and they have yet to resolve it. Trying to get a hold of them or have them respond to a direct email is next to impossible. I've been dealing with Kariss Rogers and Paula Namola and I might as well send emails to myself.

Just recently, Thalhimer entered the apartment without ANY notification while the apartment was unattended. By far, the most unprofessional and incompetent people I've ever dealt with - but hey, sure they saved a dollar somewhere. Unless you're renting a brand new loft or apt, DO NOT rent from Thalhimer (unless you like overpaying for a broken apartment and hazardous living environment).

Highly recommended if you like staggeringly incompetent management. In the past 4 months, they've managed not to lose checks twice. As other people here have mentioned, they will never answer your calls. I have had to go to their offices in person 3 times now because no one would answer despite calling them multiple times every hour, for several hours.

They wrongfully claimed that we had had a check bounce years ago and are now penalizing us. I never thought I would avoid apartments just because of a management company, but I certainly do now. Thalhimer is the place to go if you want to rent from a condescending and grossly incompetent group of chimps.

This is still the worst property management company i have EVER worked with. A few days ago both me and my roommate were told via email that we didn't turn our rent in and therefore charge a $60 late fee along with this months rent, which i DID turn in. I have called and emailed multiple times in order to figure this issue out, yet still no replies even though I only have seven days to pay the fee/"late rent" before i get kicked out. (I will post pictures of the emails/phones calls not answered asap) I'm still wishing i could give them zero stars (especially since i didn't even post about the time they power washed the building and blasted water into my room and did not reimburse anything that got wet and muddy including electronics :) ) DO NOT RENT WITH THEM! THEY DONT CARE ABOUT ANYONE LIVING IN THEIR BUILDINGS!

This company is the worst! I don't even know where to start with all the negative things I have experienced with this company. First of all, I viewed and apartment and was told I would be moving into an identical apartment. That was the biggest lie ever. As well as it not being identical to what I originally viewed, It was FILTY when I moved in.

There was still things in the fridge, dirt everywhere. Everything was broken. Cabinets nailed shut. The bathroom door didn't have a door handle. Holes in wall. Cheap paint job done that painted over outlets. I could go on forever. They are horrible with responding to your needs. Horrible with responding to anything. I will definitely not be renting from this company again and recommend that at all cost for everyone to avoid renting from this company. They don't even deserve one star.

Worst company I have EVER had to deal with. Not only is the owner of the property Ben a complete and total asshole but it seems like everyone working there doesn't give a damn about there tenants. I had numerous requests to fix things and they would half ass fix them. The secure gates almost NEVER worked. The apartment was brand new when I moved in but slowly but surely things started to need work and you would have couldn't just tell one of the workers at thalhimers what was going on no you had to email them the request and it could take 48 hours for it to get fixed.

They are literally the worst company I have ever rented from and I would not suggest ANYONE living in their apartments as nice as they seem, they are extremely over priced, maintenance takes forever to get anything done, and they truly don't care about you as a person as long as they are getting there money. I have waited over 49 days to receive a notice in the mail about what fixes were done at the property I rented and still have not heard anything from them. They are scam artists and just plain horrible people to work with. Do your research and stay as far away from them as possible.

Worst company I have ever had to deal with. I lived over at Perry Place while I was attending VCU. When I moved in it was a brand new apt building that was still under renovation. When my roommates and I first moved in we thought it was a beautiful, affordable place. After the first month problems ensued. The AC never worked so we were dripping sweat until the fall months.

Whenever it rained the main window in the living room gushed out water and mold began growing on the walls. I am extremely allergic to mold and actually ended up in the hospital because of how bad the mold in our apartment was. Week after week I was in and out of the drs office getting meds and what were apartment people doing about it? Absolutely NOTHING.

I had to hire an attorney to break my lease and leave bc they refused to let me out of it. This to them wasn't considered an unsafe living environment. Right so me going to the hospital bc of the mold outbreak wasn't considered unsafe.oh and what about the fact that there were regular break ins with former tenant turned alcoholic/drug addict.

These leasing people are a joke and so is the apartment complex. Don't be fooled by the appliances, look elsewhere. There are so many other leading offices and properties that are much better than them.

Very rude and annoying they don't know anything about how to satisfy customer, and made me angry several times with very rude comment, somewhat offensive language I would never deal with this company every again.
