Torrey Pines Property Management appreciates your consideration in selecting a rental property professionally managed by our company. The following information will assist you in making your experience with us as satisfying as possible. Your first month's rent and security deposit must be paid in the form of a CASHIER'S CHECK OR MONEY ORDER payable to Torrey Pines Property Management or TPPM, and is due at the time the Lease is signed. Future rental payments may be paid by personal check or electronic funds transfer (EFT).
At Torrey Pines Property Management, we have the tools to simplify your search for a rental space. You will be advised of any remaining rent due dates or prorates. If you have an auto-pay set up though our resident portal, please adjust the payment amount to the appropriate prorated rent provided before the processing date. Any overpayments will be refunded with your security deposit. If you have an auto-pay set up to process before the 1st of the month, and you are moving out on the last day of the month, you will also need to log into your portal and cancel the auto-pay before it is processed.

Torrey Pines Property Management managed the apartment complex, The Villas at Carlsbad, where I just moved out of. It was low cost for the area, however the apartments are not in the best shape. The interior looks as if it was done as cheaply as possible and things constantly broke while I lived there. The toilet broke and had to be replaced. The lights in the bathroom all went out and had to be fixed.

The towel rack in the bathroom fell off the wall simply from the weight of a towel. The drywall in the bathroom cracked after being leaned on. The garbage disposal never worked. The heater broke. There was constantly disruptive construction going on throughout the property. There were plumbing issues and the water would go out on the property on a regular basis. Dogs were constantly barking at odd hours of the day and night.

Dog owners didn't like to pick up after their dogs, so you constantly had to watch out for land mines. The landscaping was poorly done. There used to be nice trees on the property that afforded some degree of privacy to residents. The trees were cut back so far that all privacy was removed, and the trees themselves were later removed (probably because they were butchered during the "trimming").

Make sure to get in writing a parking spot or garage before signing the lease. Multiple attempts to attain a spot over the course of two years never resulted in an assigned parking spot in the complex, even when management stated there were spots open or some residents have been assigned multiple spots. Even when moving out of the complex the issues continued.

Upon moving out to a new home the management was given a mailing address, and then a corrected address to forward any mail and send the security deposit. A month later after not receiving the deposit back and hearing nothing from management I called only to find out that the management had not updated the address, and acknowledged that they made a mistake. Overall it's has a nice location in Carlsbad Village and the rent is relatively cheap, but there are definitely some issues to watch out for.

I lived at the North Park Belair property since 2016, I can say now that their open concept layout, makes everything functional and the mulitiple closet the hallways was a tremendoues help. Jon and his team were very nice, always helpful with repsirs, the property is upkept, landscapers and cleaners come weekly and the community is always clean. I will miss the convenience of having restaurants, Hillcrest farmers market, stores and parks within walking distance.

Overall a poor experience with this property management company. My unit includes locked storage however I was never given a spot. Asked 4 times - the team at TPPM never followed through. I vacated the property 2.5 months ago and I am still receiving utility bills. I have contacted TPPM 3 times via email before I got one response. Guess what. another utility bill came and the company still hasn't even called. What a joke.

Critical: Professionalism, Quality, Responsiveness TPPM is by far the most unprofressional company I have ever dealt with. Their employees lack professionalism, are completely lazy and are not responsive. I suggest any property owners to stay away from this company as they do not take care of properties. I cannot stress how unresponsive and lazy they are.

I moved in to the Reservior Dr. residence and have been nothing but happy with everything here. Jacque is the property manager and she is the best! So nice and very quick communication! She made the move in process enjoyable and has been quick to handle every need! The building and property are quiet and well maintained. Highly recommend, especially if you're going to SDSU.

After a negative review, Torrey Pines reached out and took actions to fix the problems I had listed in my original post. While I hope their attention to detail and desire to make sure a job is done right remains, only time will tell if that will happen. Heather seems to be the best thing that has ever happened to that company. She's offered work arounds and alternative solutions to problems that might not otherwise have an intuitive solution.

While also listening to my problems and saying "sorry" a word so avoided by companies now adays. I might suggest to TPPM to call the resident after a service to make sure that all work was completed to a level the resident desired. I know this is a decent amount more work for them, but I wonder how much more work it would be, relative to the total amount of time and money a service costs. I'll change my review rating at 4 stars (just above average) until I have a chance to have a few more interactions with them, we'll see if it stays there.

I was a tenant of 4 years and the responses and professionalism of TPPM was fantastic. They were always on any issue I brought up during my stay and they offered many services to improve my stay with them. I would have stayed longer had my girlfriend and I not had plans to move as we did! Great property company and I highly recommend staying with them!

My husband and I have lived here for 25 years and one of the main reasons we stay is TPPM. They, in conjunction with the building's very caring owner helped transform the building into a place that doen't feel like all the tenants are just figures in a ledger, but that we are part of a community and that this is indeed our home.

Torrey pines management does not care about their tenants safety. I live in a gated neighborhood that has a huge issue with theft. My car was stolen a month ago out of the gated parking garage and management did nothing to secure the property until a car was broken into last week, they hired a security company to patrol the complex at night. They have refused to install cameras and are not responsive to emails and texts. Today, someone placed tape on one of the doors to block the door from locking and a paper bag on the other.

Both of which I reported and did not receive a response for. There was an umbrella blocking the view of one of the doors as well. It has since been removed. After the car was broken into, there were a few guys hanging around that I did not know and reported it to the on-site property manager, who was not responsive. An hour later, as I was walking my dog, I noticed that the front door had been propped open by a rock (this was approximately 11:50pm and there was a man that looked like one of the guys I had seen earlier walking around). I called the cops to report the incident. It was only at this point that she alerted the security company who should have been on site at the time. See photos

Living in an apartment complex managed by this company has been an absolute nightmare. I had cockroaches in my apartment for over a year and the company was very slow to handle the situation. The apartment manager gave me a pack of cockroach traps after I complained another couple of times - he said they were "water bugs", but somehow I need. cockroach traps. Huh? Also, my apartment had a lizard get into it once, likely under the door that had a major gap.

The complex had numerous opossums hanging out in it and when I called to mention it the manager ask "What do you want me to do, run them off?" Also, my car was broken into and while the complex has way too many security camera, there is apparently not one directed to where I park and they were not able to give me an footage of the crime or anything else. I would not wish living here on my worst enemy - find somewhere else to live, even if its a bit more money, because if you don't you'll end up having unwanted roommates.

These people are not providing any rent relief and are threatening to evict renters during a GLOBAL PANDEMIC. They are financially well-off and can afford to help their tenants but instead have chosen to be greedy and add to the danger of an already precarious situation. Disgusting.

I live in the 441 Dominguez way apartments where Cameron is the site manager whose doing an AMAZING JOB! I work a lot and the few things I needed to get done Cameron not only goes out of his way, but he also follows up. Torrey Pines is lucky to have a smart and very efficient manager who gets the job done!

I've been renting from this company 3yrs now. Out first property manager was scamming money for a water bill we didn't even have to pay. her replacement is hardly reachable. Our "landscaping" service is unrelayable if/and when they do show up. In addition to there never being an option to renew for a complete yr when our lease is up, there is always a rent increase. Luckily I have room mates so splitting it doesn't effect us as much as it could have, but it's still unfair. The convient location and spacious property is the only reason I still even deal with them.

I recently viewed an apt with Jason Lopez, the so-called "leasing agent" of Torrey Pines Prop. Mgmt. It was a horrible experience! His attitude and conduct was reprehensibly unprofessional, which made me think twice about going with this property mgmt company - after all he is an agent of the company. If this is the way they treat potential. tenants, how do they treat their actual tenants once you're on the hook?

On the tour (really, more like a self-guided tour with me doing the guiding; the way it went, it should've just been a lock-box tour), Mr. Lopez was glued to his phone, texting and trying to give as little info as possible about the apt (more on transparency later). He also acted as.

I had an apartment in North Park for 7 years with TPPM. I recently moved and wished I could find another apartment with their company. I loved that I was able to leave maintenance requests and pay my rent online. Jon was a great manager; he always answered my calls and provided results to any questions or concerns in a timely manner. Next time I move, I will definitely reach out to them first.
