Unprofessional; never gets anything done; cold and callous; rude and insolent; Tipton employees at Falconhead Apartments in Lakeway are now the worst ones we've had. I actually miss the incompetence of Greystar now. At least they weren't rude when they never did anything for you. I hope Tipton moves on soon because we don't want them here. All they do is raise your rent $355/month because they're greedy and don't want to work in the "people business." Just the $$$ business.

No value here - don't move in until they're gone. P.S. My car was robbed in our complex and I'm now a victim of identity theft. They didn't care. Don't work with Barbara. Total "Karen."

If I could a zero star, I definitely would. This spring park apartment is literally the worst of the worst. They have roach infestation issue that they refuse to fix. They have a security issue, peoples cars being broken in and tires being stolen everyday. These people do not care about people all they care about is making money. If something does not profit they they do not take it seriously.

If they have to spend money to fix an issue just know it will definitely not get fixed. They raise rent all the time try to find ways to make money whatever way they can but adding whatever additional expenses they can get away with.

Tipton Group management: can you please contact me directly to discuss my rental experience at Falls Round Rock? Outside of your on-site staff please. I sent the same request in through your contact page. Thank you.

The definition of scumbags. Buying up apartments to try to wring more money out of hardworking people. They RUIN everything they touch. Stay far away.

I have dealt with LADERA ranch over the past months and it is AWFUL. The management team is single handle cause me undue stress and harassments. I have never experienced such vindictive and overall demeaning behavior. The front office changes so much and so much misinformation is given. The add spontaneous fees intro your rent, and the office staff is unprofessional and a nightmare to work with.

I did an application for the Sweetwater Buckingham location without looking the unit, big mistake I definitely learned from. The units are SMALL!, appliances/outlets etc. are outdated, and nothing is up to par. They showed me a unit that was being moved into later that day. I couldn't believe the condition of the shelves and other items. I told them this unit would not work for me, I need a refund on the admin fee (requested on Nov 5).

I waited 4 weeks and never received my refund so I asked about it (Nov 27). Deborah, the assistant manager said she would look into it. I had to ask for an update on December 6. I got a reply that corporate in office mailed it on Dec 1. On the Dec 13, I had to follow up to see if they would mail it to me certified, and was told by Deborah that she would request it. Here is it Dec 21, and still no refund, update, or even reach out. This place is an absolute joke. Do not live here, don't even put in an application. I'm beyond frustrated!

I went into the office at Fox Hills Apartments to renew my lease for 6 months. I was treated with respect & had all my questions answered. Since I plan on moving in 6 months to another city, The manager & assistant manager, , Jenn & Avrey, made sure I understood my rate & how to give them 30 days notice when I'm ready to move out. My boyfriend & I were completely satisfied with both Avrey & Jenn. They have been nothing but kind, caring, & professional in every way.

I live at Sweetwater at Buckingham. I would give this property and the Tipton Group who manages it zero stars if i could. I have been begging for help regarding a health concern in my apartment. I have been ignored by both the on site office and by the property manager. I have cigarette smoke coming into my apartment from another unit. It's so strong it's making my clothing smell like smoke.

I have begged for help. I have stated that I'm willing to provide any documentation from doctors to help them find an accommodation. My apartment should not smell like someone is smoking in it when there are no smokers who live here. I've stated that if it's that strong then the actual smoke is coming in somehow. I was told that "we can't tell people not to smoke inside the same way we can't tell them not to cook with strong spices" when I pointed out that it's not the same because cigarette smoke is linked to lung cancer and second hand smoke is by far worse than first hand smoke I was again told they can't do anything.

I don't find this to be acceptable when per the lease agreement section 20(c): "disturbing or threatening the rights, comfort, health, safety, or convenience of others (including our agents and employees) in or near the apartment community" is prohibited conduct. When I pointed that out I was told that it's a grey area so they still can't enforce that.

I was then told by the leasing office they would send me the property managers email because they can no longer help me. It took 3 days of emails to get that and now I can't get a response from the property manager. HOW IS THIS OKAY TO LET SOMONE LIVE IN THESE CONDITIONS?! And before you leave a generic response with the phone number telling me I will get a response, I have left voicemails and the online messages and still can't reach anyone in the office.

Updated:8/22 The staff has listened to us and this is why we gave a second star. They have given us some details and are in the process of making small changes and we will update the review as we see fit. However we love our interior of the home, we just see the building is just poorly managed compared to competitors in the Dallas area. Below is some proof of everything talked about.

You will have to constantly have to question the staff/email to get any results as many of emails are ignored. But have been given a 48 hour guarantee which a step in the right direction. We would highly recommend a Doorbell camera as the They are a extra precaution of safety for you and your family and ensure staff protections as well. The office has some knowledge of rentals at least for a year or more As they have responded to Airbnb Reviews from the past.

It has taken many complaints from residents for this to finally be addressed even lockboxes were installed on the wall outside the complex. However they were recently removed. When Kyren and Jenn were here this building was fantastic and well maintained. The new leasing guy Avery is nice as well as River as they are always willing to go the extra mile.

The Supervisors in the office have been less than helpful as the Assistant has called us rude for bringing the lack of cleaning supplies to management's attention. The Manager has mocked us on camera and only responds to emails once you CC corporate. We have been thru 2 Managers here 2 assistant Managers and at least 4 leasing staff changes and one maintenance person all in two years.

We have no clue who is supposed to be on the property and who is as no emails of staff has been introduced to us or posted on the website. Maintenance is typically not fixing items correctly. examples include Garage lights out for a year or only one bulb put in a fixture. We have tried to show them exactly what I am talking about, and created a spreadsheet to make it easier. towing in the garage is not enforced ever (look at photo what we were told to in case Someone tailgates ). AC units in the hallway on multiple floors broken for since 2019 and it has been reported and still not fixed. exhaust fans in lower garage still out and not fixed reported twice.

The heaters in the stairwells were reported but never fixed or turned on and was reported during winter months as others were on. Once again us residents are having to question the staff/send emails monthly to get fixes. More examples go to wrong colored light bulbs in common areas look at photo. The building is not sprayed on regular schedule until recently.

Recently having a cricket fire ant problem and roach problem. Trash rooms typically overflowing with trash. Fire alarms go off once a month recently. Multiple projects going on in the building that have never been completed. Examples included the first floor carpets were changed the rest of the building was not. Some trash rooms were painted and never completed.

We were told by the previous assistant manager in 2019 more charging stations would be installed that never happened. Overall would not recommended any Tipton Properties based on experience above. *in no way are we attempting to violate our current lease or act in a bad faith or claim false allegations* These are experiences we have had in two years with majority of hard copy proof.

I have been working at The Tipton Group (full-time). They are focused on promoting from within and truly care about their employees. They really listen to the employees and make changes based on their feedback. They take the time to develop each employee and act with a high level of integrity. This is FAMILY!
