Totally unprofessional, negligent, failure to respond to anything, lost paperwork, after 6 months of negligence they let go the Manager they gave us and gave us about her who again failed to do their job. We ended our contract early because they provided no services and we were watching them wrack up their own personal fees and doubling down with draining our accounts.

The picture below is our 4 foot grass outside our homes because they failed to renew the contract that they knew needed to be renewed. They increased their pay despite providing no services and not having authorization from HOA. We had to let them go early because they were costing us more to keep them.

I've had this HOA for 4 years now. It's absolutely the worst company I've experienced. Very unorganized and inconsiderate. In the 4 years I've been here there's always been a issue with pool services. I've done everything by the book, association fees paid, pool passes paid, etc. and still get denied access to what should be included in our monthly payments.

Some trash days the trash will not get picked up at all. It's very annoying to have to chase this company down after following their instructions. Can't have floatation devices at the pool, can't bring a beach ball, anything to have a good time is prohibited. I'm an adult with no kids but everything with this HOA is geared towards families uwith children.

No adult swim hours, we were on the school's schedule until June 16th. There's absolutely no reason why my information was in the system as red when I've paid fees ON TOP of the regular HOA fees to enjoy the pool. I will never live in a community that Tidewater is in charge of. Absolutely unpleasant experience with them all 4 years thus far.

If I could give no stars they would be getting nothing. The worst unorganized company I've ever Dealt with. They said all this stuff they offer as far as service and do none of it. What they will do is this, wait for any slip up of payment and then try to take your property. I have an excellent credit record I hardly even miss payments of any kind.

I do everything on my own during the COVID shut down so much was going on friends and family were sick some dying man it was a tuff time in my life. You could barely get in touch with Tidewater they were never there. And this so call HOA sent me to collections for $169. Made me have to pay all these attorney fees. The whole time I was paying them, mistakenly forgot to make payments and never received notice or courtesy call about it until I received a letter from the attorney.

Meanwhile earlier when I had an issue with the builder leaving my property unfinished they could do nothing, but again if you listen to their voicemail message which explains all the services and wonderful things they offer it's VERY contrary to what they actually do, which is NOTHING. I hate this company and will never purchase another property with an HOA because of them, this is my first and last please beware of Tidewater property management Company they are not what they claim to be.

Cody helped us purchase our new home in Baltimore. We were living in Arizona and had a lot of complications to work through logistically and Cody stepped up every time to help us out. If I could give no stars I would. This property management is notoriously hard to get in contact with an actual person. Oftentimes you are redirected to a voice message that is rarely returned. I applied for what appeared to be a lovely studio unit in a lovely location. I followed up with an application outlining all correct documentations needed to be considered and approved for the unit.

I had the not-so-delightful experience of having an Angel Cawthorne create the most exhausting and tumultuous rental application experience I have ever undergone in Baltimore City. After her repeated miscommunications in an effort to secure documents, which included overly invasive questions unrelated to my employment verification on the employment verification questionnaire, I was notified by word of mouth and NOT in writing that I was "Pre-approved" and "Company Policy states that I cannot be officially 'approved' until I provide my notice to vacate with my current landlord and that I would be unable to review a lease term document until this occurred". Angel had reached out to my landlord by telephone asking for this information in what I would deem is grossly inappropriate and invasive, ON TOP of the extensive badgering and lengths it seemed for them to prove that I am a working employee to where my employment is publicly known and am an existing tenant of my current apartment.

This happened to be, not only the most absurd policy I have never heard any management company enforcing but was not told this information IN ADVANCE of submitting a non-refundable application fee. Needless to say, I think this experience was foreboding and I was no longer interested in pursuing renting with this property management by that point. EDIT w/ Response to comment: I had NO problem with you verifying my income and my current address, which was confirmed by multiple appropriate parties of contact.

In my application it said "lease is ending" for my interest for applying. My deadline to notify my landlord of vacating hadn't arrived yet at the time of my application nor at the time of my pre-appoval. I explicitly stated over email to Angel that I wanted to know a DEFINITIVE decision from Tidewater, INCLUDING seeing lease terms before I gave my notice.

I think multiple sane people will agree I am not jeopardizing my housing when I have no idea what lease term contract I'm agreeing to. ALSO MAKING THE ASSUMPTION I'd be responsible for 2 rentals is distasteful and insane/irrational at best which is clearly reflected through your management.

The front desk was helpful of my inquiry of a $4,000 refund check, that was going out to me in 2 weeks they said. 3 weeks later, I hear the check went out 18 days ago and I never got it. It took over night to address my concern. The next day Tara found the mistake, the check was sent to the wrong address. She voided the check and issued me a new one, to the correct address. Perfect!

They currently manage my HOA, and it is horrid. The community has only declined since their take over, I literally have no idea where my 85.00 a month goes to besides in their pocket! We were contracted to them to do community work and didn't get paid MULTIPLE checks and still haven't to this day and that was in early 2021. None of our HOA policies are enforced by them and they never come out to even look at the community. Look elsewhere if you would like quality management of your property/ies.

Driving to work on 695 west this morning and a Tidewater property management worker was tailgating me, as well as weaving in and out of traffic. I could understand driving a little fast, but this workers driving is just incredibly unprofessional, especially considering the roads are wet. You guys should focus on how your workers drive and monitor them, because that's just sad

They were called on 12/7/21 to come and fix a clogged kitchen sink, and when the plumber came to snake out the sink, he hit the main pipe to the building. Now they had to dig up my kitchen and dining room to replace the water pipe. I was told I would be without a kitchen for 3-4 days. It is going on day 11, and they still have not fixed the issue.

And when I call, no one is responding. It seems as though they don't care about the fact that I have no kitchen that I can adequately feed my children or wash dishes, and last night the water from the upstairs neighbors came flooding into my home with water everywhere, and still, no one came to clean it up. Therefore, at 5 am I am still using my shampooer to get the water up off the carpet. This is unacceptable. I understand that things happen, but to not show any concern or empathy for the tenant is inexcusable.
