Thomas Ed Who is PMP? Rose and Ed Thomas established Property Management People. PMP in February 1980 as a real estate sales firm. By September 1980 PMP's focus changed to delivering property management services, and from the begining, delivering superb service has been PMP's primary mission.

HOA management has been a bad experience. They're supposed to be helpful and they're not. Many neighbors complain to no avail.

Last year the manager sent a blast email sharing all Homeowner's email addresses with everyone i suppose by mistake. Yesterday I found out the pool would be delayed in opening, which makes no sense all the money we pay. So I sent an email to all Homeowners. The property manager put me on notice of action, who know what that means, anyway, they said they told me to delete the emails. I don't remember since it has been such a long time ago, but they did. This place is a joke, my review for these people is zero.

These people told me I couldn't have a security camera but it wasn't in the bylaws or whatever it is called. They constantly sent me letters after my neighbor would call about anything he felt like saying. Nothing ever stuck. They definitely aren't fair in their practices as I had written back to them on all occasions to address anything they wrote me about. Don't use them if you happen to read this review. Why should you pay someone that's unfair to the ones that pay their salaries?

I love how HOA prices go up. they say its for maintaining the pool but we couldn't even use the baby pool in our community last summer because it needed repairs. for the entire summer.

Critical: Professionalism, Quality, Responsiveness, Value Wish I could rate a 0/5 stars. I highly suggest you do not rent from this company, I would also highly suggest to not allow this company to be in charge of your property. PMP is extremely unprofessional, has no sense of urgency, and truly makes it clear they do not care about their renters.

This is the most horrible Company I have ever dealt with. I have been calling since 2019 for them to contact the county about dead branches on trees that are not on our property, but are on the counties property and tried to tell them that eventually damage would be done to our property if it wasn't taken care of they ignored us for over 2 and a half years and sure enough one of the branches fell and broke my solar bird bath that cost me $105 dollars and damaged our Azealia Bush as well.

When I called I got the run around and was transferred to people who weren't in and when I tried to leave a message I was told there was an error and the message could not be taken. Nichole and Kyle work from home and could care less about anyone else. I did get a phone call back from James Apple after being hung up on several times by their Secretary May.

This company has NO business managing anything. they do Nothing and yet we pay them for services they do not provide. If the branches over my property are not taken care of I WILL TAKE THEM TO COURT as should EVERYONE ELSE they SCREW over but still charge. Found out today 7/9/2021 that the trees encroaching on and damaging my property are on HOA Common Area which makes the HOA responsible and as PMP was hired by the HOA they are in fact responsible to either trim the trees or remove that at no cost to me and are also responsible for ang damage done to my property.

I will be attending the next Amber Meadows HOA meeting on 7/19/2021 and address this issue directly with the board and if they do not have PMP trim or remove the trees then I will file a Complaint with the Court. Finally after over 3 yrs and advice from the City Arborist the tree was taken down and the majority of dead Branches on the surrounding trees were removed or Trimmed.

My advice get estimates forward them to PMP and go to the zoom meetings for HOA. Once you have the estimates depending on what they say and you send them 2 PMP you at least have a shot ay getting your issues taken care of

Critical: Professionalism, Quality, Responsiveness, Value Absolutely horrible experience working with these people. Renters beware. They will take advantage of you as much as they possibly can. Renting a house should be a deal breaker if you have to work with PMP. Would give 0 stars if possible. Terrible company.

Beyond dissatisfied with our choice of developer, Marrick Homes. Adding insult to injury is the epitome of pathetic service- their appointed property management representation, PMP. Our *new* community boasts unflattering communal grounds overrun with weeds & litter. Additionally, While discovering failures in our own home, drainage issues, foundation issues, overrall poor construction. we've encountered more inexplicable revelations in neighboring new homes.

The lamenting of poor quality and lack of attentive service throughout our community is enough to start a reality series, not based on fiction. After months of proactive attempts, PMP consistently ignores inquiries. There is an utter lack of compassion, humility & basic human decency. During our HOA call, our community was introduced to Sheena, whom assured my neighbors & I that she would advocate on our behalf.

This was followed by plentiful forwarded calls & unanswered emails. When she did reply it was rude & dismissive. I then escalated our reasonable concerns about neglected maintenance to her supervisor, Kyle. Initially, my perception was he may be slightly more helpful but he followed her consistent pattern of extensive reply delays, responding a week later only after escalating the matter further.

They are disrespectful & inconsiderate. James was the only representative who came across professional but only redirected us back to the same vicious circle of accomplishing nothing. Protect your investment & your sanity, PMP is NOT committed to homeowners. They may be understandably limited by the developers they represent but they can do much better than deliver minimal, meager efforts to relay competency.

So many other choices with Property Management. Had to take a neighborhood vote to see if pool can open even though the county said all pools could open! Was charged homeowners fee for pool services despite being shut down all of 2020.

You pretty much only get help and service from their hoa if you are in a newer community. We sold our home from a newer community and are now in an older community and ironically have the same property manager. She's useless. I'll be nice enough to not leave her name here but I think it speaks volumes that socioeconomics plays a huge role in who gets catered to and who doesn't.

We have constant issues in our neighborhood that we have reached out about. Not one single email was responded back. Instead we get useless letters in the mail that address no actual issues our neighborhood is currently dealing with. The Thomas family owns this place. As long as they make the money I don't think they care much about the citizens they make money off of.
